My place is good for couples, solo adventurers, and business travelers 21 and over. This is a private bedroom with attached private master bath (456 sq. ft. total space) and outside entrance (no entry through the main dwelling) has keyless code (self check-in) for access. We are located 9 minutes from the east entrance to Colorado National Monument, 1.5 hours from Moab, UT and Arches National Park, and 20 minutes from Fruita, CO (some of the best mountain biking in the country). Secure area for bikes. All that and we are still only 5-10 minutes from downtown, grocery stores, and restaurants. Very nice views from the property. Suite has a King bed with memory foam pad, love seat, table and 2 chairs, rocking chair. ice maker, coffee maker, microwave, iron, ironing board, and mini fridge. Master bath has a double sink vanity with walk-in shower. There is a deck off the suite with table, 4 chairs, and umbrella.

The Perch is located on our 100-acre private ranch, where guests have access to the trails across the main property, to the ponds, river and riverfront, and also the 1500 sq ft deck and screened gazebo down at the river (subject to availability) . The space is fresh and bright, providing a year-round, comfortable and relaxing environment. Stay, enjoy the company of friends and family, and unwind in a natural and tranquil setting. The Main Bedroom has a King that can be split into two Twin XLs and another door for direct access to the covered patio. The Bunk Room has two Bunks (Twin XLs, with reading lights and curtains for privacy) and includes a sofa and TV . The Bathroom has a walk-in shower, sink and WC. The open plan living area includes a full kitchen (with ice-maker fridge-freezer), comfortable lounge area and dining table for six. The Perch has a large covered patio, with a BBQ, dining table, and fantastic views of Mt. Garfield and out across the hay fields down to the river. We also have an indoor storage area for bikes, kayaks, paddleboards and any other toys you'd like to bring with you.

The riverfront and deck are great areas to enjoy a BBQ or campfire, to play games and to generally enjoy the serenity of our stretch of the Colorado. For those interested in floating the river, we have excellent put-in/take-out access. Guests can also explore our 45-acre riparian habitat, which is a great place to see an array of wildlife. The Casita is attached to our home but separated by the two car garage. It is a southwestern style ranch surrounded by alfalfa fields and very large old growth cottonwood trees. The Casita is inside the gated main courtyard wall, which provides security and serenity. There are no neighbors close to the ranch, we are offset from the end of the road cul de sac by nearly 1/4 mile. The pool is located in the backyard of the main house and is suitable for use from Memorial day through Labor day. The wildflower gardens enhance the sights and smells of Western Colorado as well as providing ample food for butterflies, honey bees and Humming birds. Several runs of grape vines line the pasture fence at the back of the property. There are many ways to enjoy walks and bike rides along the Highline canal and local roads as traffic is minimal in our area. Wildlife viewing is readily available, mule deer, coyotes and birds including a family of red tail hawks call Bookcliff Ranch home. On special occassions Golden eagles and Bald Eagles are seen.
The Casita is best suited for 2 adults and 2 children or 3 adults, 2 of which could share a bed. Additional guests will be charged a one time fee of $35.00.

805 was built in 1900!!!! We've modernized while preserving it's historical charm. Enjoy curling up in cozy bedrooms, one with its own infrared sauna. Then you can hang out in the main room equipped with 55" 4K Smart TV with Sonos surround sound and log into your favorite streaming service (Netflix, Hulu, Spotify, etc) to enjoy music sipping a local beverage in front of the picture window or relax by watching your favorite movie. We (often) have beer on tap in our kitchen kegerator from local Monumental Beer Works and more importantly purified reverse osmosis water to hydrate your Grand Valley adventures.

805 is the building on the property that sits closest to South Avenue, and guests typically access the home from the front door, which faces guest parking on South Avenue. Follow a concrete sidewalk to the front door. There is a motion detecting light to provide a well lit path after dark to the house. There is a security camera both at the front door and the back door of the house for safety. There are NO CAMERAS in the house. Please note that there are three stairs up to the front porch and three stairs up to the rear of the house, thus guests will need to be able to safely navigate a small number of stairs to access the property. There are no stairs in the home.

We have a free, dedicated parallel parking space for guests on South Avenue. There is free on the street parking on 8th street. 805 is a 5-10 minute walk to the best places on Main Street in Downtown GJ. AND bring your favorite bike! The Riverfront Trail (paved) can be accessed in 4 min by bike, and goes all the way to Fruita. Uber and Lyft are also available.

Come enjoy country views just 4.1 miles from downtown Palisade. This adorable mother in law "barn" is located right behind our main living house. We are conveniently located right next to the Palisade fruit and wine byway. You'll enjoy gorgeous views of Mt. Garfield looming to the north and the Grand Mesa to the east. Enjoy a soak in the hot tub after a long day of adventure. This is country living at its best!

Our "barn" has 1 real bedroom with a king bed. The second bedroom is located upstairs in a loft. Please note that it is very open and there is no door, so if privacy is important to you, the second bedroom is not private. The pull out couch is located in the main open living area. We have a full kitchen stocked with spices, coffee, creamer, sugar, and lots of cooking utensils. If you are booking this space for 6 people, please remember that there is only 1 bathroom and it is small but efficient.
We live across from the barn and we have 2 small children and a busy life so you will likely see us out and about. We have a black cat named River and some chickens who like to come visit.
The outdoor space: We love our yard and we hope you do too! We have a graveled patio with a gas fireplace for you to enjoy. The hot tub is situated between your barn and our house and we don't use it if you're in it. It's open 24 hours a day, 365 days a year. We like to make this as comfortable for you as we can, but we also live here and sometimes need a soak too! :)
We have an outdoor patio with seating for 6 and a gas BBQ.

This is our home 4-6 times a year when visiting our Grand-child and family that live in Grand Junction, so we have lovingly remodeled the space and take great pride in opening up the accommodations for you and your family to enjoy as much as we do.

Parking is provided for up to two cars and the only authorize spaces are located parallel to the front door. Please do not park anywhere else on the property since it is a shared easement.

We had also brought our two dogs, so we had a blast visiting the dog friendly bars & restaurants and taking late night walks...we felt totally safe. As for the house itself...absolutely beautiful! Seriously, we really enjoyed the house, to the point that we were wishing that we had purchased the house when it last sold...shortly after we moved to Colorado. The grounds are so well maintained, from the well-manicured lawn to the amazing flowers. My fiancee was going crazy over the roses and wanted to make snow angels in the lawn, despite there not being any snow. The house is jaw dropping inside as well, including both the original and remodeled portions of the house. We couldn't have asked for anything more during our stay here. Our dogs were more than happy too, with the fenced yard for them stretch their legs in. The hosts were also fantastic, having provided us with a gift basket and pertinent information regarding the house, including the history of the house. They also provided information on local shopping, points of interest, emergency contacts, and an offer to assist us in securing anything else that we might've needed. Thank you!!"

We took a day to enjoy Palisade and Grand Junction wineries and orchards, and we drove to 2 hours west to Moab, Utah and saw Arches National Park at Sunset. First door on the right. We have swamp coolers in the building, they work a little differently than AC units do, instructions are posted in unit. There is a key fab for the pool and laundry room. If that key is lost during your stay, a $75 non refundable fee will be charged. There is one parking space with unit #302 listed above it, there is additional parking to the West of the building for any other vehicle, there is a limit of 2 vehicles per unit on property.

This bright 3BDR, 1BA house has everything for your Grand Junction stay. Located in a quiet, tree lined neighborhood, you will be walking distance to CMU or a bike ride to downtown.
There is off street parking and a fenced backyard with a comfy covered patio. Inside are 3 bedrooms, a fully appointed kitchen and dining space with a large living room. There is lounging and work space for everyone in your group. There is Smart TV available for use.
Option for extended stay during late fall/winter.

The space
Enjoy the walkability of this area, with lots of amenities close by, including the college campus.

Two bedrooms have queens size beds, one bedroom has a twin bed. All bedrooms have ceiling fans and there is wifi throughout the house. There is space to work or lounge in the large living, dining areas and covered patio.

Want to cook while you are in town? Great! A fully appointed kitchen with dishwasher is here for your use. Want to grill? Great! There is a new grill in the backyard for guests to utilize. Want to hang outside in the evening? No problem! There is a large, covered patio with cushioned furniture and a lawn for relaxing outside and taking in the evening air.

The full bath has what you'll need as it is stocked with all necessary amenities.

Guest access
Guests will have full, private access to the house. There are three bedrooms, a bathroom, kitchen/dining, and laundry. Two bedrooms have queen beds, the third has a twin bed. There is one off street parking space out front and ample on street parking, all free for guests. The laundry is accessible for guests and is off the kitchen. Laundry room is separated by a door in kitchen and door to backyard. It is a shared space with occupant of studio. Backyard is shared with studio, single occupant unit which is in back of property with its own, separate entrance off the backyard gate.

Other things to note
Guests can walk to Colorado Mesa University from the unit. Local restaurants, breweries, coffee shops and grocery store are also walking distance or a short drive. There is a nice grocery store half a mile away to stock up for your stay.
River trails just over one mile and easily accessible from I-70 or US Hwy 50. St. Mary's hospital is one mile and downtown is bike able or a short drive. Lunch loop bike trails are less than 4 miles and only a 10 minute drive. This space is spacious, comfortable and plenty of privacy. You can relax inside or outside.

The space
This is a large North/East room on the upstairs of a large home with 3 other guest rooms on each corner of the space. With 2 shared bathrooms. There is a guest living room and dining room for guest use off the entry way. Dining area includes cooking appliance., refrigerator/freezer, coffee station, water dispenser as well as dishes, silverware, cups and glasses for guest use. There is a large yard, patio and parking on a circle drive. The house is close to shopping, restaurants, parks, hospitals, pretty much all of Grand Junction is a 15 minute drive. Palisade and Fruita 20 min. Close to the airport and I-70.

Fruita is a small town that is bicycle friendly, Main Street is within walking distance and there is plenty of parking. Fruita is on Interstate 70 and within 8 miles to Grand Junction.

This newly contructed modern home is located directly on the Colorado Riverwalk Trail. This offers direct access to 26 miles of mixed use trail as well as access to the Colorado River and surrounding nature preserves.

I live here on one side of the house with my weiner dog Gypsy. There are two guest bedrooms and shared guest bath at the front of the home that are each listed on AirBnb.
