Our apartment is a private apartment within a 5 unit building.

The property was clean, easy to access and up-to-date." - "The property itself is an older home divided into several rentals, most of which seem to be long term. The neighbors were quiet and cordial when we saw them. The space itself is pretty accurately portrayed in the pictures; however, the only difference is it feels bigger than the photos would indicate. The home has a central heating unit which puts off some strong heat (a bonus because some of our early April nights were chilly) and we learned window AC units were to be installed after we left (though we didn’t need them while there). The kitchen was well appointed with some consumables (there were plenty of pots and pans for cooking, more than enough utensils and plates, and even some basic pantry items provided). There was a Keurig with pods for use. The living room had what I assume was a pullout bed (we didn’t need it) but when in couch mode it was so comfortable that you wouldn’t even know it was a transforming couch like with other similar models. The bathroom was spacious and had clean, good towels as well as Q-tips, body wash, shampoo, and conditioner for use. The bed was incredibly comfortable. Multiple pillows of various type were available for use. I’m really nit picky sometimes, but I don’t have any serious issues with the property. Minor suggestions to better the space include: 1. Small table under living room tv at entry door for keys/stuff 2. Better extension cord management Overall those are minor things, and I’d recommend this rental regardless!"

The studio is attached to a Victorian style home located in the historical village.

Situated in the business district of the Village of Hamburg you step off your front porch to all that area has to offer… shops, restaurants, movie theater and more! A large, bright, fully renovated two bedroom, one bath apartment that sleeps up to six with day bed. The front of the apartment consists of one large expanse with windows across the entire front. That space is divided into a TV room on one side with a 75” Samsung QLED HD and a cozy gathering area for reading, chatting or cocktails on the other. The dining room is off the TV room, accessed thru the “library” and has a table that seats 6 but can handle 8 easily. The fully equipped kitchen is across the hall from the dining room and has a fold up/down wood table that is counter height and seats 4 as well as an oven/range, fridge, microwave, Keurig coffee maker and utensils, etc. to prepare your own meals. Down the hall is a full bathroom with a large walk-in shower and the 2 bedrooms that both have queen beds, dressers and full closets. To top things off you’re only a 4 mile drive to Highmark Stadium, 10 miles to downtown Buffalo and less than 20 to WNY’s fantastic ski slopes, “Wonder of the World” Niagara Falls, the Canadian border, Niagara on the Lake and as it’s only an hour and a half drive away, a day trip to Toronto!!

Bedroom 1 contains a queen bed, an oversized chair with ottoman, and a 32” LED smart tv. Bedroom 2 contains a queen bed and a dedicated workspace. Bedroom 3 contains two twin beds. Full bathroom with bathtub/shower. The large seasonal sunroom overlooking the yard, is the perfect hangout space for your group.

A 2-minute drive to the farmers market, 12-minute drive to Wegmans, and a kitchen stocked with the basic necessities will allow you to stay in on those nights you choose not to enjoy Hamburg/Buffalos (amazing) cuisine.

If you’re not out at a local game, concert, or park, stay in and binge watch TV. (It is Netflix/Hulu/Prime log-in ready, but sorry there is no cable available. Does anybody even have that nowadays?)

Guests will have off-street parking for two cars year-round, and a separate entrance to access the first-floor apartment.

The front porch was perfect for sitting out and enjoying the weather while the screened in area was great for when the weather was a little less friendly. All essentials were provided, including coffee and little creamers, and the beds were super comfortable. You may want to bring your own pillow as the ones provided are thin. Glad we brought ours. The air conditioning worked perfectly which was not expected as some times the older style homes are not set up for it but this one was pretty amazing. We truly enjoyed our stay here and I will absolutely plan to stay again. Thank you Anthony for an amazing place!"

Our apartment is a one bedroom, smaller private apartment within a 5 unit building. The building itself sits on a Main Street where the bedroom does face the road. We have included black out curtains and pullout couch .

The space
This apartment has a queen bed inside the bedroom. A full pullout couch in the living room, full bathroom and a full kitchen with a table ( seating for 4 ) . The apartment is small and is perfect for 2 guest probably would be pretty cramped with 4 adults and luggage. The building itself is older and we are slowly renovating the whole building . We recently just did almost all the windows and two downstairs apartments.

Guest enter the rear of the building and will have their own separate one bedroom apartment within a building with 3 other apartments. There is digital locks on all the doors that auto generate codes uniquely for each guest upon arrival. There is also coin opp washer and dryers in the basement .

Our location is very convenient in the village of Hamburg there is many restaurants and bars nearby . There is a farmers market across the street in the summer as well . We are short drive to the Bills stadium fair grounds and Lake Erie beaches . There is lots to do all year round. Reach out to us for recommendations!

The space
This upper is a unique renovated mini apartment with a cozy touch. Everything you need to feel at home away from home. Garage parking for 1 car only. Additional 24 hour parking across the street on Sunnyside dr. Exterior walk up. On cold stormy days, the garage breezeway entrance will be available to you upon request. The breezeway entrance is unique because you’ll be walking through the downstairs business to enter your apartment upstairs but I’m happy to allow it when it’s snowy! Business hours are 9am-8pm but we are all very friendly and happy to accommodate a walk through to avoid the snow!

Guest access
Access to garage, upstairs apartment and backyard are all available! A walk through from garage breezeway through the downstairs business on snowy days is recommended, otherwise I would like tenants to use the exterior stairs to enter their apartment. Any questions to clarify the arrangement please message me.

Whether you grew up in the area and are coming home to visit family and friends, or visiting for a Bills or Sabres game, our place is comfy, clean, and welcoming. The Village is a walkable community with restaurants, shopping, cafes, all just five minutes by foot or bike. Fabulous hiking trails, parks, golf are nearby. There is a spacious living/dining room area. High speed internet, AC in all rooms, brand new smart TV.

The space
It is a really cozy & clean apartment. It has a lovely Village porch to enjoy a drink and watch the world go by and to look out on a small park with beautiful old trees. The space is very quiet and relaxing.

There is a fully stocked kitchen and is an economical choice for a longer stay.

The apartment can sleep up to four comfortably. All bedding is Egyptian or cotton sheets with mattress cover protecters. There are many pillow options with pillow protectors to keep all bedding sanitary.

We installed a smart TV in the living room in May 2025.

We have window unit ACs in both bedrooms and dining/living room. There are ceiling fans in the kitchen, living room, master bedroom, as well as a portable fan in the second bedroom.

PLEASE NOTE-Our apartment is on the second floor and may not be conducive for people who have trouble climbing stairs. NOTE: The bathroom is small and space may be tight for some individuals. Our home was built in early 1900s and has the original claw foot tub and may not be accessible to those who have difficulty climbing in and out of high edge tubs.

We offer access to laundry facilities for guests staying longer than 1 week.

An easy drive to downtown Buffalo, Niagara Falls, Holiday Valley and Kissing Bridge Ski Resorts, Chestnut Ridge Park, Woodlawn Beach, Buffalo's new "Canalside" area, Ellicottville Adventure Park, Lake Erie Fishing/Boating, Hunting areas, New Era Football Stadium, Coca Cola Field, First Niagara Center, Seneca and Hamburg Casinos, Darien Lake and the Canadian Border. Several State Parks, Golf Courses and Wineries...all within an hour drive. There are grocery stores, drug stores, major department stores, movie theaters and numerous restaurants also nearby. The Buffalo airport is 24 miles away, the train station 22 miles.

Bring your bike and enjoy the challenge of riding the Boston Hills. But don't forget your helmet! Some of the hills are pretty steep!

Guests also have occasional use of our outdoor grill, a picnic table and a hammock. We also offer off street parking for up to two vehicles. Private Entrance. Cable TV and WiFi. There are three small window air conditioners installed for the summer months. All appliances including laundry facilities (detergent and fabric softener not provided)

If you're visiting us in summer or fall, we may invite you to join us at the fire pit for a bonfire and Smores. We're always hanging around outside. If you're visiting in December, you might find a Christmas tree in the living room to help get you in the holiday spirit while you're away from home! Bring your cross country skis or snow shoes with you as there is plenty of space right on our property to make use of them and a county park just 12 short minutes away!

Rick makes his own wine and often offers our guests a few samples of his newest concoction if he has one available.

Although we are not fully handicapped equipped, we do have a permanent handrail in the bathtub and can add an elevated toilet seat or shower chair in the bathroom for your visit. If you need this little "extra", please let us know prior to your arrival.

*We have updated our Wifi (12/2020) with an eero system. The apartment receives an average reading of 180mbps on the download, and 10.7mbps on the upload....just in case you need to work from home while you’re in town!

*A queen size air mattress will be provided for over 4 guests.

Guest access
You will have access to an outdoor table and chairs (just outside of the apartment entrance) and hammock and swing. We also have an outdoor grill you can use with permission. However, use of dock and swimming in the pond is not permitted. The yard is a shared space as it is not sectioned off for guests use only. We spend a lot of time working to keep our yard looking great and like to enjoy spending our time outdoors too, so you may see us on our dock, in our yard enjoying time with family or friends during your stay. Please don't let that stop you from joining us for an occasional bonfire or just to hang out. We love that!

As frequent travelers who have stayed in numerous Airbnbs around the country, we've used our experiences to try to price our listing as fairly as possible for what we provide. Please inquire about our weekly discounts that are available September 1st-June 30th. Monthly discounts are available November 1st through May 31st. During the months of June , July, August and September monthly rentals are available at a premium rate without discounts as most rentals in this area are seasonal.

We live in the house attached to the apartment and we love our quiet time as much as we love to entertain in our yard on occasion. Keep in mind, us northerners don’t get to enjoy warm weather for too many months. We are respectful of our guests and keep to an 11pm. “quiet time” (unless, of course, our guests are joining us which they often do!)

Situated in the business district of the Village of Hamburg it’s a 1 minute walk to all that area has to offer… shops, restaurants, movie theater and more! A large, fully renovated, bright two bedroom, one bath apartment that sleeps up to six with day bed. The front of the apartment consists of one large expanse with windows across the entire front. The space is divided into a TV room on one side and a cozy gathering area for reading, chatting or cocktails on the other. The dining room is off the TV room and accessed thru the “library” and has a table that seats 6 but can handle 8 easily. The fully functional kitchen is across the hall from the dining room and has a fold up/down wood table that is counter height and seats 4.
