The Coach House has its own front door and once you have climbed one flight of stairs, is generously proportioned and on one level. Coats and boots can be left in the lower lobby. Secure storage for bikes can be arranged if requested in advance.

The fully fitted kitchen comprises:- an electric oven/grill, four gas hobs, microwave, kettle, toaster, Nespresso Machine (additional capsules may be purchased), washing machine, under counter fridge with integrated icebox, glassware, crockery and pans. There is more than enough to self cater but should you require anything else, please ask and we will endeavour to obtain it. Breakfast can easily be found at the Garden Centre or in town. However, we are very happy to source some breakfast provisions locally at extra cost.

The seating area comprises; a three seater sofa and a padded rocking armchair. There is a small TV and DVD player.

A highchair, travel cot and toddler bed can also be provided if requested.

Guests are welcome to sit in the vegetable garden and walk around the garden but we regret that we cannot grant access to the trampoline and pool.

The Coach House is an integral part of our home (with its own entrance) and so we tend to be available during your stay. We are always happy to recommend local eateries and attractions.

Coach House is just a 15-minute walk to the town centre where friendly family-owned restaurants, independent cafes, and unique boutiques await. Head to Burford's famous Garden Company and enjoy going for a hike in the area.

Burford town centre is easily walkable. To explore the wider area travel by car or bike is recommended. Charlbury Train Station is 15 minutes by car/taxi.

There is off-street parking for one vehicle only and we would ask that you access the drive slowly to avoid coming into contact with our children and animals. We have five lovely chickens which reside in a spacious run and two kittens!

Please be aware that the Coach House is situated in a rural area and therefore the Wi-fi connectivity and strength can be variable.

Guests are required to leave the property clean & tidy.

The space
The Garret is new, spacious apartment, situated on the second floor. Upon entering the apartment, you arrive in a small hallway area, with a storage cupboard and hanging rail for shoes and coats.

You then enter into a spacious, bright, fully fitted kitchen. The kitchen is complete with integrated oven and induction hob, dishwasher, microwave, coffee machine and kettle and toaster. It also features an integrated full height fridge/freezer and washer and dryer. The kitchen offers plentiful storage. An iron, ironing board and clothes airer is also provided for your convenience.

Off the kitchen, is a modern bathroom, complete with fitted bath and overhead shower, wash basin, WC and large heated towel rail. Complimentary toiletries and towels are provided and we pride ourselves on the exceptional levels of cleanliness we strive to achieve.

The kitchen leads into a spacious, bright, dining and living area. There is a dining area with table and seating for four people. The lounge area consists of
a three-seater sofa and two-seater sofa, coffee tables, standard lamp and a large flat screen smart TV with free-view and the option for guests to use their own streaming services e.g. Netflix or Amazon Prime.

A small selection of traditional board games, as well as plentiful leaflets and guides about the local area are also provided.

Off the living room is a bedroom which boasts a king-size bed with Egyptian cotton bed linen. The bedroom features plentiful storage, including a double wardrobe and chest of drawers. The elegant dressing table with mirror and stool provides an area to sit and get ready in the morning. A full length mirror, hairdryer and smart tv are also provided in the bedroom.

- The Garret is designed for a couple but the living room has a double sofa bed, for extra guests, if required. A surcharge to cover the extra laundry is applicable.

- The nearest EV charging point is located near The Cotswold Outpost, approximately 100 yards away.

- The Garret has access to a communal garden and fire pit, overlooking the rolling countryside. It is important that guests are considerate towards the neighbouring properties (please note that wood is not provided for the fire pit).

- A Travel Cot, with fitted sheet, Highchair and baby/ toddler essentials, are provided free of charge. Please ask on booking (please bring any additional linen for the travel cot, as this is not provided).

Totally Self Contained studio apartment with own entrance and no shared facilities on the edge of this Cotswold village just 20 minutes walk from the popular town of Burford. The property is situated over a detached double garage and was converted in 2017 to a high standard by the current owners who live next door in Pudswell House. Pudswell Studio is the perfect base for exploring all this beautiful area has to offer.
