We've been operating our Bed and Breakfast since 1987! This room is dear to us as we are a Polish family and it is themed in a traditional Polish style. This room has a jacuzzi bath, shower, mini fridge, and microwave. It is located in the main house, but has its own separate entrance. There is also access to the yoga and sauna space in this house by reservation. There is no access to the kitchen in this house. Traditional Polish breakfast is included with your stay when you stay 7 nights or less!

We love all pets! We have private hiking trails on our property where you can hike with your pets. We ask that they are not left alone if this causes them anxiety and to make sure you have their vaccination records handy. We want them to enjoy their stay here just as much as you! We have a friendly dog named Zuch who is 14 years old and two cats, Tula and Guyu who live on the property as well.

Outdoors we have a small launch for kayaks and canoes. We have some kayaks for guest use, a dock, in-ground swimming pool, hot tub, two gas fire tables, a traditional fire pit, and a pickleball court, as well as many seating areas featuring views of the grounds and Seneca Lake. The nearby marina is within walking distance and rents kayaks, stand up paddleboards, and pontoon boats. Owner's quarters are behind this property, so we are close by if anything is needed. Two Bedroom South Condo is the lock-off combination of two of our onsite suites - The Skaneateles and The Canandaigua. The Skaneateles Room has a full kitchen, seating area with a pull out sleeper sofa, TV, and a glass rock fireplace with French doors leading to the bedroom. Skaneateles bedroom has a King bed, TV, private patio with a view of Seneca Lake and an ensuite bathroom with a single sink vanity, shower/tub combo, and toilet (towels provided). The second bedroom is The Canandaigua Room which adjoins and has a Queen bed, TV, private patio with lake views, and an ensuite bathroom with a single sink vanity, shower/tub combo, toilet, and towels provided.

This rustic farmhouse bed & breakfast situated on 150 acres of beautiful farmland in Franklinville offers a cozy retreat for guests. Our home is open for you to enjoy our common spaces. Large open area rooms showing the rustic ambiance, then move out onto the large deck area and enjoy the views.

Hunter Hill Farm is nestled in the foothills of the Allegany Mountains. Centrally located with Ellicottville in the west (15 minutes), Olean to the south (20 minutes), and Cuba/Cuba Lake (20 minutes) to the east, we are the perfect location for outdoor adventures, brewery stops or local festivals.

The space
The Cozy Cottage was completely renovated when the main log cabin was built in 2016.

Hosts live in the main cabin. So we live on the same property. The cottage is private and separate. But you will see us on the property since we live in the attached cabin. After a brief hello, we keep to ourselves and let our guests guide the level of interaction.

There is plenty of parking for vehicles, snowmobiles, trailers, etc. The Cozy Cottage gives you all the conveniences you have at home that you don’t get in a hotel. The beautiful grounds features a mowed walking trail. In the winter, you can snowshoe this trail. Enjoy the fire pit which is shared with the owner. Roast marshmallows and watch the evening sunsets.

The cottage is in a rural area surrounded by woods, open field and nearby farms. You may see an Amish wagon go down the road. You might see or encounter wildlife while staying with us, including, but not limited to: skunk, squirrels, rabbits, chipmunks, turkeys, deer, bear, field mice, foxes, coyotes, birds, beetles, bees, mosquitoes, spiders, ants. These creatures reside in nature and we have no control over them. Our property is regularly treated for pests. However, insects and small critters may make their way in despite our efforts. Please keep the door to the cozy cottage closed. The longer the door is open, the more chances that bugs/flies will get inside. We do not provide refunds for bug or critter-related issues.

We are located at the southern end, right outside the Adirondack State Park. In the Spring , Summer or Fall, come kayak on the Hinckley or North or South Lake. Ride a trail rail. Go to Enchanted Forest Water Safari Park in Old Forge. Go tubing on the West Canada Creek. Many hiking trails nearby. Just a short ride to the Herkimer Diamond Mines. In the winter, come enjoy the winter sports. Direct access point to snowmobile trail C4. Four ski areas are located about 40 minutes away- Woods Valley Ski Area, Westerville, NY, McCauley Mountain in Old Forge, NY, Snow Ridge Ski Resort, Turin, NY, and Royal Mountain Ski Area in Johnstown, NY. Our grounds are perfect for snowshoeing. The city of Utica (30 mins away) as well as the Nexus Center and Stanley Theater and the city Rome and Village of Old Forge offer many sightseeing activities. Perfect for snowmobilers, ski lovers, hunters, fishermen, hikers and kayaking.

You’ll love the eclectic decor of this charming place to stay. Close to Colgate University SUNY Morrisville and the Bouckville Antique show and shops. Located on Hatch Lake it offers opportunities to canoe, kayak,sail or paddleboard.

The space
The property is on a small lake with great views. Two rooms are available a downstairs room with a queen bed and an downstairs room with a Queen Bed. Both have attached bathrooms, mini fridges and coffee makers. Amenities include a shared Hot Tub, Kayaks, Paddle boards and a Peddle boat. Large deck with tables, a Fire Table and Hot Tub. The yard has a patio with a Fire Pit, Swing Set and Lake Views. The house was built in 2021

Each bedroom is thoughtfully equipped with bedding, protective covers, hangers, and a steamer for your convenience. The bathroom comes stocked with essentials and a hairdryer. A lovely country home sitting on 42 acres with private pond. The Barn: a second floor stay offers two rooms with two queen beds in each, well appointed kitchen, large dining room area, living room, bathroom and deck. Beautifully decorated and well appointed. Take a leisurely walk to the pond, have a glass of wine by the fire, or sit outside and admire the views. No smoking, vaping allowed in the apartment and on the property. If violating the no smoking rule, guest will incur a 500 dollar fine. No pets allowed. This space can sleep up to 8 individuals however we do have a minimum of 4 to reserve this space. If you need a smaller accommodation, we do offer another a space in a different building on the same property.

You'll love this property for all it has to offer! This is a beautiful and spacious loft with great views of the lake directly across the street. The guest residence is decorated in a rustic adirondack style, with spacious living room, kitchen and 2 decks overlooking the lake, and plenty of parking. Comfy queen sized beds in both bedrooms. Master bedroom has cooling mattress, so you'll sleep like a baby! The living room can accommodate a couple of additional people.

The space
You'll love the stunning views of the lake and mountains as well as lakeside activities including swimming, boating, kayaking, fishing and hiking. Plenty of room for privacy on the 500' private lakefront.

There are fire pits at the Guest House and at the lake. There are also 2 kayaks (blue and purple) for guest use, a canoe, a john boat, and several life vests. We may also have a water bouncer available during the summer months.

Note: The motor boars and the orange kayaks are not for guest use.

We bought this beautiful property on the lake for our personal home in 2020. We live in a log cabin on this 7 1/2 acre property and are willing to rent out the guest house so that others can also enjoy Our Happy Place! The first thing we hear every time we show the guest house is "Wow!". It really is a nice place to stay and we think you're going to love it as much as we do!

The water level of the lake varies throughout the year; it is highest in the spring and lowest in the fall.

Primary Guest will be required to sign a contract as reflected in Additional House Rules. We will send the contract to Primary Guest upon booking.
