- "Much like the previous reviewers, I really cannot say enough great things about this ABQ Rental. It was absolutely perfect for a long weekend getaway for me and my husband. The owner was really great to work with and also provided some unexpected touches like coffee pods, fresh flowers, a few snacks and wine. The kitchen is really well stocked and the grill is practically new. We made 2 meals per day at the rental during our stay. The bed linens were so cozy that we just wanted to hang out in bed all day (but didn’t). The location was great - near grocery stores and restaurants and the Sandia Peak Tramway and not far from Old Town or the Airport either. It was easy to find and easy to get around from place to place. Last, but not least, the outdoor area and amenities were even better in person than in photos. We enjoyed laying in the hammock, utilizing the hot tub, and swinging bench. The weather was lovely so we were able to sit outside in the morning and drink coffee and then have some drinks outside in the evenings. There really isn’t anything bad I could say about our stay here. We’d, without question, stay here again in ABQ."

Welcome to our newly remodeled 2nd story apartment with great views out every window! Sandia Peak is your backyard, the city lights are a carpet of diamonds to the west. The space is the private upper floor of our home and features a comfortable living room, kitchenette, full bath and cozy bedroom with king bed and private balcony. Hickory flooring and ceilings throughout. 8 min to Sandia Peak Tram ice skating, and hiking. 6 miles to Balloon Fiesta park with some views of the balloons from the property. Top restaurants and shopping within minutes. Gated property, free parking with a short walk up a flight of stairs to the private entrance of the apartment. We are a household of shy, introverts who work from home, so we are around, and available to answer questions or provide suggestions, but won't talk your ear off unless you get Zephyr talking about Danish furniture from the 50's.
There is a beautiful city park across the street. Walking distance to restaurants and a very short drive to Whole Foods, local breweries and other restaurants and to UNM.
We are unable to host animals (service included) because of severe allergies.

While we make every effort to stay on top of pest control and keep the apartments spotless for guests, we cannot completely control nature and therefore you may see the occasional bug. - For stays lasting 30 days or longer, a one time cleaning fee of $250 will be applied, which covers bi-weekly standard cleans as well as the deep clean at the end of your stay. This ensures we are able to maintain a clean and comfortable environment for the duration of your extended stay.
4. PET FRIENDLY ACCOMMODATION:
We understand that pets are an important part of many families, and we welcome well behaved and house-trained pets at our property. To cover the additional cleaning and maintenance required for our pet-friendly units, we charge a one-time pet fee of $50 for stays 1 week or less. This fee helps us maintain a clean and comfortable environment for all our guests. If staying for longer than a week, please inquire with host for additional pet fee.
PET GUIDELINES:
-We accept dogs (2 dog maximum) and cats on a case-by-case basis. Please inquire with hosts prior to booking if you are hoping to bring your cat.

The entire house is regularly cleaned and disinfected, using hospital-grade cleaners to dust and disinfect handles, restrooms, tables, chairs, etc. Extra measures we’ve implemented are an increase to our cleaning schedule and scope as well as the use of a commercial Ozone Generator in order to increase surface area cleaning covering harder-to-reach areas with greater effectiveness and efficiency.
Hand sanitizer is available throughout the house. Bleach and other disinfected cleaners are available during your stay. If you would like more details, please contact us and we will be more than happy to chat about your visit and upcoming stay.
We ask that all guests please inform us if they feel ill upon checking in and checking-out. This doesn’t negatively impact our guests in any way. Getting around Albuquerque is pretty easy by car. Streets for the most part run North/South and East/West. Mountains to the East are easy to see from anywhere in Albuquerque so it is difficult to be truly lost. This city is quartered by the 2 major interstates. I-25 runs North to South and I-40 runs East and West.

The other tenants have been here long-term and together we have established a tight-knit (and 420-friendly) community: We really look out for one another. I am a very attentive landlord and respond to most requests within one day. My and two other friendly dogs live here, and you are welcome to shower love on them all you want. They will welcome you with wags and kisses! Please note: This is a second story unit.
Our complex is in one of ABQs neighborhoods-in-transition, with an array of homes in various stages of repair. In the spirit of full transparency, you will see differences from block to block, with ours being one of the most up-to-update. The City of ABQ is committed to revitalizing Central Avenue (Old Route 66) from Downtown eastward toward the mountain by planting trees and installing medians, and a new library has been built a block away.
Nearly all the residents in the two-block radius where our unit is located have made their home here for a long time. There are on occasion shelter-insecure people passing through, but they are not aggressive. One reason we like this neighborhood is its diversity: We are home to people occupying various economic strata and who represent a variety of races, ethnicities, and gender expressions. All are welcome here.
***ABQ Homeless/Crime Situation: I have lived in this neighborhood for 13 years. The crime stats are not encouraging. However, in my and my former tenants experience, your individual experience will differ significantly from the crime statistics you read online. You will see homeless temporarily "parked" in this neighborhood. The surrounding community continues to report, and the city continues to clear these campers. As stressed above, this property is entirely gated and none of my tenants have experienced any crime in the time they have lived here.. I know the neighbors on this particular street; most have been here at least several years, usually more.

This building was built in the 70’s. It has a lot of its charming original features. The furnace is one of them. Please keep in mind that older furnaces can have a slight gas aroma. We have had the whole building inspected and there is no safely issue whatsoever. We ask that guest who have smell sensitively consider this before booking.
*This time of year in the desert the bugs like to make their big debut. Please note that you may see a bug or two. We do everything in our power to prevent the bugs entering our homes by spraying indoor/outdoor regularly with organic non toxic chemicals.*Bugs are a part of life here in the southwest. While we make every effort to keep it spotless for guests, we cannot completely control nature and therefore you may see the occasional bug. During your stay you will have access to the entire apartment and the shared courtyard. There is a parking lot in front of the complex - there are no designated spots, however there is a space reserved for #8.

Camera installed outside (this is the only camera) - we use this to monitor guest count and for security purposes.

Low Flow Toilets - do not flush anything other than small amounts of toilet paper
Air conditioner - please do not run temp lower than 70 degrees Fahrenheit. The compressor can easily freeze causing damage or HOT air to blow in.
The complex is regularly treated with non-toxic pest repellent. Still, this property is located in a historic neighborhood in the desert. Bugs are a part of life here in the southwest. While we make every effort to stay on top of pest control and keep the apartments spotless for guests, we cannot completely control nature and therefore you may see the occasional bug. Parking space is available as directed in the check-in guide. We are not responsible for tickets issued, cars towed/booted or any damage to guest’s vehicles while at the parking lot whether from casualty or negligent or intentional wrongful acts of other guests or third parties. You have full access to the fenced, shared garden, which you can also enjoy from your deck where you have chairs and a small table.
You have a dedicated parking space in the alley behind the apartment. Please do not park in the garden area, that space is reserved for use of the 1st floor apartment.
Other things to note
Security lights are in place to provide easy after-dark access.
This is a 2nd story apartment with private access. You have a covered porch with table and chairs from which to enjoy the garden. However, the stairs are steep. Make sure you take this into account before booking.
