The loft contains the bedroom. Downstairs you will find the living area, dining area, bathroom & kitchenette (please note...there is no stove/convection oven). There's a nice covered porch on the front. We are about 15 minutes from downtown Knoxville and about an hour from Gatlinburg. We are also a short drive from the airport. The property is NOT ran by a management company! We deal with everything personally so if you have any questions or problems you will be dealing directly with us. We hope you choose Toad Hill!

- "We stayed on 16 acres of heaven in a lovely cabin for three nights. The cabin, named after one of the Cartwright boys from Bonanza, was exactly as described. It was spotlessly clean, well equipped, and well served by friendly and helpful hosts. It is super convenient to Knoxville and would be perfect for a UT football weekend or just a treading getaway. The Smokey Mountain National Park is but 30 minutes away in the other direction. The pond with fountain and nature trail with actual nature are beautiful. Saw two deer by the creek. We will stay again."

This 1984 50’ Jamestowner has undergone a complete renovation! You’ll enjoy the rustic beams on the ceiling while enjoying new furniture, all new appliances, new kitchen & comfortable bedding.
I fell in love with this boat when first I saw it and knew with a little love and TLC it could be restored to new life! I know you will have fond memories of this very unique stay in beautiful East Tennessee! The boat is located at Volunteer Landing Marina. Downtown Knoxville and the beautiful Volunteer Landing are a short walk away.
***Please note that the boat must stay at the marina and attached to the slip. I will provide a golf cart for your use during your stay for transporting your belongings. Please be considerate and not keep it out for extended periods of time and do not leave it in the parking lot. I will meet you for check-in and go over basic systems of the boat and will leave you to your privacy, but I'm only a text or call away in case you need anything.

***Swimming is not permitted from the boat or within 100 yards of the marina per TN State law.

**Absolutely NO parties or loud outdoor music is permitted and additional visitors must get host approval to maintain the security of the marina. Quiet hours are 10pm-7am. I take the marina requirements very seriously and guests may be asked to vacate with no refund if I receive a complaint. It is a family oriented facility and being able to rent my houseboat here is a privilege. Thank you for making it a pleasant location for all marina guests.

It's a very easy 15 minute drive to Neyland Stadium. It's located on a cul-de-sac so there is minimal traffic.

The space
This cozy little studio attic apartment is perfect for couples who want to be close to downtown, but still want the privacy of a small quiet neighborhood during their stay. The angled ceilings in this flat are finished with a beautiful shiplap design, adding to the unique feel of the space. Although this home is a duplex, both apartments include entrances that are completely private, so all areas mentioned will be just for you.

Sleeping arangements in the open bedroom area include a comfortable queen and twin bed with top quality bedding and linens to make you feel right at home. In the living room, a flat screen TV is ready to connect to any of your favorite personal streaming applications, providing entertainment for those who choose to spend an evening in.

The kitchen is equipped with a hot plate and a microwave for cooking all your meals. An oven is not currently available in this unit. Stainless steel appliances include a microwave, dishwasher and 2 mini-refrigerators. You'll also find all the cookware, utensils, flatware and dishes you need to prepare a meal start to finish. Our butcher-block island with bar seating for 2-3 can also serve as a work space, if needed.

Finally, the bathroom is equipped with a shower stall and is stocked with the necessary toiletries you'll need during your stay. The washer and dryer are located inside the back door just off the downstairs unit, in a separate shared space all their own. This a one room waterfront cabin with a cathedral ceiling and polished concrete floor. Sleeping arrangements include queen size bed and one twin bed in the loft. There are no separate bedrooms. There is one private bath with a shower (no tub). Bed linens and towels are provided. The kitchen is stocked with the basic eating and cooking equipment, microwave, mini refrigerator, stove, and coffee maker. Outdoor charcoal grill and fire pit are also available for you use. You have a beautiful view of the river and Islands from the front porch. There is kayak, canoe, paddle board access/ramp on the property and a dock on the river. Fish for small mouth bass, trout, or skip jack heron off the dock. You can occasional spot a bald eagle perched in the trees along the banks of the Holston River, observe river otters, water fowl (ducks, geese, herons), or deer wading the river. The cabin is only 1.5 miles from Interstate 40 (I-40) and minutes from downtown Knoxville and the University of Tennessee campus. Gatlinburg and the Great Smoky Mountains National Park are just a short drive away. I-40 Interstate overpass is adjacent to the property. You can hear the traffic noise from I-40 and an adjacent highway. You will have full access of the entire cabin, dock and canoe ramp. The East Knoxville Fishing Club has access to the Holston River through this property, so it is possible to have a fisherman park in the area or at the canoe ramp for a few hours. The ramp is at the opposite end of the property from where the cabin is located. There is no cable TV (local channels only) and no wi-fi included; however, cell service is strong in the area.

Imagine after a long day, waking up on a comfy memory foam mattress to those large panoramic windows. You grab your phone off of the built-in wireless charging night stand. You are scrolling through your feeds and listening to the news on the smart assistant speaker in the bedroom when you realize you need coffee. Although you don’t want to get out of bed, you muster enough energy to get to the Nespresso machine in the kitchen. There, you find an assortment of different signature full-bodied coffees. As you're making coffee, you put on a record or 2 (perhaps some Rod Stewart?) on the bluetooth enabled record player and enjoy the view from the living room. As the coffee is working its magic, you hear a work email come through the phone.
Since you're the "work from home" type, you grab your laptop and sit at the desk in the comfy work chair. You quickly get on our ultra fast high speed internet to get some work done when you realize you need to leave by a certain time. You notice that there is a smart assistant clock on the desk and ask it to set a reminder to leave in case you forget what time it is and don’t have enough time to shower.
After a long day, you come “home” and immediately lay down on the comfy blue chaise which fits 3 adults comfortably. You dim the living room light behind the couch to your perfect mood and you turn on the 55 inch Smart Roku TV. (There is free Peacock Premium TV along with Roku Live TV provided to you. All other streaming services will require your own account). You know there is something missing and realize that there is smart mood lighting behind the TV that can be turned on. Who doesn’t need more mood lighting? Although there is so much for you to do and explore in Knoxville, you can't seem to leave this amazing haven.
Fortunately for you, the kitchen is fully equipped to make a delicious meal yourself. The kitchen is equipped with all high end appliances as well as necessary cookware and utensils. The Casteel Branch house is located beside a spring fed creek called the Casteel Branch in the foothills of the Smokies. Our yard is a park-like setting. This listing is for a basement mother in law apartment that comfortably sleeps two, but could accommodate 5 people. I reside in home above this apartment.

I have added a new oven, dishwasher, new task lighting in the kitchen. I have also added a new charcoal grill out on the patio.

There is a very comfortable Queen mattress in the apartment bedroom with plenty of dressers. The queen bed has two Wheat Dreams Queen Pillows – 20” x 30” (Cotton Zippered Shell Filled with Organic Buckwheat – Made in USA) $100 each pillow ~ Pillow Tip: You can carve out a comfy little “ear hole” when you’re sleeping on your side / provides versatile, flexible support that conforms to your head and neck contours. Pillow is properly filled no more than 2/3 volume so there is room for shaping. Each is covered with a UltraPlush Premium Waterproof Pillow Protector – (Hypoallergenic and Bed Bug Proof Zippered Pillow Case in Super Soft and Quiet Queen 20”x 30”) $25 each pillow cover. I have tried to invest for your proper rest. I also added two Adjustable Foldable Bed Desks for Laptop, Reading and Writing. I have a small tv with a Smart DVD player in the bedroom. And I can provide up to 3 white waffled robes for added comfort.

For cleaning during your stay, since I do offer monthly discount ~ I have provided a vacuum, broom, Swiffer, bar keepers friend, sanitizing wipes, toilet brush and cleaner, etc. We also have an iron and small ironing board in bedroom linen closet along with a counter top washing machine (bring your laundry soap) and I have clothes pins if you want to line dry items.

Off of the bedroom is a closet nook with a single bed that has a touch of whimsy (a favorite of my 4 grown children and all of my college guests). I painted a mural of mountains on the walls of this room, added hot air balloon lights, and LED lights, and included a sleep machine, reading light, and a fan for a magical get away. The twin in this offset from main bedroom is small and packed with pillows cased in bright fantastical colored covers.

In the sitting room there is a small retro chrome dining room set and one twin daybed with another twin trundle that rolls out into room. And I have a 43" 4K Ultra HD Smart Roku LED TV in the sitting room with Xfinity cable.
There is one full bath and a small foyer area outside the bathroom with a large lighted mirror and a small dresser upon which you will find a hair dryer and curling iron. We have provided an initial supply of toilet paper along with a few extra rolls, but these may not be enough for your entire stay and you may need to purchase additional supplies.

There is a small galley kitchen with small apartment sized refrigerator with small freezer, dishwasher, oven, microwave, coffee pot, plates, silverware, pots/pans, etc. for your use. I have cutting board, cookie sheets, pizza pan, pizza slicer, cake/muffin/pie pan, wok, crock pot, blender, colander, mixing bowls, etc. Paper towels and dish soap and coffee and filters are provided to get you started (maybe not enough for your entire stay)~ as well as spices and things left by other thoughtful guests.

The basement patio is for you to enjoy. We have STRONG wifi. There are plenty of games and books for your leisure. Many guests have taken pillows and blankets and books out to enjoy the hammocks in the yard for a restful time. Outside on my lawn guests have had picnics, played frisbee golf, played games, lounged in the hammocks, had children play in the creek, and just really enjoyed being surrounded by nature. Bird watching is great from the patio too!

We have a travel map for you to place a pin where you are from! You will be amazed to see how many travelers have found refuge at our place ~ they have brought their cosmopolitan flare from all over the world to our East TN home!

I have added about 50 books on the greater Knoxville area and they are marked as my permanent collection to stay for all guests. You can read about the city, Cades Cove, Elkmont, The Walker Sisters, local history, Indian history of the area, about local logging and marble quarries, ghost stories, disappearances in the Smoky Mountains, books on hiking, local cook books, and biographical books. Also, I figured most would not go to Visitor Centers to purchase maps and information about Auto Tours of the Great Smoky Mountains. I have purchased these and labeled them to stay in my apartment for all guests to access (replacement fees will be as follows if missing after your stay), but for your planning purposes I have included these in a welcome bucket:

Right down the road (0.3 miles) is the bridge over Stock Creek (Present Day Volunteer Cove Marina where you can rent jet skis and pontoons) where a skirmish had occurred during the Civil War. Many use metal detectors in and around the waterways to find relics from the Civil War around here.

I do have a business license, remit taxes, and am properly insured. I have smoke alarms, fire extinguishers (One designated for kitchen and another in living room), in bedroom there is a fire Extinguishing Spray in Aerosol Spray Can, Stove Top Fire Stops, carbon monoxide alarm in the apartment. So far I have had a most wonderful experience hosting travelers from around the world.

She answered my parking questions in detail before we even booked the place. When we had a wifi question she replied with the fix within minutes. Which was impressive on its own, but we later learned that she was in the hospital at the time! Two small items of note… 1) It is above a bar, which it does state in the listing. It wasn’t a huge deal, as my group had discussed it ahead of the trip and agreed we were down for it. But I’ll note, it’s a karaoke bar. So if you attempt to sleep before bar time you’ll be too busy laughing your butt off at random terrible off key singers. You can hear basically every word. Night two we decided to lean in it and went down to check it out. Very fun vibe. 2) This one is just me, my friends didn’t seem to care at all. But I’m an always aware of my surroundings traveler. From the time we checked in, and every time we went in and out of the entryway that is inside of the bar patio area, it felt like someone was saying “Oh they are staying at the rental upstairs”, “They must be staying at Halie’s place”, “Isn’t the flat so cute? I’ve stayed there a few nights.”, and other variations of “Are you guys renting Halie’s place?” For me, I didn’t like everyone around knowing that we were tourist and where we were staying. It made me feel like we were a sitting ducks for potential crime. In retrospect these were just friends and acquaintances of Halie, but it rubbed me the wrong way that everyone knew who we were. That said, would 100% stay here again! Would recommend. Amazing host! Clean, beautiful property!"

Halo Hospitality’s Rental Agreement Terms and Conditions apply. Upon booking, the renter will receive the Terms and Conditions and agree to review and sign. These terms will include, but are not limited to, the following:

GUEST VERIFICATION
Experienced guests with 5 or more positive reviews may request to be waived from this process, otherwise we do require all guests to complete an additional verification screen through our Guest Portal to ensure the safety and security of our community. This 60-second verification process must be completed within 48 hours of booking, or at least 2 hours prior to the check-in time if booking on the same day as check-in. You will be prompted to complete this process immediately after booking. This includes:

1) Providing a copy of your government-issued photo ID.
2) Photo Verification
3) Confirming your contact information & agreement to our Rental Terms and Conditions

Guests are responsible for any damages during their stay.
Before receiving check-in details, guests will choose one of two coverage options:
-A refundable damage deposit held on their credit card, released shortly after checkout if no damage is reported.
-A non-refundable damage waiver that covers minor accidental damages during the stay.

Guests who have questions about this process are encouraged to reach out prior to booking! The information is collected for screening and verification only and is not stored or used for any other purposes. We thank you for your cooperation. Guests who fail to complete our verification process within 48 hours of booking may be subject to cancellation.

HOUSE RULES
1) Guest Count: Please include the correct number of guests in your booking. Visitors outside the reservation are permitted under most circumstances, but we do require guests to request permission prior to having visitors.
2) Check-in: Please notify us once you have accessed the property. Please inspect and report any unsatisfactory conditions within 2 hours of check-in. Non-urgent issues reported after 9:00 pm will be promptly addressed the next day.
3) Noise Policy: Keep noise to a minimum after 10:00 PM to respect our neighbors and local community. We will contact you directly for any reported disturbances, prior to reporting any nuisances with local authorities.
4) Non-Smoking Policy: Smoking, vaping, and the use of e-cigarettes are not permitted within the property. Any violation, will result in a smoke remediation fee.
5) No Parties: Events and parties are strictly prohibited to maintain a peaceful environment. We will contact you directly for any disturbances, prior to reporting any nuisances to local authorities.
6) Pets: We love our Pets! but they are not allowed in most units, ensuring a clean and allergen-free space for all guests.
a.If the property is labeled as “Pet-friendly”, pet’s are allowed at a charge, up to a capped limit. The Pet Fee will be requested after booking via the resolution center, and is paid separately from the reservation.
7) Damage Policy: Any damage caused during your stay will incur repair costs plus a labor charge. A Wear & Tear fee will be applied for any rule violations related to pets, smoking, or parties.
8) Checkout: Before checking out, please place trash in trash cans, start the dishwasher with used dishes, and begin a wash cycle for used towels.
Security: Ensure all doors and windows are securely locked when not present.
9) Age: Guests must be 25 years or older to make a reservation.

Failure to comply with any of these policies may result in the immediate cancellation of your reservation without refund.

CANCELLATIONS
We adhere to the cancellation policy as outlined at the time of booking. Please note, exceptions due to illness, weather conditions, or other unforeseen circumstances are not covered unless stated otherwise. Guests are encouraged to purchase travel insurance at the time of booking to cover unforeseen events. Requests for cancellation outside of this policy will be directed to your travel insurance provider.

EARLY CHECK-IN'S & LATE CHECKOUT REQUESTS
1) Early Check-ins: We are unable to guarantee an early check-in will be possible in advance due to cleaning scheduling. However, on the day of your check-in we will notify you as soon as the property is available & there is no fee for an early check-in. Early check-in requests will be submitted to our team, but please do not expect a response until the day of check-in.

2) Late Checkouts: Are available on a case-by-case basis, depending on the property and cleaning schedule. Requests should be made at least 12 hours in advance of your check-out, and are subject to approval of our cleaning team, which may not be able to respond until the morning of your scheduled departure. We do have a late checkout fee. This fee is paid through the Resolution Center.

POLICY VIOLATIONS
1) Late check-out without prior approval will be charged per hour. We may remove occupants and their belongings from the property if unresponsive, or uncooperative.
2) Excessive Cleaning will be charged per hour. We will provide proper documentation and photo evidence of excessive cleaning required. This will be applied towards unexpected cleanup of spills, stains, bodily fluids, biohazardous materials, odor remediation, etc.
3) Damaged/Missing items will be charged at the replacement cost + Labor. We will provide proper documentation and photo evidence of any Damages or Missing Items.

REPORTING ISSUES
Please report any issues within 2 hours of check-in to allow us the opportunity to resolve them promptly. Non-urgent issues reported after 9:00 PM will be addressed the following day. We may not be able to resolve, or provide a resolution, to issues that are not reported in a timely manner, lack sufficient documentation, or do not provide us with enough time to respond effectively during your stay. We are here to help!

LOST & FOUND
Please ensure you have all your belongings before departure. Items left may be held up to one week at our local office for pickup, or can be shipped back at a fee. We are not responsible for locating left items.

We most love this property because of the easy access to surrounding towns and attractions, but how peaceful and serene it feels once you pull in the winding driveway.
The creek runs year round and you can enjoy listening to its serene sounds from the long front porch or if you open the windows of the bedrooms! *Please note the indoor fireplace is not currently in working condition*

This cabin is located on the same property with Ivybrook Cottage: the outdoor spaces feel separate and private and the driveway is shared. We ask all guests to keep to their portion of the property so as to ensure for the comfortability of all guests.

We can’t wait for you to experience this property. The pictures truly do not do it justice. Imagine feeling as if you’re at a cabin in the Smokey Mountains, except you’re 15 minutes from downtown Knoxville! The creek runs all along the front of the cabin with views from the front porch. You can hear the creek year round.

Inside boasts two bedrooms plus a loft room: a bedroom with a king bed and ensuite bathroom; a bedroom with a king bed and adjacent pull out twin trundle; and a loft room with a pop up twin trundle that can be converted into a king.

We have a fully stocked kitchen with refrigerator, freezer, stove, microwave, and coffee bar. (Please note that this cabin does not have a dishwasher).

Two full bathrooms- one ensuite to the downstairs master with a walk in shower, and one for guests to share upstairs with a shower/tub combo.

Our cozy living area has a wood burning fireplace (available for use from October-March) and a large 65 inch smart TV.

The downstairs primary bedroom has a king bed with ensuite bathroom, ensuite screened porch with rocking chairs, and a smart TV.

The upstairs primary bedroom has a king bed, a smart TV, and a pull out trundle bed with two twins.

The upstairs loft has a twin pop up trundle bed that can be used as two twin beds or a king sized bed if desired.

Please note that this property shares space with a smaller cottage at the top of the hill.

***Please be advised that this is a cabin in the woods. We like to be clear that you may encounter wildlife including various bugs, snakes, bears, foxes, raccoons, skunks, and other animals. Please keep all trash/food inside the cabin or secured in the outdoor trash bin with latches. Please do not leave any food/trash stored on the deck or in your vehicles. There will be bugs who occasionally find their way inside the cabin. My wife and I (plus 3 fun loving dogs) live in the basement from time to time. We may see guests periodically as we will utilize the laundry room, shower, and kitchen as needed!

Peaceful getaway in an updated mid-century home, 15 minutes from UT and downtown Knoxville. I live in a quiet older neighborhood, but close to I-640/I-40. Guests have their own room in the basement, with queen bed, dresser, TV, smart DVD, WiFi, and Netflix. You will also have a downstairs living area with couch and chairs, and longer-term guests may use the laundry room. There is a bathroom upstairs, which may be shared (rare). I live in the home with my small dog who has never met a stranger.

Guest access
Guests will have the bedroom and living area downstairs, and a bathroom upstairs. For longer stays, guests may use the laundry room and kitchen. You can always have a cup of coffee, as no one should have to live without coffee!

During your stay
I would love to greet you when you arrive, unless my schedule does not allow it. I am happy to answer questions, or help find the answers if I don’t know. I am available by phone or text if I am not home.

Other things to note
I do have a small dog who loves to make new friends. He may bark when you first arrive, but he is friendly. You will need to be able to use stairs, as your room is downstairs and the bathroom is upstairs. Please remove your shoes when you come inside. I appreciate guests treating my house with respect, so please clean up after yourself, and leave things as you found them.

This is a smoking, alcohol, and drug free home, please respect this.

There are a total of 4 bedrooms upstairs, one of which is a master suite with its own bathroom. The bathroom upstairs is shared between the other guests. There is also a bedroom and a full bath downstairs. You may use this bathroom if the one upstairs is occupied.

Sleep tight in our sunny corner bedroom. The house stays quiet and the neighborhood cats are outdoor only. Our home is tucked away on a dead end street- just minutes from breweries, coffee shops and the best bakehouse (WildLove) and Jewish deli (Potchke) in the southeast. The downtown public library, art museums, and parks are a ten minute drive away.

The bed is a trundle bed with a second mattress underneath so the room can comfortably sleep two.

Keep it simple at this peaceful and centrally-located place, just minutes from downtown Knoxville. This room is located in a 2 bedroom apartment on the back of an old 1900s craftsmen style home. The owner lives in the main house and the 2 bedroom apartment is shared between guests. Each bedroom has a keyed lock for your security. Parking is behind the house in a gravel area off the back alley. Kitchen and bathroom is shared and is cleaned between guests.
