You can hear floor joists above you and you can hear background noise from the garage, but that didn’t bother me at all. I did use the hottub a couple times, putting the cover on and off was easy. I wish I could have used more of the backyard. Overall nice space."

Comes furnished with a comfy couch, lazy boy recliner, 55" flat screen tv (includes Directv Netflix HBO and you can hook up your laptop to the HDMI 2 input).

Sleeping arrangements start with the "pull down from the wall" Murphy bed (Queen size) sleeps two. Comfy couch will sleep one. Maximum accommodations: 3 guests.

This property has a separate entrance, is private, and is locked out from the main house for privacy. This property features a fully stocked kitchen with everything you need to prepare meals. It also has a nice sitting area with a couch and a full island for cooking meals. It has not 1, but 2 cooking ranges—one with an oven and the other on the countertop of the kitchenette. You also have a combination washer and dryer in the kitchen. Two TVs have all the latest streaming services installed, just bring your account and log in. The bedroom is oversized and has a HUGE walk-in closet. Both beds are queen-sized and have very comfortable foam mattresses. We stock a Keurig coffee machine for the guests. The bathroom has startup hand soap, shampoo, and conditioner. An iron and an ironing board are also available. This property is great for mid-term stays! All our properties are cleaned using natural products with no harsh chemicals.

There is no on-street parking as it is a violation of HOA rules. If you need more parking, we can arrange for an extra spot at the clubhouse. We have only one space for a vehicle. If you need additional space, you can request short-term parking ahead of your stay at our clubhouse down the street.

Early Check-in: Guests can request early check-in starting at 1 PM ET, which is three hours before our standard 4 PM check-in. Typically, our housekeeping team works until 4 PM to prepare the space; however, for an additional fee, we can have the space ready by 1 PM ET.

If you need to check in even earlier than 1 PM ET, we recommend booking the night before your arrival to ensure immediate access in the morning.

You can pay the early check-in fee either through your booking platform or via a direct payment link. Once we receive your payment, we will schedule your early check-in and update your access codes. Early check-in is subject to housekeeping availability, so be sure to inquire at least two business days before your check-in date.

The host may conduct a random identity verification to protect both the host and guest from identity theft and illegal activities. If selected, you’ll receive a link to our portal. There is no cost to you, and the process takes less than five minutes, so please complete it as soon as possible before your arrival.

For any guest booking with an initial duration of less than one month, if the guest wishes to extend their stay beyond one month, the Host requires the creation of a new booking rather than altering the existing reservation. Each subsequent monthly extension will also require a new booking. Guests extending their stay beyond one month must also schedule a housekeeping visit within the first week of each new monthly booking.

For bookings exceeding 35 nights, a mid-stay cleaning fee will be applied and collected through the platform resolution center monthly. This is necessary to maintain the property in the advertised condition. The mid-stay cleaning includes housekeeping for all the bedrooms, bathrooms, kitchen, and living room. Host-provided color linens are the guests' responsibility to launder but our team will make the beds if the linens have been washed before our housekeeping team's arrival. The cleaning can be scheduled at your convenience, and your presence is not required for it to take place.

M&T Hospitality Solutions conducts regular pest control treatments, but this doesn’t eliminate the possibility of them entering the property. As a preventative measure, please do not hold the front door open for extended periods. However, if you're not from the south, know that certain bugs are common in Georgia, like water bugs, stink bugs, and small spiders, and are in every household. You probably will not see one but if you do, understand it's not an infestation.

- "Check in process was simple and straightforward. The apartment is well laid out and roomy. Everything appears to be in very good condition. Nothing appears to be old and worn. The kitchen has no stove or oven but that is not something we needed. It does have a microwave and toaster oven. The apartment met all of our needs. The only issue we had was that the owners which live above the apartment go to bed later than us and we would hear them walking around over our bedroom. It did not keep me awake but if you are a light sleeper it might be an issue. We will definitely stay here again when we are in the area."

- "This was an awesome place to stay! The host was polite & prompt with replies. Although the listing isn’t specific about this being an apartment with a house above, the neighborhood is quaint & peaceful. Also, there is a side gate, allowing for complete seclusion from the above property. Would recommend this to anyone!" - "The property was just okay. It was a little misleading and had to greet the owner and walk around the side of the house through the backyard to get to the "basement apartment". This loft studio is in the upstairs of a newly built detached garage. The main house houses our current 4 bedroom Airbnb and this studio was built this January 2023. Every detail was thought out for our guests comfort. The garage guesthouse is completely separate from the main house and used only by the LOFT guests.

The driveway and backyard are the only shared spaces. Main house parking is in front and garage parking is either just to the left outside of the garage, or in the garage if guests feel they can pull in and out safely.

- "Very nice apartment within a couple of blocks of Acworth’s downtown area. Apartment looked exactly like the listing and was very clean and well appointed. Kitchen was well stocked and plenty of towels. Only nit would be that because the bathroom is pretty small, it could use an extra shelf where you could put your toothbrush, shaving kit, etc. Great place to stay while visiting family!"

- "I had good communication prior to arrival and was greeted at the door. I quickly learned that I’d have access to a garage which was great so I could store my belongings and not have to carrying them upstairs. The following day I was greeted at my door with their dog having my box of tea bags in his mouth and several other personal items had been damaged. Upon arrival (Dec 4), I asked for internet access code, wash cloths, toilet paper and a TV remote. Their son promptly provided wash cloths and toilet paper (as I was staying there 30 days). I was provided internet access. There was no TV remote in the room. Inquiring never got me a remote either. My friend bought me a Amazon Fire Stick as a Christmas gift. I asked the owner to come up and help me set up the TV. He came up immediately with a remote, but was unable to get the TV linked to the fire stick. He then used the remote to turn on the TV, but the TV screen was distorted like it was heading to a total blue screen. He stated that he needed to go buy another TV. I told him how important it was to me because of the holidays. On Dec 19, I sent a text inquiring about the status of the TV and needing more toilet paper. I never heard from them again for the remainder of my stay (Jan 5). Very Disappointed!!! It is also important to note for future guests. that there are no cleaning supplies, except a roll of paper towels, a broom and a dust pan. Bring your own dish soap, dishwasher tablets, bath soap, air fresheners(s), and any other cleaning supplies you typically need. Even more of a surprise, bring all your own condiments for cooking, even down to the salt and pepper!!!"

There is a 15-minute grace period after 10 am check-out, a $25 fee ensues every 15 minutes thereafter. If you need to check-in before our 10 am check-out time, and or need to check-out after our 4 pm check-in time; We require the additional night to be booked to accommodate your request.

Non-Smoking
This home forbids indoor/outdoor, smoking/vaping. Evidence otherwise will incur a $400 housekeeping expense for the additional sanitation time and effort to reinstate the listing.

Extended Stay Cleaning Costs
For stays beyond 40 nights, a mid-stay clean is applicable, covering the replenishment of linens and toiletries. Organizing or cleaning personal belongings is not included. Scheduling is flexible, and you do not need to be present. For stays over 60 nights, a Deep Clean replaces the standard checkout cleaning, providing a more thorough cleaning for long-term stays.
Please note: For bookings through Airbnb and Booking, the difference from the standard fee will be collected after booking confirmation, or when your stay has met the applicable thresholds for mid-stay or deep cleaning.

Extra Guests
Parties are prohibited. External CCTV access view of the entryway and driveway along with sound sensors will be set off should there be a prolonged noise disturbance. A gathering will be considered anyone additional to the number of guests listed on your reservation. There is an additional fee of $25 per extra person, per night for each additional guest beyond the property's bed count.

Lost Items
We are not liable for any items left behind. Our protocol is to return all articles found to our office. We are glad to arrange retrieval, and or ship found items, incurring all shipping charges onto you, a tracking number will be provided.

Electronic Monitoring Devices / Smart Home
For the safety and convenience of our guests, we employ various smart home and security devices throughout each of our properties. They are categorized generally by their location as either an exterior or interior device. Items such as electronic door locks, exterior security cameras, and video doorbells are used to actively monitor audio/video on the exterior of a property. On the interior of our properties, we actively monitor temperature, humidity, and sound decibel levels. Each property may be equipped with Smart Home devices such as Amazon Echo (Alexa) for the convenience of our guests but these devices do not record or store audio. Amazon Echo devices are equipped with a microphone mute button as well. There are never any cameras or recording devices on the interior of any property. Guests are prohibited from tampering with, removing, or disabling in any way electronic monitoring devices.

Internet Usage
The rental's "unlimited" internet plan includes 1.2TB per month (around 40GB per day). Exceeding this limit may impact speeds, as managed by the provider. Internet is provided as a convenience, with no guarantees for specific speeds or preferences. No refunds are issued for outages or slow speeds.

Maintenance & Landscaping
The property's general maintenance & landscaping are handled by independent contractors. Should a work order be fulfilled during your stay, we will provide due notice and do our part to not inconvenience your stay.

Trash
All trash must be bagged, the garbage bin is located on the side of the house. The trash bin is to be rolled out to the curb Monday nights for early Tuesday morning pick up. Failure to comply incurs a $50 fee. (Fee may vary depending on the amount of trash being hauled away.)

System Failures
In the event, the rental unit sustains a failure of a system, including but not limited to heating or cooling, water, sewer, septic, electrical, gas, plumbing, mechanical, appliances, heat pump, ventilating, pool, hot tub, or other system or structural systems, neither the property owner nor the Management shall be liable to Guest for damages, and no refunds will be given for such failures. However, Management will make an effort to promptly repair or replace the failed system or equipment, and in such event, the Guest agrees to permit Manager or its service provider to have reasonable access to the property to inspect and make such repairs.

Unforeseen occurrences
Management will not assume liability for any loss, damage, or inconvenience caused by but not limited to the following: weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. There shall be no refunds available as such instances are beyond the control of Management. It is highly recommended that the Guest considers travel and/or rental insurance.

Personal property and injury
(i) Owner Insurance: Guest personal property, including vehicles, is not insured by Owner or, if applicable, HOA, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner/Management does not insure against personal injury to guests, guests, or licensees due to any reason other than the condition of the Premises. (ii) Guest Insurance: Management recommends that Guests carry or obtain insurance to protect guests and licensees and their personal property from any loss or damage. (iii) Indemnity and Hold Harmless: Guest agrees to indemnify, defend and hold harmless Owner and Management from all claims, disputes, litigation, judgments, costs, and attorney fees resulting from loss, damage, or injury to Guest or licensees or their personal property.

The space
This studio style apartment is upstairs above a garage in a private non-smoking building. It features an open floor plan, that sleeps 2 people on a comfortable cabinet style Queen bed. The small kitchenette has a k-cup machine, mini-fridge, microwave, toaster-oven, stove eyes -and many utensils for basic cooking needs.

There is a deck overlooking the pasture where you may see fireflies, our favorite Great Horned owl hunting, and deer grazing in the summer evenings. In late fall and winter you can see Lake Allatoona shining through the trees. The lake is a short 5-10 minute walk down-hill through the woods (est. 750 feet from the studio), and it connects to a narrow trail through the woods next to Kellogg Creek.

The apartment is mostly secluded, but our home and farm is also located on this 15 acre property. We are friendly neighbors, happy to loan you a cup of sugar if you need it, but will not interact with you unless you would like for us to. We will follow your lead :)

The apartment has its own entry. We live in the upper 1st and 2nd story. Internal stairway locked both sides. There is a whole house water filter, we have very clean water on every faucet (Drinking water). We have dual twin memory foam beds and a huge sectional couch. Some amenities pool table, ping pong. This way our wall stays clean and painted.

The space
We live in a quite neighborhood and please ask to be quite when coming in late or in front of the house. No parties allowed.

Please refrain from running the AC lower than 70 degrees. It will freeze the coil! Then no AC

*Absolutely NO drugs, PARTIES, or excessive alcohol on the property. Drug activity will be grounds for immediate cancellation of a reservation with no refund. There will be a minimum $200 cleaning fee for smoking on the property or for large spills or stains out of the norm on the property. This will be charged from the damage deposit.

Should you have linen or towels that could have long lasting stains, please make us aware so we can treat them quickly, to prevent damage and replacement costs.

*No un-booked guests through AirBNB. There will be an extra charge of $75 for each guest that is not registered prior to check-in. This simply means that if 5 guests are coming, that the reservation reflects 5 guests. No visitors besides those included in the reservation, without prior approval.

Our Home has a video camera surveillance system for the outside property. Also noise surveillance. Please no smoking on any part of property.

We have an HD antenna for TV and high speed internet . We can sleep up to one family including up to one unrelated adult, or two or fewer unrelated adults and their children and/or grandchildren in the apartment.

We have beds for 2 adults or 2 adults and 2 children. Maximum 4 if children. Maximum 2 adults. The apartment is 1150SF of space. We have dual twin memory foam beds that can be connected or separate (please request), a big couch and in the living room, for maximum comfort. 2 children can sleep on the couch or 1 adult. Sheets and covers are provided for the couch. Please do not sleep on the couch without sheets. Do not use the sleep bed in couch! We do have a full size cot if needed.

The kitchen has all the things you need. Fridge, Stove oven, Microwave and dishwasher. Folding table as folding chairs for dining in closet.

The trash is collected every Friday, so just put it in our trash bin next to our garage. Thanks

Guest access
We just ask you to stay on our property when coming and going. Our neighbors are closely adjoining our home where you enter and we try to stay off their driveway when coming and going. You can please use our sidewalk that leads to the gate and back up the the driveway. We also ask to be quite in our front yard at night, we have people next door who work odd shifts and get disturbed when too much is going on in the front yard.

Nice pool table and ping pong for in between games.

PLEASE NOTE: do not drop small objects, toys or ping pong balls into the pockets on the pool table. We will charge a $50 maintenance charge to take the pool table apart if this happens. You will know when some of the ball get stuck. Do not shake the table it is leveled.

Concerning the ping pong table. Please lean it against the PVC board we have mounted on the wall to keep it from destroying the wall. See more in checkin area.

When you face the house, come to the front door and use our walk path down to the left side of the house and enter the gate. There is the digital door handle for your code to enter. This is a basement apartment, so the house above is accupied by my wife, my 17 year old son and myself. There is some floor noise from us, but tolerable. We are all musicians, so we are playing acoustic and singing on a daily basis, but this is also tolerable. If our living noise should be a nuisance, please text us and we will adjust.

Just for emergencies, we do have a fire extinguisher in the hot water boiler room.

This loft studio is in the upstairs of a newly built detached garage. The main house houses our current 4 bedroom Airbnb and this studio was built this January 2023. Every detail was thought out for our guests comfort. The garage guesthouse is completely separate from the main house and used only by the LOFT guests.

The driveway and backyard are the only shared spaces. Main house parking is in front and garage parking is either just to the left outside of the garage, or in the garage if guests feel they can pull in and out safely.

Guest access
The entire apartment is yours during your stay, and the left side of the garage can be used to park if you feel so inclined. If not the to the left side of the outside of garage is easy, designated in-and-out parking. Just go in the side door of garage and follow by the laundry area to the gray entrance door to the upstairs. Plug in the key code, and welcome home!

Other things to note
The laundry in the garage is there should you need it. We sometimes use the garage to do extra laundry or get supplies out of our storage. The other Airbnb on the same property does not use the garage. You, as the guest of the “LOFT” are the only person, along with me or my husband, that will be in the lower car parking space.

The bathroom has startup hand soap, shampoo, and conditioner. An iron and an ironing board are also available. This property is great for mid-term stays! All our properties are cleaned using natural products with no harsh chemicals.

There is no on-street parking as it is a violation of HOA rules. If you need more parking, we can arrange for an extra spot at the clubhouse. We have only one space for a vehicle. If you need additional space, you can request short-term parking ahead of your stay at our clubhouse down the street.

Early Check-in: Guests can request early check-in starting at 1 PM ET, which is three hours before our standard 4 PM check-in. Typically, our housekeeping team works until 4 PM to prepare the space; however, for an additional fee, we can have the space ready by 1 PM ET.

If you need to check in even earlier than 1 PM ET, we recommend booking the night before your arrival to ensure immediate access in the morning.

You can pay the early check-in fee either through your booking platform or via a direct payment link. Once we receive your payment, we will schedule your early check-in and update your access codes. Early check-in is subject to housekeeping availability, so be sure to inquire at least two business days before your check-in date.

Guests will be given a code to enter at the time of booking in the welcome letter, and a reminder message sent to the guest 60 minutes before the 4 PM check-in time.

Other things to note
The host may conduct a random identity verification to protect both the host and guest from identity theft and illegal activities. If selected, you’ll receive a link to our portal. There is no cost to you, and the process takes less than five minutes, so please complete it as soon as possible before your arrival.

For any guest booking with an initial duration of less than one month, if the guest wishes to extend their stay beyond one month, the Host requires the creation of a new booking rather than altering the existing reservation. Each subsequent monthly extension will also require a new booking. Guests extending their stay beyond one month must also schedule a housekeeping visit within the first week of each new monthly booking.

For bookings exceeding 35 nights, a mid-stay cleaning fee will be applied and collected through the platform resolution center monthly. This is necessary to maintain the property in the advertised condition. The mid-stay cleaning includes housekeeping for all the bedrooms, bathrooms, kitchen, and living room. Host-provided color linens are the guests' responsibility to launder but our team will make the beds if the linens have been washed before our housekeeping team's arrival. The cleaning can be scheduled at your convenience, and your presence is not required for it to take place.

M&T Hospitality Solutions conducts regular pest control treatments, but this doesn’t eliminate the possibility of them entering the property. As a preventative measure, please do not hold the front door open for extended periods. However, if you're not from the south know that certain bugs are common in Georgia like water bugs, stink bugs, and small spiders, and are in every household. You probably will not see one but if you do, understand it's not an infestation.

The space
This unit is on the ground level. There is a smart lock for easy self check-in access. Opening living/dining space with spacious bedroom. There is a 55" 4k smart TV in living room and a 50" 4k smart TV in the bedroom. Guests can login to their favorite apps. There is no cable TV available at this time.

High speed internet is available through wifi as well as ethernet (connect direct to the router)

The kitchen is equipped with a Keurig coffee machine, toaster, electric water kettle, pots/pans, cooking utentils, plates, bowls, and cups. Please bring your own seasonings and oils for cooking. Cleaning products are provided underneath the sink.

Enjoy a good night's sleep on the memory-foam queen mattress. In the bedroom you will find the hairdryer. There is not a electrical outlet in the bathroom so you will have to use the outlet and mirror in the bedroom (sorry ladies!). The iron and Ironing board are in the closet as well as bedding for the couch bed.

The couch folds down into a twin bed. Bedding is in a plastic bin in the closet.

There is free parking in the apartment complex. You can park at any open spot.

There is no laundry on-site but there are several laundromats located just down the road from the apartment.

Please only smoke outside. There is absolutely no smoking or vaping allowed inside the unit. There is a $250 penalty applied to any violations.

The entire apartment is yours to enjoy and you do not share the space with anyone else. The orange patio furniture in the back is also for guests of this unit to use.

Whimsical Music Cottage features a baby grand piano, on which many original songs have been written over the decades. It was gifted by family members.
Piano is available to play upon request. No playing past 9 PM. If not a player, please just enjoy its ambience. It is a valuable instrument. Please treat respectfully.

We also feature a full apt, w large separate bedroom, with attached en suite & spacious closet.
