You can park in the spot where the "Guest Parking" sign is (compact cars only) or next to the garage/parallel to the alley, just please don’t block the alley or garage door. See pictures and map in listing.

Welcome to Happy Tails animal sanctuary we are a nonprofit animal rescue in palisade wine country. 10 acre animal sanctuary w alpaca, goats, pigs, dogs, chickens peacocks even a emu that all free range. Fish, kayak, paddleboard, canoe on our 2 acre fully stocked fishing lake. Float the Colorado river from Riverbend park in Palisade to our private beach.

The bunk room is one big room with a partial wall divider. There is a table and 4 chairs as well as a picnic table outside. You are away from the main BnB so you can have privacy and stay up late having fun if you’d like. You may bring well behaved dogs (2 max) for $50 per stay per pet and they must be crated if left alone.

You do not have access to the main House but are welcome to join on the patio or around the fire pit if there is one going. These areas are not for use without owner presence. Only registered guests are allowed on the property.

We have two very well behaved dogs but they are farm dogs so roam free on the property. Be sure to let us know if they are in your way. You will see bugs at certain times of the year but hopefully they are “was bugs”. Please let us know if you see any.

The Guesthouse is located at the southwest corner of our property. It fully stands alone from the main house, separated by our backyard/garage/driveway. Guests have one (1) designated, off-street parking space and private access to the guesthouse. Guests park and access the guesthouse from the south side of the property, parking just to the east of the guesthouse (the kitchen window side).

Guest's visitors may utilize street parking on Gunnison Avenue.

The Guesthouse is only accessible through the shared space of our gated backyard and driveway. Due to this, guest's animals cannot be safely accommodated.

While the Guesthouse and main house are fully separate, please acknowledge that a couple kids, two dogs, and a chicken roam these parts. They're all friendly to humans, and we see to it that they do not impede on your privacy or comfort.

There is a large locked shed for gear and bike storage including a bike stand and work bench near the parking. This area includes an all day shady fenced in dog yard with a dog house. The home is an ADU which has private access directly from the rear alley. One parking space is available in the drive way with additional free street parking available. The home is accessed through a keyless lock which allows you to come and go at your convenience.

Bearfoot BNB: Local experience in the middle of fruit and wine country, our home is spacious and inviting. We are an active couple with helpful insights to the multitude of activities in the Grand Valley! This listing describes the upstairs rooms for your small group. There might be other guests downstairs where there is plenty of separate common spaces inside and out.

The space
45 minutes from Powderhorn and Grand Mesa; GJT Regional Airport 20 minutes. Casual...nothing too fancy but very homey. Breakfast is always available, sometimes self-serve, sometimes we put on a spread depending on our schedule. This sage room and polka-dot rooms are upstairs where the main living space is located. We have other rooms rented separately in the house, in case you need more space. Common areas of the house in the upstairs are the living room, dining room, upper deck and breakfast bar. Common areas in the downstairs are the exercise space, family room with tv, and movie room.
We don't accept guests with pets, but we are not pet free, as our daughter has a dog that visits occasionally.

We have a fun movie room to enjoy an evening of low key entertainment, we might even join you!
Our exercise space is available for your fitness needs. We have free weights and a tv with many videos to keep you in shape during your stay.
There are plenty of outdoor spaces for you to enjoy while you are here. We have a covered deck with lots of space, a covered patio, outdoor fire pit, and there are miles of country roads to enjoy by walking or biking at your leisure.

During your stay
Two professionals (and empty nesters) are excited to meet new people and are willing to visit with you and suggest activities. Of course if you are more of the solitary type, just let us know and we will be happy to give you space.
We work full-time and are active in many things so we might also be too busy to visit at times.

Please remember, our BNB is also our home. We expect our guests to be respectful of our rules and where we live.

1. You must read and agree to ALL these rules.
2. PETS: We don't accept guests with pets, but we are not pet free, as our daughter has a dog that visits occasionally.
3. Conserve natural resource and turn off lights when not in use.
4. Shoes off please, since we are in the country dirt is tracked inside easily. We have geothermal, so during hot & cold months the windows must remain closed.
5. Bathrooms: Septic system here, so nothing in toilets but body fluids and TP-no tampons etc. Squeege water off shower doors.
6. Kitchen: We don't offer the use of the kitchen/laundry. There will be some space for you to add cold items to the fridge or freezer. You can use ice for drinks but not for coolers; if needed, McDonalds 4 miles away has 10 lbs ice for $1. We have 2 fire pits that are great for roasting. You are welcome to use plates, cups, and silverware.
7. No smoking indoors and pick up your butts when smoking outdoors.
8. Drug-free and if you bring marijuana please keep it in your vehicle so it won't leave odors for the next guest.
9. Unregistered guests by prior request only please.
10. Quiet hours after 11pm.

Rent all three bedrooms and 1.5 baths, with a full breakfast. Spacious and homey, in a quiet residential area. We are close to the airport and I- 70, Colorado Mesa University and downtown GJ. The three-bedroom package is available for a group rate with a full 2-sink bathroom, shared, plus another half bath. Guests have access to both living areas on the main level, patio and deck with hot tub and fire pit. The individual bedrooms also rent separately on airbnb.

The space
Our home is an open floor plan on two levels. The upper level bedrooms have comfy queen size beds (a third room is an antique double bed, best for single person) and all are near a double vanity full bathroom. There is also a half bath near the base of the stairs. The upper level bedrooms are joined by a unique open bridge with bannisters, overlooking the living room and front entry.

Guest access
The downstairs common area-living room, den and kitchen dining area are available for guests. The kitchen is not available for guest food preparation, but tables are available for take-out meals.

During your stay
Guests are free to utilize the main level and upper floor of the house.

Check in is at 3:00 p.m. Check out 11:00 a.m. We look forward to greeting you, and we are more than happy to share our knowledge of the valley with you. The design of our house is such that our guests feel like family.

The Aspen Apartment is a private one bedroom, one bathroom apartment. This unit is a private apartment close to Chipeta golf course. The neighborhood is peaceful and safe, and you will be at the very end of the cul-de-sac. Washer and dryer, full kitchen, internet, private front porch, small yard, entry and parking. If you’re looking for a clean, quiet, nice home to stay, this is the perfect place for you! Thank you!

Quiet neighborhood with mostly elderly, friendly neighbors and families. The home is at the end of a cul-de-sac. The golf course is a public course and has a clubhouse which offers a full bar and outdoor and indoor seating. There is also a tennis court. The golf course and clubhouse are within walking distance from the home. A great place to recharge and rejuvenate!

This is a place to recharge and rejuvenate. If parties are your thing, this is not the best location due to it being at the end of a cul de sac in a family friendly environment. If you like nature, a quiet environment, and plenty of things to do and value safety, this is the place for you and your guests!

The 1000 sq ft space was built and furnished with the Historic Pace Ranch Bunkhouse high in the La Sal mountains as its influence.
It is a very warm, fun, unique, place for a family to enjoy or for our outdoor enthusiasts to make a special trip together.

Close to all special events this valley has all year around, going east 15 minutes to Palisade for wine tasting and famous peach orchards as well as going west a little over an hour to international attraction Moab and Castle Valley Utah and beautiful Colorado River as it travels south into Utah.

The covered outdoor patio is peaceful and spacious, featuring a seating area, gas grill, and outdoor dining table, and kiva fireplace.

This home is family friendly, with access to toys and books for children, as well as a pack-n-play, bassinet, and high-chair upon request.

We have a love for Palisade and everything about this amazing community. This house was renovated in 2022 in an effort to channel this passion into an amazing experience for us and others to enjoy. Brand new HVAC system added in August 2022.

Please keep in mind this is one unit of two in the house and offers it’s own private entrance and amenities. It’s likely there will be other guests staying on the other floor. Because this is the bottom floor of the house there could be some noise transfer if guests are staying upstairs and walking around.

We are a dog friendly listing but we there is a one time $50 pet fee when booking. We only allow one dog per stay, but please reach out if you have more than one dog and we may consider exceptions. We also professionally clean all surfaces and bedding between stays to limit residual dog hair and allergens.

LIVING ROOM: Relax and enjoy with a 55" inch smart TV , leisure seating, and high end sectional. Air mattress with additional bedding is available if needed.

DINING ROOM: Round table for up to 6 guests and all the needed utensils and wine glasses for an amazing meal in.

The space
Located approx 1.5 miles due west of downtown Palisade on the Fruit and Wine Byway and exactly 36.3 miles from Utah. Leave your car here (private driveway) and ride your mountain bike to the Palisade Rim Trail, your road bike on the “Fruit Loop”, or your cruiser whatever direction you want for an adult beverage. One mile to Riverbend Park (gem), and Mt. Garfield trailhead. 1.5 miles to Palisade Brewery and Peach Street Distillers. 1/2 mile from Carboy, Red Fox, and Maison La Belle Vie Wineries, 4 miles to Palisade Rim Trail.

We are on a 1 acre lot at the foot of Mt. Garfield with a peach orchard across the street and agricultural fields out back.

The large upstairs bedroom sleeps two in a queen bed, the Crate and Barrel couch downstairs is a full/double pullout and there’s a double inflatable mattress.
