Just a note on the current Covid 19 situation; We *Sanitize* our vacation rentals according to the CDC guidelines with safe practices like: Masks, Gloves, Bleach, washing on Hot, and a whole lot of obsessive cleaning! Our places are very safe to stay and enjoy without worry. Durango is currently partially open with masks required in all public spaces. Restaurants are open with social distancing in place.

Walk to breakfast at College Drive Cafe (the best breakfast in town) or Durango Joes coffee house, both located within a block of our guest house. Home Slice Pizza, Raider Ridge Cafe, CJ's Diner and 8th Ave Tavern are all within a block or two.

This is a green built studio with a Solar electric power system. Feel good about staying here and reducing your carbon footprint while relaxing.

This historic stone building was the Salvation Army building that was built in 1911. It is above my law office and was our New York style penthouse living quarters when a complete rebuild was done in 2009. It overlooks Main Avenue right next to Olde Tymers Cafe, and is two doors south from Carvers in Downtown Durango. It is a five star accommodation with an enclosed and heated garage for parking. In my opinion it is the most beautiful penthouse apartment in downtown Durango. The VRBO tenants confirm this description. It has first class amenities including high-end kitchen appliances, beautiful furnishings, Master bath with free standing soaker tub, steam shower, courtyard, and a balcony. It has double paned windows which allows for great insulation and low noise. My wife and I only want to rent to 2 adults, We want to keep the unit in beautiful condition, we only allow 2 persons to sleep in the unit. No large or loud parties. Although there is a small second bedroom, it is not okay for others to sleep there. If not approved by owners, a penalty fee will be added to your stay. The location is amazing, walk out your front door to great restaurants, bars and other amenities. It will not disappoint you. We rarely allow adult children to stay, and have recently made the decision to not allow young children. The place is perfect for two adults,,,,and the cleaning is so much more difficult when kids stay, as well as their impact on the space. This penthouse and its garage has another VRBO (212471) for additional accommodations for your additional guests (1BR luxury apartment above the garage) which can also be rented along with this unit.

This one-bedroom luxury apartment was built in 2004 and is above a garage which is adjacent to a 1911 historic building on Main Street in the central downtown of Durango, Colorado. The apartment was completely remodeled in the Summer of 2017. The apartment is beautifully furnished and has a 32 inch Sony flat screen with all channels of satellite on DirecTV streaming with apple tv. The linens are exquisite, as are all the other amenities. Although, there are stairs up to the apartment, it is a romantic and secluded space which travelers will return to year after year. I am sorry but we don't rent with small children, and rarely (if approved first) to adult children, because of their impact on the space and the significant deep cleaning which results from their impact.

Durango is one of the greatest towns in America, and it has numerous recreational activity and wonderful people. The restaurants and downtown activity are just outside your door. The apartment is located in the downtown district. There is a parking space off of Main Street for your exclusive use only one-half block from your VRBO and directly across from Carvers Brewing and restaurant in a well lit parking lot. Everyone that has stayed here, has stated they would return. It is a jewel and is one of the nicest places downtown, especially considering all the amenities.

- "We really enjoyed our stay here. My husband, 4-year-old, 1-year-old, and myself stayed for several nights while we were in Durango for a car club rally. The convenience of being in historic downtown was so nice. The property is nice, and the amenities were perfect for us. The refrigerator was huge; bring reusable ice packs if you are cooler or ice people. The only piece that we found to be a challenge was parking on the street versus on the property. This was a consideration for us ONLY because of the amount of gear our small children require us to lug back and forth each day. Without their things, this would be a non-issue. Otherwise, this property was lovely for our family. We even got to meet June, the lovely and gentle French Bulldog resident who made our kiddos squeal with delight each time she would visit. Our ranch is located in the Animas Valley approx. twelve miles south of Durango. It has great views of the river valley from the apartment deck. Enjoy the peace and quiet from this wonderful apartment. Fishing and road biking can be done right out the front door, or just relax on the deck and take it all in!
Prepare gourmet meals in a fully stocked kitchen with stainless steel appliances and granite countertops. The kitchen, dining room and living room are all part of one "Great room" so it's perfect for entertaining and dinner parties.

Our studio apartment is just a 5 minute walk to historic downtown Durango and all of the downtown restaurants, shops and entertainment including the famous Durango & Silverton Narrow Gauge Railroad and Museum. The apartment is also less then a 10 minute walk to Santa Rita Park and the Animas River (with great fishing and a 5 mile trail along the river).

**ONE DOG up to 50 pounds is allowed - WITH pet fee added to your reservation. We love dogs, and Durango is super dog friendly with countless activities here. But for this unit, ONLY 1 DOG is allowed **with pet fee.** {If you have a dog, be sure you add the pet fee to your booking.} Dog must not be left home alone or bark a lot, as there is a rental house above this unit. **If more pets are brought in, it will result in a $300 fine. Pet owners are responsible for cleaning up all pet waste and for any damages caused by pet.

STUDIO 203 is close to ALL the hiking, biking, water fun, and more! The Studio has a Queen size bed. Full bathroom has everything you need (shampoo, conditioner, body wash, soap, lotion, linens, hair dryer, etc.). Please note - due to the small space, the shower is quite small but definitely does its job. The Studio also has a kitchenette with a 4-burner cooktop, microwave, mini-fridge, eating ware and utensils, pots/pans, paper towels, napkins, a coffee maker, coffee, and more. Everything you need for a comfortable stay!

PLEASE NOTE: When the upper house is rented out during your stay, there will be some noise due to people walking on the deck above, etc. This space has more of an apartment feel, so if you are looking for complete silence, this may not be the place for you. From your parking spot, there IS AN UPHILL walk (20 seconds or so) to The Studio door, so keep that in mind if mobility is an issue.

**Like most homes in Durango, this home does NOT have Air Conditioning. Keeping sun OUT during the day by keeping blinds down, windows open at night in the summer with a fan blowing cool air in is how we coordinate that here in CO. It will be a bit warm in the summer but not unbearable.

This apartment has been a labor of love for my wife and I and serves as our own weekend getaway from our life in Tucson. It is lovingly appointed with favorite artwork and furnishings from the Southwest, giving it a personal touch. The views from the balcony of Animas City Mountain are classic Durango.

Guests have full access to the apartment and condo facilities including remodeled gym and beautifully landscaped outdoor space with views of the San Juan Mountains. The outdoor space is equipped with a gazebo, bike racks and picnic tables with grills.

Durango is an exciting town with more restaurants per capita than San Francisco, multiple breweries, great night life and world class outdoor recreation. The proximity to Fort Lewis College gives the town a great flare and diversity not found in other mountain towns.

There is WiFi, cable tv and dvd player. You can feel free setting up apple tv under your account to rent movies, Netflix and amazon prime.

The trolley stop is immediately out front of the building and operates until 10pm daily in the summer and until 7p Mon-Sat in the winter.

There is a heater in the garage that heats the garage space during the winter and it can be heard when it's on upstairs. The washer is a washer/dryer combo unit and can be loud when running a wash/spin cycle. We recommend running the load while out and it takes about 3 hours to complete a cycle.

Nice views from the east facing living room and west facing bedroom.There is a separate entrance in the private secluded and fenced side yard for the renter's use. Turtle Lake bouldering area is a short walk away. Deer, variety of birds, and other wildlife frequent the area.

Four-wheel drive, chains, or snow tires are necessary to get to the house during the winter.

Also, you will be located about 10 minutes drive from the Colorado Trail, a famous and recommended trail.

You'll have access to parking, your own private entrance to the apartment which is down a small set of stairs, into your own bedroom, living room, bathroom, and kitchen. The apartment has a comfortable queen sized bed, and pullout couch that could comfortably fit 2 small children or 1 adult.

DISCLAIMER:
This rental is a basement apartment in a residential home. Although we have taken the necessary precautions (including sound-proof insulation and drywall) and try to be as respectful of our guests as possible, it is possible to hear footsteps, kid bumps, the washer and dryer, etc upstairs. STUDIO 203 is a cozy getaway that is stocked with everything you need for a comfortable stay. The Studio includes:
Queen size bed.
Full bathroom with shampoo, conditioner, body wash, soap, lotion, linens, hair dryer, etc.). Please note - due to the small space, the shower is quite small but definitely does its job. The Studio also has a kitchenette with a 4-burner cooktop, microwave, mini-fridge (no freezer), eating ware and utensils, pots/pans, paper towels, napkins, a coffee maker, coffee, and more.

IMPORTANT INFO ABOUT OUR UNIQUE PROPERTY:

When the upper house is rented out during your stay, there will be some noise due to people walking on the deck above, etc. This space has more of an apartment feel, so if you are looking for complete silence, this may not be the place for you.

From your parking spot, there IS AN UPHILL walk (40 yards or so) to the Studio 203 door, so keep that in mind if mobility is an issue.

**PET: ONE dog up to 50lbs is allowed with pet deposit. No more than that. ($300 fee for sneaking in multiple dogs, so just don't do it.) :) Dog must not be left alone or bark much. Pet owners are responsible for cleaning up all pet waste.

**NO SMOKING of any kind is allowed.** Thank you for your understanding of our private residence and also the extremely dry conditions causing the absolute danger and destruction from even one spark.

**NOISE: Please keep noise to a minimum if/when on your porch chairs, as we are a private residence.

**Like most homes in Durango, this home does NOT have Air Conditioning. Keeping sun out during the day by keeping blinds down, windows open at night in the summer with a fan blowing cool air in is how we coordinate that here in CO. It will be a bit warm in the summer but not unbearable.

We recently installed a portable AC unit in the living area window to provide extra cooling on hot days, and we have a fan available for your use.

If you are joining us with a pet (one pet max), please only bring them if they are okay being around other dogs and small children (we have a 4 year old wirehaired pointer, and our 2 year old son). They need to be included on the reservation, and leashed at all times unless they're in the fenced in dog area. Please clean up any dog poop using a bag and put it immediately in the outdoor trash can in the driveway.

Keep all dog food secured inside the unit, feeding your pet outside may attract insects/other animals.

Be aware that there can be wildlife on the property (such as deer, fox, turkey), and that sometimes the neighborhood dogs may come say hi as well!

The Durango Mountain Park bike trails form a perfect horseshoe loop directly off the front porch. Medical professionals will especially love the location as it is a 1 minute walk to the Animas Surgical Hospital complex and a five min drive to Mercy Medical Center.

The bunglow is a lovingly restored historic apartment building located on a tree lined avenue - easy to reach all outdoor activities and downtown restaurants, but on a quiet block with lots of privacy. The Midtown Abbey is a 9 unit complex that was built in 1928 and once served as living quarters for the staff of St. Columba Catholic Church which is across the street. It boasts numerous architectural period details - plaster walls with arched doorways, territorial style architecture, clawfoot tub, vintage bookcases and lighting and a pretty courtyard with lawn, accessed from the back porch. The park across the street is perfect for kids, pets and picnics. The yard behind the apartment has a shared deck for guests. The bungalow is accessed with three steps up, but otherwise is all one level. Nice to sit out front and enjoy a cup of coffee or glass of wine while taking in the sun in the front fenced and gated yard. There is a small screened in sun porch which is a great place for bikes, gear and dogs.

Our 1 bedroom (loft) and 1.5 bathroom condo is all about it's location near the heart of Durango's historic tourist district. The condo is just 5 blocks (less then a 10 minute walk) from Historic Main Street and a seemingly endless supply of restaurants, shops and galleries.

There is one covered parking spot under the building and the condo features a washer/dryer and small balcony. Its located right across the street from Durango Joes coffee shop as well as Durango Natural Foods Coop.

This home is pet friendly! We allow a maximum of 2 dogs max and the pet fee is $40/day (for a max $250 per stay).
