Michael was there with warm greetings and explained everything we wanted to know. He was a wonderful host and now our friend. We rented a car to get around and that worked out well for day trips, runs to the store and to and from the airport. We picked up an inexpensive snorkel and mask and walked down to the incredible clear warm sea several times to swim off the rocks. Most of the time we ate fresh fruit, vegetables and cheese by the pool while taking in the view. The beach bars are 10 minutes away and offer two chairs and an umbrella with service for about 15 euros a day. Easy drive into Athens. We ate at the Argentinian restaurant a few times enjoying the grilled lamb and fresh Greek salads. There is little store at the end of the street you can walk to for any necessities. The house is situated right at the sea front only few meters above the sea level and has access to the beach. Right in front of the house there is the large seawater swimming pool, 20x10m and 4 meters at its deepest. The swimming pool area is fitted with all necessary facilities including umbrellas, furniture, shower, changing room etc.

It is a 2 level country house of 120 sqm area, that was built in the early 20th century and fully restored to the present condition. It is has been built out of stone and wood which makes it pittoresque. It is at an isolated location perfect to relax.

In the house there are 3 bedrooms. The first and the second bedroom have a double bed each. The third bedroom has two single beds. There is even a sofa bed at the living room. There are two bathrooms one on the upper level with a bathtub and the other on the lower level with a shower. The lower level has a living room and a fully equipped kitchen (oven, refrigerators, microwave, washing machine) which leads off the dinning area.

At the upper level there is one secluded balcony with open sea view. On the other side there is one secluded patio with an outdoor barbecue. There is also a large private outdoor pergola on the house at the front with unlimited sea view and it is ideal for dinning.

The house is fitted with Satellite TV, basic furniture, linen, towels etc ready for use.
There is even tennis court at the garden.

It takes less than 15 minutes to walk to the Ancient Temple of Poseidon, in Sounio.
The house is about 40 minutes away from the center of Athens, by car and about 20 minutes away from the Athens Airport.

The Pool is Available ONLY during the periods 25th of May until 15th of October each year

- "We spent 2 weeks between end of July and August 2023, with our family my spouse and I, my son and his girlfriend and my daughter 16 yo. Before our arrival Alexandros sent all the details we needed. We were welcomed by his keeper. She was very kind even if we couldn’t exchange in English. The house is very clean and comfortable. You can find all you need for cooking. Beds are ok, note that as all this area in Greece you can’t throw the toilet paper in the toilets. The access to the house is easy with the car. You have shadow from the garden with many palm trees. The outside is the best place: you have a very large swimming pool, and a 180•view on the sea. You can access to the sea through a door in the fence and then follow the stairs. The sea is crystal clear with many fishes, and easy to access, note that it’s not a private access but it’s never crowded. We didn’t feel the heat in this environnement. The bedrooms are equipped with air conditioner. You have many sunbeds around the pool. Wonderful holidays in a marvelous place."

VILLA DESCRIPTION
The villa, designed by a well-known Greek architect, equally balances luxury and functionality, and is subtly integrated with the natural setting by extensive use of natural materials. It has an air of openness and lightness, where one can relax far away from the stresses of urban life, while being close enough to all holiday and tourist attractions. The northeast and northwest winds, common in Greece during summer, have a cooling effect, even on days with high temperatures.

The entrance level is an open space and consists of a living room with a fireplace, a family room, a dining room, an open plan eat-in kitchen and a WC. The kitchen is fully equipped and opens to an outdoor sitting and dining area. The living and the family rooms open to a separate shaded outdoor sitting and dining area. Both outdoor areas are enclosed by stone walls and provide stunning views of the sea.

On the lower level there are two bedrooms, one with a double bed and one with a twin bed, an open space office that could also be used as a playroom, and a bathroom with shower.

On the 1st floor there is a master bedroom with a king size bed, a separate dressing room and a bathroom with bathtub, a bedroom with two twin beds and walking closet, an office room, and a bathroom complete with shower. Both bedrooms open up to a balcony providing a stunning view of the sea.

On the 2nd floor there is a 45m2 open space bedroom and a bathroom complete with shower. The bedroom has a double bed and a sofa. It opens up to a balcony providing equally stunning sea view.

A 28m2 swimming pool, surrounded by a garden and an outdoor seating area, is located in front of the living and the family rooms.

An elevator serves the villa from the lower floor up to the 1st level. The entrance level, 1st and 2nd floors are fully A/C equipped.

SEA, SPORTS, AMUSEMENT
All the coastline of Marathon offers unique sandy beaches, or more primitive rocky ones.
Schinias, and Zoumperi are among the top-rated beaches of Athens. You can choose your own tree in front of the sandy beach, or you can choose an organized part of the beach, you can have ouzo and a snack in a beach taverna, or you can go for surfing, take surfing lessons, water ski, wakeboard, sailing, scuba diving, play beach volley etc.…..
In the birthplace of Marathon run, you can enjoy jogging at the beach, or in the pine forest across the beach!
In Nea Makri (closest village) and on most of the beaches also, there are a lot of day cafes, restaurants, tavernas, bars and pleasant night life!

ARCHEOLOGY
The Acropolis and all major ancient sites of Athens are located in the center of the city at a distance of 24 km (14 mi) from the villa.

Marathon, where the ancient battle took place is virtually in the area where the villa is located.
The battle fields, the camps, the tomb, the start of the Marathon Run, are all gathered at a range of around 14km (8mi) from the villa.

Cape Sounion / Poseidon Temple is a day-excursion from the villa with sunset over the Aegean Sea, as viewed from the ruins, a sought-after spectacle, 60 km (37 mi) from the villa.

Corinth, Argos, Mycenae, Nafplion and Delphi all these ancient Greek sites have tremendous archaeological interest and are in distances of 110 – 200 km (68 - 124 mi) from the villa.

Hot water in Greece at this property and many others tricky. The water tank is heated by the sun so if it’s cloudy - maybe a tepid shower .
