The inside is fabulous, too. It's not super loungy/comfy- but it's wonderful for two or three people to hang out for a bit. The kitchen is sufficient- we had a few challenges (very little cookware, no dishrack, microwave "stuck" on a command, head kept hitting the chandelier over the table), but definitely fine if you're not planning to cook too much. The bathroom is great- the well water does not smell like the well water I've experienced in the area before (which can be quite stinky). The multiple doors and windows make it lovely for shutting off the a/c and experiencing the lovely breeze. The doors are a bit finicky- you have to lift the handle to lock them. It's a lovely neighborhood to walk through as well. Overall, this is a dream property to spend a week. I highly recommend and I want to visit again!"

While we didn’t have a lot of time to fully appreciate the property, we did spend time perusing the gorgeous bird books and reflecting on the journaling book that detailed the building of this beautiful barn & property. We did cook breakfast, & found everything we needed in the fully stocked & efficient kitchen. All bedrooms have adjacent bathrooms, which was so nice. Beds were very comfortable and seating was more than adequate. I wish we’d had more time to relax in the outside areas, like the front porch, overhead deck, & fire pit. Communication was excellent, check in was seamless, & parking was abundant! We were able to fit our large moving van, + 3 extra cars. You definitely won’t regret booking this charming, spacious, & comfortable property!"

In order to assign a parking space for your car we will need to know at least 24 hours in advance.
In winter time, we provide heat at the property, as you know in NY and NJ heats are old systems, means the heat comes from the building, even thought you can control the amount of heat, you cant control if the heat its on or off. As a recommendation if you feel its too warm you can open the windows a little bit to produce circulation or turn on the AC.

This centrally located, completely private 4 Bedrooms Apartment plus Kitchenette/ Cafe/ TV room & Full Bathroom is an affordable, safe and clean option for guests seeking space and privacy. Bedroom #1- Golden colored walls are cheery even on a dreary day but this well-lit space comes with two full sized east facing windows face the early morning sunrise across a beautiful 50-acre meadow and giant hillside. A south facing eyebrow window that also gives a nice view of the parking area. The comfortable Full sized bed sleeps one or two and a sitting area with recliner chair is perfect for a nap or some reading. Two dressers & a nice little closet are stocked with extra linens and blankets.

Bedroom #2- This large calming colored space comes with a Queen bed, 2 lounge chairs, a loveseat in the sitting area, dresser, a large closet with extra linens, Iron/ Board and a USB Charger outlet beside the bed to charge your mobile devices. Did I forgot to mention the gorgeous hill and valley views out of the 3 eyebrow windows (2 east for beautiful sunrises, one west, for spectacular sunsets)?

Bedroom #3- "The Nest" is a completely unique space with wall-to-wall carpeting that makes every space a place to sit, rest or sleep including a very comfortable Twin XL Extra-Long lofted platform bed, Ceiling fan, Yogibo Bean Bag Chair and views that never end of valleys, hillsides, windmills and more! One Eyebrow window under the lofted bed faces a 50 square mile rural westerly sunset paradise. I can't tell you how many times I have found the Bean bag chair under the bed with the extra throw blankets on it (Not just Kids!). The other is a full-sized window facing North to windmills, A distant sheep farm, fields, hills and a glimpse of sunrises in July.

Bedroom #4- "The Nest Too" is a new (2025) unique comfort zone with wall-to-wall carpeting, a new twin cool hybrid mattress/ bed and a large Bean Bag Chair to lounge in while looking at windmills on hills and a giant valley filled with natural wonders, both busting with the best mother nature has to offer. It includes a multi-purpose cabinet for clothing and other treasures as well as a sliding workspace/ shelf with AC power for plugging in your laptop and other devices. A USB charging outlet by the bed makes charging your phone easy as can be and a ceiling fan keeps the air moving around the room and apartment.

Private Full Bathroom- The Full-sized original Farmhouse Bathtub and shower with wand is stocked with soaps, shampoos, conditioner, towels, drying rack, cleaning supplies and other items to make your stay more complete and all of the cabinets are filled with lots of extras.

Entrance/Kitchenette/ TV / Sitting Room comes with Café seating to watch the HDTV 200+ channel Spectrum TV or a variety of other streaming apps on a new ROKU HDTV and a cute little table with stools to eat the great takeout choices available just a few minutes' drive (Ray brother BBQ or Whole Foods maybe?). Bottled spring water is included in the beverage chiller for the K-cup coffee maker, Hot water pot and drinking water (our Spring fed well is delicious but a little hard). *History-Our historic Inn and Tiny Home Glamper are located on the homelands of the Indigenous People of The Oneida Indian Nation. We pay respect to The Oneida's past, present and future and honor their continuing presence here as well as throughout the Former Haudenosaunee Nation. Bearpath Lodging or The Philpot Farm is 200+ years old, on a hilltop community once known as Irish Settlement. 6 Irish Protestant founding families broke ground on this virgin territory in 1808. Our home served as a rest stop/ lodging at the top of a hill on a significant horse and wagon trail locally referred to as, "The Bearpath", officially either Bear Path Road or New York State Route 46. Our namesake has since been tamed and is a well-maintained rural highway.

-Spring thaws release throngs of Daffodil, Tulip, Crocus, Cherry, Apple, Lily and Lilac blossoms from their winter captivity. Put away the snow boots and bring out a comfy pair of trekking shoes; hiking trails, creek walks and Quaint Villages are ready to explore. April showers refresh the landscapes in preparation for May Flowers emerging from their winters nap. Awesome shades of green sprinkled with a wide pallet of colorful flowers sprout everywhere. Vacationing Geese, Robins and our favorite Hummingbirds return with our other seasonal guests & flit to and fro.

-Summer is arguably one of the best times to relax and enjoy the 100+ square miles of views from the deck. Lounge under one of our giant Weeping Willows, they provide the most perfect sunshade or swing to your hearts content on the Old Schoolhouse Swing-set. Symphonies are created nightly by peeper frogs and crickets and firefly light shows augment balmy starry evenings. The lawns, bushes and fruit trees are bursting with deep lush colors and tasty fruit (Mother Nature dependent). Blackberries, Pears and the first harvest of huge, sweet Raspberries abound, take a stroll, pick & eat them as they ripen! Don't worry, we don't spray chemicals on our lawns, gardens, fruits or veggies ever.

-Falls arrival is announced by geese trumpeting overhead as they head south following the Hummingbirds lead and the Locusts and Crickets go silent. Mother Nature paints spectacular colors on leafy trees and hollyhock giants sway in chillier breezes. Awesome Concord Grapes, Apples, and the second harvest of Raspberries are ready to pick fresh off the vine, tree & bush, please do enjoy them while they are here.

-Winters first hints of snow float to the ground and folks here get ready for an awesome ski and Holiday seasons. Come stay with us, Central New York abounds with great snowmobiling, snowshoeing, skiing and snowboarding and we're prepared for weary guests looking for an unscheduled visit due to inclement weather, (take advantage of our insta-book). Route 46 is a vital connective corridor today just like when it was named "The Bearpath", it is kept clear and well maintained by our fantastic road crews for easy access and egress all year round.

*We intentionally restored our home to accommodate 21st century travelers in a private, spacious, comfortable space surrounded by orchards, gardens, lawns & beautiful views of hills and valleys in every direction. Much of the homes original old-world charm has been preserved while updating access, utilities & communications infrastructure to current standards of safety, efficiency & comfort. This house is a duplex containing a front and a back apartment. This is the back apartment of house. The back apartment has a small porch. Upon entering guest will find a comfortable living room with a 65” wall mounted flat screen TV. Included are free Samsung TV channels. Wi-Fi, gas and electric are also included. Living room, Bathroom, Kitchen with Stove, and Laundry are all downstairs. Beds are located upstairs. There is a master bedroom with a King size bed. There is also a nook with an additional twin bed.
