Open concept area with fridge, small vintage stove, SmartTV, and Wi-Fi. Coffee maker, pans, silverware, plates, bowls, glass cups, disposal coffee cups, straw, small microwave, and blender.

Entrance from the north side of the house. We have big parking spot just for our guest no one will block you if you want to get out anytime. The parking measures is: 96 feet long with 13 feet and 5 inches width.

We have a parking spot that is 96 feet long and 13 feet width. No electric car is acceptable to charged in our property.

Keep in mind that we are not responsible for any thing that can happens to children: 0 and up in our place and premises . We have 3 Vivint security cameras in our property monitored by them , 24/7. As that has been said we hope that our decisions and yours to stay at our place was very clear .

We use products with fragrance for laundering and cleaning. Unfortunately, we are unable to make changes to accommodate those with fragrance allergies or sensitivities. Keep in mind that we won’t change the way we clean for those that have sensitivity to certain chemicals or smells.
Additionally, we cannot allow any animals of any type in the home due to serious allergies.

This special guesthouse resides in the heart of Orem, making it close to two college campuses, two shopping malls, a variety of grocery stores, and amazing parks. It is only a five minute drive to the beautiful Provo Canyon, which features destinations such as Sundance Resort and Bridal Veil Falls.
The space
The space features a living area where you can lounge on the couch and watch tv, set up your workspace at the desk, or rest up in the queen-sized bed.
The kitchenette has everything you’ll need for a long term stay, including a hot plate, toaster oven, microwave, and Keurig coffee maker.
The bathroom is the only separate room in the guesthouse. Due to the size of the tub, it’s hard to fill completely with hot water. Showers work much better.
Guest access
Guests have access to the entire guesthouse, except for the utility closet. Please do not tamper with the water heater or the cleaning supplies in the closet.

Such a great location. Quiet upscale neighborhood. Very safe. Sorry, no events or parties. Sleeps 6 people. 1-bedroom with loft. 3 total beds. Private pickleball court. Easy access to walking, biking, and hiking trails in Utah Valley and only 15 minutes away from Sundance Ski Resort. Private parking and a fully fenced large lawn to enjoy with a fire pit, hammock, and more. The mountain views are stunning. You'll love it here!
The space
There is a queen bed in the bedroom. And 2 other pull-out queen beds... one in the loft and one in the main area. They are nice and comfy. A full kitchen. Full spacious bathroom. Large smart TV with hundreds of free movies to choose from. Also, access to Netflix, Hulu, Prime, etc. Everything is brand new. A very fun, cozy, clean place to stay. Sorry, no events or parties.
Guest access
You'll have the whole guesthouse to yourself, and you have full use of the yard, pickleball court, fire pit, hammock, etc. Off-street parking in a private driveway just for you. Sorry, no events or parties.
Other things to note
We do not allow organized events of any kind. For example, bridal showers, bachelor parties, etc. We are sorry. We have tried many time to allow them, and no matter how mild or clean the event is supposed to be, they have 100% of the time ended badly for us, resulting in damage or excessive dirtiness. So it's just not worth it to us (or our future guests) to allow parties or events of any kind. Same experiences with pets, so we do not allow those either. We want to keep a beautifully clean and pristine place for our guests. Thank you for understanding. Also, we occasionally update the furniture, so the furniture onsite may differ from the furniture in the photos posted.

This home was professionally re-designed and remodeled, ensuring a satisfying and comfortable stay. Conveniently located only two minutes from the I-15 freeway and the county’s largest shopping center, UP mall. The kitchen has an open space concept and is equipped with everything you'll need during their stay. Furthermore, each bed was chosen for optimal comfort to ensure guests catch up on sleep.

Enjoy your stay in this private 2500 sq ft indoor pool house complete with 3 bedrooms, 3 bathrooms, a full kitchen, a living room, swimming pool, hot tub, and laundry closet.
The pool house is a separate structure than our main house (where we reside). Only guests who are STAYING are allowed on property (unless cleared through the owner).
Due to family allergies, no pets or animals of any kind are allowed. Absolutely no smoking or drinking.
The space
On the first floor of the pool house is a fully equipped kitchen with a dishwasher, a microwave, fridge, a dining table with seating for six, and a kitchen counter with four bar stools. An extra card table with four chairs is also available.
Also on the first floor is a living room and a full pool bathroom (shower, toilet, and sink are all in one space). The pool (with a retractable pool cover) and spa are located within the poolhouse on the first floor. The pool and spa are heated year round. Waivers will need to be signed before the pool and spa can be used by EVERYBODY who swims or uses the spa. For liability and house insurance reasons, there is a security camera in the poolhouse that is focused on the pool and the spa.
Upstairs is a master bedroom with an en suite bathroom with a queen bed, two side tables, flat screen tv, mini-fridge, and a dresser. Guest room #2 has a queen bed, side table, flat screen tv, and dresser. Guest room #3 can be used as another living room or bedroom (two sofa single beds) and flat screen tv. Another full bathroom is available for guest rooms #2 & 3. A laundry closet is available with iron & ironing board. The entire property, including the pool house, is equipped with security cameras and alarm system. Only the upstairs has central air conditioning, the downstairs and pool area do not
We do have an air mattress and a port-a-crib if needed.
Our property has private access to the HOA sand volleyball court and sports court directly behind our house. We do have a volleyball net, volleyball, and basketballs to use with prior notice.
Guest access
Full access to the pool house and any amenities therein. An unique door code opens the pool house door.
Other things to note
Our house is located on a hill. The pool house is located at the bottom of our property. You will need to either drive down through our private gate along the side of our house (driveway is rather steep) to the bottom. Or park at the top on the street and walk down the stairs on the side of our house. The main house, the pool and the property are monitored by a security system and camera.

The studio bedroom area features a premium king mattress and linens provided by a professional laundering service. The ladder accessed kids loft in the carriage house includes a twin sized floor mattress.
MODERN CONVENIENCES:
A washer and dryer are conveniently located in the hallway leading to the bathroom in the carriage house. The fully equipped kitchen features a large refrigerator, oven, stove, dishwasher, and microwave. The kitchen is stocked with all major cooking essentials and serve-ware appropriate for a romantic studio getaway. Additionally, there is coffee service with a drip coffee maker, teapot, and pour-over coffee maker. We provide ground coffee, sweetener and creamer. You’ll also find a toaster tucked away.
IDYLLIC NATURE SETTING:
Whether you’re sipping your morning coffee in the breakfast nook, preparing a meal in the fully stocked kitchen, or working remotely in a serene setting, the carriage house has everything you need for a memorable stay.
WIFI & CELL SERVICE: Cell service is variable on the mountain depending on your carrier. WiFi calling is always an option. Our internet service is high speed and reliable but is subject to adverse weather and outages due to our location, please be aware of this before booking.
LOCATION: We are located just minutes to Sundance Resort. This home is not "ski in-ski out." Sundance is only 15 minutes from Orem Utah and 20 minutes to Heber / Midway, both great options for additional shopping and restaurants outside of Sundance. Roads are well maintained but can be narrow, especially in winter months. Snow removal crews rely on our guests to keep their vehicles in designated parking areas. If you block a snowplow from progressing because you are parked incorrectly, you car may be towed.
INSECTS/ETC: We are located in a rural setting and have regularly scheduled pest control services, even so, you may spot the occasional insect or critter. Please be aware that this does not reflect upon the cleanliness of this cabin and take into account how comfortable you are with this before booking.
ONGOING IMPROVEMENTS: Please pardon the areas of landscaping being worked on during the summer as we continue to improve and add amenities.
Guest access
You will have access to the entire carriage house with the exception of locked closets the owners keep for their personal use/storage. The garage and parking spots in front of the garage are not part of this rental, please do not park in front of the garage. Your parking spot is the one additional spot to the right of the driveway in front of the entry portal. Please pull your car on the driveway as close to the portal, as possible to ensure you do not block snowplow access. The property on a large and beautiful tree filled corner lot with interesting pathways, outdoor gathering and seating areas, fire pits and decks. While those outdoor spaces are for the exclusive use of the guests of the primary home, you will be able to walk through portions of the beautiful landscaping on the way to the Carriage house entrance. We ask that you stay on the property and do not stray on to our neighbors property and please do not disturb the main house guests if there are any. Your host will advise of any guests that will be present at the main house prior to your arrival.
The Carriage house is located above the garage with its own private entrance. While the Carriage house and the main house can be rented separately, they can also be rented together as a full compound. We have two other listings where you can rent just the main home or the full compound.
Other things to note
The home is located a short drive from Sundance Resort in the bedroom community just past the resort. This is not a Ski in-Ski out home.
While there are great restaurants and shopping in Sundance, there are additional options for both in Orem (15 min down the canyon) and Heber/Midway (20 min up highway 189). The new Deer Valley East Village complex is only 10 minutes north of Heber and Park City another 15 minutes north. These mountains are full of world class Nordic and Alpine Skiing/Snowboarding, snowmobiling, mountain biking, road and gravel cycling, fly fishing, boating and UTV riding. Provo Airport is 25 minutes from Sundance and Salt Lake City is 70 minutes away.
