Big screen TV for your enjoyment with lots of movies and PS3. Bbq on a backyard. Canoe use included with life jackets. Located on Ground floor with exit to backyard and front yard. No steps at all.

This location is a Car-Dependent neighborhood so almost all errands require a car.

➤The property does have both heating and A/C but we don't guarantee that you can reach a comfortable setting if you're preferred temperature is outside of the range of about 17 - 25 degrees Celsius. Additionally, given the nature of short term rentals, with people being in and out constantly, we can't guarantee 100% uptime as unfortunately some guests will occasionally push the systems beyond their capacity requiring repairs.

1. There is no front desk as this is a house property. Please contact me via Airbnb messenger for any questions.

2. Smoking of any kind is strictly prohibited on the property, including the balcony if there is one. ($400 fine for smoke odor removal)

3. Please be cautious of noise, especially after 9 pm. Noise complaints are not tolerated and may result in full deposit charges. You may be asked to leave with no refund.

4. No additional guests are allowed in the home past the indicated number on your booking confirmation. This rule is to prevent large gatherings & parties and be fair to guests who do pay the extra fees. Third-party bookings are not allowed.

5. The property must be maintained in good condition with no excessive mess. Extra cleaning costs may apply if necessary so we can effectively prepare for the next guests.

6. Please note that check-out time is by 11 am and keys must be placed as instructed. I often accommodate late check-outs if I know in advance, but last-minute changes may result in a $50 charge per each additional half-hour stay.

6. Please use makeup remover "Do not use white towels'. If towels are stain it may result to additional fees.

8. Do not rearrange our furniture.
9. Guests that host parties without permission or are disruptive to neighbours, will be asked to vacate the property immediately with no refund.
10. Guests suspected of carrying and/or using illegal drugs of any kind will be asked to vacate the property immediately.
11. If anything is broken or damaged, please advise immediately so we can replace it
12· If you damage the home, you may be charged up to $500,00 Moderate
