Two large bedrooms with queen beds and desks for those of us embracing work-from-home. Full kitchen and living space with 50' smart TV. The Neighborhood:
You'll find the neighborhood to be somewhere between suburban and rural. This is a family neighborhood with long time residents who enjoy using their outdoor space, we ask all outdoor noise be kept at acceptable level during the day and to a minimum after 10:00PM.

Getting Around:
The majority of guests will want a car but Uber/Lyft is usually available.

Other Things to Note:
This is a lower level apartment in a duplex, down one flight of stairs. This means you'll be sharing the driveway if guests are occupying the upstairs unit. We ask that you respect the neighbors and keep indoor and outdoor noise to a minimum after 10:00PM.

Your quiet space is on a cul-de-sac in our home, close to multiple gorges, Cornell, Ithaca College, downtown Commons, Cayuga Lake, hiking and biking trails, wineries and breweries. Two miles away is Ithaca College, one more mile is the Commons & you are at the foot of Cornell’s campus. Easy drive to Watkins Glen State Park trails, Seneca Lake and more wineries.

Ithaca is Gorges: close by is Buttermilk State Park, Treman State Park, Cascadilla Gorge Trail, Ithaca Falls, plus wineries, breweries, and Cayuga Lake. Taughannock State Park hits a lot of bells and whistles for its falls and hiking. We have birding areas at Lab of Ornithology and Montezuma. Seneca Lake is close by to offer all of the above and I recommend visiting Watkins Glen State Park.

Your bedroom is separate from the living room and kitchen spaces so if your partner wants to rest longer, close the bedroom door and enjoy your coffee or beverage of choice on the couch or on your patio. Your backyard view has bunnies and deer visible from your kitchen table or living room couch. Behind your apartment is a walking trail to a small pond and Gazebo.

Arriving guests park in your designated spot on our flat driveway and take a pathway to the back door entrance. There's a contactless keypad entry, and you are able to enjoy your own apartment with an outside patio, table and chairs.

We are located in a quiet residential neighborhood close to Cornell's campus, Ithaca Airport, Lab of Ornithology, and shopping. We are also a quick drive to downtown Ithaca and the farmers market! There is also ample parking on the driveway. The local bus service (TACT) stop is just one block away from the house as well.

The living room has a Smart TV equipped with Netflix and Chromecast for you to enjoy from our comfortable couch as you relax and unwind after your adventures. The house has a private entrance from the back of the house and is accessed with a smart key lock.

As the weather warms up, you are also welcome to enjoy our spacious yard.

Our beautiful 1 bedroom apartment is the downstairs of our family home located in a quiet, family friendly culdesac, close minutes from downtown, shopping, routes 79, 89 and 96! As mentioned, our family occupies the upstairs unit and we’re a couple in our 30’s with two little boys. The apartment is a fully remodeled 950 sq ft fully furnished apartment, new appliances, with a beautiful kitchen and spacious bedroom and bathroom. This spacious apartment is extremely clean and well appointed with high quality materials. It is well insulated and toasty warm in winter! Heat is provided by a beautiful and cozy natural gas furnace that is completely safe and vents to the outside. It is connected to a thermostat that is up to you to control. Hallway and bedroom both have heat provided by electric baseboards, also for you to control with thermostats. AC is a window unit, located in the spacious bedroom, only - but it is fully functioning and does the job of keeping the apartment cool. We provide a smart TV for our guests in both the bedroom and the living room, but we ask that you use your own netflix/hulu login, though WiFi is included. We do not provide cable TV. Lawn is always well cared for, whether it is summer or winter time! Bedroom is fully furnished with a queen size bed with an adjustable base that includes a USB plug and night light, and we do offer a mini crib with a thick crib mattress safe for your little one. A queen size air mattress is available in the unit as well for an additional guest. We have included a sound machine for an even more comfortable rest! Living room has two couches and a large smart TV, which could mean more sleeping room for those accompanying you! Dining room table seats 4 and the brand new kitchen has full size appliances including the french door refrigerator with a built in ice maker. Bathroom has a large vanity and lots of storage space and a dual magnetic shower head with a tub. We do have exterior Arlo security cameras on site, as well, for everyone’s safety and soundness. One is located in the front to monitor the parking area and the culdesac, the other is located in the back by the entrance but definitely facing away from the entrance door! In addition to all the amazing amenities we offer with our beautiful private apartment, we’ve placed plenty of family games in the living room for you to enjoy! Brochures and other fun area booklets are available to view as well so you can learn this beautiful Ithaca and surrounding area better and enjoy it to the fullest! We look forward to hosting you!

The apartment is a brand new bottom floor unit, with hosts living upstairs, though very quiet and respectful. The hosts are my folks, and I, their daughter Branka, manage the property and platform for them.

This apartment truly is brand new, construction ended in June 2021. It is private with your own entry. There is a large bedroom with enough closet space, a queen size bed, blow up mattress (also queen size) and a mini crib for those who travel with little ones. Living room is spacious and equipped with a large TV, an electric fireplace, and all around comfort! Bathroom does have a sensitive sani-flo system, and it can sometimes be a bit loud but functions very well. Bathroom is well equipped with amenities and a modern, touch button mirror and plenty of storage. Kitchen is equipped with full size appliances and a dishwasher for convenience of less to think of while on vacation!

Without saying too much, we invite you to book with you and enjoy all the hard work we have put into the unit, all the while assuring you have everything you need for your comfortable stay. Please refer to the photos of the listing, they are the best way to get an idea of the quality and comfort of the large 950 sq. foot apartment.

This beautiful apt is close to waterfalls, wineries, restaurants, universities and lakes. In a rural setting, yet only 5 minutes drive to Ithaca. Your parking space is just across the patio from your door. The 1,000 sq. ft. apartment bath provides a jet bathtub, adjustable showerhead, and heated tile floor with fluffy towels and toiletries . The sunny bedroom has a very comfortable queen bed (linens provided) and a large closet for plenty of clothes storage. The sleeper sofa sleeps an additional 2 guests and has a very comfy inflatable mattress ($50/ per day for each extra guest). Your private patio has dining for 6, with sun umbrella and large stainless gas grill w/side burner. Kitchen has all large and small appliances and is well stocked with dishes and cookware. The Japanese suite was created as a dedication to our Japanese exchange students and friends. Many of the things found in the suite came from them and our travels to Japan. The suite is spacious and private, located in the All Welcome Inn property at the Log Country Inn Bed and Breakfast. You'll have access to hiking trails behind the house and lots of space to rest and relax on the property. This is an upstairs suite, attached to the larger All Welcome Inn house. For our guests staying 7 days or less, we offer a Polish breakfast in the main house included in the price! The owners of the B&B live on the property and are happy to help during your stay!

We love all pets! We ask that they are not left alone if this causes them anxiety and to make sure you have their vaccination records handy. We want them to enjoy their stay here just as much as you! - "This property was as described in the listing, charming, near the commons, ample parking, clean, inviting, cozy (but not in a small way). The property manager was attentive via messenger but we never saw anyone - so we had communication if needed but had nothing but privacy the entire stay. It says two bedrooms but it felt like 3 the way the second bedroom is laid out, with each teenager having their own space, which helps, believe me. The location is central to everything and check-in was seamless and easy. Book it and enjoy."

On Ithaca's South Hill, overlooking Cayuga Lake, apartment sleeps six with spacious rooms. Back yard is Ithaca College, one mile to Cornell, and less than one mile to Ithaca's downtown Commons. Scottland Yard Farm proudly offers ‘The Queen’s Quarters’! This sweet little home will easily accommodate 5 people. It has a bedroom with a queen bed as well as a loft with a full size bed and twin floor mattress. There is a lovely full size marble bathroom and well equipped kitchen. The open living room kitchen area has a cozy propane operated fireplace.

After a short walk you will find our Mercantile store, our Traveler’s trunk boutique and beautiful natural pool for swimming and relaxation. Every child 5 and under, or any non swimmer, must provide their own life jacket when in or around the pond. If any non swimmers are occupying the space without a life-jacket, they will be asked to leave the area.

The natural pool’s beauty and tranquility is complete with a lovely waterfall and our pet Koi! The Koi are always eagerly awaiting their koi treats from our guests. These treats can be purchased from our small Mercantile store along with horse treats, rabbit treats and bird treats. The mercantile also has snacks, local beverages and honey along with camp cooking supplies you may have forgotten. Our fun little travelers trunk boutique has some interesting finds from our travels as well as local homemade items!

There is a natural pool, swinging tree hammocks, children’s playground, bistro tables everywhere, coin op laundry mat with 2 washers and 2 dryers and plenty of farmland to explore! We border the lush and lovely Hammond Hill State forest. If you love cross country skiing, mountain biking and walks we border You have access to miles of state trails!! The barns and pastures are restricted from guests’ entrance. Scottland Yard community consists of several small clustered homesteads. Each Sunday is ‘Sunday Funday’ BBQ at Scottland Yard from 2-8pm. Monday-Thursdays from 2-6pm we have family swimming at Scottland Yard. Our guests often join us for this joyful time. If you happen to arrive or are enjoying the facilities during these hours, please know that you’re welcome to join us if you wish!

There are over 200 wineries in the Fingerlakes Region and many are within an hours drive. The closest one to us is Six Mile Creek Vineyard about 5 miles away. Visit waterfalls or state parks such as Buttermilk Falls, Taughannock, Robert H. Treman, Ithaca Falls.

There are fireworks (that can be heard) nearby at the neighbors homestead. Our July 4th weekend guests are invited to attend the neighborhood display. The display is not on our property. Our farm is located close enough that the fireworks are still loud. Dogs, fellow travelers, and/or children traveling with you may get frightened during the 15 minute display.

- "Was looking for a little spot to stay a couple nights while in town for a wedding. A cozy and clean space with standard amenities - a little 1b apartment. The only reason I left a 4 star for accuracy was that the photos on the listing don't quite match the property. I think there may be multiple rooms but the room in which we stayed didn't match the listing pic, so it wasn't what we were "expecting". At the same time, it was close enough and we enjoyed our stay! A recommendation from us, for sure. "

Key Cottage is the keystone of the New Park property. It's homey, cozy, and private. It has many signature New Park elements, such as stained glass, incredible stonework, and incredibly rare Brazilian purpleheart floors, with a splash of Padouk wood.

Key is not without its quirks. The quirks quickly grow on you - the angles of the ceiling, the plethora of doors and windows...it will soon feel like home. And when you go home, you'll wonder why all your windows aren't circular, why your floor isn't purple, and why you don't have an outside door in your bathroom.

Key Cottage has a queen sized bed and a click-clack lay down couch. Key Cottage is a studio set-up - the couch is in the same room as the bed.

The cottage also has a full kitchen witha large fridge, oven, stove, and sink. It also has coffee (super important) and wine glasses. Lots of counter space too....wayyyy more than you need, but if you take a step back, you'll realize that the island in the center of the room is in the shape of a keyhole and it will all make sense.

The sitting area is cozy with a couch, a couple of chairs, some poufs, and a fuzzy rug. Then, when you walk through the keyhole shaped door, you'll find a large dining table. There will be some locked cabinets in here, but you won't care. The cottage has heat (including a fireplace) and AC.

The bathroom has everything! Large counter, walk-in shower and...what everyone needs in their bathroom...a door to the outside world! It's weird! But at one point in time, New Park allowed camping, and that was the "camper's bathroom", so it did exist for a reason. We kept it because when you're unloading groceries it's just SO easy to nip through the bathroom than run all the way around the cottage. So there you go!

Key is a standalone cottage and is dog-friendly. We do ask that you cover the furniture with an old sheet if your dog gets up on furniture.

New Park also has an event space and a picnic area by a creek that is so beautiful that people get married there almost every weekend of summer.

New Park also has a total of 7 suites and can sleep up to 22 people across them, so bring some family and friends with you! Each cottage is listed separately, and we also have a listing for our "Triple Suite".

Parlour Suite is a luxury suite on a stunning 18 acre property. This property was previously reserved only for private events, and is new to overnight accommodations. Even many locals have never seen New Park as it's surrounded by a very tall privacy fence. Now, you can stay here in this fabled spot (ask the locals and they'll tell you stories).

Parlour Suite is an extraordinary room with two queen-sized beds and a luxury bathroom. The room has a smart TV with an app that has access to cable. Cobblestone archways and stained glass line this room to make it feel like a piece of art in and of itself. An antique phone booth is built into the corner for that vintage, Insta moment. The room has direct access to two private outdoor spaces - a front porch and a covered back deck. Upon entering the bathroom through the exquisite cottage style wood door, you'll see more mosaics, stained glass, and cobblestone. Even our toilet is luxurious with its bidet toilet seat.

This suite has a 5pm check-in and 12pm check-out. If these times do not suit you, we suggest looking at our other suites, which have a 3pm check-in and 11am check-out.

Parlour Suite is the middle suite in a trio of suites that each have private access, but also have adjoining doors if you have a larger party (up to 10 people).

Please note that there are shared walls on either side of this suite so some noise is possible (we've added soundproofing to reduce it). For this reason, dogs are not allowed in this suite. However, we have other suites where dogs are allowed - Finger Lakes Cottage allows dogs at all times, and Upper and Lower Bunk allow dogs, but they can't stay in the suite when you're not there.

New Park is 18 acres of rolling lawns, garden features, and forest for hiking. Common spaces include a communal fire pit and venue spaces that are used for a variety of things and that can also be reserved for private events. New Park is located in the Finger Lakes region, about 10 minutes from the city of Ithaca and 5 minutes from Taughannock Falls.

Do you have a large group? Balloon Suite adjoins to another two suites - all suites have private access, but also have adjoining doors if you have a larger party.

Key-hole shaped bathroom door, elephant themed mosaic made from Seneca Lake fossils, a tiled map of the Finger Lakes region in the shower, a Finger Lakes shaped bar sink, a Japanese bidet, and a hanging chair by the bed are only a few of the superfluous, yet beguiling details that line the Finger Lakes Cottage. It has incredible hardwood trim, granite countertops, and stained glass rescued from an old NYC church. Furthermore, it sleeps up to 4 people (queen+double) and is incredibly dog-friendly (includes dog bowls and treats. sorry, no cats).

The cottage is not without its quirks - it was made by someone tall. We gave you extra mirrors because the main bathroom mirror only shows half of my face (I'm 5'2) - there's a full length plus a makeup mirror in the bathroom.

- "Great place if you bring your pet!" - "I stayed in the Fingerlakes Cottage, and it was so dreamy! The bathroom was heaven - a heated toilet seat, what luxury! And the shower felt spa-like. I brought my dogs, and they loved exploring the grounds. The cottage was very dog friendly with water and food bowls and some treats at the ready. Park Suite is the largest, most luxurious and romantic suite at New Park. Often used as a honeymoon suite, you can stay in this unique and modern room and create your own special memories.

Park Suite is the most romantic room on the property - it has a king-sized bed, cobblestone fireplace, and the most incredible bathroom you've ever seen. Cobblestone archways and stained glass line this room to make it feel like a piece of art in and of itself. The room has direct access to a private outdoor space. Upon entering the bathroom you can either go to the toilet room and experience the bidet or you can take a right and lounge in the garden tub or take a shower where the water falls from the sky...sprays from the wall...and from the hand sprayer in case anything gets missed! A truly incredible showering experience.

New Park is a stunning 18 acre property set in an enchanting forest in the midst of wine country. This property was previously reserved only for private events, and is new to overnight accommodations. Even many locals have never seen New Park as it's surrounded by a very tall privacy fence. Now, you can stay here in this fabled spot (ask the locals and they'll tell you stories).

Dogs are allowed at New Park!

Do you have a large group? Park Suite adjoins Parlour Suite - all suites have private access, but also have adjoining doors if you have a larger party. Please note this could mean some noise, though we've soundproofed and provided white noise machines to help alleviate noise issues!

A note on cleaning fees:

* We charge a cleaning fee. This fee offsets our costs for turning over the suite in between stays. We do not enter the suites once you have checked in (unless there is an emergency or you ask us to).
* Charging this fee allows us to be flexible in stay length. Having a one-time fee incentivizes longer stays, and makes a one-night stay worth the extra effort!
* We are CHORE-FREE! No chore list upon checkout. You do not have to vacuum, do laundry, take out the trash, or strip the beds. We provide light cleaning materials in case there's a spill.

We have to also tell you a bit about New Park! New Park is a one-of-a-kind 18 acre property just north of Ithaca in the Finger Lakes Region. It is 10 minutes from the city of Ithaca and 5 minutes from Taughannock Falls and Trumansburg. It was originally a roadside motel, but in the 90s, every room was transformed into a work of art. Stained glass, handcrafted stonework, and incredible woodwork laces every single room.

Features of New Park:

-There is a building on the property called the "Wish Room" which has a wood burning fireplace in the middle of the room, as well as a piano, guitars, record player, gas grill, cable TV and wifi. In winter, the "Pavilion" is converted from an event space into a game room - check it out! We have ping pong and foosball in there, plus our cornhole boards are in there too!

-Romantic gardens, rolling lawns, and a forest for hiking (as long as it isn't hunting season).

-There are two communal fire pits - one in the center of the property and another off to the side. The entire property is surrounded by a very tall privacy fence that once protected the privacy of a celebrity (ask the staff or the locals and they'll tell you more!). New Park also has an event space and a picnic area by a creek that is so beautiful that people get married there almost every weekend of summer.

New Park also has a total of 7 suites and can sleep up to 22 people across them, so bring some family and friends with you! Each cottage is listed separately, and we also have a listing for our "Triple Suite" which includes Parlour and Balloon Suite

This adorable apartment has it all! The Peacock's Perch has WIFI, Air-conditioning and heat. No TV. Instead enjoy a jet bath with a glass of your favorite beverage in the large tub. There is a balcony over looking the farm and natural pool.

After a short walk you will find our Mercantile store, our Traveler’s trunk boutique and beautiful natural pool for swimming and relaxation. Every child 5 and under, or any non swimmer, must provide their own life jacket when in or around the pond. If any non swimmers are occupying the space without a life-jacket, they will be asked to leave the area.

The natural pool’s beauty and tranquility is complete with a lovely waterfall and our pet Koi! The Koi are always eagerly awaiting their koi treats from our guests. These treats can be purchased from our small Mercantile store along with horse treats, rabbit treats and bird treats. The mercantile also has snacks, local beverages and honey along with camp cooking supplies you may have forgotten. Our fun little travelers trunk boutique has some interesting finds from our travels as well as local homemade items!

There is a natural pool, swinging tree hammocks, children’s playground, bistro tables everywhere, coin op laundry mat with 1 washers and 1 dryers and plenty of farmland to explore! We border the lush and lovely Hammond Hill State forest. If you love cross country skiing, mountain biking and walks we border You have access to miles of state trails!! The barns and pastures are restricted from guests’ entrance. Scottland Yard community consists of several small clustered homesteads. Each Sunday is ‘Sunday Funday’ BBQ at Scottland Yard from 2-8pm. Monday-Thursdays from 2-6 p.m. we have family swimming at Scottland Yard. Our guests often join us for this joyful time. If you happen to arrive or are enjoying the facilities during these hours, please know that you’re welcome to join us if you wish!

There are over 200 wineries in the Fingerlakes Region and many are within an hours drive. The closest one to us is Six Mile Creek Vineyard about 5 miles away. Visit waterfalls or state parks such as Buttermilk Falls, Taughannock, Robert H. Treman, Ithaca Falls.

There are fireworks (that can be heard) nearby at the neighbors homestead. Our July 4th weekend guests are invited to attend the neighborhood display. The display is not on our property. Our farm is located close enough that the fireworks are still loud. Dogs, fellow travelers, and/or children traveling with you may get frightened during the 15 minute display.

- "The place was clean and had everything we needed in the kitchen and bathroom. They also provided earplugs, which are necessary since it is a farm and the roosters wake up starting around 4:30 am. My kids had fun “talking” to the turkeys in a gobble-language. It was quite cute. We liked seeing all of the animals, especially the peacocks perched on our deck when we got home one day. The place is aptly named! All on all, it was a nice little place and the 4 of us had a great time."

This top-floor unit features hardwood floors and high tin ceilings. It gets a lot of natural light from east- and south-facing windows. A small balcony off the kitchen offers west-facing views. You get a nearly nearly 360 degree view of the neighborhood from our sun room, which is nice spot for a cup of coffee and a good book.

We have one bedroom with a cushy Casper mattress and your choice of a comfortable King sized Lucid floor mattress or downy Queen futon for additional guests.

Coffee and tea are available in the kitchen, which features gas appliances, as well as a full refrigerator, coffee marker, toaster, electric kettle, and microwave. Prepare meals in the vintage mid-century kitchen, featuring a range of cookware and utensils.

Enjoy a luxurious dual head shower in our newly renovated bathroom. Fresh towels, shampoo, conditioner, and soap are provided. Kick up your feet and watch some HBO, SHOWTIME, ESPN, and other streaming services in our stylish living room, featuring furnishings with a real local history! You can find books, games, and puzzles in the cabinet - feel free to take a book with you or leave one for future guests! Use the Bose sound bar with the TV or your own music for a full sound experience. A dedicated office with printer gives you the opportunity to get some work done in comfort during your stay.

The on-site laundry is available for long-term guests and located on the garden level which is accessible through the rear entrance. Please request access 24 hours in advance.

A 14-50 220V outlet mounted on the front of the house can be used to charge your EV! Use your own portable charger or borrow our J-1772.

We are located walking distance from the commons and the the best casual dining in Ithaca. Also on our block is the State Diner if you're in the mood for a greasy spoon. Uncle Joe's sports bar is just a few steps away, and the Kitchen Theater offers productions almost year-round if you want to catch a thought-provoking play. If you're in the mood for a cold beer or a glass of wine, the Westy has a lovely beer garden that's perfect on warm summer nights. Walk a few blocks further west to Maxie's Supper Club or east to the Ithaca Commons for a variety of eateries to suit myriad tastes.

We love our unique Victorian home, and we hope you will too. It's a mixture of the old and new. Original high tin ceilings give the apartment a sense of history. Roomy and comfortable, it's a good place to relax, or to work. We are excited to share it with you.

- "We used the Haven as our base for 5 days in Ithaca. The location is a short walk from the Commons where we ate out and took in an outdoor concert. You can even walk to the Cascadilla Gorge/Falls. You are a short drive to everything else as the place is in the heart of Ithaca. It was plenty spacious for my wife and I. Very large shower. Workable kitchen. Parking was easy, right out front. Some cool fixtures. A/C worked well. Landlord did a good job. Good value I'd say. There are some more expensive options around Ithaca. Would stay again."

This apartment is my primary residence when I’m not renting it out. Conveniently located less than 2 miles from Cornell, this 1-BR private apartment (within a multifamily house) is designed for stays of one month or longer. It is a place that I enjoy, and I hope you will too.

The space
In addition to being less than 2 miles from Cornell, this apartment is also hardly more than 2 miles from downtown Ithaca, and only a 3 minute drive from the Six Mile Creek gorge trailhead which is an ideal place for daily walks (pictured).

I have invested a lot to make this a truly comfortable and well-appointed apartment. A few highlights include: new engineered quartz countertops, new induction oven, new in-unit laundry, California king size bed, and central air conditioning. The internet is very fast and reliable. I am detail-oriented and brought this mindset to the process of creating a thoroughly intentional space.

It is important to me that everyone who stays here has a very positive experience. So, before requesting to book this space, please be sure that the following apply to you:
• You are okay with a shared entrance. You and I will share a mudroom, but the rest of the apartment is private. There is a second, interior, locking door that separates the mudroom from your private space.
• You are not allergic or averse to dogs. I have a quiet and well-trained dog named Sage who you will occasionally encounter with me in the shared mudroom.
• You are not highly sensitive to traffic noise. Please note the proximity to Slaterville Rd. The bedroom has undergone substantial soundproofing measures, but even so, this space is better suited for someone who isn’t bothered by moderate traffic noise.

5 acre property with gravel driveway and parking very close to apartment entrance at the rear back of the house. There is one small step from the patio into the house, otherwise space is all on one level.

Apartment with separate entrance through laundry area, and backyard space including large fields out to the tree lines are all available for guests to enjoy. Please feel free to use washer and dryer-it is also used by this mother of 4, so not constantly available, but easy to share. I provide laundry soap and prefer not to use strongly scented products in the machines.

I've added a couple of pictures of a spot on the wall where the drywall has been cut due to some water damage after a recent intense rainstorm. Before patching the drywall, I'm waiting for a contractor to assess what may have happened and thoroughly take care of any behind the scenes issues. This was a very rare occurrence on a night when we got close to 3 inches of rain all at once, so future leaks are very unlikely and what happened was a very small amount of seepage at the floor level. The space is still perfectly comfy, just a cosmetic issue.

The apartment is located on the lower level of the home in a completely finished basement and is a cozy two bedroom with a full bath, living room and kitchen with full sized fridge, range and oven to prepare your meals.

We have a nice sized back yard where you may sit, relax and take in the peace & tranquility, and watch the birds eat from our feeder which you can also see from inside the apartment which has windows to the backyard as well as the front yard from the two bedrooms. Sorry, but the hot tub in our backyard is not included as an Air bnb amenity.

Guests can access their private apartment right through the front door of our home and down just a few steps to the cozy, lower level.

Other things to note
We live in a suburb that is much like a country setting. Along with that you may have the good fortune to see little critters like squirrels and bunnies, or larger ones such as deer.
We live in the upstairs portion of the home and you may hear us walking. If you're looking for wild partying, this place would not be a good fit for you. By all means enjoy what Ithaca has to offer but when you come home after your day or night, please enter the home quietly and with respect. No smoking or drug use in our home.

Please note for extended stays longer than 2 weeks or more, the extended stay cleaning fees of $300.00 will apply. This difference of $185.00 additional can be paid after booking is confirmed through the resolution center.



CLARIFICATION REGARDING DEPOSIT

In case you think you need to come up with a $500 deposit upfront to book our property, YOU DO NOT. A deposit on Air BnB means that IF anything gets damaged during your stay here, THEN, and only then does Air BnB have your credit card information to take a deposit from you to pay for any damages that may have occurred. If your stay is damage free, YOU DO NOT PAY a deposit. A deposit is not even held or taken from you when you book. It would only be charged after your stay if something was damaged. I was confused myself regarding this, as usually, or at least my assumption is that one would need to pay a deposit upfront. THIS IS NOT THE CASE. I just wanted to point this out.

Everyone welcome! I'm an experienced host with a private studio-inspired bedroom in an older apartment filled with vintage furniture and a lots of light. This room has access to a full kitchen and bathroom shared with other guests. The bed is a queen-sized bed (upgraded from the bed pictured), and a second double-sized futon with frame can be set up.

This homey, private bedroom is located in a shared second-floor apartment; the room is setup to be used for both living and sleeping, has a full bed, living space (such as a couch, 55" HDTV with a couple hundred channels of cable, Netflix, and Hulu Plus streaming and dining table), and can accommodate up to two people comfortably. It is nice and warm in the winter, and cooled by air conditioning in the summer. The room settles in a 1880s older home with beautiful, high ceilings. You will be the only one to have access to your private room, but will share use of the kitchen and bathroom with your fellow neighbors in two other rooms within the same apartment. Other things to note
This private room is on the second floor, so you must climb a flight of stairs to enter it (see pic). Because this room is in the front of the house, there is some street noise. Cleanliness Self-Test: As a host, I've noticed that cleanliness standards of guests are the most variable. Imagine that you come into the apartment, and it looks just like the pictures. You look behind the couch, and you notice that the woodwork is dusty. Do you think to yourself (A) "Looks like they missed a spot," or (B) "Gross! This apartment is not clean." If you think B (and that's OK, some people do!) please keep looking. We try our best, and we give it a thorough cleaning between guests, but occasionally we'll miss something.

This apartment is located in the basement of a family home. It is a self-contained private unit with a separate entrance, full kitchen, bathroom with shower and washer/dryer and a living space. The property is fenced and has a pool for use in the summer and a pond with fish to feed. Friendly dogs are welcome (the owners have a friendly beagle-basset who loves to meet other dogs). Please note that we have ducks who free range in the yard.

The space
We will provide tea/coffee and some breakfast items (e.g. muesli, yoghurt) for you to use to make your own breakfast in the kitchen. We can accommodate reasonable requests. There are also ducks on the property and when available we can provide duck eggs for you to use for your breakfast.
For children we can provide a pack 'n play, highchair and toys/books.
Our yard is completely fenced and great for dogs and children to run around (keep an eye on kids since the pond is very deep).
During the summer months our heated pool is available to guests. Use of the pool is limited to the daylight hours and you may have to share the space with the owners.
Please note that we have well water and so the water has an odor that you may notice when showering. We provide bottled water for cooking and drinking.
There are no carpets in this space so we recommend bringing slippers in the winter months.

Just inside the city limits, our studio apartment with private entrance is a nice place to rest after your adventures. You'll be a short drive or bus ride from downtown, with easy access to Cornell and Ithaca College, and close to several state parks, to take advantage of all that Ithaca has to offer. The apartment is cozy but has a full kitchen, perfect for couples or solo travelers on business travel or vacation. Large windows showcase the sunrise and garden view.

The space
We are located in the quiet West Hill residential neighborhood, with a dedicated parking space and more street parking available if needed. You will probably need a car to explore the area, but we are just a 5-10 minute drive to downtown Ithaca and the farmers market. The local bus service (TCAT) stop is approximately 100 yards away from the house as well, making access to downtown or Cornell easy. As the weather allows, you are welcome to take advantage of the apartment’s patio area and our shared backyard.

While we pride ourselves on providing a peaceful environment, please note that the apartment is below our family home. As a result, you will hear muffled sounds or footsteps from above, beginning at 7am most days. We also have a friendly dog that will be in the shared back yard from time to time. If this is concerning, you'd best stay elsewhere.

Guest access
During your stay, you are welcome to utilize all of the spaces and amenities of the apartment. The entry to the apartment is via a private entrance at the rear of our house. You will have to enter the fenced back-yard to access the door to the apartment.

If there is something you're unsure how to use, let us know and we will be happy to assist.

Office/TV:

The apartment has wifi, and a dedicated small desk/workspace. The apartment is not equipped with a TV.

Amenities:
The apartment is stocked with the essentials and additional amenities which includes:

Fresh linens and towels.
Tea and coffee to jump-start your day.
French Press, sugar and an electric kettle.
Pots, pans, and cooking utensils for those that like to stay in and cook.
Dinnerware and utensils.
Shampoo, hair dryer and soap.

Extended Stays:
Please note home will be stocked with an estimated 3 days worth of supplies. Anything after this is the guests' responsibility.

Pets:
We have a friendly dog named Boo, so to avoid any problems we have a no-pet policy.
He is never allowed in the studio when we have guests.

Our place is close to downtown, a 10 min. walk, close to Cornell, Ithaca College, restaurants, family-friendly activities, and great views. We have a great place to stay for couples, solo adventurers, business travelers, families with kids, and furry friends (pets).
Note: The parking area, patio, and the walk to the apartment are flat and level; the driveway is a bit of a hill when driving up as the property is above the street level.

The space
NOTE: PLEASE READ BEFORE BOOKING:

1). PRICING: The primary listing is for 1 or 2 persons sleeping in the FULL BEDROOM, sharing the same full-size bed. There is a $35.00 per bed charge when using additional beds (the additional bedroom).
THUS: If you are 2 persons needing 2 separate rooms, you must input 3 guests. This will automatically add a bed for the second guest.
Ex. 3 persons would need to input (add) 4 persons, 4 persons would need to input (add) 5 persons, etc.
ALSO: 2 guests wishing to sleep in separate beds but in the same bedroom can choose to sleep in both the twin beds in the twin bedroom. However, you still register as 3 persons.
2). The primary guest checking in must be at least 18 years old.
3). It is mandatory for guests to submit a copy of valid government-approved photo identification at the time of check-in. The same can be e-mailed, too.
4). The amount paid for the space does not include charges for optional services like food delivery, transportation, or additional options.
5). LAUNDRY; washer, dryer, and non-chemical laundry detergent are available for a fee of $25
6). Guest(s) should adhere to the basic rules such as one cannot become inebriated and create a nuisance.
7). Guest(s) should be appropriately dressed in public spaces or the wooded area surrounding the house.
8). The host shall not be responsible or liable for any theft, loss, or damage to valuables, belonging to the guest or any other person spending time in the space nor for any bodily injury or harm to any guest from any cause whatsoever.
9). Please park vehicles at designated parking (2 spots) adjacent to the apartment door.
10). PLEASE INFORM THE HOST AT BOOKING IF YOU WANT TO BRING A DOG OR CAT AS THERE IS IN ADDITIONAL $35.00 - $55.00 (depending on size and weight.
ANIMAL FEE IS PER ANIMAL as bedding must be WASHED TWICE or even DRY-cleaned after the animal's stay for the safety of our future guests who could be allergic to animal hair. All pets must remain on a leash outside as we're near a school. Also, guests are responsible for cleaning up after their pets.
11) Optional: airport transportation can be arranged. Pick-up at Ithaca Airport is $20 and pick-up at Binghamton, Elmira, or Syracuse airports is $65. Please make specific arrangements before your stay.
12). CAUTION: Guests are expected to excess the front portion of the property (patio area, parking area, and stairs to the street) only and not the sides or rear of the property; this is a wooded property, and leaves on the ground may be slippery.

OTHER THINGS TO NOTE:
No refunds will be issued due to things outside of our control.
No illegal activity including no drugs and no underage drinking.
No smoking inside the unit. You can smoke outside but please keep the area clean of used cigarettes. A Butt vase is supplied in the patio area.

Guest access
Guests have access to the entire apartment including the kitchen, bathroom, and one bedroom with a full bed; other beds must be requested before booking. One can reserve up to 2 additional couples, using twin beds; these can be mated together to form a king-size bed (Create-A-King). This must be requested at least 72 hours before Check-IN. A full-size couch bed sleeps 2 in the living room. DOVE Sensitive Skin Liquid body soap & Bergman Kelly personal-size bar soap are supplied. TRESEMME's shampoo and conditioner provided, and toothbrush, dental floss, and toothpaste are also for your use.

Guests have private access to the outdoor patio and gas grill.

KING SIZE BEDDING is for reservations of 4 or more guests unless prior arrangements are made in advance. There is a one-time $35.00 fee for the king-bed request due upon booking or check-in.

Other things to note
You will likely encounter the nearly several deer (5 generations) that reside on the property. Please do not be alarmed; they're friendly and harmless. Please keep any pet you bring on his/her leash.
Note: Twin beds can be matched together to make a king-size bed by special request (there must be 4 or more guests for the stay).
Additional note: The king-bed also can be requested for parties under 4 for an additional fee of $35.
We need several days' advance notice to arrange the king-bed accommodation.
