Incredible find! Location Location Location. Casa Pearla is a comfy, cozy private two bedroom, 1 1/2 bath, two story townhouse with RARE two car garage located one street off Route 66 between historic Old Town and the gorgeous old Albuquerque Country Club area. Restaurants, shops and museums are less than a quarter mile away and the very popular food court in Sawmill is close too! About 1/2 mile West of Casa Pearla is our wonderful Albuquerque BioPark, Tingley Beach and the running/biking trails along the Bosque. Court houses, downtown, UNM and area hospitals are a quick 5 minute drive away.

Guests says Casa Pearla is their home away from home. The space is light-filled with stylish and comfortable furnishings, a smart TV, free WIFI, a well stocked kitchen with gas stove, dishwasher and refrigerator, a full sized washer and dryer, iron and ironing board with a half bathroom downstairs and a full sized private bathroom upstairs. Outside is a welcomining covered back patio, verdant side yard with roses bushes and a walled front court yard

Upstairs are the two bedrooms (1 queen/1 full) and full bath. The beds have luxury linens and memory foam mattresses that guests rave about! A great bonus is fabulous terrace off the second bedroom complete with a traditional hanging rista with little solar twinkle lights. The shared bathroom has a vanity with two sinks, a bathtub/shower combo and a large skylight that bathes the space in natural light. Soaps, shampoos and fluffy towels await and there is a hair dryer and even some first aid items too, just in case.

Often overlooked but so, so important comfort-wise is the air conditioning, I upgraded the air conditioning to central air instead of the common evaporative cooling that is still commonly used in Albuquerque (which necessitates cracking open a window to cool a room yikes! and can only lower temps by about 20-25 degrees). Another bonus at Casa Pearla is the two car garage. How convenient to be able to load and unload your luggage while keeping your belongings secure!.

Finally, it is important to me that my guests are comfortable while making many wonderful memories in Albuquerque staying at Casa Pearla. I invite you and look forward to the many return visitors and welcome new guests as well!

First the reference to the above city permit which allows us to operate this home as a short term rental. We strive to provide a comfortable, restful, and safe experience for our guests, and operate within the city's basic requirements. They are summarized as follows:

• Strict occupancy limits. For this home, the maximum occupancy is 6 persons, 12 years of age and older. Please contact us if you have additional children under12 years old to see if we can accommodate your entire party.

• Large-scale events prohibited. For example, the city will not allow weddings, large parties, etc.. Please contact us if you wish to host small gatherings that include additional people who are not in your party. In the past, we have accommodated small memorial services, graduation celebrations, wedding party dinners, and birthday parties that were not obtrusive to our neighbors and which were within the city's guidelines.

• Quiet time. Please no loud music or excessive noise from 10pm to 7am, local time.

• No commercial events. This rarely applies to our guests, but it is worth mentioning here. Events such as commercial photoshoots, movie filming, etc. are prohibited.

Guests that do not adhere to the city ordinance as noted above will be given an opportunity to cure the infraction; otherwise their reservation will be cancelled and no refund will be given.

First of all, we are COMMITTED to CLEAN! Before we even describe the home, we know that our guests want to know how CLEAN the premises are. Even before COVID-19 hit our country, our guests praised our home for its cleanliness at check-in (feel free to check out our guest reviews). Here is the protocol we follow, including some enhancements we have made since the pandemic:

• We use cleaners and disinfectants approved by health agencies
• All surfaces are cleaned, mopped, or dusted before sanitizing
• All high-touch surfaces have been cleaned with germicidal wipes
• The remotes are enclosed in sleeves for easy disinfecting
• Each room is cleaned following our detailed checklist
• Cleaning supplies are left out for your use during your stay
• All bedding is washed using bleach. Duvet covers are washed between guests.
• All counter tops and tables are cleaned with germicidal products, and table runners washed
• All furniture is wiped down with germicidal products
• Floors are washed with a bleach solution
• All bathroom surfaces are cleaned with a germicidal solution
• All throws on the couches are washed between guests
• Southwest pillows that are not washable are sprayed with germicidal spray, and sterilized in the sun for several hours (if no sun, then they are put into storage not to be used for several days)

In concert with our cleanliness policy, smoking is strictly prohibited in the house or in close proximity to the house such that smoke could enter the house. If you do wish to smoke, please do so outdoors away from the premises. Please dispose of smoking materials safely in the outdoor garbage bin.

We allow pets with an additional pet fee. Cats are not permitted (guest allergic reactions), and certain dog breeds are not permitted for safety and insurance reasons (e.g. Rottweilers, Pit Bulls, Dobermans, etc.). If you have questions about our pet policy, please contact us.

This is a beautiful newly renovated southwest styled home tucked into a quiet community. Southwest living at its finest in 1900 square feet. 2 bedroom, 2 bath, a queen pullout in the living room (the living room can be closed off and made private), and a pullout in the den (note: the den is not a private room). Easily accommodates 6.

Fully furnished kitchen, all stainless-steel appliances and granite counter tops. We provide a gift pack of snacks and beverages for the hungry arrivers, a Keurig and a regular coffee maker with starter coffees and teas, coffee grinder for those who prefer to grind their own beans, paper goods, spices, place settings for 12, pots, pans, cookie sheets, baking pans, blender, crock pot, hand mixer, and (quite possibly) every utensil you might need to make a great meal or two.

Full-sized washer/dryer. Fireplace in the living room (some firewood supplied), wood stove in the sun room, and a propane firepit on the patio. Eat breakfast in the warmth and brightness of a giant skylight, or grill outside on the private patio, or relax in the sunroom.

We're just a short walk to Starbucks, Whole Foods, and a great hamburger spot with a delicious happy hour. There are several great restaurants close by representing many wonderful ethnic cuisines. There are biking and jogging paths nearby that you don't need to drive to. We're about 5 minutes from a great municipal golf course (Arroyo del Oso) and 10 minutes from a Scott Miller-designed golf course at the Sandia Resort and Casino. It's 10 minutes to one of the world's longest trams, the Sandia Peak Tram. 10 minutes to the La Luz hiking trail and Elena Gallegos Open Space in the foothills. Bring your cameras!

It's a short drive to shopping, theater complexes, SO MANY restaurants, Albuquerque Old Town, the zoo, the botanical gardens, museums, our fantastic Triple-A ballpark, the Bosque, and other fun places in the city. Kris was an amazing communicator, giving us details about the house and a heads up about potential inconveniences, which ended up being incredibly minor. For those with mobility issues, the Casa does have a couple of steps into the house. Inside, the Living Room is one step below the rest of the floor area. The Bathroom has a claw foot tub; grab bars are installed.

The bathroom is shared, since we also rent out the other room. Please be respectful of other guests.

We have a camera located in the living room. This is for security purposes.

While we do not have a coffee maker, we have two Starbucks in the near vicinity.

Additionally, we don't have a television in the household but we do have plenty of books!

The space
My little Pueblo-style home was built in the 1950's, and has a classic vintage southwest look, donning thick walls with curved features and cabinetry original to the its construction. Guests will enjoy the quaint, vintage charm and enjoy the calm, minimalistic atmosphere. A large yard is perfect for sunbathing and watching the sunset behind the neighborhood homes.Natural light fills the common areas in the afternoons.

The two guest bedrooms are nicknamed Sunrise Room and Sunset Room, as you can see those in their respective rooms.

Some amenities that are important to ABQ include an alarm system for the house and regular pest control, and my home comes with both, giving you peace of mind and a sound sleep.

I live in the home, part time with my partner, and we also work out of town often.

When I am out of the home, I try to be very responsive to any needs of my guests via the app. I will often send paper goods and soap refills via delivery, or send someone to tend to the house when needed.

When I am in the home, I am available to help with whatever is needed, give recommendations, and as I often engaged in social events in ABQ, I'll let you know when one is happening, if you like! Alternatively, guests can have complete privacy if they prefer, exchanging quick "hellos" in passing and messaging me through the app if they need anything- just let me know which you prefer and I can be available for either!

Other things to note
My neighborhood is the perfect mix of city life and mountain access. Our street is quiet, and is a 5 minute drive from Nob Hill (filled with delicious restaurants, shops, and venues), UNM (quirky and fun), and 5 minutes from the airport, for convenience. The Sandia Foothills are a short drive away, where you can try all the local hikes from North to South. The city is surrounding in each direction with beautiful hikes and parks, and new restaurants are popping up everywhere. Please ask for ideas if you love to try novel new activities, as ABQ is filled with them. If you're up for a longer drive, nearby cities boast amazing tourist attractions and nature wonders. Santa Fe is an hour away, and includes historic downtown, Meow Wolfe Immersive Art, and Ten Thousand Waves Spa. Ojo Caliente, Chimayo and the historic church, Taos, Jemez Forest and the Hot Springs, Bisti Badlands, Bandalier National Monument, are some of the many awe inspiring places that you can drive to within 1-2 hours.

You'll be given a code for the front door prior to your arrival. You'll also be given a code for your private room, so you can lock it.

You'll also have shared access to the front porch, which has a bench and mountain view.

Parts of the property are off-limits, including the back yard and owner's living area.

During your stay
I live and work part-time on the property. I'm an introvert, so I'll mostly keep to myself, but if you need anything I'll be around most of the time.

I do have two dogs who live on the property with me.

Other things to note
Two dogs (both rescue chihuahua mixes) live on the property. They're friendly towards people but they don't always love other animals, so I can't allow you to bring your pets with you.

Please don't rent this room if you are allergic to dogs or if you have a fear of dogs.

No smoking or vaping of any kind is allowed anywhere on the property.

There is no cable TV. However, you may use Amazon Video and Netflix streaming services, plus there's a Chromecast you can use.
