Conveniently located 3 miles off I-81 at exit 50 & close to Kingsport TN, enjoy your stay in a 33' long motor home located near our home. Great for a stop along the way, a local event/festival, easy weekend glamping, or a contract job in the area. It has a private bedroom with a queen size bed, bathroom w/shower, living room with a full-size convertible sofa/bed, a dinette that converts to a bed, a reclining chair, and a fully equipped kitchen. It's a bit of country living on a working farm.
The RV is located on a working farm, surrounded by working farms. There are various farm animals that live on the property. You might find chickens, ducks, turkeys, rabbits, or a horses close by to watch for a spell. PLEASE NOTE: there is a small creek crossing to get to our cabin, about 1-2 feet deep, depending on the recent rainfall. A SUV or truck would be ideal for this, though we have had cars make it through just fine. We will be installing a bridge by spring 2025.
Snuggled right against the woods, this cabin sits on a 400 acre farm. It was built on our working farm in 2003 to be rustic, with no plumbing or electricity, and has been enjoyed by our family and friends for almost 20 years. It's now been totally remodeled and we're excited to share our cabin and our farm with you!
Our cabin is a full mile off of the main road, so you'll enjoy a beautiful drive on our farm to get there and complete tranquility while you're there. It is a peace and quiet like you've probably never known, and just wait until you see the stars! Relax in the hot tub overlooking a pond that is stocked with fish. Or play in the creek that you'll drive over on your way! Enjoy a cup of coffee on the front porch and grilling out on the large side porch.
Inside is one big, open room with plenty of sleeping options, including a queen bed on the main floor, 2 queens in the cozy loft (PLEASE NOTE: this has a clearance of 4.5 feet), and a pull-out full size sofa bed in the living room. It’s PERFECT for just two people, or can sleep up to 8.
Our farm is 10 minutes from Baileyton, which has a Dollar General and several restaurants and gas stations, but you may want to stop at a grocery store and stock up on your way here :) nice restaurants and lots of fun things to do in Greeneville, Johnson City, and Kingsport, which are all an easy 20-25 minute drive away. Plenty of hiking, waterfalls, horseback riding, mountain bike and many state parks. We are about 40 minutes from Bristol and 1 h 15 min from Knoxville.
As said above, our farm is a working farm and we sell all-natural, pasture-raised beef direct to customers. So if you are interested in us putting some delicious steaks, ground beef, a roast, or anything else in the fridge for your stay, we'd be happy to do so! Cozy lakefront cottage on Boone Lake and just across the cove from Lakeview Marina with Marker 2 Grille. This two-bedroom, two-bath home is perfect for a relaxing lake getaway. The home offers as much outdoor living space as indoors with a beautiful screened porch, large deck, oversized patio, covered outdoor kitchen/bar area, fire pit, and double-level dock.
The home's main level offers hardwood floors and an updated kitchen with quartz counters and stainless appliances. The living room has a 55" smart tv and a sectional sofa. The main level bedroom hosts a King bed, and the large main level bath has a tub/shower combination unit.
The lower level boasts a large den with a leather pull-out sofa, a 65" smart tv, and a full over twin bunk bed with a pull-out trundle bed. The lower level bedroom features a queen bed. The lower level full bath has a lovely tile shower with jetted heads. A laundry closet with a washer/dryer is also on this level.
When you are at the lake, you will want to spend most of your time outside, and this home is geared for just that. The outdoor kitchen area has a wet bar, 2nd refrigerator with an ice maker, a 55" smart tv, a built-in propane grill, a charcoal Kamado smoker, and a Sonos sound bar. This is lake life at its best. Lakeview Marina and Marker 2 Grille are just across the cove and offer live music five nights a week during the summer. You can hear the entertainment from the property or wander over for dinner and drinks at your leisure.
Bring your boat or jetskis to our covered double-decker floating dock with a large sundeck and two jet ski ports. Two kayaks and a paddleboard are provided at no additional cost as well as an assortment of life jackets and floats. Lakeview Marina also offers boat rentals. Bring your fishing pole and fish directly from the dock for bass, stripers, catfish, and more. We hope you enjoy the property as much as we do.
Please note that Boone Lake is a TVA reservoir, and the water levels fluctuate with the seasons. The lake is at full pool from approximately mid-May through the end of September. Our floating dock is in the water during the fall and winter when water levels are low. However, accessibility will require walking across some rocks during low levels. You can check the TVA website for current and historical water levels during your stay.

The only thing to caution about is the steep stairs to the lake. This is not unusual for properties with lake access, but we did have to be very careful with our oldest and youngest guests :) Overall, it was absolutely amazing and I would highly recommend this home. The space
This Property is a split-level home. You will be staying in the upper unit with your own separate entrance. There is a deck with a small table so you can enjoy an early morning cup of coffee and a beautiful unabstracted view of the mountain.
Guest access
You will have a full access to your unit and a deck. The shared fenced backyard (about 3 feet long) is a great place to let your kids run and play, or your animals. Please be respectful of each other and don't leave them unattended.

Enjoy the tiny house on the hill along the Holston River! The house has a full size bed, full size kitchen, full size bathroom and a small sitting area.
The space is unique in it's setting by sitting on 30+ acres with a hiking trail and sits on the Holston River. The tiny house sits on the upper part of our property with it's own private drive. There are 6 acres of fenced pasture and goats in the lower pasture. The deck overlooks the pasture and has a beautiful view of the mountains. Watch the fog roll over the mountains in the morning and stargaze in the evening on the large covered deck!
During the warm months, utilize the kayaks and/or tubes to float down the river or take a stroll on the bikes!
This is a true place to unplug and relax. Few cell phone services work on the hill, there is no wi-fi/television. We always suggest that if you need to stay connected, download your favorite shows!

Located near Fall Branch, this peaceful, comfortable and secure property is just minutes from HWY81 and close to Greeneville, Jonesborough, Johnson City, Kingsport and Bristol. This home is located on a small cattle farm in the hills of East Tennessee. Fully furnished and stocked 3 bedroom and 2 bath mobile home is perfect for a short term stay while you are visiting family or just getting to know the area.
This older mobile home is not perfect, but it is clean, comfortable and safe.
The space
Living room is furnished with a large comfortable sofa, arm chair, bean bag chair, 55" television and corner desk with ethernet connection.
Kitchen is fully stocked with pots, pans, dishes, silverware, utensils and several small appliances. Full size washer and dryer are also included along with detergent and dryer sheets. Small appliances include microwave, Keurig, hot water kettle, blender, toaster, Ninja Instant Cooker, breakfast sandwich maker.

Due to the shallow water in front of the property, Guests are not permitted to drive on the lawn to unload or moor any large or motorized boats to/from the shore or dock. There are public access ramps that are available close by. Guests are not permitted to tie or dock motorized boats from the dock or raft. The Marina next door can host your boat.
There are to be no extra guests on the property other than those sleeping in the house. RV and campers are not allowed on the property.
The unit is self-checkin and guests will be provided with a code and instructions exactly 24 hours before check-in. So if your check-in time is 4 p.m. on Friday you will receive instructions at 4 p.m. on Thursday. The cleaning fee includes bed sheets, bath towels, hand towels, wash cloths, makeup removal cloths, shampoo, conditioner, body wash, kitchen towels, hand soap, dish detergent, dishwasher pods, trash bags, toilet paper, paper towels, face tissue, and laundry detergent. The cleaners will leave a starter supply of all of these items but they are not replenished during the stay. All discounts available are included in the pricing you see on the booking channel. The space
Inside of the Bell Tent you will find a queen size bed as well as a queen size air mattress with a battery operated pump, and two sleeping bags. There is also wifi and an Orion Starblast 4.5 telescope.
Inside the tent we have a Power Bank for charging devices, battery powered fan, solar lighting with on/off switch, guides and maps, books, cards and some games.
There is a modern, clean compost Toilet on site, as well as a solar camp shower.
Guests will also have a private outdoor dining area, fire pit, hammock and pollinator Garden where butterflies love to hang out. There is a charcoal grill, camp sink, cutting boards, plates, cups and silverware including knives. Please bring charcoal.
Just past the tent, at the peak, enjoy the view- perfect for stargazing as well as watching the sun rise and set. From there you can follow a walking path down the other side of the mountain, which will lead you through the woods and loop back around to the parking space.
There is wifi available at the campsite. However, cell signal can be spotty depending on the provider.
No refrigerator - but we provide coolers. One for food and one for drinks. Please bring ice. Additional coolers upon request
We provide clean water for drinking, solar camp shower and dish cleaning.

The entire interior is available for guest use, the exterior bays are not available. There is a yard space outside the RV available to guests for their use. Parking is available in front of the RV.
Other things to note
Farm fresh eggs are available for $3 per dozen or 25¢ each. We leave a dozen in the fridge, honor system, with a payment jar on the counter. If you need more, please just let us know.
The RV is not wheelchair accessible. There are steps for entry/exit.
We do ask guests not to feed any of the animals on the property. As a working farm, we do grow our own food which includes harvesting animals from time-to-time. We use electric and barbed wire fencing to contain animals on the property and within certain areas of the farm, be aware and cautious around the fencing.
The house and the farm are under renovation but we have carved out an area exclusive to the RV and our guests.
Newly renovated, this beautiful place is close to everything in Kingsport, making it easy to plan your stay. You'll be about a mile from Holston Valley Medical Center and the shops and restaurants on Stone Drive. I-26 is up the road & it's just a few minutes to the Eastman complex. If you want to enjoy the beauty of Tennessee, Bays Mountain, Historic Dotmar Park & the Kingsport Green Belt are only a few minutes drive. Built in 1783 by Revolutionary War veteran Abraham Fulkerson, the home showcases the rich historic features of a frontier home in 1783 while also providing all modern amenities such as high speed internet, streaming TV services, Keurig coffer/cocoa maker, etc. Exposed original hand hewn logs cut in 1783 as well as a stone fire place that with hand chiseled stones from the same year, one cannot help but imagine what the house walls would say if they could speak.
Nestled in the beautiful Appalachian hills of southwest Virginia and sitting on the banks of the North Fork of the Holston River there are plenty of activities to escape and relax!
River access via stairs and kayak rentals are also available. Fishing is an option but you must be licensed and in alignment with all Virginia Department of Game and Inland Fisheries requirements to fish in the river.
Some bicycles are available along with the rental as biking along the river is a popular choice for locals given the easy grade along the river.
Plenty of hiking is nearby as well including the Mendota Trail, Mendota Fire tower and the Devil’s bathtub in Ft. Blackmore. Not too far to the Appalachian Trail as well.

Make memories at Pickens Bridge Cottage on beautiful Boone Lake. The 3 bedroom, 2 bath cottage sits on a peninsula and has lake views in the front and the back of the property. The cottage is located near Jay’s Boat Dock. The home includes an amazing outdoor living space with places to relax and take in the lake views, enjoy a meal on the back deck dining area or relax in the hot tub after a long day. There is also a guest house that has a game room to enjoy year round.
The space
Pickens Bridge Cottage is decorated with lakeside relaxation in mind. A nice sized living room with high ceilings, a sectional sofa and a 54" TV with streaming including Netflix and Amazon. There is a fully stocked kitchen with a coffee maker, air fryer, double toaster and blender. The kitchen island seats two. The adjacent dining room has seating for six.
The primary suite has a king bed, walk-in closet and private bath with two sinks, tub and shower. The second guest room has a king bed and walk-in closet. The third bedroom has a bunk bed with two full mattress and a designated office space. It also has a walk-in closet. The two guest bedrooms share a three-piece bathroom.
The guest house has a game room with a foosball table, Simpsons arcade game, Xbox and a dart board. There is also a retro bar fridge to store drinks and snacks while you enjoy the games. Also for a separate charge, there is a private bedroom suite with a King bed, bathroom and shower. An outside deck with lake view completes the suite.
PickensBridge Cottage has 100 ft of lake front with a swim deck, two view decks and a Tiki inspired hangout space. The lake is accessible by stairs that have several landings and two benches to take in the view. The hangout contains a sink, microwave, bar fridge, built-in sofa and a bar table with four swivel stools to enjoy the boats as they cruise by. There is also a small tie up deck. ** The tram, boat slips and lifts are for the owners use only**
From the cottage you can walk to Jay's Marina where you can rent a pontoon boat or enjoy a meal at Jay's Boat Dock Grille where they have live music on the weekends during the summer season.
Special Note about Boone Lake:
The lake is lowered twenty feet during the Fall and Winter months. The lakeside decks will be unavailable to use after mid to late September, but the upper decks have lake views all year round. The lake is usually at it's highest water level between Memorial and Labor Day. We recommend bringing life jackets if you intend to swim or float in the lake.
The cottage is 20 minutes from Bristol Motor Speedway, 30 minutes from the Hard Rock Casino in Bristol and is centrally located within a 15-25 minute drive to Johnson City and Kingsport. Close to the Tri-Cities airport as well.

The entire house and property is available for guests to use except for a marked sections at the dock and the guest house bedroom suite will be locked unless it is booked with the reservation.

Our family play place is on the market. Close to Bristol Motor Speedway. On Boone Lake, right across the water from Lake View Marina & Marker Two Grill. Fully equipped kitchen, with double doors that put you on the Tiki Bar deck and view of the lake. Where you can sit and listen to the music coming from the Marina. Your host Bob is a people person so call before you pack it . . . it's probably there.
