Michael was there with warm greetings and explained everything we wanted to know. He was a wonderful host and now our friend. We rented a car to get around and that worked out well for day trips, runs to the store and to and from the airport. We picked up an inexpensive snorkel and mask and walked down to the incredible clear warm sea several times to swim off the rocks. Most of the time we ate fresh fruit, vegetables and cheese by the pool while taking in the view. The beach bars are 10 minutes away and offer two chairs and an umbrella with service for about 15 euros a day. Easy drive into Athens. We ate at the Argentinian restaurant a few times enjoying the grilled lamb and fresh Greek salads. There is little store at the end of the street you can walk to for any necessities. The east canava main bedroom is carved into the rock with a comfortable queen size built-in four poster bed, secluded as a separate living area with its own indoor windows and door, in a fashion typical of traditional santorinian houses. With its inner windows open the bedroom can enjoy sea views while closing the inner windows and door creates a more romantic atmosphere.

The east canava guest bedroom has a double wrought iron bed that gives pillow view to the sea. Both rooms have access to a spacious living room with antique furnitures and a fully equipped kitchen. They share a large cave style bathroom with rainfall shower. There is a table and summer umbrella in the courtyard as well as loungers for sunbathing by the pool.

The Main canava can accommodate up to 4 guests in 2 separate bedrooms and is built between the east and west canavas.

A very spacious dining room, shed with ample natural light welcomes our guests with its large monastery style table which can comfortably sit 12 guests. The kitchen is carved in the rock and designed as a separate area with easy access to the dining hall. Two circular pits in the floor used for treading grapes during wine making have been preserved, covered with glass and are beautifully lit, adding to the special character of this place.

There are two high vaulted ceiling bedrooms in main canava, each with its own en-suite bathroom. One is especially large room carved into the volcanic rock, with a comfortable built-in queen size bed, dressing area with mirror and a large cave style bathroom with bathtub and rainfall shower.

The second bedroom has a comfortable double wrought iron bed, antique furniture, mirror and its own en-suite bathroom with walk-in shower.

A large Suite with high vaulted ceiling bedroom and living room is situated at the upper level.

Villa Loukia is a family home that has been successfully rented for 18 years and is loved by all who visit (see the 90+ 5* reviews). Villa Loukia underwent major refurbishment between 2015-20. The whole villa was re-tiled, luxury bathrooms created and the kitchen was re-modelled with all new appliances.
The master bedroom was extended to create a 'master suite' with a sofa bed at one end for those with young children. There is also ample room for a travel cot too. The new, luxurious bathroom has a bath and separate shower. It has great lighting, courtesy night lights, extraction fan, heated mirror and a shaving mirror.

The 'Blue' Bedroom and bathroom was remodeled so that the twin beds (can be made up as a double) are opposite the amazing view, the floor is the same gorgeous tiles as the master, the bathroom is larger than it used to be and really luxurious with a wet-room style shower, loads of modern lighting, automatic night lights, heated mirror and magnified shaving mirror. All the details you could ever need.

Downstairs is the Orange Bedroom and bathroom was upgraded to the same standard as the other two bedrooms/bathrooms. It has the advantage of having french windows that lead out onto the terrace and pool.

The whole of the living area has also been re-tiled to match the rest of the property and extended with a fantastic 'picture' window that takes in the view across Avlaki to Albania beyond. This gives a wonderful indoor dining area for low season.

Villa Loukia is located in a stunning position, nestled into the quiet olive covered hillside above Kassiopi in the hamlet of Kelia. The views from the villa across the bay of Avalaki and to Albania beyond are truly stunning. The property was new for 2008, when my husband and I bought it. We are English family with many years experience of holidaying in Corfu. Attention has therefore been paid to equipping the villa with all the necessary equipment for a relaxing and happy holiday whilst making sure it remains comfortable and practical for both couples and families alike. Villa Loukia is also equipped with items such as hairdryers and beach towels in order to reduce the need for too much expensive baggage on the flight over. Also for guest convenience every room has a 3 pin English socket as well as the standard 2-pin and USB sockets. No need to bring adapters.

The location is quiet and private - away from other properties - however unlike many villas in NE Corfu, the situation above Kassiopi means that it is possible to walk (1 km - 10-15 mins) to shops/restaurants in the evening, leaving the car at home. The nearest supermarket is just 5 mins walk or 2 mins in the car. The famous village of Kalami and the lovely secluded coves of that area is just a 10-15 mins drive. The pool is large (5m x 10m) and in 2015 we added optional heating which has been loved by guests using the villa in low season.

We do have external security cameras but all are set away from guest areas. They are set on the drive, front entrance and rear of the villa. There are no internal cameras. The cameras are purely for the security of the villa.

In 2018 we set a goal to make Villa Loukia carbon neutral and we are committed to reducing climate change. Carbon offsetting is used to balance out our emissions by helping to pay for emission savings in other parts of the world.

We pledge to offset each year the carbon connected to the use of Villa Loukia as a holiday rental. This includes electricity, car usage by guests and staff, laundry and ALL guest flights. We produce much of our own electricity with the Photovoltaic Panel System (about 60% depending on the weather) on the roof and the Solar Water System. Dionyssos Cave House is a recently renovated and very spacious cave house, partly carved in the volcanic rock face. It is located in Oia, on the cliff peak close to the Venetian castle, where everybody gathers to watch Oia’s famous sunset. Due to its unique location, Dionyssos Cave House offers unobstructed views of the caldera and the volcanoes and is only a 2 minutes walk away from Oia’s main street, where all the restaurants and shops are situated.

Dionyssos Cave House is a two-storey house that offers the ideal comfort and privacy to a party of up to 8 guests. The first level, which is the main part of the house, offers a spacious living room, a dining area and a fully equipped kitchen that also features a Nespresso coffee maker. The two bedrooms are also situated on the first level. Each bedroom offers a double bed and an en suite bathroom. The one bedroom offers two built in couches as well, that can sleep two extra guests. Furthermore, the first level features a terrace with exquisite views over the caldera, which is the perfect spot for having meals while gazing at the view. The lower terrace also features a heated plunge pool, ideal for relaxing while admiring the dazzling sea views ( The plunge pool is not operational from November 1-March 31).
The lower level terrace leads to the upper level terrace, via the exterior staircase. On the upper level there is a third independent bedroom with a double bed and en suite bathroom. This bedroom is accessed only via the exterior staircase, which is quite steep, so we wouldn't recommend the specific bedroom neither for young children, nor for elderly guests.

The village of Oia is a traditional settlement and it is entirely pedestrian. The village offers a great variety of restaurants, shops, mini markets etc. Within the village, everything is in walking distance. You can explore the rest of the island either by car, bus, taxis or organized tours. There are public parking areas at the entrance of the village, but take into consideration that during high season parking can be challenging.

One stair leads you from the floor veranda to the big ground veranda.Going down a few steps from the ground veranda you reach a small beach with smoothed pebbles and by making one small step you find yourself in the sea water.
Ten meters away,on your left hand as you watch the beach there is a concrete made jetty that helps you to sun exposure or to fasten safely a small boat.
If you walk by the seashore or the road and after 300m from the house you reach the long sandy and tree-shaded beach of POLLONIA.

The queen bedded room has a door which leads to a balcony facing north the ground garden and a window facing west the ground garden.
The two twin bedded room has a window facing west the ground garden and a door which leads to the first level veranda facing south the sea and the village .
The living room apart from the main door(entrance) has a window and a door that leads you to the two level veranda facing south the village,the big ground veranda and the magnificent, extremely beautiful seaview.
One part of the veranda is sun protected with wood ceiling and the rest of it with a big umbrella.
