My place is good for couples, solo adventurers, and business travelers 21 and over. This is a private bedroom with attached private master bath (456 sq. ft. total space) and outside entrance (no entry through the main dwelling) has keyless code (self check-in) for access. We are located 9 minutes from the east entrance to Colorado National Monument, 1.5 hours from Moab, UT and Arches National Park, and 20 minutes from Fruita, CO (some of the best mountain biking in the country). Secure area for bikes. All that and we are still only 5-10 minutes from downtown, grocery stores, and restaurants. Very nice views from the property. Suite has a King bed with memory foam pad, love seat, table and 2 chairs, rocking chair. ice maker, coffee maker, microwave, iron, ironing board, and mini fridge. Master bath has a double sink vanity with walk-in shower. There is a deck off the suite with table, 4 chairs, and umbrella.

The Perch is located on our 100-acre private ranch, where guests have access to the trails across the main property, to the ponds, river and riverfront, and also the 1500 sq ft deck and screened gazebo down at the river (subject to availability) . The space is fresh and bright, providing a year-round, comfortable and relaxing environment. Stay, enjoy the company of friends and family, and unwind in a natural and tranquil setting. The Main Bedroom has a King that can be split into two Twin XLs and another door for direct access to the covered patio. The Bunk Room has two Bunks (Twin XLs, with reading lights and curtains for privacy) and includes a sofa and TV . The Bathroom has a walk-in shower, sink and WC. The open plan living area includes a full kitchen (with ice-maker fridge-freezer), comfortable lounge area and dining table for six. The Perch has a large covered patio, with a BBQ, dining table, and fantastic views of Mt. Garfield and out across the hay fields down to the river. The riverfront and deck are great areas to enjoy a BBQ or campfire, to play games and to generally enjoy the serenity of our stretch of the Colorado. For those interested in floating the river, we have excellent put-in/take-out access. Guests can also explore our 45-acre riparian habitat, which is a great place to see an array of wildlife. The cottage was built right after the Great Depression but before WWII-a unique architectural "moment in time" It's been lovingly restored but still has many original features like the 1941 Montgomery Wards Catalog kitchen cabinets.

You have full private access to the two bedroom space, yard and private fenced hot tub.

The I-70 interstate nearby will make you only 20 minutes from Palisade, known as Colorado wine country. Within an hour you can be at the amazing Powderhorn Ski Resort on the beautiful Grand Mesa. To the west is Fruita with its world class mountain biking. The Lakeside is the perfect home base for adventure or for a relaxing getaway. The open concept in the main living space is clean and inviting. Warm up in the winter time with a hot cup of tea by the cozy gas fireplace after a great day on the slopes. You can breathe in the fresh Colorado air from the small private balcony. Enjoy a glass of local wine while overlooking the lovely courtyard below and its peaceful waterfall.

The full kitchen has all the essentials to make you feel right at home. We tried to set it up with everything you may need There is a four piece dinette and 3 bar stools for the breakfast bar.
The spacious master bedroom has 1 king sized adjustable bed and a dresser. The second bedroom has 1 queen sized bed and a dresser. Both bedrooms have black out shades and are comfortably appointed.
The 5 piece bathroom has a separate toilet/shower room. The master bedroom is adjoining to the bathroom. Basic toiletries are provided for your comfort.
Next door, is the complex’s private wellness facility offering an indoor salt water pool, hot tub, sauna and a small fitness room. There are restrooms,changing rooms and showers available. Take a refreshing morning swim to get your day started right. The key fob will open the door. Please be aware that the pool is open from 6:00 am to 9:00 pm and is closed on Mondays for cleaning from 9:00 to 4:00. Access to the pool or other facilities are not guaranteed. No refunds will be issued if the facilities are unavailable during your stay.
Across the Lakeside Drive, is a lovely private walking path around the two small lakes. It is a wonderful place for a morning jog or relaxing evening walk to unwind.
Across the courtyard is coin-operated laundry facility for your use. It is open from 6:00 am to 10:00 pm. The key fob will give you access.

Please be aware that the condo is located on the third floor of the complex. There is no elevator and is not handicapped accessible.

The Lakeside is a perfect place to call home during your visit in Grand Junction and Mesa County, Colorado.

While the condo is on a well-traveled street not far from the new LDS temple, it is a quiet location. The king bed in the main bedroom was comfortable. The sitting area had a loveseat and recliner. The electric fireplace was nice to have. There are plenty of dishes, glasses, utensils, and cookware. We were pleased with our stay. The next time we are in Grand Junction we plan to stay again. "

I do have a true Service Dog- And we did have some miscommunications over the ‘private dog run’ area pictured - please just be aware that there is another dog with a dog door right on the other side of the fence. A lot of people with pets wouldn’t mind this, but it just didn’t work for my Service dog, and not being outside to play when the other dog was out which happened immediately- to have an interaction with a dog running free on a chain-link fence that was partly Covered in plastic, Which would work for a lot of pet owners, but just please be aware. The kitchen sink drain does need a snake or maybe some Drano?, and I do have to agree with the other reviewers. It was very cold in there. But I’m not sure what you expect for Colorado! There was a space heater in there that was pretty hot to touch, but did well in the bathroom and I was already prepared with my own as I had read the other reviews, And in the state bring blankets or heat no matter where you go! Again, nice place, the location was beautiful. The owner was extremely nice even though the dog situation didn’t work, Both extremely friendly.The property management company dealing with this place as well were nice as could be- And very responsive!Despite this specific place, not working for me because of the dog on the other side of the fence, it would probably work for a lot of people, overall it’s a great place with great management- I regret it didn’t work for us!"

The property is situated next door to a farm with horses, chickens and roosters, with great mesa and sunset views from the patio. It is also perfectly located 5 minutes from Colorado National Monument, 10 minutes from Grand Junction, about 45 minutes from Grand Mesa, and a bit over an hour from Arches National Park - all great day destinations. If that key is lost during your stay, a $75 non refundable fee will be charged. There is one parking space with unit #302 listed above it, there is additional parking to the West of the building for any other vehicle, there is a limit of 2 vehicles per unit on property.

Apartment features two bedrooms with full bath on large lot. Bedrooms have individual heating/cooling units. Living room has comfortable seating and a big screen TV. The kitchenette has everything needed for preparing meals including a microwave and toaster oven. Outdoor grill is conveniently located just off the patio. Additional seating with patio table and chairs offer an outdoor room in pleasant weather. Huge backyard for play.

Guests have full access to the apartment, patio, and backyard. You're encouraged to take advantage of the large backyard and outdoor spaces.

This home is a classic mid-century modern built in 1958. Updates have been made to make it more comfortable including individual heating/cooling units in each bedroom. The classic character of the architecture has been maintained.

The hallway branches off to a kitchen/dining nook and mudroom to the backyard and carport.

The Front porch is for you to enjoy and view Main St. The seating area is directly in front of the living room through the French doors.
Note - the front porch is also ingress and egress for a studio apartment next door.
Designated carport space is in the back and accessed from the alley. From there you have a private entrance to the apt through the mudroom.

The cottage was built right after The Depression but before WWII-a unique architectural "moment in time" It's been lovingly restored and still has many original features like the 1941 Montgomery Wards Catalog kitchen cabinets.
