- "Our stay was all that we expected and more. My teenage daughter and I were jet lagged yet expected at dozens of family wedding events in Saratoga Springs, so the large, comfortable bed in a slightly dimmed bedroom was the perfect ambiance for daytime naps and a real treat every evening. The main space was huge and bright and the balcony an added joy. The bathroom was also great - spacious with good water pressure. We appreciated the added touches like big fluffy towels, filtered water already in the fridge, and our request for an early check-in approved. Great Wi-Fi too (I teach online and it worked well for my Zoom lessons) We wish we could’ve stayed longer. The farmland around us was beautiful and we really wanted to see more of the big furry farm cat. A beautiful place to stay ! (PS …even without a car. Greenwich is a lovely rural town in Washington County with plenty of beautiful country scenery for guests to enjoy. From farmlands, to rivers to the quaint village area, Greenwich has plenty to offer! We will leave our guests a binder full of information about some of our favorite places in the area including local restaurants and breweries!

In addition to being on the Battenkill River, we are a half mile walk from Reggie's Veggies where you may find fresh, locally grown vegetables, milk, eggs, cheese and maybe a donut or two on Sundays!

Many special events take place throughout the year in our area including: The Washington County Fair, The Washington County Cheese Tour, The Maple Tour, The Fiber Tour, The Tour of the Battenkill Bike Race and many more!

We are located in a very rural area so a car is definitely a must for getting around.

If you plan on enjoying the Battenkill River, please bring shoes to wear in the water. We want your feet to feel comfortable! :) IMPORTANT although very rare we cannot offer refunds if the fire pit area and river are not accessible due to flooding or fast moving waters. Path to the river is NOT plowed during winter.

You are renting an upstairs studio suite that has your own private entrance and bathroom, attached to a large house with sweeping views of Fish Creek/Saratoga Lake/wildlife reserve. This suite has a staircase you must walk up in order to access the balcony sliding door entrance, locked off from the main house, in a suite designed especially for vacation renters. Bed and Breakfast style. The owners live in the adjacent main home quarters. We provide coffee, tea, a microwave.

Great for a 2 - 4 day (or more) getaway, only 6 mi. from the horse track, downtown Saratoga Springs, and 12 mi. from West Mountain snowboarding, skiing and downhill Mt. Biking. ADK Park is 2 exits north, and Lake George is 3 exits north. Kayak/canoe to Harvest and Hearth Pizza and Beer on Saratoga Lake. The PK State forest Mt. Bike park is 2.0 miles from the house! Super fun flowy Mt. Biking trails for all ability levels.

- "I've spent days searching on Airbnb in the Lake George/Saratoga Springs for the "perfect" place I had in mind for my anniversary with my significant other, but nothing clicked with me. I searched the same area on Vrbo and am grateful to have found this gem. It was everything and more than what I had envisioned: close to nature, an outdoor porch, and a cozy place; having a view of the water was a major plus. Coming in with an electric vehicle, the EV charger was a nice amenity. The space was super clean upon entry. The decor was very ocean/marine themed which I captured my eye as an ocean lover. I appreciated the granola bars which we took on our hike, the instant oatmeal packs in the microwave which we had for breakfast, and the welcome beers in the fridge which we saved for our bonfire. The mini-kitchen has everything you need for a weekend stay (and a much needed wine opener in the drawer in case you forget like we did!)…in fact, this entire place has everything you need for a weekend stay. We were lucky enough to have nice weather to be able to use both the kayaks and the stand up paddleboard on the creek over the weekend. Lifejackets are available. It made for a super fun experience, even in the month of November.

AJ is the best host you could ask for. He’s super friendly, answered all of our questions, and gave amazing food recommendations in the area (Wasabi and Druther’s were amazing suggestions). He helped us out with the kayaks, and he also knows how to set up a great fire pit (I swear he can breathe fire). Can’t thank him enough for providing a memorable experience for us - thank you again, AJ!"

The spaces are compact but filled with lovely natural light and amenities perfect for enjoying a peaceful getaway. Gardens, flowers, and fresh lake breezes surround this property. Enjoy a beautiful evening relaxing by the fire with s’mores and let the world melt away.

LAYOUT:
From the driveway or garage, up a flight of stairs by great big bright windows finds you in the eat in kitchenette wide open to the living room social space. Coffee table conveniently converts into a terrific desk space! Through the living room is a generous size bedroom with office space, walk in closet and faint window view of the nearby lake. Accessible both via doorways from both the bedroom and kitchen is the bathroom.

SLEEPING:
For sleeping there is 1 bedroom with a Queen bed and a living room pullout couch for two.

KITCHEN/ DINING:
For meal time there is a kitchenette featuring all major appliances, a flip up island with bar stools for a great prepping and dining space, place settings for 4, plentiful bakeware and cookware as well as an outdoor grill for a wide variety of culinary prep wants and needs.

There are no other indoor shared spaces.

Guest Access:
Entire carriage house, garage, rear lawn and fire pit space is accessible. The living space is in no way accessible to any other building occupants.

The property is off a road that wraps around Saratoga Lake at one end and connects with Union Avenue (Saratoga Race Course road) dropping you right into downtown Saratoga at the other end. Saratoga Lake views and boat launch are within a brief walking distance from the Carriage House.

Though we’ve never heard it or ever received any feedback about disruption, note there is a nearby firehouse across the way yielding potential for related audible noise. Complimentary earplugs available to accommodate guest preference.

We are an easy walk to restaurants, Flynn's funeral home, the school, and churches. We are minutes from the Washington County Fairgrounds. We are 1/2 an hour from the Saratoga race track, 45 minutes to Lake George, 10 minutes from Willard Mt, and an hour from great Vermont skiing!
We have a full kitchen, guests say our beds are super comfy, and we have hi-speed cable and Internet!

Waterfront Access: There is no direct waterfront access from the house. However don’t miss Riverfront Park off Rock Street right down the street, a small yet vibrant spot beloved by locals for its charm, scenic views and offers access to the river for swimming and kayaking.

Parking: One assigned parking spot is provided. The driveway is shared with the tenants of the lower unit, so please be mindful that only one parking spot is used.

Waterfront Access: There is no direct waterfront access from the house. However don’t miss Riverfront Park off Rock Street right down the street, a small yet vibrant spot beloved by locals for its charm, scenic views and offers access to the river for swimming and kayaking.

Yard Access: There is no yard access for this unit. Guests have private space within the apartment and access to the upstairs deck.

Other things to note
Please note that this apartment is located on the second floor, and access requires navigating steep stairs. It is not accessibility-friendly. Once inside, there are no additional stairs.

Not suitable for Children Under 12: For safety reasons related to the location, we cannot accommodate children under 12.

No Extra Guests: Please ensure that the number of guests listed in your booking is accurate. Additional guests are not permitted.

Security: Cameras are located outside the premises for safety.

Noise: The lower unit is occupied by tenants, and you may hear everyday noises. The house is located next to a main street, so traffic noise during rush hours is possible. If you are sensitive to noise, this may not be the best fit for you.

Water Safety: The house is situated between two dams. Water entry is strictly prohibited—no swimming, boating, or kayaking. Motorized boats are not allowed on the river. Please note, while the property offers incredible river views, there is no direct water access at this location.

Quiet Hours: Absolutely no loud music or parties. Quiet hours are strictly enforced. This is a residential home, so please be respectful of the space.

Yard Space: This rental is a private apartment in a multi-family house. Guests have their own space within the apartment and access to the upstairs deck, but there is no yard access.

Please note: There is a small dog occasionally living in the downstairs unit, and you may encounter them during your stay.

One bedroom apartment - all the amenities attached to our home. Private entrance. Large backyard overlooking a river - campfire, grill, sit back and relax. Don't forget to enjoy our rustic boat house. In the winter we are a ten minute drive to Willard Mountain. A small local ski mountain with 12 trails and very affordable ticket prices.

The space
The bedroom has a queen size bed. The living room has a large couch, which according to Grandpa Dan (our most frequent guest), is one of the best sleeping spots in the place with the propane fireplace as your nightlight! Not a pull out couch..but long and wide - a great twin bed. All beds come with bedding (sheets, pillows, and comforters).

The kitchen is fully equipped (coffee maker, microwave, dishes, silverware, stove, full fridge, pots, pans, etc...). We have a grill, outdoor table and chairs. Chairs around the campfire.

Guest access
The property is a shared backyard as we live in the main house. If we are home with our two young boys, we stay in the front yard and give you the privacy of the backyard - the gardens, fire pit, river, boathouse, kayaks...

The space
Two bedroom, office and one bath, back apartment of a duplex which was once a single-family home. The front apartment is occupied by a monthly tenant. The front tenant maintains the grounds for both units. There is one car off-street parking in the driveway and easy additional parking on the opposite side of the street for additional vehicles.

Self-check-in using a code lock. Enter from the driveway onto a flagstone path to the main Airbnb entrance and into the "Green Room" a small foyer for shoes and coats as well as full-size washer and dryer and table for folding. Detergent supplied.

From the foyer enter into the main open living space with a couch, SmartTV on a rolling TV cart, dining table to seat 4, brand new remodeled kitchen with new appliances, granite counter-tops, and breakfast counter.

Screen alternatives! Games, books, art supplies, and a guitar are available for your downtime.

Up the stairs for access to the bathroom, main bedroom (Queen Bed) with brand new hybrid mattress and attached office (Chair, Desk, Printer, Wifi, Office supplies). There is room to stretch and a yoga mat and a bolster in the office for your use.

Also upstairs is the smaller bedroom with a small desk and twin day bed with a pop-up trundle. Please note: when the trundle is opened up, it takes up most of the room, but you can still access the bed and closets.

The apartment can sleep up to 4 people (any combination of adults and children + 1 baby or toddler. There is a portable crib (Pac n Play) with sheets and a blanket.

There is central forced air heat for winter and cooler months and 2 portable A/C units for warm days. The A/C units require some attention for use. One is located downstairs and one in the main bedroom. There are also desk fans and window fans. Each Bedroom has room-darkening shades or blinds. All windows have blinds and/or privacy film.

Your Airbnb includes private outdoor space — a lovely fenced area of the large backyard equipped with a dining table, chairs, cushions, umbrella, a lounge chair, and a grill.

The apartment is walking distance to the super cute downtown of Greenwich, New York in Washington County. Walk just a few minutes to coffee, breakfast, lunch or dinner and great mom-and-pop stores selling local goods, clothes, home goods, and art.
