The private guest suite (bedroom, sitting area, bathroom, closet) is in our home. Guests will enter through a private guest entrance off the home's private driveway into the well-appointed 500sq ft. suite. To note, there are stairs (7 steps) to access the space.

Sit on the private porch off the guest room or use the Adirondack chairs out front and watch the hustle and bustle of Main Street.

In room entertainment includes high speed Wi-fi, Smart TV with availability to access all your streaming apps, and a Blue-tooth enabled music player. For a blast from the past, we have a DVD player with a wide range of videos (lots of 90's movies).

The home is private for each set of guests and only one family is accommodated at a time. We have spacious quarters with antiques furnished rooms. Most of the guest rooms have sitting areas and are private, located on the home's second floor. We have free wifi through the home. There is a wine fridge for guest use, and air conditioning is provided for your comfort. The grounds are expansive and park-like with large mature trees surrounding the home. There is abundant free parking for guest vehicles. A complementary breakfast is served.

Expect a quiet and peaceful stay with a cooked breakfast. Ideal for families and children are welcome. The home is surrounded by farm fields and woodland and a flock of sheep grazes nearby. Our furniture is mostly antique in this largely original home built in 1855.

This is a private 1 bd apartment in one of NY’s oldest waterfront communities. Enjoy a separate kitchen/livingroom with dinette. King bed, luxury linens, full bath, & hardwood floors. The space
One very large bedroom with ensuite full bathroom. Small hallway and a open plan cozy living room and kitchen with views overlooking the yard and creek. Gas stove/oven and refrigerator. New granite counters in the historic living room that was originally used as a kiln room. Original knotty pine cupboards. This is a historic home with original features. The house is on the lakefront. There is no lake view from the apartment, but you have access to the waterfront for swimming, fishing, boating. There is a view of the creek.

My home is close to Mendon Ponds Parks, Eastview Mall and Rochester, art, culture, and parks. The space
Just 20 minutes outside of Rochester, NY and Strong Museum of Play, GEVA Theatre, George Eastman House, Susan B Anthony House, Blue Cross Arena, and Strasenburgh Planetarium. We are 5 minutes from Mendon Ponds Park with 2,500 acres of woodlands, ponds, wetlands and a trail where the birds eat of out of you hand! Local restaurants are approximately 5 miles away and Eastview Mall is about 8 minutes from the house. Rural feel with urban conveniences.

During your stay
I will be friendly and helpful, but not impose upon your privacy. My dogs like to be petted and may try to sit on your lap. If you have pet allergies, we are not the right place for you. The dogs will bark when you arrive to greet you. They are friendly (read reviews)

Other things to note
You are welcome to use the microwave and refrigerator to reheat or store your leftovers. Due to my allergies, I ask that no shellfish be placed in the microwave for cooking. Guests staying more than eight days may use the kitchen.

This calm bed and bath in the back of our house on the SECOND FLOOR is a great place to stay while you explore Rochester. You enter through the back porch and MUST GO UP A FLIGHT OF STAIRS to the suite.

Located on the edge of the South Wedge/Highland Park area of Rochester it is walking distance to cafes, restaurants, Highland Park and the thruway 490.
It is easy to get to the local schools RIT, U of R, and the hospitals - as well as to downtown! Bus lines are close if you don't have a car.

The space
When my son and his girlfriend moved to their own house I renovated their old suite for this Airbnb. The room and bath are quiet and private with cotton sheets and nice textiles.
There is no kitchen, however I have provided a Keurig coffee maker, a water dispenser and a small refrigerator for your use. The bathroom has a bathtub/shower.
The entrance to the suite is through the back porch, and is all self check-in with a key pad. You will receive the code before your arrival.

Guest access
Because my dog (a friendly small chocolate lab) goes in and out of the back yard, I do ask that guests do not hang out back there. You are welcome to sit on the back porch if you like, it is lovely (though mighty cold in winter!)

Other things to note
Please note that the top step of the back stairwell is triangular shaped and requires CAUTION. If you are carrying a bag I want you to know about it ahead of time!
No more than two people allowed in the suite at any time.
Only registered guests are allowed at the Airbnb unless a specific request has been authorized (ie. your daughter is coming to help fix your hair for a wedding, etc.). Let me know any special needs and I'll always do my best to accommodate.

Opened in 1997, the b & b is a light filled home on a peaceful working sheep farm which offers visitors an insight into our rural agricultural past. Home was built in 1855 and is largely original. Yes, it is old and has antique aspects. Guests notice how quiet it is here and how bright the stars are at night.
