Because we were exceptionally busy with events surrounding the wedding, we didn’t have the opportunity to take advantage of the backyard fireit to make the host supplied s’mores!!! Next time! Extremely clean, comfortable beds, and lovely furniture! Highly recommend!! We WILL be returning to visit our new family members."

Halo Hospitality’s Rental Agreement Terms and Conditions apply. Upon booking, the renter will receive the Terms and Conditions and agree to review and sign. These terms will include, but are not limited to, the following:

GUEST VERIFICATION
Experienced guests with 5 or more positive reviews may request to be waived from this process, otherwise we do require all guests to complete an additional verification screen through our Guest Portal to ensure the safety and security of our community. This 60-second verification process must be completed within 48 hours of booking, or at least 2 hours prior to the check-in time if booking on the same day as check-in. You will be prompted to complete this process immediately after booking. This includes:

1) Providing a copy of your government-issued photo ID.
2) Photo Verification
3) Confirming your contact information & agreement to our Rental Terms and Conditions

Guests are responsible for any damages during their stay.
Before receiving check-in details, guests will choose one of two coverage options:
-A refundable damage deposit held on their credit card, released shortly after checkout if no damage is reported.
-A non-refundable damage waiver that covers minor accidental damages during the stay.

Guests who have questions about this process are encouraged to reach out prior to booking! The information is collected for screening and verification only and is not stored or used for any other purposes. We thank you for your cooperation. Guests who fail to complete our verification process within 48 hours of booking may be subject to cancellation.

HOUSE RULES
1) Guest Count: Please include the correct number of guests in your booking. Visitors outside the reservation are permitted under most circumstances, but we do require guests to request permission prior to having visitors.
2) Check-in: Please notify us once you have accessed the property. Please inspect and report any unsatisfactory conditions within 2 hours of check-in. Non-urgent issues reported after 9:00 pm will be promptly addressed the next day.
3) Noise Policy: Keep noise to a minimum after 10:00 PM to respect our neighbors and local community. We will contact you directly for any reported disturbances, prior to reporting any nuisances with local authorities.
4) Non-Smoking Policy: Smoking, vaping, and the use of e-cigarettes are not permitted within the property. Any violation, will result in a smoke remediation fee.
5) No Parties: Events and parties are strictly prohibited to maintain a peaceful environment. We will contact you directly for any disturbances, prior to reporting any nuisances to local authorities.
6) Pets: We love our Pets! but they are not allowed in most units, ensuring a clean and allergen-free space for all guests.
a.If the property is labeled as “Pet-friendly”, pet’s are allowed at a charge, up to a capped limit. The Pet Fee will be requested after booking via the resolution center, and is paid separately from the reservation.
7) Damage Policy: Any damage caused during your stay will incur repair costs plus a labor charge. A Wear & Tear fee will be applied for any rule violations related to pets, smoking, or parties.
8) Checkout: Before checking out, please place trash in trash cans, start the dishwasher with used dishes, and begin a wash cycle for used towels.
Security: Ensure all doors and windows are securely locked when not present.
9) Age: Guests must be 25 years or older to make a reservation.

Failure to comply with any of these policies may result in the immediate cancellation of your reservation without refund.

CANCELLATIONS
We adhere to the cancellation policy as outlined at the time of booking. Please note, exceptions due to illness, weather conditions, or other unforeseen circumstances are not covered unless stated otherwise. Guests are encouraged to purchase travel insurance at the time of booking to cover unforeseen events. Requests for cancellation outside of this policy will be directed to your travel insurance provider.

EARLY CHECK-IN`S & LATE CHECKOUT REQUESTS
1) Early Check-ins: We are unable to guarantee an early check-in will be possible in advance due to cleaning scheduling. However, on the day of your check-in we will notify you as soon as the property is available & there is a small fee for an early check-in. Early check-in requests will be submitted to our team, but please do not expect a response until the day of check-in.

2) Late Checkouts: Are available on a case-by-case basis, depending on the property and cleaning schedule. Requests should be made at least 12 hours in advance of your check-out, and are subject to approval of our cleaning team, which may not be able to respond until the morning of your scheduled departure. We do have a late checkout fee.
The fee is paid through the guest portal link/Airbnb Resolution Center.

POLICY VIOLATIONS
1) Late check-out without prior approval will be charged per hour. We may remove occupants and their belongings from the property if unresponsive, or uncooperative.
2) Excessive Cleaning will be charged per hour. We will provide proper documentation and photo evidence of excessive cleaning required. This will be applied towards unexpected cleanup of spills, stains, bodily fluids, biohazardous materials, odor remediation, etc.
3) Damaged/Missing items will be charged at the replacement cost + Labor. We will provide proper documentation and photo evidence of any Damages or Missing Items.

REPORTING ISSUES
Please report any issues within 2 hours of check-in to allow us the opportunity to resolve them promptly. Non-urgent issues reported after 9:00 PM will be addressed the following day. We may not be able to resolve, or provide a resolution, to issues that are not reported in a timely manner, lack sufficient documentation, or do not provide us with enough time to respond effectively during your stay. We are here to help!

LOST & FOUND
Please ensure you have all your belongings before departure. Items left may be held up to one week at our local office for pickup, or can be shipped back at a fee. We are not responsible for locating left items.

The accommodations were excellent, the kitchen was well equipped with dishes, utensils, and bake ware. The furniture in all three living room spaces, as well as outdoor furniture, were comfortable. The five bedrooms were very cozy. Detailed instructions helped us easily connect to WiFi and operate the appliances. There was even a list of recommendations on the refrigerator door including everything from local pizza, Big Ed's was terrific, to musuem and even an ER. We had booked this place because they accepted dogs and had a fenced backyard. The grounds were overrun with grass and weeds and with the amount of trash (including broken glass and some very unhygienic items that I won’t mention) in the backyard, we couldn’t let our dog back there, even on a leash. Also, our dog isn’t bothered by outside noises, but if you are avoiding a hotel because your pet is reactive to the noises, this might not be the best. Trains and the very thin front and side doors mean you can hear everything going on outside."

Guest reviews often remark on the cleanliness and small touches for my Airbnb. I love the large yard, ability to move the living room furniture around to suit your needs and the games and books. There are two outdoor areas with seating and smoking is allowed outside. The RV or Boat parking is a bonus. There is also a large, padlocked storage shed for bikes and gear.

For history buffs, this is an original “A” style home from the Manhattan Project. The home is approximately 800 square feet. The entire space is yours. WiFi, Large TV. There are small touches like a dog area, games, and art supplies. We love the trees, fire flies, birds, and serenity that surrounds us. We have the best of both worlds, many nearby amenities, yet so close to Windrock Park, the Obed, Norris and Melton Lakes, Frozen Head, and more trails for biking and hiking than we can mention.

During the spring through fall months ending the day at Crafters Brew is always a pleasure and so is a dip in the pool.

If work brings you this way, we have excellent high speed internet and all the amenities you might need to be comfortable. The kitchen is also available if you don't feel like eating out.

The decor is fresh, young and comfortable! What began as "hey let's list part of our house on Airbnb", ended up in a full remodel and enlisting the assistance of a professional decorator to create a guest suite in the daylight basement that we now like better than our main house! The suite is spacious, comfortable and very private. From the private pathway to the private patio and the private entrance, and now including the private plunge pool just for your use!

The space
Our space is a dedicated guest suite, newly renovated and professionally decorated. All furniture including mattresses and sleeper sofa are brand new. The space has a private entrance which you access with a key pad. There are two steps up to access the bathroom. The Kitchenette has a bar sink, small fridge and freezer, Keurig coffee maker, microwave and dishwasher. There is also a single burner induction cooktop with stainless steel cookware.

Guest access
The guest suite includes the entire lowest floor of our home - the completely remodeled daylight basement. Guest areas include the back patio and the newly completed plunge pool with pool deck. There is a dedicated parking space in the driveway, marked "guest parking". It will fit most vehicles. If you have more than one car or are towing a trailer, there is plenty of parking on the street. Both streets surrounding our house (we are on a corner), end in cul-de-sacs so there is not a lot of traffic passing by our house.

Other things to note
The guest suite is the newly remodeled daylight basement of our home. Access is by paved walkway with a handrail available to the door around the back of our house. The grade of the path is a bit steep and may be difficult to safely walk for some individuals. We have included untouched photos of the path in our listing.

The space is air conditioned and heated however the controls are on the main level of the house. Since the suite is in the daylight basement, it tends to be colder than the rest of the house. We have added an electric fireplace and a space heater to the suite, feel free to run them as much as you like to make the suite as warm as you like. We are always happy to turn on the air conditioning if the suite feels too hot. There is also a fan in the closet.

The Science House sits on a quiet street and is convenient to dining and parks. It is walking distance to some of the best that Oak Ridge has to offer: Big Ed's, Crafter's Brew, Razzleberry, and El Gallo Loco. Two off-street parking spots, one is protected by a carport. Original hardwood floors and an entirely new kitchen. Sit outside and enjoy the front porch or the back patio.

The space
The Master Bedroom features a king size bed, and the second bedroom has a bunk bed: full size on the bottom and a twin bed on top. With a washer & Dryer, Wifi with Chromecast (Netflix, Youtube, etc). I think you will find this a comfortable house to stay in.

Thank you for looking at the Science House. All the rooms available to guests are on the main floor. There is a basement that I use as a ceramic studio, but only during the daytime. It has a separate entrance, and there is no stairway that goes between the parts of the house. I have a workspace there where I make 3D printed ceramic art and functional ware. If you make a booking, I can contact you each time I plan on using the basement studio so there is no confusion which hours I plan on spending down there. My creative process is not very noisy and I do not mind if you or your guests are noisy.

An updated historic residence from the Manhattan project, Smoky's Redbud is a cozy cottage on a quiet street in the East End of Oak Ridge. It is a short drive to Melton Hill Lake for quick access to rowing, fishing, or a scenic stroll. Historic Jackson Square is just a fifteen-minute walk, with farmers market, nearby restaurants, coffee, and beer garden. The east end of Oak Ridge also has several greenways, with a nearby hiking trailhead in the neighborhood.

The space
This is a 2-bedroom, 1-bathroom, 900 sq. foot house. This house was originally built in 1942 to house scientists and engineers working for the Manhattan Project "Clinton Engineering Works" in Oak Ridge.

This is a great location in Oak Ridge, convenient to everything local. Knoxville is also very close and is a fun place to visit and explore.

Cleaning fees will be added and please note that although pets are not permitted ,there have been family pets here in the past. If you have extreme allergies please consider the possibility of residual allergens.
There will also be an added refundable security deposit, an unfortunate result of guests not following house rules...damages and extra cleaning charges will be taken out of this deposit if necessary.
