Emerge at the top of the stairs to a brightly lit, elegant, and beautifully decorated living space, with the stunning king-size antique bed in view at the far end. A dining table at the top of the stairs comfortably seats two around a contemporary, glass-top table. The dining space leads to a central island housing the oven and hob, crockery, and glassware. At the far end is a double ceramic sink, kettle, toaster, and fridge-freezer, while a sideboard at the dining end houses a microwave oven.

Within the main living area, but slightly off-set, is the delightful seating area, with a three-seater sofa and plush, velvet cushions, a coffee table, and a large smart TV with an Amazon Firestick. The living area has bi-fold doors that open out onto the patio.

At the top of the stairs, French doors open out onto an elevated walkway that leads round to the back of The Sycamore's patio.

Bedroom:
At the far end of The Sycamore is the beautiful bedroom, with a king-size bed on a fabulously carved mahogany bed frame, creating an opulent feel, perfect for any couple wanting to escape for a romantic break. The bedroom has bedside tables with reading lights, a comfy antique armchair and occasional chair, with a low coffee table between the chairs, a large double wardrobe with hanging space and shelves, and a Velux window (with fitted blind) that allows the sunlight to flood in.

Shower Room:
Just opposite the dining area is the entrance to the luxurious shower room, which features a large walk-in shower with handheld and overhead showerheads, a contemporary washbasin with vanity unit and large mirror, a dual flush W.C. and a heated towel rail. The Sycamore's guests have a private patio at the rear of the property, accessed through the living area's bi-fold doors or through French doors at the top of the stairs. A table and seating is provided along with a charcoal BBQ (please provide your own fuel). The patio looks out to a towering beech tree and Arlington House's lovely garden.

The property is well designed, well-equipped and newly decorated and refurbished throughout to a high standard. Ideal location for visiting the many attractions and picturesque Cotswold villages and towns. Perfect for walking, shopping, sight-seeing, relaxing, cycling and fishing. The apartment is one of four and is located on the upper floor. At the front there is a small, communal courtyard garden.

There are nearby attractions and lovely eating places like the Lakeside Brasserie and the Old Boat House located at the Four Pillars Hotel. There are 3 lovely local pubs with a fantastic atmosphere, the Old George Inn, Royal Oak and the Eliot Arms Restaurant as well as a local fish and chips shop. There is one allocated parking space outside the apartment and additional parking is available on the nearby street.

The apartment has a modern kitchen off the lounge/dining area fully fitted with good quality appliances including an oven, hob, microwave, fridge and freezer, toaster, kettle & washing machine. The kitchen is very well equipped with everything you need for a comfortable self-catering holiday.

The large open plan lounge has a dining table with 4 chairs and 2 separate high chairs for additional diners, if required. There is a HD TV with FreeSat Skybox and a DVD player plus a selection of DVDs, all of this for no extra cost. Additionally there are adult and kids books for those relaxing moments.

The apartment has a lovely modern shower with WC a hand basin as well as an electric Mira shower over the bath. It has beautiful natural light shining through the window which gives it a country like feel.

The bedroom has a superbly comfortable king size bed with a sturdy pine frame. There is a built in wardrobe with hanging rails and separate good size storage drawers for smaller clothes. Additionally there is an electric fan for the hotter months.

We kept the car in the car park just two minutes walk away, and had no issues, you can also pay for parking via the app which was very convenient. We explored lots of nearby places, such as Bibury, Bourton on the Water, The Slaughters, Stow and Moreton in Marsh, and found Barley apartment is a perfect base for exploring everything Cirencester has to offer and then venturing out to discover more of the Cotswolds. Whilst lovely for a family, the layout of the apartment is also perfect for friends or two couples, as you each have your own space- the bedroom in the front having an ensuite and the bedroom in the back having a bathroom right next door. There are 3 car parks within 5 minutes walking distance and the long term parking 10 minute walk. During the weekend there are various free options within 5 minutes walking distance.

Although the apartment does not have allocated parking there are places to park nearby for reasonable price and also some free spaces too.

Please be aware there are stairs to the apartment and stairs within the apartment before choosing if this accommodation will be suitable for your needs.

The space
This was built as a farm hand’s cottage over 100 years ago. The property has been refurbished, maintaining some of the original features whilst bringing a
much needed update.

The bedrooms are all good sizes and have double beds. There is plenty of space in the master bedroom to accommodate a travel cot or blowup mattress. There is hanging space in the two larger bedrooms.

The kitchen is well equipped with a range cooker, dishwasher, washing machine, large fridge freezer and Nespresso machine. As well as all the usual kit (toaster, kettle, pots pans etc).

The bathroom is downstairs off the kitchen, typical of the era. It is spacious and you’ll find everything you need.

The living space has a three and two seater sofas, TV with internet connection, dining table for up to 6. A high chair is available on request for a 7th place.

There is a boot room at the back door, large enough for a dog crate if required. There is also coat rack at the front door and space under the stairs for storage.

Parking is to the rear of the property, the spaces are under construction so temporarily they are gravel finish.

Here is new property development at the back of the property, the site works between 8-4 Monday-Fridays.

The space

The space
The apartment is on the first floor. Once inside the door, all the rooms lead off the hallway.
**KITCHEN ** This room is newly fitted and has everything you will need (we really do think we have thought of everything!) for home cooked meals or a lazy brunch.
**LIVING ROOM** This lovely room at the front of the building has 2 large windows to let in the light. We have a sofa and a very comfortable armchair. There is also a small table and foldaway chairs for working or eating at.
**BEDROOM** Here we have a comfortable double bed, bedside tables wardrobe and drawers.
**SHOWER ROOM** Recently fitted, with a walk in Shower, WC & Basin, it's a good size and a relaxing space.

Shabby but cosy and private self contained first floor flat in Cirencester.

There is free parking and it is an easy walk to shops, attractions and the town centre.

There is a separate kitchen, bathroom and sitting room.

The bedroom has a king size bed with visprung mattress. The sitting room has a small sofa bed, dining table and chairs to seat four and television. The kitchen has four hobs, oven, microwave, toaster, kettle, cafetière and fridge.

The space
This flat has a very small sofa bed so is not suitable for four adults.

This is a self contained flat so you can come and go as you choose. The kitchen has pots and pans, cooker, hobs, toaster, cafetière and a fridge, so you can decide whether to stay in and cook if you don't feel like going out.
And you can stock the fridge with your own breakfast, lunch, supper or midnight snacks. So much more convenient than a hotel.

The front door is shared with one other flat.

Other things to note
Please note that there is road noise in the sitting room and the sofa bed is not very large (114cm wide x 177cm long / 45" wide x 69½" long).
The bedroom itself is quiet, so the flat would be perfect for a couple travelling with children who are happy to share the sofa bed. In my experience children don't really notice road noise. However, if you have guests or children who intend to use the sofa bed then please make sure they are happy to squeeze onto the small sofa bed and prepared to ignore the road noise!
Please note that there are brown stains in the bath. These are nothing untoward, they were caused by a saddle left in the bath by a polo player. We have been unable to remove the stains, however the bath is bleached between each visit and the bath is perfectly clean.
The bath will be changed as soon as possible, but the need to re-tile and re-paint the whole bathroom means that it is not a quick task and so we ask you to forgive the stains for the time being.
There are four dining chairs and the dining table can be enlarged to seat four. However the sofa bed will have to be folded away if the dining table is to be set up for four people.
The sofa bed can be set up ready for you or left to use as a sofa. If the latter then you will have to make up the sofa bed yourself of course. Please let us know how which you prefer.
Please note that the flat was painted with new carpets two years ago and now needs to be done again. We hope that the competitive price, free parking and high standard of hygiene make up for the tired paint and slightly worn carpets.

The owners, an art advisor and interior designer, have taken great care in creating a unique interior of great style in a restoration of the highest quality. Original features have been retained with beamed ceilings, exposed Cotswold stone walls and old fireplaces.

The idyllic bedroom has a 19th century king size brass bed with a romantically themed painted headboard and footboard. There is a ultra comfortable Caspar mattress with crisp white Soak and Sleep linen.

Gold anglepoise lamps sit on antique 'Arts & Crafts' side tables. Overhead a vintage French crystal chandelier illuminates the 17th century beams and a cotswold stone wall. There is hanging space and some storage shelving.

The second bedroom has a John Lewis bed and luxury Eve mattress. There is a small wardrobe with hanging space.

In the lounge there is a velvet sofa, antique Persian rug, 18th century dining table and chairs, interesting antiques, fine art and classic books. Lighting is discrete whilst a log stove provides a delightful atmosphere. The lounge windows overlook Cricklade Street and there is occasional modest street noise.

The kitchen is all new, fully fitted and has all usual facilities plus extras like a Nespresso machine and frother, Nutribullet, dishwasher and washer/dryer.

The bathroom features a full bath, stand-up shower with glass screen, loads of hot water, deep-pile towels and quality toiletries from Cole & Lewis White Collection.

The latest Sony LED TV, with freeview and BT Essentials and app is located in the living room together with a bluray DVD player and lots of varied films.

There is unlimited free high speed (50mb+) wi-fi. For music there is a full choice with digital Roberts radio, bluetooth stereo speakers, CD player and a CD collection

For storage the main bedroom has wall hooks and some drawers. The 2nd bedroom has a small wardrobe.

There is no private parking on the property. The nearest parking is available at The Old Brewery Car Park about 3 minutes walk away. Cost appx £1 hr up to 3 hrs. 0800 to 1800 M-Sa, free on Sundays.

A large private courtyard garden is available for the sole use of Cotswold Place.

For free parking there are some residential areas outward from the centre farther along Cricklade St/Watermoor Road. At weekends there is some free council owned parking with over 200 spaces available just a 5 minute walk from the centre of Cirencester on Saturdays, Sundays and public holidays at the council offices, Trinity Road, GL71PX and the Tetbury Road offices of St James's Place, GL7 1FP.

Access is by key safe. We do not usually meet our guests.

The apartment is located on a quiet road within a minutes walk of the very heart of historic Cirencester and all of its varied shopping and dining facilities.

Close to town, country pub dining is available at The Bell at Sapperton, Wild Duck, Trouble House Inn, Potting Shed and Village Pub Barnsley, all within 10 mins drive. For fine dining try Barnsley House, Calcot Manor or The Rectory.

Within half an hour are the widely varied attractions of the entire Cotswold region. The cities of Bath, Bristol & Cheltenham are all within one hours drive.

A car is not necessary if you are just enjoying the town, but is recommended to explore more of the Cotswold region. There is a direct London rail service three miles away served by a taxi service.
