CHARMING TWO BEDROOM ON THE ROARING FORK RIVER:

This home is surrounded by country and open views though not located far, just over a bridge, from the Intersection of HWY 82. The living room hosts a wonderful library of books, wood burning fireplace, 40" flat screen TV, and views. The TV, cable including premium channels, and I-net were upgraded in October 2020. The kitchen is fully stocked with an abundance of appliances, dishware and cook & bake ware including but not limited to microwave, toaster, single drink blender, drip & Keurig coffee pots, and crock pot. Separating the kitchen from the deck is a small dining room that seats up to 6. The deck over looks the river, has a café table and chairs set, umbrella, and propane grill. Master features King bed, Jacuzzi tub, flat screen TV, views, and sounds of the river. Guest bedroom features a double bed, a single bed, and 40" TV. Home sleeps 5. A pak'n'play, and baby gates are stored in the guest bedroom. The bathroom has a walk-in shower; the hall has mirrored and lighted vanity with a second sink and a laundry closet with washer and dryer. The home has hair dryer, iron & ironing board, vacuum, fans, humidifiers and supplies.

This two bedroom is the top floor of a tri-plex that has 2 great and helpful long-term renters in the units below. There is a community viewing area at the edge of the river. Above is a picnic area with charcoal BBQ, garden swing, and table & chairs. From the property one can fish or walk to other nearby fishing spots, access a put-in, or continue and follow the River Walk Trail to Basalt. Often numerous and colorful rafters and kayakers negotiate the river. The riders & guides know a section of the river, just beyond the home, as “Toothache”. Above the home is the Rio Grande Trail used by spurts of bike riders.

A gentle path at the far end of the Commons hooks up with the River Walk Trail to Basalt along the shore of the Roaring Fork River. There is a beach and put-in before the River Walk Trail leads west. Check out trails down the road. From the front door, go left up the road to the sign: Aspen Glen Open Space. Take a left off road, then another left into a little parking area by river. There are trails and one leads to an island in the river. There are many other places to access the river from the property or nearby for fishing. A book on fishing the Frying Pan and articles on fishing are provided. Hiking trail books are also available.

IMPORTANT NOTATION: The home was built circa late 50's. The complete renovation of the vacation rental was finished in 1988. Since then, there have been many upgrades especially to TVs, I-net, plumbing fixtures, amenities, furnishings, and bedding. It is an older property having the ambiance of a paneled drawing room and does not offer the minimalistic furnishing or ambience that has been trending in recent years - - though some current (2023) divestment and newer purchases are modernizing the look and utility. New pictures will be posted as more and more is modernized and the atmosphere takes on a new character. There are typically inherent flaws with older homes regardless that repair and maintenance is routinely done and upgrades are an on-going process. If you are expressly looking for a rental that is new and trending the minimalistic style, please find exactly what you want. It is my hope that all guests and vacationers have a great stay in our wonderful, enchanting valley and enjoy serenity as well as the outstanding adventures each season offers.

The Aspen/Snowmass area is 14 miles east and Old Town Basalt/Willits are 4 miles west from the intersection of HWY 82. Carbondale is about 12 miles west and Glenwood Springs another 20 miles. There is year round shopping, dining, recreation, historical sites, tours, and events in Aspen, Snowmass Village, Old Town Basalt, Willits, Carbondale, and Glenwood Springs. An expansive City Market and the new Whole Foods are at Willits. The RFTA buses stop at the HWY 82 intersection and travel both east and west.

Crossing the intersection of HWY 82 and continuing on Snowmass Creek Rd, takes one through Old Snowmass, up to Shield O Mesa, and to back roads to Snowmass Village. From the home and continuing East on Lower River Rd Woody Creek and the Woody Creek Tavern are 6 miles away.

The distance between Denver & Aspen is 198 miles. The estimated drive time is 3.5 hours. Please see driving instructions.

I appreciated the k-cup coffee very much and the balloon puzzle that we put together since the weather was not has warm and dry as we hoped for this time of the year. We drove to Aspen for the afternoon, easy drive. You do have to climb three flights of stairs to get to the unit as noted. It was so nice to have Snowmass mall with shops and restaurants less then five minute walk from the unit. Parking is indeed across the street but there is a loading zone right below the unit for easy unloading and reloading your car. Pro tip: if you plan to cook and have leftovers bring some foil, plastic wrap, or baggies. :-)"

Parking is available across the road for a daily fee in the winter ski season (Thanksgiving - Snowmass Mountain Closing Day) and it is currently free during summer. Ski in ski out condo in Snowmass Village. Located in the upper village just right above the Snowmass Village Mall, the Aspenwood is less than 100 yards away and the Snowmass Ski Resort. Experience the ease of walking out of your front door and onto the world-renowned skiing resort. Guests can explore everything Snowmass has to offer right out of their front door and then relax in one of the outdoor hot tubs, heated pool or sauna. Parking is free in the summer and $17.50/day in the winter.

The unit is 520 sqft with a full kitchen, one bedroom, washer/dryer in unit, full bath, fireplace, and an awesome hot tub, pool and gym. It is comfortable and quaint and has everything you need! The bedroom is small but has enough room to walk around the queen bed. The bedroom walls are a foot shy of the ceiling for airflow and heat exchange.

You will be giving a code for the key lock box. There is 15 minute parking right in front of the front desk for you to unload. Overnight parking is across the street and is $17.50/day in the winter and free in the summer. I will help you purchase the parking pass if you have a vehicle.

I like to give my guests as much privacy as possible but am here for any help or questions.

Keep in mind the easiest way to communicate with us is via Airbnb messaging system; please use this message system, and we will respond promptly. We want you to enjoy your visit; hopefully, these house rules will help you enjoy and understand our property. As a guest, I agree to the following terms and conditions:
TERMS AND CONDITIONS

1. The premises are to be used only as a private vacation residence for registered Guest (s). The Guest (s) will provide the Owner with a complete list of all occupants of the premises. The Tenant will not allow occupancy in the condo more than that agreed upon in reservation. No Parties or group gatherings, other than registered Guest (s), shall occur. The maximum number of Guest (s) five (5) persons.

2. The person booking the reservation must be over the age of 18 and be an occupant of the unit during the entire reserved period.

3. Smoking: 100% Smoke-Free home. Guest (s) or Guest (s) of Guests cannot smoke anywhere on the property ground inside our condo or outside. We do not rent to smokers. Please do not rent if you are a smoker, even if you plan on smoking off the property. Any sign of smoking will result in a $500 extra cleaning fee will be charged.

4. Storage of Food Items: Guests to maintain a clean environment outside the cabin by not leaving food items out. Food items should be kept inside to prevent attraction of bears. Please keep doors locked at night to prevent any possibility of a bear intruding into the cabin.

5. Check-­In/Check-­Out: Check-in instructions will be provided to you via Airbnb messages before your arrival. Please bring printed check-in instructions with you the check-in information with you. Check-in is at 4 PM MST. Check-out time is 11 AM. MST. If you check out later than 11 AM, you will be charged twice the nightly rate for each additional night. Check-out upon departure, put all garbage in plastic garbage bags then in the cans outside, wash any dishes you used. Please leave the bedding on the bed.

6. Early check-­in and late check­-out requests are available for and an additional fee may be added based upon availability. These requests must be made 24 hours in advance. Please message in writing.

7. If the cabin is left excessively dirty, we will charge an added check-out cleaning fee.

8. Please use beach towels for the hot tub and the bath towels to remain inside the unit.

9. Any issues with the cabin need to be brought to our attention right away during your stay so that we can make it right. We will only be able to address any issues with registered guests of the unit.

10. Lost and Found Items: We are not responsible for lost items or damaged items. In addition to shipping and handling charges to return items left behind, we charge a $50 fee to look for and retrieve lost items.

11. Cancellations: Our cancellation policy follows Airbnb's "strict cancellation policy" please refer to Airbnb site in addition to this policy; we do not provide refunds for unforeseen developments of weather including rain or snow storms. We strongly suggest that you purchase private travel insurance.

12. No Daily Maid Service: We provide bed linens and towels. There is no daily housekeeping. For reservations 14 days or greater a mid-­stay clean is required for $125. A starter supply of bath soap, toilet tissue, and garbage liners will be provided; however, the Guest will need to purchase further supplies as they will not be replenished during your stay.

13. Guests Liability: Guests agree to accept liability for any damages caused to the property by guests or Guest's guests, including but not limited to landscaping, misuse of appliances, and equipment furnished. If damages are more than the damage waiver, the Guest agrees to reimburse owners for costs incurred to repair/replace damaged items. The rental is equipped for housekeeping with dishes, cookware, silverware, and glasses. Please do not remove any furnishings, equipment, or items from the unit, including any linen, dishes or other items from the unit.

14. Guest understand that the loft is not safe for sleeping and is not allowed to be used by guests. It is only for storage for supplies and for owner or manager to access.

15. We do not allow open flames inside or out! We are in high wildfire risk area in the summers.

16.Guest understands that there is no guaranty that properties adjacent to the unit will be free from disturbances, including but not limited to noise or inconvenience from construction, traffic, or other guests or neighbors, and any such disturbance shall not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment. There are very few neighbors and none very close so this would be a very strange occurrence.

17. Illegal and or Disruptive Activity: We reserve the right to remove any individual from the premises for any illegal or disruptive behavior on the premises. We reserve sole discretion in determining if a guest should be removed from the premises for illegal and or disruptive behavior. No arrest or conviction is necessary for us to remove an individual from the property. If an individual is removed from the property for such activity, no refund will be issued for money paid. Quiet hours are from 9:00 PM to 8:00 AM. We ask that everyone respect each other's privacy and quiet enjoyment by keeping music, televisions, etc. at a moderate level at all times. 15. Guest understands that there is no guaranty that properties adjacent to the cabin will be free from disturbances, including but not limited to noise or inconvenience from construction, traffic, or other guests or neighbors, and any such disturbance shall not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment.

18. Hold Harmless: Owners do not assume any liability for any loss, damage, or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity, or plumbing. We will use its best efforts to ensure that all equipment within the unit is in good working order, although neither Manager nor Owner guarantees that any equipment will not break down during your stay. In the event of a breakdown, we will use commercially reasonable efforts to remedy the situation as soon as possible after notification of the breakdown. Additionally, such a breakdown does not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustments for any such mechanical failure. Nor will we accept liability for any loss or damage caused by weather conditions, natural disasters, or other reasons beyond its control.

19. Internet: We do not guarantee internet and cable connectivity. If there happens to be an issue with the service it will be due to the provider and a tower being down and they promptly repair. The guest may contact the manager or owner to notify them of any issues. Guest understands that no refunds will be given for Internet connectivity issues or lack of service.

20. Walkways: The Guest is fully aware that the walkways can be dangerous, that they can be slippery when wet, and that injury is likely to occur to anyone not using caution. Guests should observe and adhere to all rules and policies as posted at the property. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of walkways and stairs into the cabin.

21. Additional Terms and Conditions: The Guest, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges actual Owners from any and all claims, demands, and causes of action by reason of injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold actual Owners free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this Agreement, their Principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

22. Travel Insurance: We strongly recommend purchasing travel insurance.

You can ski or walk up a short trail right onto Dawdler, an easy slope for beginners. To get down to the base of the Village, take the Express chairlift or Skittles chairlift. When the day is done, or you need a lunch break, simply click off your skis or boards and walk or ski down the same side trail to your rental! Ski in ski out condo in Snowmass Village. Located in the upper village just right above the Snowmass Village Mall, the Aspenwood is less than 100 yards away and the Snowmass Ski Resort. Experience the ease of walking out of your front door and onto the world-renowned skiing resort. Guests can explore everything Snowmass has to offer right out of their front door and then relax in one of the outdoor hot tubs, heated pool or sauna. Parking is free in the summer and $17.50/day in the winter.

The space
The unit is 520 sqft with a full kitchen, one bedroom, washer/dryer in unit, full bath, fireplace, and an awesome hot tub, pool and gym. It is comfortable and quaint and has everything you need! The bedroom is small but has enough room to walk around the queen bed. The bedroom walls are a foot shy of the ceiling for airflow and heat exchange.

Guest access
You will be giving a code for the key lock box. There is 15 minute parking right in front of the front desk for you to unload. Overnight parking is across the street and is $17.50/day in the winter and free in the summer. I will help you purchase the parking pass if you have a vehicle.

The space
Welcome to the Seasons Four Condominiums in Snowmass Village just 20 minutes from Aspen. Park your vehicle right outside the unit in your very own assigned spot. No parking pass is required! Walk up a few steps to our 1st floor 2 bedroom, 2 bathroom condo. Once you enter, find indoor ski and boot storage immediately to your left. A long bench in the entry allows you to sit comfortably as you strap on those boots or sneakers! You'll walk right into the open floorplan living, kitchen, and dining area. The beautifully appointed kitchen has stainless steel appliances, a gas range, and farmhouse-style sink. It's fully equipped and even has an island bar with an additional sink. The living area is inviting and warm with a gas fireplace and HD TV. A small patio with bistro table and chairs has a mini propane grill.

The bedrooms are located on the backside of the condo where it's quiet and serene. The primary bedroom has a king bed and ensuite bathroom with a large steam shower. Double closets allow you the space to fully unpack and settle in. The second bedroom is slightly smaller with a queen bed. Its bathroom is located off the hallway with a stand-up shower.

We are family-friendly! A pack 'n play with fitted sheet, countertop attaching high chair, booster chair, and sound machine can be found in the primary bedroom's closet.

The condo is well equipped with towels, linens, and all of your basic bathroom and kitchen amenities.

Please feel free to use the front-loading stacked washer and dryer right off the hallway.

Our condo is located next to the clubhouse and pool deck. The pool is open during the summer months only. However, the hot tub is available year-round.

The grocery and liquor store are located right up the hill in the Town Center. It's a 2 minute drive or 10 minute walk.

Getting around is easy! Leave your car parked! The complimentary Village Shuttle is the best way to get around Snowmass. "Route 1" picks you up directly at the small Seasons Four roundabout just a few steps up the hill from the condo. In the summer it runs on demand through the Snowmass Village Shuttle App. In the winter it runs every 15 minutes and is the easiest way to get back and forth to the mountain for winter activities. Heading to Aspen? Take the free RFTA bus. It picks up just a short walk down the stairs between buildings J and H on Brush Creek Rd. A bus to and from Aspen runs every 15 minutes for most of the day and takes about 30 minutes.

This top floor corner unit at the Aspenwood Condominiums is a cute ski condo with incredible views. The unit is directly next to the ski mountain and has two hot tubs and a heated pool. Perfect for a couple or two couples that are looking to enjoy a comfortable stay close to the Snowmass Village Mall. A short walk away to many restaurants and shops in the Snowmass Village Mall. Take the free bus straight from the airport to the unit or from the unit into Aspen.

The space
The space is an open, high-ceiling studio with a loft (low ceilings in loft). The bathroom has been completely updated. The unit also has a washer and dryer in the unit.. There is a king sized "Murphy" bed as well as a queen bed in the loft. The Murphy bed can be pulled down for a table and to open up the space

Other things to note
This unit does not have air conditioning. Our HOA does not allow air conditioning in our buildings. Typically you do not need AC in the summer because it is cold at night.

The loft has low ceilings. The stairs to the loft are like a ships ladder. The stairs are not suitable for small children or elderly guests.

Our freshly remodeled condo is well located in Snowmass Village. Newly upgraded with a king bed in one room and a queen + single in the second bedroom. Bathrooms remodeled in summer of 2024! The association has a new pool, hot tub and workout facility - and they are spectacular and very close to my condo. It comfortably sleeps 5 with 2 bedrooms, each with a private bath. Located in a quiet corner of the property. And has very easy access to the trails & buses. STR License # 02088

The space
Clean, fresh, comfortable condominium. Newly updated kitchen with high end design and function. 2 cozy bedrooms, one with a king bed and the other with a queen plus one twin, and both with a private bathroom. In unit new washer & dryer. Bamboo flooring throughout. Enjoy the warm gas fireplace on cozy furniture - just turn the dial and instant glow and heat! Free wireless internet. A large working office desk in one bedroom and sliding doors to the outside in the other. Our condo also has a spacious deck and modern art decor. Excellent ski vacation property with easy access to world class skiing at Snowmass Mountain - and to the free busses to Aspen Mountain, Aspen Highlands and Buttermilk ski areas.

"My Mountain Shack," is an impeccably designed 2 bedroom, 2 bathroom unit in Snowmass Village with the most AMAZING mountain views and the BEST LOCATION. This condo is the perfect balance between contemporary and modern montain chic! (STR PERMIT- 044674)

The space
It has everything you may need to have a truly luxurious vacation! The well-appointed kitchen with breakfast allows seating for 4 and is adjoined by the dining room which seats 6. The kitchen is well-equipped with everything you may need to prepare a simple or gourmet meal. The primary ensuite boasts a king size bed and flat screen TV. The 2nd bedroom can accomodate 2 people easily with comfy full-sized bunks along with another flat screen TV.

A queen sofa sleeper is on hand for extra guests that are kids. Although we allow 5, this condo would be best for 3-4 adults, tops. Curl up next to the electric fireplace, or head out to the common area, heated pool (open in the Summer only) , or hot tub to unwind. In this space you will also find a indoor steam room, gym, and media room.

The condo is .4 miles from Assay Hill which is a 10 minute walk. If you are skiing, the easiest way to get to the base mountain is the Free Snowmass shuttle.

A free bus ride to Aspen takes 20 short minutes and is located 1 block away.

Most accommodations in Snowmass, including ours, do not have air conditioning due to the cooler mountain climate. However, we do have fans available in the guest room if needed to keep things comfortable.

You'll park on the 3rd floor and take stairs down to the 1st floor.

Assay hill is .4 miles from the condo and about a 10 minute walk. The most convenient way is to take the shuttle (5 minute ride) to the base mountain.

The pool is only open in the Summer, the hot tub is open year round.
