There are 2 bedrooms on the main level as well as a full bath, kitchen, and living room. So if you have problems going up stairs, this cabin accomodates you as well.NO ANIMALS of any kind are allowed. The property is allergy free due to owner's family being highly allergic to animal hair, dander, feathers and the like. This poses a severe health hazard to host's family members and therefore there are no exceptions to this rule. You will not be allowed to check in, your reservation will be canceled and a $200 deep cleaning fee will be assessed.

The lake house is settled in a great, quiet, and relaxing location. The property is about 15-20 minutes away from major destinations such as Johnson City, Bristol and Kingsport. Guests have a beautiful view of the lake from the house. This property is perfect for travelers visiting the Appalachian area of TN for vacation, work and/or school (PA/PT students/clinicals). The house can also be used as a home-base for excursions to Gatlinburg, Asheville/ Biltmore Estate, South Holston Dam/caverns, Watauga Lake, etc. The house offers everything needed for the short or prolong term stays. There are three levels throughout the house (stairs). The main level has an open-concept combined living room and dining area with a fully equipped kitchen. Two bedrooms and a loft offer very comfortable king, queen, and twin size beds along with large closets. You can simply recharge/relax while drinking coffee and enjoying the lake view from the balcony or go for a swim or fishing off the dock (May-Sept/Oct). Please note that lake level is low during Oct-May (winter dam-maintained season); water typically sits up to 100 m away from the dock, but the view is there 365 days.

This charming 1200 sq. ft 3 bedroom, 1.5 bath home pays homage to longtime resident Charles Neal, who ran Neal’s Shoe Shop and spent 76 years as a cobbler in Kingsport, TN. The interior of the home has been remodeled with a light airy feel that reflects a modern approach to its more traditional style. The home is situated within a mile of Exit 59 of I-81 to allow easy access to Bristol, Kingsport, and Johnson City.

This is kind of a busy neighborhood, just 1 turn off a main road, easy to find and easy to get in or out. We are close to everything in just about any direction. The Mall at Johnson City is 5 miles south on SR 36. We have bicycling trails, great roads for motorcycle riding. Lots of history, Tennessee's Oldest town is only 5 miles away. Boone Lake is basically all around us in several different directions.

This is a two-year-old, 3 level cabin.
The upper level consists of a lofted master queen bed and master bath. The bath features a beautiful tiled shower with great water pressure and a stand alone tub fit with basic toiletries if needed.

On the second level (main level), you'll find the kitchen/dining and living area with a queen size fold out couch. The living area features a flatscreen TV fit with a ROKU player and FireStick for any streaming needs. The kitchen is stocked with basic utensils. Kitchen amenities include a microwave, oven and stove-top, coffee maker (K-Cup Duo), and an air-fryer.

The basement level has a second full bath, laundry (washer and dryer), bar area, and sitting area with a queen size fold out couch. The living area features a flatscreen TV fit with a ROKU player and FireStick for any streaming needs. The bar area contains a Ninja slushy machine, Margaritaville drink maker, and drink mixing utensils.

Heading outdoors, the lakeside dock offers endless opportunities for outdoor activities such as fishing (great spot for bluegill, catfish, carp, bass!), kayaking/paddle boarding, swimming, boating, or relaxing by the fire. There is a beautiful fire-pit with chairs only steps from the lake for keeping warm or roasting marshmallows at night.

NOTE: We have 2 paddle boards and 2 sit on top kayaks available for rent. $50 each first day. $20 for each additional day. A separate rental agreement is required. Contact the host for more detail.

NOTE: There are boats available for rent, please contact me if interested.

Feel free to bring your own canoe, paddle board, kayak, jet ski and fishing pole and enjoy this lake front dock.

The wrap-around deck features a charbroil gas grill where you can have your own cookout. The front porch features comfortable rocking-chairs with a beautiful view of the lake where you can enjoy morning coffee, read a book, or watch the wildlife.

I will consider renting the cabin for up to 3 months at a time in the off season, November through February.

The lake is at full pool from approx. May 10 until Sept. 4. So, before late April and after Sept 4th my dock isn't 100% accessible by boat. Check with me if you are unsure. I am here to help.

By booking this property, guests agree to pay these fees if applicable and understand that they will not be contested.

★ CLEANING & FURNITURE★
General Cleaning: We provide a standard cleaning service included in your reservation to cover laundry, stocking of household items, and light cleaning of the home. This service ensures that the property is in a clean and sanitary condition upon your arrival. Please help us maintain this standard by cleaning up after yourselves during your stay.

Mess and Disarray: We kindly ask that you keep the property in a reasonably tidy and organized state throughout your stay. Suppose the property is left in a messy or disarrayed condition upon check-out. In that case, an additional cleaning fee may be charged to cover the extra time and effort required to restore the property to its original condition.

Furniture Placement: Please leave all furniture in its original location as it was upon your arrival.

Any additional cleaning and furniture restoration or replacement fees will be determined at the discretion of the host based on the extent of the cleaning required or the furniture that needs to be repositioned.

Other things to note:
This cabin is located on Boone lake reservoir. Boone lake is regulated by Tennessee Valley Authority, TVA. The lake is at full pool From early May till early September. In early September, the lake begins a gradual 20 foot draw down to the winter pool level which is reached by mid December. In late February, the lake begins a gradual increase, reaching full pool by early May.

By mid October, our dock is no longer in water. By approx. mid November, water has left our cove. The lake can still be accessed by foot, just not by boat. There are several marinas in the area for docking a boat.

The Villa @ 110 includes a bedroom with a full bed, spacious bathroom, laundry area and flex room. Here, guests will find additional accommodations including a sleeper sofa in the Flex Room, ideal for remote work or extra sleeping space. The Lower Deck area features cozy porch swings and leads to the inviting fire pit, creating the perfect ambiance for cozy evenings under the stars.

Across the walkway lies The Cottage (112 Building), offering two spacious bedrooms with ample closet space and two full bathrooms. The Cottage is also accessible by entering through its front door located at the entrance of the property. The living room features a fold-out queen bed for added convenience.

The Cozy Cabin offers additional accommodation for up to six guests, complete with an electric fireplace in the living area and a fully equipped kitchen featuring all appliances and essentials for your culinary needs. Each bedroom in the Cozy Cabin has a queen bed. The Cozy Cabin's primary bedroom features a bathroom on suite with double vanities and an expansive closet. The living room has a queen sleeper sofa for additional sleeping arrangements. Guests can also enjoy a selection of books and games for entertainment. The kitchen is well equipped all large and small appliance.

Outside, the expansive decks provide serene outdoor spaces with ample seating options, including tables and chairs, rocking chairs, swings, and a custom-built bar-height railing for additional enjoyment. Please note that sitting or standing on the railing of the deck is strictly prohibited.

The property features a gated dock which guests are not permitted to use. A smaller dock is available for use to the left of the gated dock where guests can park a boat. Swimming is permitted at your own risk. Rockingham Marina is directly across the channel and only a short drive from the property by land. Here, guests can rent boats and enjoy dining.

At least one bundle of firewood is provided for the fire pit. Please be mindful of the rules and warnings posted on the dock and around the property.

The home is an easy day trip from the Smoky Mountains and to Asheville, NC- each about 1 and 1/2 hours away

All our properties include all the essentials and needs to allow for a comfortable and enjoyable stay! The items listed below are provided in every single one of our properties and consumable items are only a starter kit.

Kitchen set includes: 2 dishwashing tablets, dish soap, a dish sponge, two (2) trash bags, two (2) K-cups per guest capacity.

Bathrooms have locked dispensers on the shower walls with shampoo, conditioner, and body wash.

We'll also be sure to provide you with two (2) paper towel rolls per kitchen and two (2) rolls of bathroom tissue per bathroom. Unfortunately, additional items cannot be provided if requested as these are to kick-start your stay.

Guest access
Guests will have access to the house and patio and there are no shared spaces. The home is located inside a complex with a duplex condo building that is also a short term rental as well as an eight-unit apartment building that has long term renters. The house does have a specific parking area but you do drive by the other buildings to get to the house.

Check-in will be at 3 p.m. and check-out will be at 10 a.m. and our property care technicians will arrive shortly after the check-out time to prepare the home for the next guests. If you need to check-in after 10 p.m. we ask that you let us know ahead of time.

All of our properties have self-check-in and have coded smart locks on the doors. The code you will receive for your reservation is unique to your reservation and will only work between the check-in and check-out times.

Sometimes technology fails, however if this happens we also have a backup lockbox on the property with a physical key so you can get inside.

We understand that sometimes you need to start your stay a little sooner or need more time before a flight home. We will make our best effort to accommodate you, however we often have guests leaving the morning of your check-in or new guests coming a few hours after your check-out.

No smoking of any kind inside the property. If you smoke outside we ask that you pickup any cigarette butts before you check-out. Guests who smoke will be charged up to $2,000 penalty fee for deep cleaning and fabric deodorizing the home.

Parties, events, or weddings are not allowed.

To respect our neighbors, we observe quiet time between 10 p.m. and 7 a.m. each day.
We provide high quality white linens in all of our properties. Guests will be charged a depreciated replacement value of these linens if they damage or stain them

👉 A FEW THINGS TO CALLOUT ABOUT OUR HOME 🏡
There are a couple of steps to access the house at the front porch and one step into the house at the back door.

There is an outdoor grill available for your use. It's powered by propane gas and we do check before each guest arrives that it has sufficient gas for your stay. If it runs out please let us know. Please make sure you leave the grill clean to avoid any additional cleaning fees.
