The cameras record video when activated by motion
- NOTE: Please be aware that the neighbors in the back have horses behind the fence and it is a hotwire to ensure no one sticks their hands in there

The place was plenty big, AC worked well although it turned off during the day when we were out so I had to cool it back off after returning. My only complaint is there is a desk at the back of the property which made perfect sense to sit my laptop on for the little bit of work I was allowing myself to finish. Problem is, I could find no AC receptacle anywhere near it."

"Industria" is a newly remodeled private apartment with a stylish industrial flair. This unique space used to be a woodworking shop, and has been meticulously redesigned to provide you with a comfortable stay. It's located behind our house in a quiet neighborhood, but close to the highway for easy commuting. We have fast wifi, smart TV, and a fully stocked kitchen!
We are also kid and pet friendly and have a yard for your furry friend to run around.

As you step into the "Industria", you'll find yourself looking at an open living room/ dining room and kitchen. In the back, off of the living room, you'll see a door leading to the bedroom and attached bathroom. The bedroom features a queen sized bed and some storage space. The private attached bathroom has a double sink and large shower.

Highway 395 and Highway 240 are very close to the property - allowing you to move freely and quickly to any destination in the Tri-Cities. This is a quiet residential area at the end of Clearwater Ave with fast access to Pasco and Richland.

This guesthouse is all on one level, and the building is split in half to make up two 1bd/1bth apartments with separate entrances. (The other apartment is the "Industria") The two apartments share one wall between them (bathroom and kitchen), and the bedrooms are on opposite ends for peace and quiet.

Parking is off the road in our driveway, to make sure that your stay is comfortable and convenient. (1 spot allotment, if you have a second vehicle please use street parking for one)
By booking you agree that you have read & agree to comply with these rules. Failure could result in loss of your deposit and/or being asked to leave the property without refund of remaining nights:

1. Please be courteous of neighbors and conscious of noise, especially at night, as there in another unit that shares the building with you.

2. No packages or mail sent here. If you need to receive any mail, please use a PO box. Food delivery is OK.

3. Minimum age of 18 to book

4. Please no smoking or vaping on the property (up to $250 Cleaning & Deodorizing Fee if smoke is detected in unit)

5. Host bears no responsibilities for any accident, injuries or illness that you may sustain during your stay.

6. Please be kind to our Earth by turning off lights when not in use.

7. No grills or open flame indoors or on the property. This includes candles and fireworks.

8. No parties/events.

9. For safety security & insurance purposes only Registered & Guests are allowed onsite. All guests over 18 must be included in the Itinerary with a verified ID & photo. We reserve the right to ask for all guest names and ages for safety insurance and security purposes. Also guests must supply number of vehicles along with make, model & license plate of the vehicles. There is a $100/daily per person charge for unauthorized guests.

10. Local area guests must send a request prior to booking stating nature of visit

11. Check-out is 11AM unless stated otherwise. This room is listed on multiple sites and the next guest may be checking in as early as 3pm that day. We need sufficient time to thoroughly clean the room between guests. There is a mandatory $100 fee for unauthorized "Overstay". If "Overstay" exceeds two hours past checkout, guest is responsible for the Daily Base Rate (without discounts) & does not award you possession of the property for the day of "Overstay". If guest wants to extend their stay (based upon availability), a new official booking will need to be made. If "Overstay" causes a future reservation to be refunded, guest is responsible for the full cost of reimbursement.

12. Please report any stains immediately, we have a carpet cleaner. Failure to may result in up to $250 fee for extra cleaning. This $250 fee may also apply to unexpected pet cleanups if you have not added a pet to your reservation and evidence of pet fur or urine is found.

- "Very convenient and very clean"

Welcome to our Pearl St. Suite! Quick access to everything makes your stay convenient and comfortable. Completely remodeled in the late spring of 2019, you'll appreciate the new kitchen, new bathroom, granite counter-tops, stainless appliances, beautiful floors, queen bed, bunk bed, and private laundry options that this two bedroom, one bathroom apartment offers! Dogs are allowed for an additional fee of $100/stay, two dog maximum. Just clean up after your fur-babies! No cats, thanks!

- "This property was practically perfect from front to back. Our only issue, not really a complaint, was that the neighbors dogs barked for a long time our first night and kept all of us awake. Obviously you can't control that! If I had to make any suggestions, they would be to get some WD-40 on all the door hinges, check the tub drain (it was a little slow), and maybe get a showerhead with more water pressure. The beds were comfortable, the kitchen had everything we needed, the TV worked great. Very, very nice property!"
