Our kitchen is fully equipped and stocked with all of your cooking necessities. Enjoy dining in the open floor plan overlooking the bay. The living room offers brand new furniture and big screen Smart T.V. You will have access to high speed internet and over 100 cable channels. Make your way upstairs to the Master Bedroom and you will find a king size mattress and soft linens along with a fully renovated bathroom. Wake up to a beautiful view of the bay and sip a cup of coffee from your private balcony. Walk down the hall, past the stackable washer and dryer (in a closet) to the Guest Room featuring a queen size mattress and cozy linens. This bedroom offers a private, newly renovated bathroom along with a balcony. Both bedrooms include brand new, Smart T.V. for your viewing pleasure.

COVID-19 UPDATE: We are following every guideline of our local and state governments to provide a clean environment. The beach and boardwalk remain opened for visitors and Maryland has weekly updates by the Governor with more opening every week. We have an extremely thorough cleaning regimen (before and after COVID-19 and make sure every surface is wiped down with disinfectant wipes and sprays. With that being said, by choosing to travel and stay with us you are doing so at your own risk. If you feel unsafe, uncomfortable, or are not quite sure about traveling and staying with us in Ocean City, we understand this uneasy time and please don't book with us. Our cancellation policy is strict due to high demand so please read over it thoroughly before booking.

There is one assigned parking space inside the gated community. Aside from that, there are public free street parking along both sides of 14th street directly in front of the unit.

Direct Bayfront 2 bedroom/2 bath condo with amazing views! Corner unit with both western and southern facing balconies; offering breathtaking sunset views and plenty of warm natural light throughout the condo. Master bedroom offers a comfortable queen sized bed and a private screened in balcony with seating for 5 to enjoy dinner or drinks. Master bath has a large walk-in shower. Second bedroom features a full over full sized bunk bed, as well as a twin extra long bed. Guest bathroom has a tub/shower combination. About - Our 3 bedroom 2.5 bath home is located just across from the 130th St. beach in the sought after Montego Bay Community. We are just a 5 min walk to the surf and steps from the Montego Bay shopping center, community tennis courts and pool, restaurants, and Northside Park. Enjoy the screened in porch overlooking one of the widest canals in Ocean City with great sunset views! It is directly across from a grass and tree lined walking area so the view is amazing!

Outdoors / Porch - On the covered screened in porch you will find a huge 6 person table and chair set that is perfect for games (don't worry if you forget yours we have plenty!) There is an additional outdoor porch (not covered) seating area with a table and chairs and two chaise loungers for socializing or sunbathing. We have a private dock for fishing, crabbing, or just dipping your toes in the water. Bring your SUP's or kayaks and launch right off the deck! We have a small grassy side yard and front yard for your poo policed pups to enjoy.

Living Area - Inside you will find an open floor plan with a large kitchen and peninsula for enjoying a drink with the cook. There is a 6 person dining table, providing you can resist eating on the porch. The living room has a large 75” smart TV with the major streaming apps. There is a desk area with a brand new iMac available. High speed internet and a guest login option is available so the adults in your group can check in or work remotely. We have lots of extra blankets and pillows in the closets to make family movie night as cozy as can be.

Kitchen - Our kitchen has all the things you might need; pots, pans, dishes, mugs, coffee pot, crock pot, slicers, dicers, blenders, Tupperware, and more. We also have the staples you'd expect in the kitchen; trash bags, baggies, spices, flour, sugar, soap, sponges, dishwasher pods, etc. There is an Alexa in the kitchen that we recommend having 97.1 The Wave on as soon as you come in.

Beds / Baths - There are three bedrooms with room for 6 people to sleep comfortably. Newley renovated showers in the 2 full baths and an additional 1/2 hall bath.

Laundry - We have a brand new oversized washer and dryer available in entry hall.

Fine Print -

- We do not provide linens, sheets, or pillowcases. There are our personal towels in the hall closet you are welcome to use however they need to be washed and replaced in closet prior to leaving. (Please do not take the bath towels to the pool or beach.)

- We do not guarantee paper products, trash bags, soap, spices, etc will be available. Although we do stock them, sometimes previous renters use the last of them and we have not gotten a chance to replace them. We recommend bringing things with you to be safe or you can take a quick walk to the Montego Bay Market or Dollar Store to pick some up if we are out.

- NO SMOKING of any sort inside our home. You are welcome to smoke outside or on the porch and use the provided ashtrays. Please throw away your butts in the trash can, not in the bay, not in the toilet, or on the ground. Additionally, please empty and clean ashtrays prior to departure.

- We offer a Play Station 4 in the kids room however we do not supply games so please bring or rent games and bring them with you.

- Dogs are welcome however if your dog is not house trained please leave them at home. There is a $100+ fee for any pet smell, hair, or mess inside our home. There is a $50 fee for any poo left in the yard. Additionally if you have a dog that likes to "cover up" other dogs' presence in the house please leave them at home as we have two very lovely and well trained female dogs that come often.

- Please make sure everyone rinses their feet and body before entering the house with the outdoor hose located in the front corner of the house. Our plumbing is not set up to handle washing sand down the drain so please do not wash off sand in the inside bathrooms.

- Parties - There are NO PARTIES ALLOWED! This is a quiet community and we have very lovely year round neighbors that will not hesitate to call if there is noise after quiet time or more than the specified amount of people in the house. If you are found to have any parties or unauthorized large gatherings it is grounds for eviction / cancellation with NO REFUNDS.

- Trash pick up is Monday and Thursday mornings. Please roll the trash cans out on Sunday and Wednesday nights before bed with the lip facing the street. After the trash is picked up please put the can back on the side of the house.

- Ocean City does not recycle. If you wish to take your recycling home with you please feel free but otherwise all trash goes in the same bin out to the street for collection.

- 24 hours prior to arrival you will be sent a copy of the rules and given the check-in / check-out procedures along with the door code and address. Check in is after 3 pm and check out is before 12 pm. If you need to adjust your times please let us know and we will do our best to accommodate the request.

- We offer the use of the computer for adults 18 and over. It is not available for kids to play on so please keep children off the computer and desk entirely. Additionally, no downloading of any kind is allowed.

- Our home is professionally cleaned after each visit and some cleaning supplies are available should you need them during your stay.

- This is our family vacation spot that we are excited to share with you. It is a place where you can respectfully kick your feet up, let the kids play, and relax. Please take into consideration when booking that although the home updated showers and brand new mattresses, some of the furnishings / fixtures / pots & pans are older and there might be a cushion that needs replacing or a screen that has a tear. For us, it is all part of the charm and we hope it will be for you as well.

Beautifully updated with modern decor yet a cozy beachy feel, just a short walk to to the beach, mini-golf, Both family style and gourmet restaurants, playgrounds and ecological parks, bus stop , bars, ice cream, go-carts, popcorn, shopping, water sports, kayaking , you name it.. it’s all at your fingertips! Park your car because you won't need it here. But if you do need your car, we have two spots available plus ample free parking on the streets. Both bedrooms are nestled upstairs, each having their own TV with cable. Easy to access Internet, light airy feeling throughout the house and always a view of the lighthouse. Nice breeze with the windows open and air conditioning throughout. Kitchen is fully stocked, one room has a queen comfortable bed with plenty of pillows and the other bedroom has two comfortable twin beds, and pillows . Comforters are provided. A large deck on the first floor off the family room is perfect for enjoying dinners, an afternoon lunch or break from the sun, morning coffee, a drink after the beach, and a private quiet grassy yard for yard games and kids to play in . One of our favorite things to do is watch the lighthouse from the deck light up at night , you can even see this while on the sofa, watching TV! ! Very safe, quiet area. 3 grocery stores located nearby. Short 5 minute walk to the beach. We have owned this lovely condo for 12 years and are also locals, we would be glad to give any recommendations for our favorite restaurants, activities, attractions, but mostly this is a very relaxing vacation! Nothing like hearing and smelling the ocean and salt air. We hope you find our home as comfortable and enjoyable as we do! It’s a gem!

This beach camper is the perfect Ocean City getaway. Featuring a screened in porch & rear patio, this is for the person or small group that truly want to enjoy the Salty Air. LOCATION! Welcome to paradise! Our beautiful carriage house is located on five pristine acres along, scenic Ayers Creek, one of the most beautiful tidal creeks in the area offering year round beauty. The carriage house, an over the garage apartment, is attached to our home via breezeway but is a stand alone residence complete with private entrance, kitchen, and bath. Although we are only minutes from Assateague Island, Berlin, and Ocean City it feels like you are a world away. Our location is an oasis for outdoor enthusiasts and is the perfect spot for exploring the salt marshes by kayak or SUP. We love relaxing on the porch in the evening watching bald eagles and osprey fishing for their dinner while great egrets and great blue herons patrol the edge of the marsh. After a day of fun and sun our carriage house offers the perfect place for relaxation and restoration. Unwind after your busy day on a private upper deck or enjoy the shared patio.

The carriage house offers second story living providing elevated views of scenic Ayers Creek and area wildlife. Living space features one bedroom with a queen size bed. There is a full kitchen with pots, pans, dishes, drip coffee maker, filters, coffee, sugar and creamer. If we don’t have something you need, just ask and if we have it in our home, we are happy to lend it to you. In addition to the full bath in the carriage house, guests have access to a second shared bath on the lower level as well as an outdoor shower for rinsing off after a day at the beach.

The main living area features a dining table, couch, TV with Amazon Fire Stick (no cable TV), free WiFi, cards, books, puzzles and board games. There is also a guest library; feel free to borrow or keep a book or leave behind any that you have finished.

Our outdoor living areas are unparalleled and include a private upper balcony with hand crafted Adirondack chairs, a shared patio complete with dining table and comfortable seating. Our beautiful grounds and picnic area are available for use.

Beach chairs, beach towels, umbrella and body boards are available for your use at no charge. Located in the room to your right just before you head up the stairs.

Cellular service is limited. Verizon works well, other carriers may have some difficulty with the signal, especially when inside of the carriage house.

Our very friendly Labrador retriever, Finn, enjoys greeting our guests. He is frequently roaming the grounds, but is well trained and won't jump on or bother you. He lives with us in the main house and is not allowed in the Carriage House.

We are working hard to reduce our environmental footprint and have eliminated most single use items from our home and business. We do not provide paper towels, baggies, and other disposable items. We provide hand towels and dish cloths that you may use to do dishes and wipe counters. There are also rags under the sinks and in the supply cabinet. We provide a Brita water filter in the fridge for cool filtered drinking water. We also have takeout type containers in the kitchen for storing leftovers or packing a lunch.
