River Ranch is a single family home with nearly 4500 square feet of beautiful living nestled next to the Eagle River! Located in the 'Ultimate Mountain Playground' of the Vail Valley!
Imagine fly fishing right out your back door! Enjoy the view from the hot tub on the large back deck along with the new gas fire-table to enjoy the brisk mountain evenings. The river landing is the best to end your long summer/winter days. Beaver Creek is five minutes, Vail 15 minutes, and Arrowhead 3 minutes. You will need a car.

You will want to sleep with the windows open at night to hear the river in the summertime. Summer visitors will find yourselves at the heart of biking trails and close to Beaver Creek and Vail's many summertime festivals and events. The lovely town of Edwards is 5 minutes away and has many restaurants and upscale shopping. Our smoke-free home was built in 2000 and includes two gas fireplaces, carpet in all the bedrooms and lower level. Hard wood floors line the entire main level. 4 King bedrooms (1 w/additional double/twin bunks) are upstairs and 1 King bedroom in lower level. All bedrooms have ensuite baths. The main level is for living and enjoying the river views! Perfect set up for family reunions! Parking available for up to 4 vehicles. (No RV's or trailers.) There is an additional partial kitchen on the lower level with sink, cabinets and kitchen table. The pool/ping-pong table and hot tub will entertain everyone after a tough day on the slopes, bike path or river! 8 bikes are included in the summertime for our guests use. No need to rent bikes! Some helmets are also supplied. Perfect setting for family reunions, scrapbooking parties, and ski get-aways! The Avon rec center is nearby which includes an indoor pool and workout facility! There are many other trails nearby for future exploration! Sonos throughout the house was a nice feature, though grandpa and grandma seem to have different musical tastes! The owner was very helpful responding to questions and providing suggestions for activities. Great communications. So, it was a wonderful reunion at a great place!"

Bring your dogs! This private home in Edwards is 10 min on Rt 6 from the Beaver Creek lots and about 15-20 minutes from the Vail lots. It sits on a 1/2 acre private lot and boasts expansive views up and down valley. The 2021 remodel made this home even better for families. There are three bedrooms plus a trundle twin in one of the rooms. Free Wifi on site, smart televisions in all rooms, extensive cable package, premium furnishings and linens, open floor plan, a well equipped kitchen, two outdoor patios, a grill, a garage and a complete laundry room as well. You will find well stocked necessities such as shampoo and conditioner, garbage bags, paper towels, toilet paper, food wraps, laundry and dish detergents and cooking oils and spices. There are toys and a play kitchen on premise as well as a pack and play. Dogs love it for the big yard and hiking trails out the back door. We have trash pick-up and property management services as well as an excellent cleaning crew that makes sure that our dog friendly home doesn’t smell like dogs. They do all the cleaning including linen laundering prior to your arrival and after your departure. We want you to enjoy your vacation, not stress about preparing our house for the next renters. We furnish this house so we can enjoy it as well. We have personally stayed in a few janky rentals and have promised to never do that to our renters. Our only issue was we would have loved more seating in the family room for our family of 5 in the evening. The entire 2 bedroom lockoff is yours. We live on property in the attached house - and are available to help or chat at any time! The back patio is yours for hanging out as well as the lookout.

In the winter:
It’s hard to find a more magical winter wonderland. We get SO much snow! Please use our private sledding hill and sleds- right out your front door on the property! Cuddle up on the overlook to watch the sunset or meander on a quiet walk in the woods... you choose! Up for more adventure... pack some hot cocoa and slip on some snowshoes (complimentary to borrow). There are public trails just 2 miles up the mountain.

In the summer/fall:
We have horseshoes and chairs on the overlook area for you.
Hiking on the top of Bellyache is hard to beat! The views and wildflowers/changing leaves are incredible and the drive is only a few minutes.

Additional notes:
The stairs to enter the lockoff at the back of the house are mountain rustic (natural stones). Please be sure you are able to navigate them! They will be snow covered and icy. It is snowy up here and 4 wheel drive is a must in the winter.

The lockoff is located above the garage. You may hear the garage door during your stay.

A few things to keep in mind about our Mountain Home:
We are rural - wifi is available. We live on the side of a mountain so have pristine mountain spring well water. This water is amazing! We also have water filters. This resource is precious though, so please practice water conservation.

We are on a septic system, so please do not flush anything except toilet paper. We do not have air conditioning, but since the house is at 8400 feet it is very rarely necessary. There are ceiling fans in each room as well as the living room. Additional fans are available upon request.

Please do not bring skis inside the home. Our community is gated and it is safe to leave them inside your car.

We value natural and organic living. Every intentionality was used in building this space.

Download the village connect app and used on demand free shuttle service that picks up at your driveway and brings you to Arrow Bahn lift minutes away. Couldn’t get any easier. Ski school drop off use the lot next to the Chapel at Centennial lift. Huge laundry room made it easy, mud room off garage was great to hang all ski gear and we stored skis and boards in garage. There were sleds in garage and kids loved using them in the back yard after getting home from skiing. Cooked breakfast and dinner everyday plenty of pots and pans (could use a larger sheet pan and another pot holder)All in all a great space and an excellent location with all the free shuttle services. Bear Lot 13 dollars to park morning free after 1pm is right down the road and also offers a shuttle up to beaver creek village. Did one day at Vail and decided to drive instead of using bus/shuttle it was only 17 min away."

30 day minimum. Chalet Wolffe is in a peaceful locals neighborhood above the noise of the highway and crowded Avon valley floor, yet you are only a 5-minute drive from town. The high-ceiling rooms are filled with South-facing bountiful sunshine. Enjoy the hot tub after a day of work or ski turns in the Winter and relax or dine on one of our two outdoor deck/patios. Explore the miles of hiking/snowshoe and biking trails out our back door that can take you as far and high as you have energy.

This is our primary home and it is a half-duplex. All rooms have vaulted or very high ceilings with bountiful sunlight.

You will have access to the kitchen, dining and living rooms as well as the powder room on this level as well as all of our outdoor spaces including hot tub (only open in Winter), decks, patios and BBQ.

During your stay
We will be available either in person when there or via text/voice when we are not there. We are very responsive.

Other things to note
We have a roomate with a bedroom on a separate floor, but you will be sharing the bathroom with this person. The bathroom has lockable doors so you can have complete privacy when using it and access to the bathroom from the hallway. We have been home exchanging for many years so know how to respect guests. We have a tenant living in another part of our home and you may see this person coming and going and you may see them using the laundry room.

Well supervised dogs allowed as listed guest, and extra fee. I cover all Airbnb fees for you. This pet fee covers additional cleaning in the home due to pets such as wet/muddy paws, hairs, nose prints on windows, occasional small accidents, wear/tear, etc. Please pick up after your dog every time. No one wants to step in it, see it or smell it 😉. Take advantage of the free pickup bags at the 5 dog waste stations around our property. Do not ever leave a dog unattended in the condo.

✺ Beaver Creek Resort is an easy drive (4 minutes away if you go to the Arrowhead parking). Arrowhead is a beautiful part of Beaver Creek and connected via mountain lifts. Otherwise you can travel about 7 minutes to parking lots (Elk lot, Bear Lot) for Beaver Creek and take a 3-5 min shuttle (get off at first stop) from there. Really it’s best to take a car and park, because while there is also a regional shuttle right out of Edwards, you have to pay for the bus that leaves from there and it takes longer.

Vail is only 12-15 minutes away. Best place to park or get off the bus is Lionshead or Vail Village.

Note: We pay our wonderful housekeeping crew, a small, local, woman-owned family business based right here in the mountains, a fair living wage and we are proud to support CO mountain families.

Ample, very close parking also always available in the outdoor parking lots. Quiet hours at 9:30pm—no ski boots worn in building (too loud), no smoking anywhere near or in the building nor balcony (must be 25ft away), no loud partying allowed, dogs allowed with approval and $99 fee (please describe dog, must be supervised at all times and not left alone/barking), family friendly area with long term residents. Indicate total number of guests and pet when booking—pricing changes by number of guests above 4 or pets.
