Welcome to our beautiful Lake Norman of Catawba home! Our property is a three bedroom 3 bath home that sleeps up to 12 people comfortably. We offer pet friendly accommodations that is designed with high end finishes and plenty of indoor and outdoor entertaining areas. The outdoors is beautifully landscaped with a private dock, hot tub, built in fire pit and covered deck overlooking LKN. We are located on an amazing wide open deep water cove where guests can swim into the cove, jetski or tie any size boat right to our dock. We are 10 minutes from the new Sherrils Ford shopping area offering many places to eat and shop, and 20 minutes from Moorseville. Our home is the perfect place for a family that loves water sports, relaxation and the great outdoors!

Although we couldn't fit it in our schedule, our great host invited us out on his pontoon boat. We were able to meet him and we appreciated the great conversation and insight into the community and area! This will definitely be our go-to place if we come back to this area! "

The dining room has a very large table enough to accommodate 8 people with exquisite view of lake, along with the kitchen bar that has 3 additional stools, this flows into the living area that has a vaulted ceiling and stone fireplace, which burns real wood, and a 55' flat screen TV with a blueray player for your favorite movies. Lots of dvd's there or bring your favorites! This room also has two large patio doors that open onto a raised deck overlooking the bottom deck and hot tub area. Both decks have the same gorgeous view of lake. Also on side yard lots of grass you can enjoy, crochet, horseshoes, badmitton....bring your bikes lots of great trails nearby in State Park or bike in neighborhood. There is a basketball hoop and room to have a game with friends and family.

The upper level of house is where the luxurious master suite is which offers another wood fireplace. A 46 inch flat screen tv above fireplace mantel. The master bath has a garden tub and a standing shower with seperate dressing area and double vanity sinks with granite counters. Then there is a loft which is the perfect place for peace and quiet to get work done or enjoy a book.

Then enjoy our nostalgic lower level GAME ROOM complete with a full bar, pool table, poker table & chips, dart board and brand new pacman cocktail table & golf video game. We have a table set up for those who love puzzles and card games. Something for EVERYONE! This level also has a bedroom with beautiful lake view and full bath. If you dont want to boat, you can always fish, swim or float in this cozy and safe cove, or even rent a kayak. We're told the fishing is fantastic right off dock! We also have paddleboat, 2 kayaks and 1 paddleboard for your enjoyment.

This beautiful home just built in May 2016. It is 4000 sq. Ft. with 5 bedrooms and 4 baths. It also has a sitting room overlooking the lake with a pull out queen sofa. There are 4 porches and a large patio. The rear porches are overlooking the lake with a 3rd floor porch off the bedroom. The custom kitchen is very open to the sunroom and living room. Sit and relax in the hot tub as you enjoy the view of lake. The gentle lot is very large for activities and a stone fire pit for a good evening around the fire. The dock has a 100 ft. pier with a covered sitting area at the end to sit or to have fun fishing. A walkway leads from the pier to a large floating dock to park 3 boats all your own private area. Restaurants and grocery store within 2 miles of the house.

- "We enjoyed this lovely home for a vacation with our 3 daughters, their husbands, and our six grandchildren. John, the owner, was fantastic to work with. He is very available at all times, and he answered texts within minutes! The house was perfect for our family. All bedrooms were clean and beautiful, especially the master bedroom. Every amenity needed was provided; all we had to do was go to the very nearby grocery store and get our provisions for the week! We also took advantage of having the pontoon boat available to rent, and we contracted to have it on two days of stay. For our grandchildren, this was the absolute most fun they had the entire vacation. We were so happy to have provided them with the happy memories! The pier and the covered sitting area at the end of it were also a big hit. The water there is nice and shallow, so the little ones could wade and swim in the warm lake water which they loved, and the adults were able to easily oversee them from above. Our home is ideal for multiple families gathering to enjoy lakefront living at its best. Beautiful lake views can be seen from every room in the house. Renovations were made to the home in 2017, updating the bathrooms, flooring, HVAC's and kitchen appliances. We offer three bedrooms with attached baths and large closets. One suite is located on the main floor with a queen bed. The attached bath has a walk-in shower. There are 2 more suites upstairs both with attached baths. One is furnished with a king bed and the other has a queen. There is a bunk loft area with a twin over full that is ideal for children. We also offer a Pack & Play so you don't have to bring your own. Additionally, a queen sleeper sofa was added in January 2024 allowing us to sleep a total of 11 people. There is a designated workspace available if you must check in with the office.

Two large family rooms feature flat screen smart TV’s and plenty of seating. Yes, we have wifi! The upstairs family room has vaulted ceilings and a wall of windows offering expansive lake views. The cozy downstairs family room features two leather sofas and a recliner, with large windows overlooking the lake. The fully-stocked kitchen has seating at the bar area or room for eight at a large dining table. A new convection wall oven was installed in November of 2018 and the cooktop was replaced in 2021. Then in 2022 all new counters and backsplash was added. There is a large laundry room with washer and dryer available for your use.

Our home features a huge wrap-around deck with rocking chairs perfect for a relaxing afternoon under a canopy of trees or you can settle in on the outdoor sofa in the attached screened-in porch. The screened porch has a large farmhouse table to seat the whole family as well.

You can enjoy roasting marshmallows at the lake side fire pit or play a game of cornhole. Kids will love fishing off the dock or taking turns on the tree swing. We also have 2 kayaks for adults and 2 smaller ones for kids to go out and explore the cove. Kids of all ages love playing or sunbathing on our water mat. We keep a few life vests in the deck box for your use as well, especially for the little ones. There is always deep enough water at the pier to dock your boat. Better yet, rent our new Tri-toon with tube for pulling and have it waiting on you when you arrive.

Our home is ideally located to Mooresville and Huntersville for shopping and restaurants. We are less than an hour from both uptown Charlotte and Charlotte Motor Speedway in Concord. There are several motorsport museums nearby and the Nascar Hall of Fame.

We take great pride in keeping our home clean for our guests and have been even more vigilant during this virus scare.

Maximum occupancy of the house is 10 adults. We do not allow parties and large groups. Any exceptions must be cleared in advance.

Have fun kayaking on one of three single adult kayaks, a children's kayak or a tandem kayak. You can also spend quite time on the stand up paddle board. There is a clean gas grill for a cook out after a day of relaxing on the lake. You can roast marshmallows or have a fire around the fire pit! The water is a gradual slope to around 11' at the floating end of the dock.

Great quiet family getaway for swimming, fishing, paddling, boating and wildlife viewing. House has four bedrooms, 3.5 baths, whirlpool tub, two decks, screened-in porch, fenced-in play area, dock and walkout basement game room with ping pong table, foosball table and other games. There is a large, well-stocked kitchen that is open to the dining area and living area.

House is located on a peninsula with 270 degree water views. There are decks with views of the water on both the front and back sides of the house. We like to enjoy our morning coffee in the shade on the front porch and have dinner in the shade on a large outdoor table on the back porch.

Two kayaks, one canoe, a paddle board, a private dock, a neighborhood boat ramp, and various outdoor games are available for use by guests.

The cove where the house and dock are located is very quiet. One of our favorite morning and evening activities is to paddle back into two adjoining undeveloped coves that are teaming with wildlife. There is a county park on the opposite side of the cove on the front side of the house, which has a playground, hiking trails and mountain bike trails.

If you are looking for a quiet vacation spot, this is a great house for you. If you are looking for a place to party into the wee hours of the night, this is not a good choice. The neighbors are generally quiet and go to sleep early. Because sound travels far on a quiet cove, the neighbors will complain and you feel unwelcome if there is a lot of noise or cars coming in and out late at night. Furthermore, the house has original artwork, upholstered furniture, and rugs that are easy to damage if you have a wild party.

Because the house is in a rural location and is frequently vacant, there are two outdoor security cameras that point away from the house. There is a Ring doorbell, which is pointed toward the road and there is a security camera on the south corner of the house pointed toward the driveway.

The game room was a huge win and so were all the outside games. We rented a boat from a local marina and docked it at the house for a few days. This home has been recently renovated inside and out. New air conditioning installed upstairs and down for 2022 season. Although in a quiet cove, the private dock has deep water, great views and lots of space to hang. There are 2 paddleboards, wonder noodles and water lounges as well as some water toys and beach towels available to use during your stay. There are lots a places here to relax and enjoy the lake - my favorite is the hanging chair on the top deck! There are rocking chairs on the top deck, perfect for enjoying your morning coffee. A love seat and chairs on the lower porch for sipping a beverage with friends. A table and chairs with umbrella on the pier for eating lunch while fishing and swimming. A set of lounge chairs on the dock for reading that neglected stack of magazines. A large patio with dining table and picnic table, perfect for sharing a meal with family while enjoying the sunset. Then flip on the string lights and enjoy those perfect summer nights by the water. The kitchen is fully appointed with dishes, utensils, cookware and small appliances including a blender, coffee maker, toaster and crock pot. There are also some cooking basics such as common spices, flour, sugar, oil and coffee. A 36" Blackstone griddle is located on the upstairs deck, close to the kitchen. There are 3 bedrooms in the home. The first and second bedrooms have queen sized beds and the third is a bunk room with a full sized bed on bottom and twin up. Crib and highchair provided upon request. There is wireless internet available as well as 3 flat screen TV's with Roku, Netflix and Disney+ service. There are also books, board games and cards. A half bath up is located upstairs, and a full bath with deep soaker tub is located on the same level as the bedrooms. We recently added an outdoor lake shower with hot and cold water for rinsing off. The lower level also has the washer and dryer.

We truly want all our guests to enjoy our Green Heron Cottage as much as we do and try to provide everything needed to simply come and relax.

For the protection of the home and the safety those who help maintain it, there are security cameras on the exterior of the cottage viewing the front porch and garage area.

THIS IS A VACATION RENTAL AGREEMENT UNDER THE NORTH CAROLINA VACATION RENTAL ACT. THE RIGHTS AND OBLIGATIONS OF THE PARTIES TO THIS AGREEMENT ARE DEFINED BY LAW AND INCLUDE UNIQUE PROVISIONS PERMITTING THE DISBURSEMENT OF RENT PRIOR TO TENANCY AND EXPEDITED EVICTION OF TENANTS. YOUR SIGNATURE ON THIS AGREEMENT, PAYMENT OF MONEY, OR TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT, IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL.

1) LIABILITY

Ivy Property Group, LLC. is a Property Management Company. Ivy Property Group, LLC. (Hereinafter the agent) is a real estate agency which brokers short term vacation rental contracts between clients (property owners) and customers (vacation renters). The properties are private homes, condominium units, cottages, and cabins. When you book a property, you enter a real-estate contract with the property owner. Neither the agent nor the owner is responsible or liable for any loss of the renter`s personal property or bodily injury or damage of any nature from any cause to the renter (including his guests, licensees, or invitees). The agent is not responsible for lake conditions, insects, rodents, flies, or other pests, weather conditions, road conditions, power outages, acts of God, criminal activities, economic downturns, political changes, or any other activity, event or condition beyond its control.

2) CHARGES

All reservations require a payment of at least fifty percent (50%) of the reservation total (including the Security Deposit) for confirmation. The balance of the reservation shall be due upon the due date disclosed in the cancellation policy notice on the property page. Reservations made within the final balance due date must be paid in full and charged with a credit card (Visa, MasterCard, American Express or Discover). Your reservation becomes a guaranteed reservation upon monies paid on your account that complies with the reservation requirement and final balance due date (restrictions apply). Reservations are subject to a processing fee, applicable taxes, a cleaning fee, other service fees, and damage waiver, among other potential fees. A security deposit may be required.

3) RESPONSIBLE PARTY

The persons whose credit cards are used to pay for the reservation accept responsibility for all occupants complying with rental policies, procedures, and restrictions. The responsible party must be at least 25 years of age and is required to stay in the property for the time reserved. Aside from normal wear and tear, the responsible party is responsible to pay for any damages to the property or its contents during property possession under the vacation rental agreement. If damages or excessive cleaning appears to be the result of negligent or deliberate actions or omission, the responsible party agrees to a deposit being charged to the credit card to be held in trust until damages are covered. If multiple credit cards are used to pay for the reservation, all card-holders are equally responsible for the total cost and also for damages. The responsible party is liable for damages caused by negligent, intentional, or omitted actions.

BE FAMILIAR WITH THESE TERMS AND SEEK APPROVAL BEFORE BOOKING IF THERE IS ANY QUESTION REGARDING THE APPROPRIATENESS OF YOUR RESERVATION. RESERVATIONS MADE BY PERSONS NOT MEETING THE MINIMUM AGE REQUIREMENT, OR RESERVATIONS BOOKED FOR A PROHIBITED INTENDED USE, MAY FORFEIT ALL MONEY PAID TOWARD THE RESERVATION.

4) DAMAGE INSURANCE

All reservations require purchase of Damage Insurance
**I give permission to the property manager to use a third-party to screen my identity and check criminal databases to confirm my reservation. Complete terms regarding the guest screening can be provided by the property manager. You may receive an email to complete your screening. Please check your spam inbox for this email and contact the property manager if you have any questions.

5) CLERICAL ERRORS

The agent reserves the right to cancel a reservation if the house was erroneously priced, made available for fewer nights than the minimum allowed by the owner, or other clerical errors. If the reservation is canceled because of a clerical error, the customer is entitled to a full refund. Clerical errors are rare. To avoid the potential of cancellation under this policy, you may ask for a review and confirmation of your reservation.

6) CANCELLATION POLICY

You may cancel within 60 days of your arrival to receive a full refund if you book directly with Ivy Property Group, LLC. If you book on VRBO, Airbnb or another platform the cancellation stands under the platform's cancellation policy.

7) RENTAL CAPACITY

Please check the number of people each property sleeps as detailed in the online property description. The maximum occupancy stated on the property page represents the MAXIMUM number of people, including children, allowed to occupy the property. Please provide our office with the names and ages of all the people who will accompany you to this rental. You will be prompted to comply with this requirement via email.

8) EVENTS, GATHERINGS FOR UNRELATED GROUPS, AND HOUSE PARTIES WARNING

Properties are available for lodging accommodations. We do not offer properties as event venues. We do not rent for house parties or events that include accommodating more than the published maximum occupancy. Gatherings and reservations hosting unrelated groups must be approved. Certain conditions may apply. If your plans include a gathering or involve hosting occupants whose age range and make-up may be construed as a gathering, please seek approval before booking the property. Acceptable arrangements are determined at the sole discretion of Ivy Property Group, LLC. Reservations that appear to include an unapproved gathering may be canceled. The cancellation policy would apply. Indications that cause concern would be the whole group being in the same age range, not related, or associated with groups that are historically linked to partying.. The cancellation policy applies to booked reservations that are canceled by the property manager due to inappropriateness of intended use.

9) CHECK-IN / CHECK-OUT

CHECK-IN: (READ CAREFULLY) All properties have either a coded entry, or a lockbox, so there is no need to come to the office to pick up a key. Normal check-in time is 4:00 PM. During holidays and busy seasons, check-in time will vary depending on Housekeeping's workload. Please call the office within 1 hour of arrival to your property to report any damages or other issues, otherwise, you may be held responsible for previous guests' damage.

CHECK-OUT: You must vacate the property no later than the published check-out time on the last day of your reservation. Cleaning services are included with your reservation.

CHECK-OUT PROCEDURES: A general cleaning of the property plus linen service is included. The following check-out procedures are the responsibility of the guest:
• Upon departure, please place all used dishes, glassware and silverware in the dishwasher, put in soap, and turn it on. Pots and Pans should be cleaned separately.
• Tenants are expected to collect and deposit trash in outdoor trash containers (or that may be in the garage), and not leave a mess.
• Please report damages before departure.

Welcome! Our home is centrally located with 5+ walkable restaurants, a grocery store, and many other retail stores. We are 2 minutes to Lake Norman, 15 min to Mooresville and 40 min to Charlotte. You will have a private floor to yourself, accessible at any time through a digital door lock for easy self check-in. The bottom floor of the home is where my Husband and I live as well as our pup. The top floor (where you will be) has an oversized loft, 3 bedrooms and 2 bathrooms.

The space
When you come in through the front door, you will walk into the hallway of the home, directly ahead is the stairs that will lead you to your bedrooms and living area! Upstairs you will find 3 bedrooms; 1 king with a dethatched bathroom and 2 queen bedrooms with a Jack-and-Jill bathroom connecting both rooms. You are welcome to choose any of the rooms you like. For one night stays, there is a 2 bedroom/1 bathroom max included in the cleaning fee. If you need the additional bed and bathroom for a one night stay, there will be a $30 cleaning fee request sent at the time of booking. If this is not fulfilled within 24 hours, the listing will be canceled. For 2 night stays and beyond, all 3 bedrooms and 2 bathrooms are full accessible and not shared with anyone outside of your group.

You and your guests will have access to the top floor of the home which consists of a loft (living room), 2 private bedrooms, and 2 private bathrooms. All linens will be provided for you! The loft has a microwave/airfryer/convection oven all-in-one and a coffee maker.

A cozy guesthouse on the lake with gorgeous sunset views. Hang out by the fire pit, paddle board on the lake, or go swimming by the private dock. The serene and beautiful views and the eclectic modern decor of the guest house make this the perfect getaway only 40 minutes from Charlotte.

The space
The Guest House is a one-bedroom house with a full kitchen, full bathroom, a living room, a dining area, and a private deck, all with great views of Lake Norman.

Guest access
Guests will have the entire guesthouse and private back deck area to themselves. The front porch, backyard, and dock are shared with the homeowner.

Other things to note
We have life vests and two paddleboards available for guests to use. Swimming off of the dock is allowed as well. We hope to have a fishing license shortly, but you are welcome to fish if you have a license of your own.
Max is the dog that lives on the property. He may be out in the backyard during the day from time to time. He's a friendly guy, but tinkles a bit when he gets excited (so watch your shoes).

The space
The Overlook is in a location for prime viewing of amazing sunsets. If you walk down the hill (about 2 minutes) you will find the pool, fire pits, charcoal grills, kayaks, and of course the lake. Down next to the lake, build a campfire(firewood included) in the evening after cooking a meal on one of the charcoal grills available (charcoal included).

- No smoking in properties. No smoking within 20 ft of the exterior doors. There is a $500.00 fine if we find any smells or evidence of smoking.

- This property features 1 exterior Ring Doorbell camera. The camera is located on the front door. The camera is outward facing and does not look into interior spaces. The cameras record video or sound when activated by motion.
- Parking in the garage is not permitted. It may be only be used for storage.
- This is a pet friendly property, however, all pets must be disclosed. Guests are responsible for picking up after their pets, or there will be a $100 fine against your security deposit.
- Fireplaces are inoperable and for cosmetic purposes only.
- USPS Mail delivery is not allowed regardless of length of stay. You must arrange other mail services via the local post office if you need mail delivery during your stay. Amazon deliveries directly to the door are acceptable. We are not responsible for lost packages or packages delivered to a locked parcel locker.

This is an older trailer that has a large bedroom, laundry room, large deck facing the lake and gabled roof added on. We renovated the inside in 2018/19 when we bought the property in a modern, rustic style.

The property has washer and dryer for your use. The kitchen has stove, oven, and large fridge but no dishwasher. We try to provide a starter pack of paper products in case you aren't feeling dishes and have recycling.
