Five bedrooms: each with a King size bed and three and a half baths, seven fireplaces.

There are three foldout beds: a queen size pullout couch in the downstairs TV room. A twin size foldout couch in the den adjacent to the downstairs bathroom, and a queen size futon in the indoor putting green upstairs. A total of 8 beds.

Built in the year 1900, this home boasts original hardwood floors and an eclectic style that draws you in and captivates you!

PH, as the locals call it, is the first residential suburb of Kansas City. This history-rich neighborhood features some of the most stunning homes in the city.

The house has been thoughtfully updated and offers a comfortable and spacious experience for 6-8 guests. While there are plenty of delicious restaurants close by, this kitchen has everything you need to cook a delicious meal!

A full bathroom and three bedrooms are located upstairs, two with king beds and one with a queen bed. There is also a double-decker self-inflating queen air mattress available, as well as the couch. There is a door leading to an unfinished third floor that will not be accessible to guests (yet!)

The patio offers plenty of comfortable seats and a Texas BBQ that doubles as a fire pit! There is a washer and dryer located in the basement that is free to use. There is laundry detergent and dryer sheets for your convenience.

The neighborhood surrounding our home is a bustling and diverse area with plenty of charm and character. It is an older neighborhood, and some of the homes are in some form of disrepair. However, we have great relationships with the neighbors. Additionally, we have been hosting guests in this home since April of 2023 without issue. Located just east of downtown Kansas City, this neighborhood offers easy access to all the excitement and amenities of the city while still maintaining a strong sense of community. Highway access is only two minutes away!

A small apartment building caught fire recently. The owner is currently working through the insurance process (which can take way too long!). The doors and windows are currently boarded up.

One of the highlights of this neighborhood is its rich cultural heritage. You'll find various ethnic restaurants, shops, and businesses that reflect the diverse backgrounds of the residents who call this area home. From Mexican and Vietnamese cuisine to African and Middle Eastern markets, there's something for everyone to enjoy.

I messaged the owner and they fixed them the following day. There is only road parking and finding a spot is about a block away. There was vehicle parked in front of the house that never moved once. This is a single room in a large house located 2 blocks from I-70 and about 5 mins east of downtown KCMO. There is one queen bed, desk with chair, closet, tv, mini fridge & microwave. This spacious third floor suite is located right off of I-70 just east of downtown KCMO. It is on the third floor of an old house so be prepared to climb some stairs to get there. It has one bedroom & a small living space with a microwave, coffee maker, & mini fridge. The bedroom has a projector connected to a Roku. The bathroom is located right by the door of your room along with laundry that you may access at any time.

This large room is located on the third floor of my house that was built in 1900. The exterior looks a little rough but remodel starts in late July 😎. It has one bedroom and a large living space equipped with a mini kitchenette. (snacks and coffee included). There are 4 beds. one queen. one twin daybed, one pop up trundle under the daybed, and one twin air mattress with built in pump & one roll away twin cot located in the closet where the queen bed is located. It stays cool with two large a/c units in each part of the space. It's about 7 mins to downtown and about a block from the free bus stop. There are a lot of stairs from the street to your room so be prepared for a climb. (old house problems) Overall it's a quiet neighborhood, but sometimes my neighbors like to throw a celebration on the weekend.

Located close to downtown Kansas City this private upstairs space has all the essentials for a cozy retreat or stay. Clawfoot bathtub and a wide shower make for extra relaxation. Walkable coffee shops and minutes from the KC Current stadium and River Market!

The space
This is a private upstairs apartment in a home converted into a duplex. I live below with my sweet pup Willie! You will have to go up 2 flights of stairs. Though recently remolded, this is an older home built in 1908- expect old floors and finishes. The bathroom and sunroom (entry room) have a tendency to be warmer in hotter months and cooler in winter months. There are fans and heaters to accommodate but upon arrival things might be a little warmer/cooler. There is also a staircase in the laundry room that leads to the apartment below it is non assessable for me and you and bolted/locked for the entirety of your stay. For parking there is street parking only- first come first serve.

This is an old neighborhood and community. My house was built as a mother/son home where they lived by each other for years. Because of the intimate old nature, access to the backyard- where you enter your Airbnb- is through the neighbor’s staircase. You will then have to go up another flight of stairs to access the top part of the duplex. This home unfortunately is not wheelchair accessible.

POLICIES:

- If anything in the space is broken you are responsible for paying the cost to replace it + $35 an hour for time replacing the product. This includes every single item in the airbnb ex: towels, sheets, dishwear, art, tv, chairs , rugs, tables, bedframes, bed, hooks, glassware, knobs, split unit, etc
- There is a strict no smoking rule- this includes marijuana. If this rule is broken there is a $250 cleaning fee added.
- If the property is not left in good condition and it takes longer than usual for the cleaners to clean there is an extra $75 fee added.
- Extra guest fee is $40 per extra guest per night.

PET POLICIES:

- There is an extra $20 fee per night per dog
- You are required to clean up after your dog- failure to do so results in an additional $25 pickup fee per incident
- if your pet destroy’s any of the furniture, appliances and linens- including peeing on rugs- you are responsible for the replacement of the each item plus $35 for time

The space
This fully renovated 1910 bungalow with warm, inviting colors throughout comes fully stocked with everything you need during your stay.

The two bedrooms are cozy and comfortable. All linens are included (cool microfiber sheets in the summer, scrumptious flannel in the winter), digital clocks with usb ports, ample storage space and luggage racks. The two couches (one squishy, one firm) in the living room provide additional sleep possibilities beyond the two bedrooms for a total of six guests.

The bathroom includes an antique claw foot bathtub with classy shower conversion (seriously though, take a soak, you'll love it!). We recently installed a bidet. If you haven't ever tried a bidet, we think you will really like it. We have them in our own home and love them!

There is a utility room with a washer and dryer and laundry soap as well as an ironing board, a portable fan, a pack 'n play and high chair that attaches to the table for folks with little ones. Kid dish sets also available.

The kitchen is complete with a refrigerator, stove/oven, toaster oven, electric hot water kettle, coffee bean grinder, microwave, spices, cookware, and all kinds of fun freebies in the pantry. Eat at the blackboard-finish table, which has room for four chairs, and draw a picture!

In the living room you will find ample desk space at the large Tree of Life table (hand drawn and stained by the owner) as well as a charger for all of your devices, two couches (one squishy, one firm) where you can watch tv (Netflix, Hulu, Amazon Prime, and Curiosity Stream included).

Your host is a cross-genre author and all of her books are available as signed copies for sale. Be sure to check them out!

In nicer weather you may wish to sit on the front porch in the vintage glider or enjoy the enclosed back porch and sip coffee or practice yoga/meditation.

Guests are free to enjoy the very large, shared fenced yard (yes, you are welcome to jump on the trampoline) and we are pet-friendly. We do ask that you keep your pets leashed as this is a shared yard (Airstream guests share it as well) and not all of our guests love dogs as much as we do. Want to know more? Ask away!

There are three external cameras on the property that record audio and videl. These are intended for security purposes only. Two are located on the front porch (a Ring doorbell and a Ring motion floodlight) and the other Ring motion floodlight is at the back garden. All of the main floor of the house is available. The attic and basement bedroom are off-limits. In addition, feel free to roam through the yard to the east of the Cottage West. We have fruit trees, a fire pit, large pond, a trampoline and plenty of flowers to enjoy!

1) Pets - pets are welcome. We do expect that they are crated when left alone or if they are not house trained. Please be a responsible pet owner. All pets must be leashed when outside.
2) Smoking - Cottage West is a smoke-free home. Take it outside to the front porch or out in the yard. Violators will receive a one-star review and a $150 fine.
3) Parties - Absolutely NO PARTIES at Cottage West. We have young children and here are hard-working families who live in this neighborhood. Violators will be removed from the premises and not receive a refund for their stay.

Inside you will find 2 sizeable bedrooms with queen beds and all the comforts, including a great desk and workspace in the primary bedroom. There is also a full-size twin roll-away bed in the unit, if needed.

You will also find 2 full bathrooms with beautiful tile showers. There is a full kitchen(ette) with dual induction burners and a large toaster oven/air fryer for cooking, as well as a microwave, rice cooker, coffee bar, dishwasher, and much more.

The dining area features a beautiful large walnut table for formal dining or a small bar counter for a quick snack.

The living area features a 55" wall-mounted television, a beautiful (non-functioning) fireplace, and all the good vibes for hanging out and relaxing.

You will find the space comfortable for short or long stays, with a full-size washer/dryer for any laundry needs.

The tree-lined backyard is a perfect spot to relax, whether on the back patio or the newly added firepit area! Please note that the Adirondack chairs are moved into storage during KC's harsh winter months to prevent damage.

It's a culturally rich area, full of character and home to many ethnic communities, which we love and believe adds to the unique charm of staying here. The location makes it easy to access incredible international food, music, art, and history - some of the best the city has to offer.

However, as with any city-center neighborhood, it's important to understand the dynamics of urban life. You may hear typical city sounds (sirens, fireworks, or street activity) especially during evenings or weekends in warmer months. This is not unusual for a major metropolitan area. The feel of Kansas City can shift quickly from block to block. While we always encourage guests to research any area they're visiting (including ours) we also provide honest, upfront info to help avoid surprises or last-minute cancellations due to unfamiliarity with urban settings. We are happy to offer local crime maps after booking to assist you in making informed decisions.

Please note: While our specific block has always been safe for us (this is our part-time home) and our over 2,000 past guests over 5+ years have never experienced a single issue (no theft, harassment, hit-and-run, or harm of any kind), we understand that safety can feel subjective. That said, we will not offer refunds based on a guest’s personal perception of safety when it does not reflect actual incidents.

We will consider reimbursement in combination with an official police report of an incident that occurred to yourself or your property during your stay.

This sprawling yet cozy Historic Mansion was built in 1897, and has been newly, lovingly restored, keeping as many of the original fixtures and aesthetics as possible, while updating certain amenities for modern living.

Guest access
Guests have access to the entire 1st and 2nd floors of the main house. That's approximately 8000 square feet. The 3rd floor is a separate, private apartment where the onsite manager lives, which has own private entrance and staircase, so there is no common area, maintaining total privacy for our guests. In the backyard is the carriage house. It's a completely separate structure, and it is where the onsite maintenance supervisor lives. It has a fenced off yard, and he has two dogs, so PLEASE don't wander into the backyard.

Other things to note
The house is large and gives families and groups the opportunity gather and experience being together in one place.
The patio has a BBQ grill, and is a lovely place to be when the weather is nice.
When the weather gets colder, there are seven fireplaces: five downstairs and two upstairs in each of the corner bedrooms.
In the parlor is a piano for the musically inclined.
There is an indoor putting green if you want to practice your short game.
There is ample parking on the street. However directly across the street is a Bed and Breakfast, in case you need more rooms, but they have their own guests and request that we NOT park in front of their house.

Guests are able to access all areas of the property with the exception of the garage and several storage closets that are used for host storage. Both the garage and storage closets must remain locked at all times.

The driveway can accommodate at least two cars. If the cars are smaller, it may be possible to fit 4 cars in the driveway; however, we love our neighbors and want to be respectful, so it is never permissible to block the sidewalk. There is always plenty of free street parking directly in front of the house.

Guests are welcome to use the outdoor firepit but will need to provide their own firewood.

Please keep in mind that the home is conveniently located within the urban core of Kansas City in what is typically a low-crime area. As with any large city, experiences can vary from block to block, and like in any urban area, practicing general safety awareness is recommended to ensure a safe and enjoyable experience.

Located in the heart of the Historic Northeast, Byers Mansion was built around 1900 by a wealthy cattle trader in one of the young city’s first planned subdivisions. Come marvel at the craftsmanship of a Victorian home. Owners in residence, no shared spaces.

The space
In 2017 we toured the house on a whim while in town killing time the day before my brothers wedding. By the end of the week we had put in an offer and within three months packed up and left behind 15 years of living in Brooklyn. Our first year we spent “camping” while an army of friends and family helped us repair a mansion’s worth of plumbing and radiators. We created an apartment for ourselves in the third floor servants quarters leaving the five original bedrooms on the second floor and the first floor open for guests. We have arranged the floor plan so that there are no shared spaces. Please leave closed off areas closed.

A stay at Byers Mansion includes The Foyer, Parlor, Formal Dining, Full Kitchen and the Carriage Loo on the first floor. On the second floor we have 5 bedrooms and 2 full Baths.
We are open to small events (50 person max.) in the side garden, please message us for more information.

Other things to note
She’s an old house! Please be very mindful of all the delicate pieces, including the plumbing. We ask that absolutely nothing other than toilet paper be flushed as it is a sensitive system.

While we do not allow events or productions based off of an Airbnb booking, we are open to inquiries to utilize the space as a location for your shoot or gathering, as a separate booking. Use of our space outside of our guidelines during your stay will result in additional fees.
