This cozy home is over 1300 sq. feet of comfortable living. Cozy on Carolina was our first home and we kept it due to all of our wonderful happy memories made there. This home is within 10 minutes of I-81, which is convenient to Bristol, Johnson City and Kingsport. It is surrounded by sidewalks and a nice neighborhood to walk. It has a fenced in backyard with patio furniture as well as a fire pit. It has just about anything you need to walk in and stay awhile. It is conveniently located to many things - grocery stores, restaurants and shopping. You would be located within 15-20 minutes of two state parks. It has 4 ball tournament fields anywhere from 5 minutes to twenty minutes away (Domtar, Brickyard, Winged Deer and White Top). Let us host you for your visit to Kingsport!

THE SPACE

We absolutely love this house- it is a charming home situated on an acre in the heart of just about everything-

The interior of the home has been updated to accommodate small families and people with special needs- we have made this space “home” for all who are guests-

Open floor plan concept with 2 bedrooms and 1 bath-
Each of the rooms were designed with the ease of just feeling comfortable when you walk in- plenty of pillows and blankets for guests to use with plenty of places to sit and relax-
The living room has 1 recliner chair / 1 sofa/ sleeper and 1 accent chair-
There is a sofa table with chairs to sit and conduct business -

TV’s w/ WiFi capabilities in each bedroom and Living room-
Each bedroom has a phone charging station as well as a bed side lamp-

Dining room / kitchen is set up for seating up to 6-
The kitchen has all the amenities you will need to prepare a meal for your family- pots/ pans/ cooking utensils/ silverware/ glassware/ plates/ bowls and much more-
We also provide olive oil, salt & pepper, some cooking spices, sugar, coffee, tea & coffee maker.

A gas Weber BBQ Grill is provided to guests (please read and follow instructions before use)

You will have comfortable linens on each of the beds/ mattress protectors as well as a blanket & quilt all the pillows have allergy safe pillow protectors on them.

The bath towels are large and luxurious-
Some toiletries will be provided- (shampoo/ conditioner, soap, hair dryer)

The home is accessible by wheel chairs, however there is 1 step from the driveway to the home.
The shower is accessible for people with special needs with a very small lip on the shower edge-

This home was built in the (1950’s) - we have kept the original hardwood floors throughout the bedrooms/ living area and hallway- due to this the floors do creak from time to time-
The air conditioner / heating unit is located below the home - guests can here it when it turns on/off-
The house is located on the Main Street to Bays Mountain - during certain times of the day the street can get busy with traffic-
The driveway is a circular gravel driveway- with a large tree on the road side -there is plenty of space to park - just be careful if you back up!!!

There is a small porch on the front of the home and a larger deck on the back of the home - as well as a large grassy back yard area where families can enjoy-

The house doesn’t have a fenced yard so please watch your children closely as the street it’s on can get busy-(make sure they play in the back yard area)
The driveway is gravel- and there is a large tree to the left of the circular driveway- make sure you pay close attention to it if you back up!
The hardwood floors are original with the house, therefore they do make noise in some places!!! The heat pump below the home can sometimes be heard when it shuts on/off-
The bathroom has a pocket door- with a lock!

NEIGHBORHOOD

The access to many parks/ recreation facilities/ and downtown Kingsport is all within 5 miles radius!! Your still outside the city limits but close to everything-

GETTING AROUND

If you have a car then that’s best- there is so many things to see and do that a car is the best option- There’s also a bus / transit system that runs through the Kingsport area- each guest will need to check the KATS schedule to see when and where the routes are-

- "We loved this adorable house. It was clean, cozy and quiet. It was myself and my 2 young adult daughters so it was plenty of room. The owner thought of little touches such as games, coffee pods, laundry soap, etc.. We were disappointed the propane tank was missing, we wanted to grill and they may want to add kitchen wash clothes and the frint door lock was a little tricky. Those were tiny things though. Everything else was great!!!!! We would definately stay here again!!!"

- "We really enjoyed our stay at the Chickasaw Retreat. The house is very spacious and the layout offers several different areas where you can gather or have time to yourself if you need some space. Peggy was very communicative from the very beginning about the house having a couple of issues even before our arrival. She was honest and let us know what was being done to fix the issues. I appreciated her honesty. One issue wasn't resolved prior to or during our stay (the freezer wasn't working properly). But it really wasn't a problem for us because the freezer wasn't completely broken - just needed a minor repair. Which again - Peggy went above and beyond with doing her best to try to get it fixed and even brought us a bag of ice :) Nothing bad to say about this house. Great for large family gatherings and the surrounding area is beautiful!"

- "This is not you usual VRBO! What a great place! The Apple Suite was so new and impeccably clean. It had everything you'd want during your stay. It was close to everything I needed, and the restaurant and cidery downstairs is so eclectic and cool! Nice people, and I would stay here again. Just know that there are outside stairs up to the condo. Ok if it's nice outside, and if you have no problems carrying your luggage up. It's just something to be noted."

Make yourself at home at this beautifully renovated home just a few minutes away from Holston Valley Medical Center and Eastman in Kingsport. The home features two bedrooms and one bathroom. It was all recently renovated and all new furnishings recently -- including an all new kitchen and appliances.

You will enter the home in the living room that has a sectional and accent chair for plenty of seating. The remodeled kitchen is off of the living room and has a small table for dining inside. The washer and dryer are also in the kitchen.

Each bedroom has a queen size bed and a closet and dresser for clothing storage. One of the bedrooms has a desk and desk chair. The bathroom is located in the hall between the two bedrooms and has a tub/shower combo.

This is a duplex home with a resident on the other side.

- "Enjoyed our visit very much!" - "This cute 2 bedroom 1 bath Air B&B met all of our expectations. Recently renovated building has all the modern conveniences you expect in a small town, themed ABB. Apartment was clean. Beds where neat, tidy and comfortable. Full size fridge, stove and microwave. Pictures are accurate. It was perfect landing spot for our week long holiday stay. We look forward to another stay there in the future. A note for consideration. It would be nice to have a workers station for the working Bee.Both bedrooms are large enough to compensate for a desk to work from. Currently both rooms have a large glass top coffee table which is perfect for being a catch all to unload clothes on. The kitchen breakfast nook works well for a working station but, a desk would be wonderful. The living room is large and inviting. Being a traveling worker, I have to work even when on holiday. I have been in similar ABB that have made the living room the master bedroom with a king bed and one of the bedrooms the coach and tv room to give privacy to kids playing video games. That is just another thought. It all comes down to serving your all your visitors. You are most aware of your guests needs. This apt gettaway was all we expected and greatly enjoyed our stay in the Honey Suite."

- "Great apartment. Very clean and the brewery was fantastic. You can't hear anything from the bar considering it's only a few steps away. Would highly recommended." - "Everything about this stay was great--the beds were super comfortable, it was clean, cozy and a great place for my family to stay for the weekend. The cider brewery was an added bonus and totally worth checking out while staying there. There were, however, a couple of things that would have made this a 5-star, as opposed to a 4-star, rating. First, the bathroom was very small. Not that the layout of the bathroom can be changed, but it is worth noting that the bathroom is very small for a family of 4, and difficult to maneuver if everyone is getting ready at the same time. There are also a lack of outlets throughout, so that also somewhat hinders someone getting ready (ie blow drying hair) in a different part of the apartment while the bathroom is occupied. The kitchen is also lacking basic essentials, such as a cutting board, scissors, can opener, etc. It appeared the kitchen was very new construction, so maybe that's why it was lacking these things, but we had a difficult time preparing meals without some of the basic kitchen essentials one would expect. Overall, I would definitely stay here again, or even check out another one of their properties, but hopefully either will be better stocked in the future. :)"

If you plan to stay in there is a huge covered deck on back of loft with fire pit and grill to enjoy. The left side of the garage area is for the owner we may need to enter this garage area which is completely separate from the other garage ,during the summertime we will be entering that side of the garage for the mowing equipment . If you are visiting when the garden is out we may need to enter the back yard of the garden to water and gather vegatables . I will always try to let you know when we plan to mow or water garden thru airbnb message.

Parking is provided right in front of the cutest little 700 sq ft cottage home you've ever seen. WE may be on a farm but don't you worry, wifi is lightening fast.

When you enter through the front door you'll see the kitchen with everything you could possibly need to feel right at home except for a dishwasher or garbage disposal (we are on septic) there is however, a brand new deep large sink.

Next to the kitchen is a dining nook with seating for 4.

Next to the dining nook are two French doors that open up to a deck that has the most beautiful view of the mountains and our garden.

You'll also have the opportunity to enjoy a cozy little seating area right off of the living room. The living room has a 55 inch flat screen SMART TV.

The bathroom has a big shower but no bath tub.

The main bedroom has a queen size bed and table side lamp. 32 inch flat screen SMART TV and extra plug ins for all of your devices and a sound machine.

Bedroom number 2 also has extra plug ins, 32 inch flat screen SMART TV and a sound machine. There is a twin size bed with another twin size bed that can be rolled out from underneath.

Fresh eggs are plentiful and will be provided for your stay if the season permits. We do have roosters on the farm and they do crow we also have 2 Great Pyrenees that work full time keeping our animals safe at night and do bark occasionally to scare off the coyotes and bears so if that's not something you enjoy hearing sound machines are in each of the bedrooms. We also provide ear plugs for everyone.

We are an organic working farm and do not use pesticides. Because we DO NOT use chemicals on our farm you may see a lady bug or two in the home or possibly a stink bug DO NOT be alarmed they are harmless. If you happen to see a bug that could be harmful (we haven't yet) please let us know. If we use poison to kill some bugs it will also kill the bees and we need the bees!

Farm tours to meet the animals are $20 and are based on our availability. Please message us after you book to arrange a time for a tour during your stay.

The driveway is a circular gravel driveway- with a large tree on the road side -there is plenty of space to park - just be careful if you back up!!!

The guests will have full access to the property. 3 bedroom, 3 bathroom and upper and lower living room. The kitchen appliances, kitchenware is entirely available for the guests to use. Laundry is available.

Other things to note
We request $100 security deposit for number of guests 3 or more. This is seperate to standard Airbnb damage claims and security deposit. This will be requested via Airbnb resolution, seperate to the reservation payment. This will be returned to the guest within 72 hours after check out, upon inspection. Any damage to the property or extra cleaning service will be deducted from the security deposit with explanation and proof of evidence. We request the security deposit payment to be completed by the guest any time prior to their check-in date.

The entire security deposit will be kept for guests violating the house rule: "no smoking in the house" - this includes cigarettes, e-cigarettes, vape and smoking or use of any illegal substances and possibly be fined for more. Police report will also be made for guests using/bringing in any illegal substances.

Additionally, please note that we are in the middle of a kitchen renovation. The cabinets are currently only primed, and while the new countertops have recently been installed, the overall appearance may still look a bit unfinished. That said, everything in the kitchen will be fully functional during your stay.

We also want to mention that a new, larger dining table is on the property but has not yet been sanded and is currently stored in the garage. The current existing dining table inside the home seats only four. Please note that the current dining chairs have some wear and may not be ideal, as the upholstery is torn in places. We apologize for any inconvenience this may cause and appreciate your understanding as we complete these upgrades.
