River Ranch is a single family home with nearly 4500 square feet of beautiful living nestled next to the Eagle River! Located in the 'Ultimate Mountain Playground' of the Vail Valley!
Imagine fly fishing right out your back door! Enjoy the view from the hot tub on the large back deck along with the new gas fire-table to enjoy the brisk mountain evenings. The river landing is the best to end your long summer/winter days. Beaver Creek is five minutes, Vail 15 minutes, and Arrowhead 3 minutes. You will need a car.

You will want to sleep with the windows open at night to hear the river in the summertime. Summer visitors will find yourselves at the heart of biking trails and close to Beaver Creek and Vail's many summertime festivals and events. The lovely town of Edwards is 5 minutes away and has many restaurants and upscale shopping. Our smoke-free home was built in 2000 and includes two gas fireplaces, carpet in all the bedrooms and lower level. Hard wood floors line the entire main level. 4 King bedrooms (1 w/additional double/twin bunks) are upstairs and 1 King bedroom in lower level. All bedrooms have ensuite baths. The main level is for living and enjoying the river views! Perfect set up for family reunions! Parking available for up to 4 vehicles. (No RV's or trailers.) There is an additional partial kitchen on the lower level with sink, cabinets and kitchen table. The pool/ping-pong table and hot tub will entertain everyone after a tough day on the slopes, bike path or river! 8 bikes are included in the summertime for our guests use. No need to rent bikes! Some helmets are also supplied. Perfect setting for family reunions, scrapbooking parties, and ski get-aways! The Avon rec center is nearby which includes an indoor pool and workout facility! Bring your dogs! This private home in Edwards is 10 min on Rt 6 from the Beaver Creek lots and about 15-20 minutes from the Vail lots. It sits on a 1/2 acre private lot and boasts expansive views up and down valley. The 2021 remodel made this home even better for families. There are three bedrooms plus a trundle twin in one of the rooms. Free Wifi on site, smart televisions in all rooms, extensive cable package, premium furnishings and linens, open floor plan, a well equipped kitchen, two outdoor patios, a grill, a garage and a complete laundry room as well. You will find well stocked necessities such as shampoo and conditioner, garbage bags, paper towels, toilet paper, food wraps, laundry and dish detergents and cooking oils and spices. There are toys and a play kitchen on premise as well as a pack and play. Dogs love it for the big yard and hiking trails out the back door. We have trash pick-up and property management services as well as an excellent cleaning crew that makes sure that our dog friendly home doesn’t smell like dogs. They do all the cleaning including linen laundering prior to your arrival and after your departure. We want you to enjoy your vacation, not stress about preparing our house for the next renters. Our only issue was we would have loved more seating in the family room for our family of 5 in the evening. Comfortable, newly furnished townhome with picture-perfect views of the New York mountain range, Arrowhead Ski Area, Cordillera, and Vail's Game Creek Bowl. The property has everything you'll need to enjoy your home away from home in the beautiful Vail Valley. This is a great vacation property to visit for 5-minute access to Arrowhead, Bachelor Gulch and Beaver Creek. Vail is a quick 15 minute drive. Stretch out and enjoy generous townhome space for less than the cost of a cramped hotel room. Entering the home on the main level you'll find the large, open living room with gas fireplace, 50-inch flat screen TV, entertainment center with surround-sound stereo and DVD player, a 1/2 bathroom, fully stocked kitchen with counter area and bar stools, breakfast nook with table that seats four, and a private balcony with outdoor furniture and a gas grill providing expansive views of the mountains. The upper floor has a master bedroom with King size bed with memory-foam pad, master bathroom with shower, and second bedroom has a Queen size bed and full bathroom. Each bedroom has a TV. Perfect location for winter or summer. 6 minutes to Arrowhead, 10 minutes to Beaver Creek, 20 minutes to Vail and just a minute up the hill from the shops and restaurants of Edwards. Hiking paths can be accessed right across the street.

Kitchen and powder room were renovated at the end of 2024.
Paint, flooring, bathrooms, washer/dryer and furniture were all updated in the fall of 2021.

Each bedroom has a queen size bed and ensuite bath. For additional guests there is a queen pull out couch in the living room with a memory foam mattress. Open concept living area with dining room that seats six. One car attached garage.

The home has a membership at the Homestead Court Club and it will be made available for use on rentals 5 nights or longer - up to 2 weeks. The club has an indoor pool, hot tub, steam room and gym.

The drive to Vail was short - just under 20 min. Cheryl was quick to respond to any questions we had and our stay was everything we could've asked for and more!
