- "Our stay was all that we expected and more. My teenage daughter and I were jet lagged yet expected at dozens of family wedding events in Saratoga Springs, so the large, comfortable bed in a slightly dimmed bedroom was the perfect ambiance for daytime naps and a real treat every evening. The main space was huge and bright and the balcony an added joy. The bathroom was also great - spacious with good water pressure. We appreciated the added touches like big fluffy towels, filtered water already in the fridge, and our request for an early check-in approved. Great Wi-Fi too (I teach online and it worked well for my Zoom lessons) We wish we could’ve stayed longer. The farmland around us was beautiful and we really wanted to see more of the big furry farm cat. A beautiful place to stay ! (PS …even without a car. Greenwich is a lovely rural town in Washington County with plenty of beautiful country scenery for guests to enjoy. From farmlands, to rivers to the quaint village area, Greenwich has plenty to offer! We will leave our guests a binder full of information about some of our favorite places in the area including local restaurants and breweries!

In addition to being on the Battenkill River, we are a half mile walk from Reggie's Veggies where you may find fresh, locally grown vegetables, milk, eggs, cheese and maybe a donut or two on Sundays!

Many special events take place throughout the year in our area including: The Washington County Fair, The Washington County Cheese Tour, The Maple Tour, The Fiber Tour, The Tour of the Battenkill Bike Race and many more!

We are located in a very rural area so a car is definitely a must for getting around.

If you plan on enjoying the Battenkill River, please bring shoes to wear in the water. We want your feet to feel comfortable! :) IMPORTANT although very rare we cannot offer refunds if the fire pit area and river are not accessible due to flooding or fast moving waters. Path to the river is NOT plowed during winter.

You are renting an upstairs studio suite that has your own private entrance and bathroom, attached to a large house with sweeping views of Fish Creek/Saratoga Lake/wildlife reserve. This suite has a staircase you must walk up in order to access the balcony sliding door entrance, locked off from the main house, in a suite designed especially for vacation renters. Bed and Breakfast style. The owners live in the adjacent main home quarters. We provide coffee, tea, a microwave.

Great for a 2 - 4 day (or more) getaway, only 6 mi. from the horse track, downtown Saratoga Springs, and 12 mi. from West Mountain snowboarding, skiing and downhill Mt. Biking. ADK Park is 2 exits north, and Lake George is 3 exits north. Kayak/canoe to Harvest and Hearth Pizza and Beer on Saratoga Lake. The PK State forest Mt. Bike park is 2.0 miles from the house! Super fun flowy Mt. Biking trails for all ability levels.

- "I've spent days searching on Airbnb in the Lake George/Saratoga Springs for the "perfect" place I had in mind for my anniversary with my significant other, but nothing clicked with me. I searched the same area on Vrbo and am grateful to have found this gem. It was everything and more than what I had envisioned: close to nature, an outdoor porch, and a cozy place; having a view of the water was a major plus. Coming in with an electric vehicle, the EV charger was a nice amenity. The space was super clean upon entry. The decor was very ocean/marine themed which I captured my eye as an ocean lover. I appreciated the granola bars which we took on our hike, the instant oatmeal packs in the microwave which we had for breakfast, and the welcome beers in the fridge which we saved for our bonfire. The mini-kitchen has everything you need for a weekend stay (and a much needed wine opener in the drawer in case you forget like we did!)…in fact, this entire place has everything you need for a weekend stay. We were lucky enough to have nice weather to be able to use both the kayaks and the stand up paddleboard on the creek over the weekend. Lifejackets are available. It made for a super fun experience, even in the month of November.

AJ is the best host you could ask for. He’s super friendly, answered all of our questions, and gave amazing food recommendations in the area (Wasabi and Druther’s were amazing suggestions). He helped us out with the kayaks, and he also knows how to set up a great fire pit (I swear he can breathe fire). Can’t thank him enough for providing a memorable experience for us - thank you again, AJ!"

The spaces are compact but filled with lovely natural light and amenities perfect for enjoying a peaceful getaway. Gardens, flowers, and fresh lake breezes surround this property. Enjoy a beautiful evening relaxing by the fire with s’mores and let the world melt away.

LAYOUT:
From the driveway or garage, up a flight of stairs by great big bright windows finds you in the eat in kitchenette wide open to the living room social space. Coffee table conveniently converts into a terrific desk space! Through the living room is a generous size bedroom with office space, walk in closet and faint window view of the nearby lake. Accessible both via doorways from both the bedroom and kitchen is the bathroom.

SLEEPING:
For sleeping there is 1 bedroom with a Queen bed and a living room pullout couch for two.

KITCHEN/ DINING:
For meal time there is a kitchenette featuring all major appliances, a flip up island with bar stools for a great prepping and dining space, place settings for 4, plentiful bakeware and cookware as well as an outdoor grill for a wide variety of culinary prep wants and needs.

There are no other indoor shared spaces.

Guest Access:
Entire carriage house, garage, rear lawn and fire pit space is accessible. The living space is in no way accessible to any other building occupants.

The property is off a road that wraps around Saratoga Lake at one end and connects with Union Avenue (Saratoga Race Course road) dropping you right into downtown Saratoga at the other end. Saratoga Lake views and boat launch are within a brief walking distance from the Carriage House.

Though we’ve never heard it or ever received any feedback about disruption, note there is a nearby firehouse across the way yielding potential for related audible noise. Complimentary earplugs available to accommodate guest preference.

Parking in the garage was a real plus. Stewarts across the street is also a bonus. I would stay here again."
