- "I would definitely stay again. Spa was great. Staff and Service were fantastic. Unfortunately, there is no food in the facility and our rooms was very dirty. Coffee cups put away with stains, lipstick on glasses, tables were filthy and sticky under books and magazines, several of the towels were dirty, hair all over both bathroom floors, burnt out light bulbs and NO AC. It was very uncomfortable and hot. If they had a better cleaning crew I would have rated it perfect."

Situated in the quiet West side of town, this private ground floor end unit has free 1st come/1st serve parking on-site (I have never had a guest tell me that parking was a problem) and is only a 2 minute walk to chairlift 7. Telluride's historic Main Street business core is a 3 block walk or ride the free town bus which runs every 10 minutes. (Telluride business license #017564) Pets are not allowed. Under Airbnb guidelines the no pet policy includes registered emotional support animals.

We are excited to share our mountain studio with you!! There are many adventures awaiting you in this beautiful area!

Please be mindful that this property is in a residential area and we respect our neighbor’s, so please observe quiet hours of 9:30 pm to 8:30 am. If there is a noise issue neighbors may call the Ridgway Marshall. Guests will be responsible for any fines levied by local authorities for noise violations.

Also be aware when driving in the Town of Ridgway, speed limits are intentionally 15 mph unless otherwise posted. Slow down and enjoy this amazing mountain community!

Rental Rules: Guest agrees to abide by the Rental Rules as listed below at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.

1. Occupancy is limited to 2 Guests.
2. This property is not allowed to be used as a party house or for events. The expectation is that noise inside the house should not be heard by neighbors.
3. NO TRAILERS OF ANY KIND ARE ALLOWED TO BE PARKED IN THE DRIVEWAY OR ON THE STREET IN THE NEIGHBORHOOD. The property is located within a neighborhood with an HOA that has parking restrictions that can result in fines and or tickets from Ridgway Town Marshall. Additional public parking may be available very near the rental. Parking is available for 1 vehicle(s) to be parked on the north side of driveway only, an additional vehicle may be parked on the street.

a. No parking is allowed for the following; Off Highway Vehicles (OHVs) , house trailers, camping trailers, boat trailers, hauling trailers, motorhome running gear, boats or accessories thereto, provided,
b. Recreational vehicles may be parked temporarily within Units or upon streets for purposes of loading and unloading only.
4. After final payment, the guest shall be provided with a door access code at least one day before rental. Guests will allow Homeowner /Agent access, in a reasonable manner, to the property for purposes of repair and inspection if needed.
5. Trash and recycling receptacles are provided. Please be aware that trash and recycling attract bears that are present in the Ridgway area. Bear proof trash receptacle is located near the stairs.
6. Skis, snowboards, bicycles, and other equipment are not allowed to be stored inside the studio. If there are any marks on walls from equipment there will be a damage charge.
7. Smoking is NOT allowed. This includes marijuana and e-cigarettes/vape products.
8. People other than those in the Guest party may not stay overnight in the property. Any other person allowed in the property during the rental period is the sole responsibility of the Guest.
9. This property and the homes in the neighborhood are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The owners are not responsible for the loss of personal belongings or valuables of the guest. In making this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
10. Keep the property and all furnishings in good order. Do not take any indoor furnishings outside.
11. Only use appliances for their intended uses. A fire extinguisher is located under the kitchen sink.
12. Please lock the Studio when leaving, the guest is responsible for any missing items during their rental period. An inventory will be taken after check out. Please report any damaged or destroyed household items.
13. Pets are NOT allowed.
14. There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels, if you plan to visit local hot springs). We do not permit towels or linens to be taken from the unit.
15. Ridgway is in a fairly arid part of Colorado and we try to be mindful of water use. The municipal sewer system is very effective; however, it will clog if improper material is flushed. Please do not put food or grease down the kitchen sink. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the sewer system, you could be charged damages to resolve any issues caused.
16. No refunds will be given due to accessibility due storms. Mountain roads in the surrounding area can be curvy and steep. We do not refund due to road/transportation conditions.

CHECK IN
CHECK IN 4 PM– CHECK OUT 10AM PROCEDURES
1. Check in is at 4pm.
2. Electronic door code will be provided two days prior to check in and after final rental payment is received.

CHECK OUT
1. Check out is at 10 am - Late check out is not allowed
2. Please put all the dishes in the dishwasher and run.
3. Please place trash in the appropriate bin next to the garage. The trash receptacle
next to the garage is bear proof. Recycling bin is located in the kitchen. Cleaning
staff will remove recyclables.
4. Please make sure all appliances are turned off.
5. Please turn off all lights.
6. Close and lock all windows.
7. Please lock the door. Lock deadbolt by entering code and pressing the lock
button.
8. Any personal property items not claimed within 48 hours will be disposed of or
donated. If items are left behind and shipping is requested, the traveler is responsible for shipping cost and labor charges ($35/hour) for packaging and taking to shipping location.
9. Unwanted food and beverages may be left in the house. Any food or beverages left behind will be immediately disposed of or donated.

We offer a remarkably diversified ecosystem at an elevation of 8,900’, and are located a convenient 25 minutes outside of the small historic mining town of Telluride, known for its world class skiing and well-known festivals.

The space
Our Mountain View Apartment is a cozy space, separately accessed from the main home. The apartment sits above the garage and is fully equipped with a bathroom, kitchenette, queen bed, desk, and a pull out sofa. Enjoy gorgeous mountain views from bed!

Our home was mindfully constructed with sustainability woven into every material used. It is powered by nearly 100 solar panels, and has a gravity-fed water system from a nearby spring.

There are over 1.5 miles of walking trails on our property and a beautiful county access road that is safe and accessible for walking, running, and biking. During the winter, one can go alpine skiing and snow shoeing right out the front door!
There’s no shortage of things to do in the area, and if you want some down time, our space is the perfect place to unwind!

This light and bright top-floor, loft-style condo features high ceilings and big windows with unobstructed mountain views. On the sunny side of town, just blocks from Chair 7, Main Street, restaurants, and shops, everything is walkable. A free parking space is provided. There is one queen-size memory foam bed upstairs and a queen-size memory foam pull-out sofa downstairs. The condo is equipped with wifi, Apple TV, a Keurig 2.0 coffeemaker, Nest thermostat, and more. Enjoy the privacy, views, hot tub, and proximity to everything in Telluride.

Accommodations in Telluride cancellation policy:

The first payment of 33% is due the day of booking, and the second payment will be taken 30 days before your arrival. Cancellations after the first payment is received may forfeit the entire deposit unless the property is rebooked for part or all of your dates booked. If the property is rebooked, the first payment will be returned in part or whole (depending on the amount of rebooked dates), less the cancellation fee. The cancellation fee is 10% of the total amount paid. Cancellations received within 30 days of arrival or after full payment has been received are non-refundable unless the property is rebooked, in which case all or a partial amount paid will be returned, less the cancellation fee. Trip cancellation insurance is an inexpensive way to protect your vacation investment. Call your agent or ask us for our Red Sky Travel Insurance plan.
