The Space:

The apartment where you are about to stay is brand new and fully renovated (72 square meters) with highest standards by our family construction company (Clever Constructions Co) and by the well-known architect Dimitris Moschos. It is located on the first floor and can be accessed by it’s renovated elevator.

A great house is more likely to provide a great experience; and that's what we aim for, especially when it comes to our holidays!
Thus, no expenses have been spared in the materials and quality of work of our renovations, in order to ensure the exclusivity of our apartments;

As you can see from the photos the flat is extremely luxury. There are hidden lightings everywhere in order to ensure a relaxing and beautiful atmosphere in the place. The flat has 2 bedrooms, 1 spacious living room with a fully equipped kitchen and last an extremely spacious bathroom. All mattresses are anatomical to offer a relaxing and a comfortable sleep to all guests. There is also an electrical heater radiator in the bathroom for having your towels hanged. The flat is ideal for up to 5 guests since the second bedroom can be separated from the living room by its enormous sliding door as seen in the photos. This makes the flat extremely spacious for 2 or 5 guests since the second bedroom can be used also as a living room. At the living room there is a big couch (blue) that can be also used as a bed for the 5th guest. In front of the building there is square and a park full of trees that makes you feel like not staying in the heart of Athens.

It is equipped with all necessary and luxury amenities such us professional aircoditioning (daikin) a unit to each room, fast and reliable free internet connection, a fully equipped kitchen with dishwasher, laundry (washer), microwave, oven with kitchen hobs, Nespresso coffee machine, iron, hair dryer, vacuum cleaner, 3 televisions, one 48 inch in the 2nd bedroom, one 43 inch in the living room and last one 32 inch in the master bedroom (one to each room). All televisions are SMART technology (Samsung) so that you can plug your usb device to watch movies, listen to music or even watch Netflix!. A professional sound system (CD-DVD player) with 4 speakers fitted in the ceiling for perfect sounding, with external port available also to connect your device (iphone etc) and last but not least 2 beautiful balconies with a sitting area where you can drink your coffee or have lunch, all necessities guaranteed to enhance your visit to Athens.

The apartment is fully furnished, with one double king size bed (1.60m. width, 2.10 m. length.) and another folding couch (dark grey) which turns into a 1.60 m. x 2,40 m. double bed. The second room can be even separated to an individual bedroom by closing the large sliding door or keep it as a living room by having the sliding door open.

A fully equipped kitchen, with oven, microwave, kitchen hobs standard cooking equipment, cutlery, Nespresso coffee and filter machine, dishes, dishwasher, refrigerator, etc. It is air-conditioned by three brand new Daikin units (total of 36.000 BTU), airy, with plenty of sunlight flowing in. Furthermore, the front balcony provides seating (ideal for a peaceful breakfast right next to the flowers and the Acropolis) and the side balcony has an open view to a small garden I have planted for you!. The living room is spacious and cozy, with soft lighting providing a relaxed environment. In addition, hidden lighting creates an atmospheric twist in both bedrooms the living room and the toilet. Also included are the following: hairdryer, iron w/ ironing bed, laundry washer w/ drying loft, kettle, coffee maker, Nespresso coffee machine, vacuum cleaner, security alarm, security door, and plenty of storage space (closets). Upon request for families with small children a Crib is Available (upon request) and a Baby chair also (upon request) can be provided without any extra charge.

You only needed to go up the elevator to the next level and the apartment is straight ahead of you when you turn right out of the elevator. The location couldn’t be better.
The metro station is only 3 minutes away thats why it is an ideal getaway destination for someone who wants to explore the city of Athens.
The view from the shared rooftop (3 floors up by narrow, typical, back stairs) is spectacular. Guests can enjoy the privacy of the whole apartment which I always make sure to be clean and neat.

The flat has 2 bedrooms, 1 spacious living room with a fully equipped kitchen and last an extremely spacious bathroom with amazing lightings. All mattresses are anatomical to offer a relaxing and a comfortable sleep to all guests. There is also an electrical heater radiator in the bathroom for having your towels hanged. The flat is ideal for up to 5 guests due to the two independently bedrooms. At the living room there is a big couch (purple) that can be also used as a bed for the 5th guest.

It is equipped with all necessary and luxury amenities such us a professional cooling and heating system (central heating and cooling for the entire place-all rooms have the ability to control independantly the temperature - a total of 42.000 btu). Extremely quiet when it is turned on. You will also find USB plugs everywhere to charge your electrical devices and an HDMI plug to connect your laptop with the 45' TV. The internet connection is very fast and reliable in order to stream movies and watch youtube. There is also provided Netflix to all guests (logged in with my account) in case they want to stay in and relax by watching series or movies. Moreover, you will find a fully equipped kitchen with dishwasher, laundry (washer), microwave, oven with kitchen hobs, Nespresso coffee machine, iron, hair dryer, vacuum cleaner, 3 televisions, one 45' inch in the living room and two more 32' inch, one in each bedroom. All televisions are SMART technology so that you can plug your usb device to watch movies, listen to music or even watch Netflix-Youtube!. There is also a professional sound system (CD-DVD player) with 4 speakers fitted in the ceiling for perfect sounding at the living room, with external port available also to connect your device (iphone etc). You will also find speakers on the ceiling in each bedroom in order to connect your phone (via bluetooth) to listen to your own music while relaxing and last but not least 1 beautiful balcony with a sitting area where you can drink your coffee or have lunch, all necessities guaranteed to enhance your visit to Athens. The building is extremely quiet and it is located in a discreet neighborhood.

The apartment is fully furnished, with two double king size beds (1.60m. width, 2.00 m. length.) one in each bedroom and a couch bed (purple) in the living room (2,60 length x0,90 width) . A fully equipped kitchen, with oven, microwave, kitchen hobs standard cooking equipment, cutlery, Nespresso coffee and filter machine, dishes, dishwasher, refrigerator, etc. At the kitchen you will also find a small planter box. It is air-conditioned by a professional cooling-heating system (total of 42.000 BTU), airy, with plenty of sunlight flowing in. Furthermore, the front balcony provides seating (ideal for a peaceful breakfast right next to the flowers and the Acropolis) The living room is spacious and cozy, with soft lighting providing a relaxed environment. In addition, hidden lighting creates an atmospheric twist in both bedrooms the living room and the toilet. Also included are the following: hairdryer, iron w/ ironing bed, laundry washer w/ drying loft, kettle, coffee maker, Nespresso coffee machine, vacuum cleaner, security alarm, security door, and plenty of storage space (closets). There is also a safe box in every bedroom so that you can lock your important belongings such us passports etc.

Upon request for families with small children a Crib is Available (upon request) and a Baby chair also (upon request) can be provided without any extra charge.

The apartment is in the Koukaki neighborhood, a lovely place to live in Athens. It's close to the Acropolis, Acropolis Museum, Modern Art Museum, Plaka Square, Syntagma Square, Kalimarmaro Stadium, and many other historical attractions.

The best way to get to the apartment is either by metro or taxi. Syngrou fix metro station is located only a 6 minute walk from the apartment.

The location is one of the most central of the city, thus access is very convenient, both by public transit, underground metro and taxis, mini Vans or cars. It is not far from Syntagma Square and the Parliament. It can be easily accessed with a direct line from the Airport by Metro which has a station just opposite of the apartment, at a rate of 10 euros per person, 45 minutes transportation time.
Parking for cars is provided near the apartment at about 7 euros a day.
A taxi or a mini Van may pick you up when you arrive at the Airport or other Port. The cost of the taxi from the Airport to the Apartment is 50 euros, daytime, the official flat rate that you pay to the driver, you do not have to wait at the queues and the driver knows exactly where the apartment is. He will wait for you with a sign with your name just after the customs. For more than 4 persons or for many luggage a mini Van may be required at a rate of 100 euros daytime. Travel time by taxi or Van from the Airport to the apartment is 40-45 min. Kindly please note that as from 1st January 2024, all reservations existing and future will be charged with VAT at 13%. This is a new law that is obligatory for all reservations. If you are not charged with this VAT you will be asked to pay the amount in cash on your arrival.

THE NEIGHBORHOOD
The Kato Patissia district is ideal for discovering Athens due to its ideal position right in the heart of the city (even distance from north and south) without the disadvantages of being in the centre. The possibilities offered for transportation are plenty and can cover every desire.

TRANSPORTATION (GETTING THERE AND AROUND)
You can come very easily from the airport through Metro network (10€ fare) and through X93(only 6€ fare) express bus up to the bus station of Liossion. Also from the port of Piraeus there is a direct link through the Metro network.
If you decide to take a taxi you will need 26 minutes from/to the airport and 15 minutes from/to the port of Piraeus.
If you move with public transportation then the Metro is at 200 meters. The map of the Metro network is available on the photos and covers the entire city. You will need about 15 minutes to get anywhere in the historical centre. Acharnon Street is 100 metres from home. From there, buses leave on a very frequent base for Monastiraki, Thissio and Constitution Square as well as to North (Kifissia) and South (Piraeus). On google maps you can find everything regarding the bus routes. The daily travel card for all means of transportation costs 4,5€ and the five-day card costs 9€ (which we can supply on your behalf upon request).
If you have a car then the National Highway is 500 meters away with easy access to both directions (North and South) while Acharnon, Liossion and Patission streets (500 meters range) will take you downtown in 10 minutes.

(Acropolis Unique Residence Apartments) is a privately-owned apartment building which is composed of four large apartments for short term rentals with this one, the host’s reception office at the ground floor and home on the top floors (former small rentals).Unlike most of the newest constructions in Athens, for the entire building we have invested in renewable resources; solar energy, geothermal energy, recently replaced by heat pumps. Our aim is to guarantee an absolute heating and cooling effect with full autonomy, through an under-floor system (for long-term stays) and fan coils in all rooms, plus hot running water at all hours, and the heating of the swimming pool during the winter season.Re-cycling is realized through special bins at the ground floor of premises. The A.U.R.A. Penthouse is situated on the 4th and 5th floor of a privately owned building. A comfortable accommodation is guaranteed as the first level of 190 sq.m offers a bright and spacious living room and a sun bathed patio with a long dining table and a wonderful view to the Acropolis, as well as a large, convenient, fully equipped kitchen. The privacy that is sought among members of a large group is also guaranteed as at the same level there are three bedrooms (2 larger ones, 1 smaller one) and 3 bathrooms while at the second level (95 sq.m) there is a large master bedroom and en suite bathroom with hot tub - jacuzzi and shower as well as two spacious walking closets, plus a spacious open space area.
This works nicely either as a lounge area to the master or as a sleeping area (5th bedroom) rather flexible in terms of bedding (1-4 persons), depending on the needs. The owner's attention to a comfortable accommodation for large groups (8-10 or up to 15 guests) is safeguarded with the provision of an equivalent number of beds rather than sofas or beds in the living room area.
Access to the roof top terrace and pool is through the second level. From the terrace the views to the Acropolis, the National Observatory, the Lycabettus Hill, a vast part of the city of Athens and the Saronic Gulf are spectacular. They are complemented by the beauty of the olive, orange and lemon trees and the bevy of chirping birds that have turned the terrace into their little oasis as well as visitors’ having a hard time to believe they are right in the heart of the city centre and at a short walking distance from all major attractions, shops and the neighborhood’s cafes, bars and restaurants.The swimming pool is basically private as it may be accessed occasionally just by the owner in a very discrete manner for maintenancereasons. Most probably the best in Athens. The neighborhood is Thission, a residential area, the most appealing of all for visitors as much as for Athenians, in the heart of the historical centre. It combines the characteristics of the mid19th century through the neoclassical residencies which are being continuously preserved, with the proximity to the most important archaeological sites through lovely pedestrian streets and some of the most beautiful walks in any European capital, as well as the ultra-hip surrounding areas to eat, shop and walk around. A large choice of cafes, traditional taverns and restaurants as well as local shops offer visitors the option to spend time in the neighborhood if they please and acquire the inside knowledge of Athens!
The Penthouse’s location is next to the major attractions but outside the touristy mass or city noise so even the owner is still taken by surprise from the calm it offers. Specifically it's 10 minutes’ walk from the Acropolis, the Odeon of Herodes Atticus participating in the Athens & Epidaurus Festival during the summer season, 20 min walk from the Acropolis museum and picturesque Plaka, through lovely pedestrian streets. The Athens Riviera is also just 9.0 km away and the city’s most attractive neighborhoods are all around the neighborhood of Thission.

As the owner and host, I personallywelcome visitors to ensure each and every guest receives the tips which turn a visit into an experience and a plain check in, far beyond the provision of accurate information, into a hospitable welcome. IMPORTANT NOTICE
• Parties, events, water games or any loud noise are NOT allowed in this property in order to have the quietness of the beautiful, residential neighborhood well preserved. The open-air spaces and the pool are included in this property to offer guests some extra refreshing and relaxing time, not an area for amusement causing disturbance to other residences.
• Quiet hours prevail in Greece by law are between 14:30-17:30 and 22:00-07:30 which all citizens need to respect. By booking this property guests are confirming that they are aware of the house rules and agree to respect them.
• Guests should be informed that the initial rate is for up to 6 guests. For more than 6 guests: Automatic 50€ extra charge per guest/ per night. This policy was judged as being to the advantage of smaller and larger groups.

The recently renovated sunny apartment is located in the heart of Athens, in the Thission area. It is decorated in modern/minimal style letting guests feel comfortable. It's on the first floor in a 3storey building.
It consists of 2 bedrooms equipped with spacious closets. One of them has a king-size double bed, while the other has 2 comfortable single beds.
There is a modern living room with a couch/bed for two, being also the entertainment center of the house, with a 40in flat TV and a home cinema set and a variety of DVDs. Wired and Bluetooth connections are available to enjoy music from your own devices.
Next to the living room, there is an elegant dining room.
A fully equipped, open space kitchen and a bathroom including all amenities complete the 65 sq.m. apartment.
Both bedrooms and kitchen have wooden floors while the dining area and living room have a stunning vintage mosaic floor. (see relevant photos).
Wi-Fi wireless internet access is available to all rooms. Furthermore wired connection is included in all rooms.
There are three independent air condition units (one for each bedroom and a third for the living and dining room) that can keep you cool or warm any season.
In addition, for wintertime, there is a central heating system in place, but usually do not need extra heating.

The Neighborhood:
You are in the heart of a vibrant central neighborhood, one of the most touristic and sightseeing neighborhoods of Athens. It is also considered a very safe one.
Though extremely central, the house is in a tranquil street, where you can relax around the clock.
You can satisfy all your daily needs and procurement in the vicinity.
Supermarkets, bakery, fruits shop, etc are just around the corner.
Restaurants, coffee shops, wine bars can be reached in a minute.
You will also have the privilege to be next to the national observatory, Ancient Agora, Temple of Hephaestus, broadly known as Thissio, and a variety of parks suitable for family and/or romantic promenades. Herakleidon art, science, and Mathematics museum is also an attraction, especially for kids.

Getting around:
Walking is your first option, because of the great location of the apartment.
The closest train/metro station is Thissio (To Piraeus Port/ Green Line -No 1) only 2min away by foot.

The apartment was steps from the walking path at the base of the acropolis. The host George was very responsive. If we return to Athens, we would definitely stay there again. Lovely to walk the neighborhood day or night. Not good for a car. We used Uber which was very affordable and connected directly to local taxis. We never waited more than 4 minutes for a ride. Avoid the metro from the airport. We saw no police or security. Gangs of pickpockets can overtake you and crowd you. A.U.R.A. (Acropolis Unique Residence Apartments) is a privately-owned apartment building which is composed of four large apartments for short term rentals including this one, the host’s reception office at the ground floor and a small private home on the top floors (former small rentals).
Unlike most of the newest constructions in Athens, we have invested in renewable resources in the entire building; solar energy, geothermal energy, recently replaced by heat pumps. Our aim is to guarantee an absolute heating and cooling effect by environment friendly actions which offer full autonomy in every apartment, through an under-floor system (for long-term stays) and fan coils in every room for full autonomy per guest, plus hot running water at all hours, and the heating of the swimming pool during the winter season (exclusively for guests at the A.U.R.A. Penthouse).
Visitors are encouraged to help us support the environment.

The A.U.R.A. Elegant Apartment, is situated at the 3rd floor, served by a large elevator.
There are 5 comfortable bedrooms and next to each one of them 5 bathrooms from which one en suite, that include 3 bathtubs and 2 showers. All bedrooms are flexible as regards accommodation with king size or single beds.
The kitchen area is convenient for home made preparations to enjoy a nice meal at the large dining table found at the sun bathing patio, overlooking the Acropolis on top of a beautiful tree-lined street. The patio’s large windows offer a nice view over the street’s life through the curtains which make up a beautiful theatrical scene as guests are gazing at the neighborhood’s residents passing by. The patio is particularly inviting to all guests as a relaxing lounge area with a comfy sofa and pouffes.
All areas offer separate A/C and the apartment is quite spacious, extending to 180 sq.m. offering guests autonomy and privacy which are so valuable during traveling and sharing an apartment even among the closest group members.

Location:

The neighborhood is Thission, a residential area probably the best in Athens, the most appealing of all for visitors as much as for Athenians, in the heart of the historical centre. It combines the characteristics of the mid19th century through the neoclassical residencies which are being continuously preserved, with the proximity to the most important archaeological sites through lovely pedestrian streets and some of the most beautiful walks in any European capital, as well as several ultra-hip surrounding areas to eat, shop and walk around. A large choice of cafes, traditional taverns and restaurants as well as local shops offer visitors the option to spend time in the neighborhood if they please and acquire the inside knowledge of Athens!

The apartment is a 10-15 minutes’ walk to the most important attractions but outside the touristy mass or city noise so even the owner is often still taken by surprise from the calm it offers. Specifically it's a 10 minutes’ walk from the Acropolis, the Odeon of Herodes Atticus participating in the Athens & Epidaurus Festival during the summer, 20 min walk from the Acropolis museum and Plaka, through lovely pedestrian streets. The Athens Riviera is also just 9.0 km away and the most attractive neighborhoods are all around the neighborhood of Thission.

Hospitable host:

As the owner and host, I personally welcome visitors to ensure each and every guest receives the tips which turn a visit into an experience and a plain check in, far beyond the provision of accurate information, into a hospitable welcome. If important commitments do not allow me to be physically present, a reliable assistant would be replacing me.
During the stay guests are welcomed to drop in anytime in our office on the ground floor, during the hours the host or her assistant is in. Check in and check out are realized with our assistance to exchange some basic information and smiles. Aren’t warm smiles anyway part of a trip’s most treasured memories?

Other things to note:
• Parking offered in the premises, free of charge upon request and based on availability.
• Security doors and a security code for the main entrance offer peace of mind to guests who may feel insecure while traveling.
• Quiet hours prevail in Greece by law are between 14:30-17:30 and 22:00-07:30 which all citizens need to respect. By booking this property guests are confirming that they are aware of the house rules and agree to respect them.
• Guests should be informed that the initial rate is for up to 6 guests. For more than 6 guests: Automatic 50€ extra charge per guest per night. This policy was judged as being to the advantage of smaller and larger groups.

New taxes were introduced in Greece recently, for all reservations made after 01.01.2024. As a result the total booking price is affected. More specifically;
• A 13% V.A.T. is added to the booking price.

A wonderful apartment owned by a couple of architects, Marios and Georgia. We named it “Peripatos” (“Stroll” in Ancient Greek), as someone can reach most of Athens sightseeing within walking distance.
You will enjoy the Attic Light and the sun flooding the apartment from all sides, reflecting on its white marble floor.
“Peripatos” is a two-bedroom, fully equipped, penthouse apartment right across the New Acropolis Museum with a unique view of the Parthenon.
The apartment is sunny and spacious (75 sq.m.), ideal for couples or families of four. One can never get tired of the Acropolis view and this wonderful and vibrant neighborhood in the ancient center of Athens!
Right across the street there are bus stops for 3 different
hop-on hop-off buses that will take you to classical and beautiful destinations in Athens, Piraeus & Riviera beaches. It is also a meeting point for Athens walking city tours.

- "I said location twice because the proximity to the Acropolis and museum was so convenient for us first time visitors. Obviously you can walk to them, and to a variety of restaurants and shops. If you get lost, just look for signs to the Acropolis Museum. The second reason is that you can take beautiful nighttime pics of the lit up Acropolis to impress your friends back home! Communication is also a huge plus because Marios and Georgia were always prompt to respond to any question we had. But they didn’t wait for questions…they often just checked in with us to make sure everything was ok. The property itself has just about anything you need, including a few things you don’t need (like bug spray, mosquito repellent. We never saw a mosquito or even a fly!). The beds were very comfortable. The whole place was a home away from home but in an impressive location!"

Situated within the heart of Kolonaki, the most exclusive residential quarter of Athens, this comfortable 86 m2 apartment, is perfect for a long or short stay in Athens. Kolonaki
It is the most chic neighbourhood of Athens, one of the liveliest and safest, sheltering wealthy Greeks and foreign Embassies. This 175 m2 apartment is located in the historic part of Nafplio. It has been fully renovated, preserving the authenticity and style of the mansion with antique furniture, while providing all modern comforts to its guests. The apartment is located in the historical, picturesque part of Nafplio , which used to be the first capital of Greece after the Greek war of independence. This unique Venetian mansion was built in 1707 and served as the residence of the local Pasha during the Turkish occupation. The seaport town of Nafplion, capital of the Prefecture of Argolis, is situated on the northeastern tip of the Peloponnese. It is located approximately 145 km from Athens, which is a 1.5 hours drive and the route has clear signage. Nafplion is a town that can satisfy all kinds of taste : a variety of museums and sightseeing, plenty of bars and restaurants as well as beach resorts. The town is close to many archeological sites, ideal for daily excursions like Tiryns (4km), Mycenae (25km) and the Ancient Theatre of Epidaurus (30km), among others.

Public parking is available 150 meters from the house. Public buses station and taxi station at 400 meters.

Dear Guests,

During your stay, we kindly ask you to follow these simple rules:
- Please make sure that the front door and the street door are locked and the windows are closed before leaving the house and during the night.
- Please make sure that the shutters are always fixed so that they don't bang in case of wind.
- Children are most welcome but we ask that you look after the house ( walls, furniture etc.).
- Also, please don't move/remove beds and tables etc. to other rooms.
- The use of the yard between 15.00-17.00 and 23.30 and on should be with respect to the neighbours. Also, chairs and other furniture from within should not be used outside, since there are outside sitting chairs.

BEFORE YOU CHECK OUT PLEASE leave the apartment in a decent state:
- Throw away all fresh food and open packets, tins,etc. and empty the trash. There is a bin in the street just outside the entrance.
- Leave the kitchen clean and tidy.
- Make sure to turn off all lights, central heating and /or airconditioning.

- "Perfect for our needs" - "This 3 bedroom, 3 bath property was exactly what we were looking for during our one week stay in beautiful Nafplio. Air conditioning worked great, it has large bedrooms and common areas, it is in a central location to shopping and restaurants, and it is airy and tastefully furnished. If you plan to cook extensively while you are in town this may not be the right property for you as the kitchen is a bit cramped but since we primarily ate out it was a great location for us. Nafplio (like much of Greece) is hilly and requires you to climb many stairs to get around. This property also requires you to climb many town stairs when coming from or going to town but if you are in good health it is worth the climb. We would recommend Anna's lovely home to Napflio visitors!"

Spacious private terraces with lots of seating areas and perhaps one of the most spectacular views in Crete, stretching across the bay, towards the mountains and to Agios Nikolaus to the right. The property is situated just 3 kms from the pretty town of Agios Nikolaus with its shops, marina, cafes, bars, superb restaurants and night life. The latter, the former Leper colony island featured in the book by Victoria Hislop.

There are ample beaches within a few kms, some providing water skiing, jet skis etc. Nearest beach blue flag beach is Havania, just 2 mins drive or 20 mins by foot.

The views from the apartment are utterly stunning, both day and night - with twinkling evening lights of Agios Nikolaus just far enough to enjoy without disturbance. The bay of Mirabello stretches out in front with the mountains as a back drop. We have incredible sunsets here.

There is also an excellent restaurant in walking distance which offers delicious food, fine wines, cocktails and incredible views, plus a little rustic taverna.

The private pool has a salt cleaning system, with the option of heating at an extra daily charge. The pool provides a good size for length swimming.

We recommend a car for your stay, and the owner can organise this with a local car hire company with best rates, and a free car escort from Heraklion airport which is approximately 45/50 minutes away. There is private parking at the premises.

2) Also please DO NOT wash the sand from the beach inside the house and inside the bathroom. This will make the bathroom drainange stop and it will flood. If this happens we will need to call and pay for a plumber to fix it.

3) Towels are for in house use only. If they are damaged from sun lotion or make up or outside use well need to buy new ones to replace them.

4) Respect the check in and check out times. The cleaning service we are cooperating with will charge us for waitting, if you havent checked out on time.
