This cozy townhouse retreat, conveniently located in town and near the river, is the perfect spot for your vacation. Our one Studio unit that does not have a full kitchen has views of the Mountain and the River. Queen size bed (twin can be added in for additional sleeping space) is in beautiful pine tongue and groove paneling with tiled floors and beams on the ceiling to give it a warm and cozy feel. This second floor room is equipped with a flat screen TV, coffee maker, microwave and mini refrigerator. We are within walking distance to The Lift House, ski lifts, restaurants, shopping, fishing, and more. We charge a little less than our other units during the busy time of the summer because this part of town can be noisy during the day and evening. (Restaurants, ATV''s, GoCarts, A lot of people and foot traffic from the River and Ski Area)

Riverbend 8E is a recently updated corner studio unit on the river with easy parking right at your door. This unit is ideal for two adults with a queen size bed but can sleep up to four with a full size sofa sleeper as well.

Your kitchenette is equipped with a microwave oven, convection oven, hot plate, coffee pot and toaster, along with a complete set of dishes and silverware for four.

Warm up by the gas burning fireplace year round and the satellite Tv with DvD player. This property does have a hot tub (deposit required), and Wifi. The hot tub is shared with guests at Riverbend 8A.

All towels and linens are provided and towels can be exchanged every other day at our office for fresh ones. This unit has a walk in shower in the bathroom. No washer/dryer.

The property is located on the western side of town and is just 5-6 blocks from the Ski area. This property will accept one dog under 100 lbs with a $125 non-refundable pet fee.

This is one of our 8 beautiful kitchenettesuites that sleep up to 6 people. Room 11 is one of our 2 first floor kitchenettes that face the west side of the property. Room 11 offers a cozy living area with a sleeper sofaand coffee table. There is a shelf unit with bins for storage that also holds the43" smart TV. The bathroom is roomy with a full tub with a removable shower sprayer. The kitchenette is fully equipped with everything you need to prepare and enjoy a home cooked meal. There is also a coffee maker complete with coffee pods, sweetener, and creamer. The suite also includes a full size refrigerator, 2 burner cook top, microwave, and toaster.

Two bedrooms are located on the 2nd floor. The master bedroom has a king size bed with a wonderful view of the mountains from a private balcony. Bedroom #2 has a queen bed and two oversized twin bunk beds. There is a full bathroom (tub/shower) in the hallway, a shower downstairs and a queen sleeper sofa in the living room. There is a total of 1036 square feet in the property.

Grandview #9 Townhouse now has a/c! Not that it's always needed but if you're visiting during a warm spell, you'll be perfectly comfortable during your stay!

This is one of our 4 cozy queen single rooms. Room 2 is upstairs on the front side of the property that faces Main Street. Along with a comfortable queen bed, room 2 has a cozy futon that can sleep one child or adult (about 5'8" or smaller),coffee table, and plush side chair. There is a large dresser with plenty of room for clothing that also holds the 43" smart TV. Room 2 boasts our largest bathroom of the 4 queen single rooms. The room is also equipped with a microwave, mini fridge, coffee maker w/ coffee pods, creamer, and sweetener.
PLEASE NOTE! We do not have an office and may or may not be onsite during your stay. The amount of toiletries/coffee etc. we provide will correlate to the number of nights booked. We do not offer replenishment services as we run our lodge like an Airbnb. If you are concerned that what will be provided will fall short of your needs, please plan to bring back up supplies. We WILL provide towel replenishment for stays longer than 2 nights.

The front door opens to an open floor plan of the main living area, dining room, and fully equipped kitchen. There is a ½ bathroom also on the first floor.

Reservation Requirements: 



  • Guests making reservations must be at least 21 years of age, must be able to show proof of age at any time during stay, and agree to the Terms and Conditions of Pioneer Lodge Vacation Rental Agreement.

• Pioneer Lodge reserves the right to refuse service to any person or party.





Forms of Payment: 



• Visa, Master Card, Discover, or American Express.

• A valid credit card must be provided at the time of reservation to hold for any damages beyond what our damage protection insurance covers (please see Damage Protection Insurance paragraph for more information) or for missing property that may occur during your stay. Each property is inspected prior to arrival and once again after your departure.





Confirmation: 



• You will receive your reservation confirmation via email. Should you prefer another method, please let us know. We know that mistakes can happen, so please be sure that you verify the accuracy of the reservation when you receive your confirmation. Any errors must be directed to Pioneer Lodge within 7 days of stay. After such time, the reservation information will be considered correct and no changes will be made. Any changes to your reservation after 7 days prior to check-in are made at Pioneer Lodge’s discretion.





Day of Arrival: 



• Check-in is 3PM or later the first day of occupancy.
We do not offer early check ins.


• Unique door codes are made available for each guest's stay. These will be emailed to you prior to check-in and will only function between 3pm day of check-in and 10am day of check-out.






Day of Departure: 



• Check-out time is on or before 10:00 am on the final day of occupancy.

• It is your responsibility to clean the dishes prior to departure. Failure to do so will result in an additional $25 cleaning fee.

• *Please be aware that there are no refunds for early departures.  



 

Late Check Out: 



• Please know that it is our desire to try and accommodate your needs when possible.  If you need to have a late checkout, please schedule with our Guest Relations Department. There will be a late checkout fee of 1/2 nights rent added to your reservation.







Cancellation Policy:



• We offer a full refund up to 7 days prior to arrival, less credit card processing fees. No refunds within 7 days prior to arrival.

• Cancellations must be confirmed in writing or automated cancellation through the appropriate booking portal (WWWREDRIVERPIONEERCOM, Airbnb, VRBO, BOOKINGCOM ).

*There are no refunds for early departures.





Damage Waiver: 



• As part of the rental agreement, you will find a Damage Waiver fee listed in your booking charges. This fee is taken in lieu of a larger refundable security deposit and is non-refundable. This fee offers you, our guest, as well as the owner of the property protection against accidental damages, up to $500. Please note, a refundable cash security deposit cannot be accepted in lieu of this fee, as this protection plan is designed to simplify the claim process.

• The Damage Waiver Fee is designed to cover unintentional damages to the rental unit interior that occur during your stay.  The policy will pay a maximum benefit of $500.  Any damages that exceed $500 will be charged to the guest directly. If, during the stay at this property the lessee or those sharing the Accommodation with lessee cause any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Damage Waiver Fee Plan will reimburse Pioneer Lodge for the cost of repair or replacement of such property up to a maximum benefit of $500. To ensure that you are not charged for any damages, you are responsible for reporting any accidental damages to Pioneer Lodge in a timely manner. 

• All renters are responsible for any damages or theft at the properties.  Additional charges may apply for items such as abuse, damage above normal wear & tear, pet damage, theft, and additional cleaning costs when necessary.





Cleaning Fee: 



• Our cleaning staff are independent contractors that work for Pioneer Lodge. A cleaning fee will be added to all reservations, the fee varies depending on the size of the property.  This is applied for cleaning and laundry services upon departure. 

• It is your responsibility to clean the dishes prior to departure. Failure to do so will result in an additional $25 cleaning fee.

• Please leave the property in a neat and orderly condition and all trash is to be taken out. 

• Contracted cleaning companies may charge us an extra fee up to $100 if these things are left for them to do upon departure and we will pass this fee back to our guests on the credit card on file.





Pet Policy:  



• Most of our units are pet-friendly homes. All pets must be authorized prior to bringing them.   

• Guests bringing pets to a pet-friendly property must declare all pets that will be in the unit.

• There is a $100/ per dog nonrefundable pet fee per pet with a 2-pet limit for some units.

• Pets must be well behaved and kenneled while guests are out of the unit. Excessive barking cannot be tolerated for the comfort of our other guests. If the pet becomes a nuisance for other guests you will be required to separately board the pet or be vacated.

• Please clean up the yard after your pet so it makes the next stay more pleasant. If we have to clean up after your pet, then there will be a $100 fee charged to the card on file.





Pond Policy: 



• The pond is available for the enjoyment of all of our guests.

• Guests must recognize the pond and pond equipment as a potential hazard, especially for small children. The pond may be up to 15’ deep in portions. Parental supervision is required at all times.

• Pioneer Lodge is not responsible for damage or injury as a result of the Pond or its features.

• Swimming and ice skating are strictly prohibited. There is no lifeguard or pond supervisor on duty.

• Fishing is reserved for guests only but is permitted without a license. Fishing is predominantly catching and release, but up to 2 fish may be kept per stay



Hot tub Policy:



• Food or drink is not permitted in the tub.

• Absolutely no glass allowed in the tub.

• Children under the age of 14 years are not recommended to enter the hot tub. If children are allowed in hot tub, they must be monitored by an adult at all times. “Horseplay” is not permitted in the tub as it may cause water to splash out of the tub and cause costly damage.

• Bathing suits are required at all times.

• The HOT TUB premises may contain security cameras that are NOT supervised.

• In consideration for the utilization of the HOT TUB provided by Pioneer Lodge, the HOT TUB user agrees to the following conditions.





1. To the best of my knowledge, I am physically sound for the usage of a hot-tub. 

2. I understand and agree that I am responsible for learning how to use the equipment properly and safely. 

3. The HOT TUB is available for all guests and is a communal feature. Pioneer Lodge is not responsible for unforeseen damages and conditions of the spa left by other guests. Please report any concerns immediately to Pioneer lodge so that we can correct the situation.

4. I understand that Pioneer Lodge reserves the right to change or cancel the continued availability of HOT TUB without prior notice to me for issues related to care, maintenance, and/or safety. 

5. Pioneer Lodge is not liable for any loss or damage to my property arising out of my usage of the HOT TUB. 

6. I agree to refrain from using equipment that I determine to be defective or in need of maintenance or repair. Should any equipment be in a state of disrepair, I will alert maintenance in lieu of using said equipment. This includes a change in the color of water i.e. cloudiness, brown, or green. 

7. I understand that a risk of injury and/or illness is present when engaging in or utilizing HOT TUBS and I assume all responsibilities and risk of use of the HOT TUB.



Smoking Policy: 



 No Smoking is allowed in any of our properties at any time.

• Smoking is permitted outside and away from the home. Please dispose of cigarette butts in the proper location.

• Should there be any smoking detected in the cabin, there will be a $500.00 fine charged to the credit card on file.





Occupancy:



• Our homes are set with the occupancy that we deem suitable for this home. Occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children.

• We do not permit the use of air mattresses, cots, or other temporary sleeping arrangements in the units.

• Bringing more than the occupancy allows will result in possible removal from the property with forfeiture of all monies paid.





Firewood: 



• As a courtesy to our guests a ration of firewood has been provided at the home upon check-in, additional wood may be purchased through our office at Steam Coffee Co. if you should run out.





Specials: 



• Specials and discounts are offered only on our website, wwwredriverpioneercom. Specials are subject to change without notice.

• You must mention the special at the time of booking for it to be valid. We will not be able to add discounts or special offers after the transaction has taken place.





Conduct: 



• All Guests are responsible for the home/unit that they are occupying. We ask that you treat each property, its furnishings, and its exterior surroundings with respect.

• House parties are not allowed and will not be tolerated.

• No firearms or fireworks will be discharged on any property.

• Respect for surrounding neighbors' privacy by not trespassing on their property unless specifically invited, as well as keeping music, voices, and any said noises to a reasonable level as not to disturb anyone.  





RV's: 



• In accordance with the ordinances of the town of Red River, no RV parking is allowed on any of our properties.  There are several RV parks for your convenience.  If any RV parking is found at any of our homes, you will be asked to remove the RV immediately.  Please help us comply with the town of Red River by parking any RV’s at the proper locations. 





Right of Entry: 



• It is not our desire to disturb guests during their stay; however, understand situations occur that may require entry to the property. Therefore; guests acknowledge, understand, and agree that Pioneer Lodge reserves the right to enter the property at any time to investigate disturbances, check occupancy, check damages, make repairs, alterations and improvements, as we deem necessary.  







Terminations and substitutions: 



• Pioneer Lodge strives to provide you the home of your choice.  However, there are times that unforeseeable events may arise that cause changes to be made that are out of our control.  This may include mechanical failures, damages or frozen water lines to mention a few. 

• If a situation occurs that makes the home uninhabitable Pioneer Lodge reserves the right to move a guest to an unoccupied property. This does not result in a credit or a refund. We will make every attempt to provide property comparable to what you originally rented.





Repairs and Service Calls: 



• Pioneer Lodge cannot guarantee against mechanical failure of heating, Hot Tubs, TV's, Satellite Receivers, WiFi modems or other appliances.  Please report any equipment that is not operating properly. Pioneer Lodge will make every effort to resolve the problem as quickly as possible. 

• All maintenance repairs must be reported to Pioneer lodge between 9 AM and 5 PM. If there is an emergent issue, call immediately. Guest(s) understand and agree that Pioneer Lodge or its repair people might need access to the cabin for the purpose of making the repair.





Left Items:  



• Pioneer Lodge is not responsible for any items left in the home after your departure.  Please notify us of your left item and we will make every attempt to locate it and return it to you.  All unclaimed items will be donated to our local charities.
