This unit features 10ft ceilings in living space and queen bedroom. The décor is simply gorgeous and airy. Included are plenty of amenities. Bedroom 1 -has (2) twin size beds. Bedroom 2- has a queen bed. These mattresses are memory comfort to minimize motion. The living room has a leather queen sofa bed that can accommodate (2) addt guests. We did not cook any meals, but the kitchen seemed to be well stocked. Most importantly, the property was extremely clean. I am very discerning about the cleanliness of properties when we travel and I check places very carefully. I found every surface to be clean when we arrived. The property has a couple little quirks, but they are part of the character that come with an apartment in an older home/building and do not detract from the overwhelmingly positive experience. I contacted the hosts once during our stay and they were wonderful and quick to respond. They had also given us some suggestions for local restaurants, activities, etc. that were great choices. One more thing to mention is the hosts's attention to detail. They have taken all the little extra steps to provide an overall welcoming and comfortable guest experience. I was traveling my two kids and this was the first stop during a week long trip across the state. We stayed in several different places and everyone agreed this was our favorite place during our trip!"

We paid special attention to every detail to be sure your visit is seamless and super comfortable. The 2nd bedroom hosts a queen bed, a set of bunk beds and also has an attached bathroom.

This is an attached apartment, its attached to our main living quarters although there is no shared space. There is a laundry (not available to guest) and bathroom separating the 2 spaces and acts as a sound buffering space.. However since we live here and go about our daily living you may hear our vehicle coming and going or some noise occasionally. Please consider that before booking.

We're in a super safe ,quiet and respectful neighborhood consisting of 13 custom homes.
Our home is on 1.8 well-groomed acres.Access is super easy to your portion of the home.

Please note that although we can't offer a full kitchen or kitchenette, we do provide a "mini-kitchenette" with a mini fridge, microwave and coffee maker in your room.
You'll love the walk out feature once you're in your room to the both patios which join each other.

The apartment is in an excellent location, just a few steps away from the Eastman house and in short walking distance to excellent restaurants and bakeries. The apartment is very clean and very well provisioned. Everything you need. My only advice is coordinate parking carefully with Katie if you have a big car. We have a little car and were able to fit in the right parking spots, but a big SUV would have been a challenge. Definitely worth it for a great stay! It will be hard to match this for our next visit to Rochester. We probably will just book thru Katie again. Thanks for a great experience!"

There is also a full bathroom with a locking door that everyone shares. Coin-op laundry is located in the basement. Parking is street parking only. All utilities are included.

This 2nd floor apartment is in a restored historic landmark. It receives the eastern sun and has a sun tunnel in the kitchen too. Ideal location. On the east side of Rochester in Penfield, NY and within 2 miles to Webster, E. Rochester, Pittsford, Perinton, Fairport, the entrance of 490 and 590. Less than 3 miles to St. John Fisher, Nazareth College, many golf courses, shopping and restaurants. There is a sidewalk to local parks in front of the building.

The space
Apartment 10 is in the rear of the building and has a view of the driveway. It is private and quiet. Although it is one long unit, the living spaces are broken up to give the experience of different rooms. The bathroom is lovely, fully tiled and across from the sleeping space.

Guest access
You will have full access to the apartment and private single car garage. You will be able to access all shared hallways and laundry. No one can access your space except you.

Other things to note
Dedicated fiber internet per apartment. Apt. 10 is on the second floor. All guests are important to us and we want to assure the comfort and safety of every guest. The shared spaces are thoroughly cleaned regularly and we have a medical grade air cleaner stationed in the main hallway of the first floor to assure all guests experience a clean air-allergy free environment. Apartment 5, 3 and 1 have exterior entrances. Please contact us regarding your needs.

The space
This quaint 2nd floor studio apartment is located in a brick apartment building where tenants reside. The apartments are NYC style spaces.

There are a few steps upon entering the building which requires a code. Entrance into the studio apartment will also require a code. Both codes will be given to guests on the day before arrival.

There are hardwoods in the main living space, as well as, the hallway. The bathroom is tiled with a clawfoot tub and shower. The kitchen is fully equipped with all of your cooking essentials including pots, pans, cooking and eating utensils, glasses, microwave and toaster.

We also offer a keurig coffee maker with k-pods, tea packets, non dairy creamer and sugar.

There is wireless internet, as well as, a 40 inch smart TV that can stream popular apps including Netflix.

Guest access
There are coin op washers and dryers in the basement of the building. Bring quarters!

Other things to note
The studio is approximately 350 square feet. There is a bike rack in the basement for your convenience. We highly recommend locking up your bike.

There is no smoking inside the building. If you smoke outside please dispose of your butts in the appropriate receptacle.

Dogs are accepted; however, they must be non aggressive and 20 lbs or less. Please pick up after your dog and dispose of the waste appropriately. Additional fee applies.
