Please don't use towels or sheets that are left in the dryer. There will be plenty available to you for your use during your stay.

$300 per month utilities are collected in advance separate from the reservation for any stays 30 days or longer. This covers high-speed internet, water and sewer, trash, electric, and gas. This money is collected by the host through the Airbnb app before your reservation begins.

Please be advised that maintenance will do routine lawn care (mowing, weed eating, insect treatments, etc.) and may be scheduled at any time during your stay. We will not call and tell you they are coming. They will never need to enter the house.

This house sleeps 6 comfortably. We have 2 twin size air mattresses for additional guests.

Please note that there is a designated recycling trash can on the property. It is crucial to only place recyclable items in this bin. Placing regular trash in the recycling bin will result in the trash not being picked up and may incur additional costs for the owner.

Any misuse of the recycling bin will be considered a violation of the checkout instructions and may result in extra charges being filed against your reservation.

There is no electronic video surveillance or audio recording. It simply notifies guests and us when the noise levels has reached a volume that would disturb the neighbors.

This is a duplex with the front right unit for our guests. Time and thought have been put into the comfort and decor, to make our guests have a memorable experience.

This townhouse/duplex is a new build with lots of natural light, high ceilings and an open floor plan. We know it can be hard to remember everything when you are traveling so we have tried to do that for you. We provide a hair dryer, and iron for our guests convenience. This town house also has a full kitchen stocked well stocked. The bathrooms are stocked with Shampoo and Conditioner and fresh bath towels. There is also laundry on the premises.

We have a smart T.V. A back porch where you can relax in the evening.

The neighborhood is quiet and a couple dead ends on roads near the home so no through traffic, it sits at the end. Only thing I would suggest so their is an option ate black out curtains for people who need dark to sleep or need extra sleep but the light is too bright and for when it storming to block it out. This is a single level home. As you walk in, you will be welcomed into the living room which flows into the dining room and kitchen. We have a smart T.V. in the living room where guests can log into any of their streaming services. The kitchen is supplied with all basic cookware to stay in and enjoy a meal at home. Two of the guest rooms are in a hallway off of the living room, with a guest bathroom between them. One of the guest rooms has a queen bed and a smart T.V. The other guest room can sleep three people with a bunk bed (full on the bottom and single on the top). The primary suite is off of the kitchen. It is fitted with a comfortable king bed, smart T.V ensuite bathroom, and walk-in closet. The backyard is not fully fenced, and we do ask that you keep pets off of the furniture. But we are happy to provide a space for people to travel with their dogs.

Guests have access to the full property.

We are a pet-friendly home. If you are bringing a pet, please let us know in advance and select the number of pets you are bringing. We allow up to two dogs. If you have any other type of pet or more than two dogs, please reach out before booking. These are approved on a case-by-case basis. Our standard pet fee is $75, which covers 2 dogs for up to 4 nights. Anything beyond that, you will be charged a separate fee after booking of $15 per night per pet.

After booking, we will also send you a pet agreement that will need to be signed before your arrival. It basically asks guests to follow these guidelines:

- Pick up after dog droppings
- Do not allow the dog to bark excessively
- Do not allow dogs on furniture or beds
- Don’t leave animals unsupervised, unless they are in a crate.
- Put pet sheets on furniture
- Pets must be housebroken
- Crate the dog if left unattended indoors for a long period of time.
- Groom the dog before the trip and vacuum after your pet if it sheds excessively
- The dog must be up-to-date on immunizations

*If these guidelines are not followed, guests will be charged the extra fee for cleaning.

Our home is located in a quiet neighborhood in walking distance to a skate park and Juice Bar. Guests can also walk to a local coffee shop called the Fainting Goat, or a great Italian restaurant, Antonucci`s Authentic Italian, although both of these are along a busier road that some may prefer to drive to.
QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no loud music and keeping all audio at a minimum level out of respect for the surrounding residents.

OCCUPANTS. The total number of individuals staying on the Premises should not exceed 8. If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host. Please let us know in advance if you plan to have any visitors at the property.

Extra Charges:
A $50 extra cleaning fee will be added if confetti or glitter is used for a party and requires extra cleaning.

LONG STAYS: More the two weeks we charge an additional $50 every two weeks. Example 14 nights = $50 extra cleaning fee. 28 nights or more = extra $100 and so on.

Pet: If you bring a pet and there is excessive pet hair on the furniture and in the bedrooms an additional cleaning cost may be incurred.

SMOKING POLICY. Smoking on the Premises is prohibited. Guests will be charged the $850 (yes its a lot, but this is the cheapest option we can find) it costs to get a company to come and get rid of the smell of smoke if our cleaner can not get rid of it.

House includes all amenities of home including a fully stocked kitchen, keuig coffee maker, blender, toaster, work space, washer/dryer, smart tv's in all bedrooms and living room, free wifi, towels, shower gel, shampoo/conditioner and adjustable thermostat.

Home is professionally cleaned and sanitized after each guest. We also include light cleaning supplies for your peace of mind.

Guests have access to entire home. An accurate guest count must be included on all reservations.

PET POLICY
Pets must be pre approved and disclosed up front. Please only bring small to medium sized animals that can be crated when unattended. There is a $400 pet fee for up to 2 pets. All shots and flea treatments must be up to date. The yard is not fenced so a leash is necessary.

On the opposite side of the house, off the living room, a hallway leads to the three bedrooms. The primary bedroom is on the right and features an ensuite bathroom and a full walk-in closet. Across the hall, you’ll find the guest bathroom, and at the end of the hallway, two guest bedrooms sit opposite each other. One guest room has a queen bed and desk, and the other has two double beds.

Outside, enjoy the private, fully fenced backyard with a fire pit ideal for relaxing evenings.
QUIET HOURS. Quiet hours begin at 10:00 PM each night and continue until sunrise. Quiet hours consist of no loud music and keeping all audio at a minimum level out of respect for the surrounding residents.

OCCUPANTS. The total number of individuals staying on the Premises should not exceed 8. If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host. Please let us know in advance if you plan to have any visitors at the property.

Extra Charges:
A $50 extra cleaning fee will be added if confetti or glitter is used for a party and requires extra cleaning.

LONG STAYS: More the two weeks we charge an additional $50 every two weeks. Example 14 nights = $50 extra cleaning fee. 28 nights or more = extra $100 and so on.

SMOKING POLICY. Smoking on the Premises is prohibited. Guests will be charged the $850 (yes its a lot, but this is the cheapest option we can find) it costs to get a company to come and get rid of the smell of smoke if our cleaner can not get rid of it.

This enormous fully furnished master bedroom spans 18'x18' with four windows, a small living area with a small couch and television, a spacious walk-in closet (11'x7'), and a luxury bathroom with a jacuzzi tub, standing shower, and double vanity. Furniture in your new relaxing space includes a King sized pillow-top bed, dresser and night stand, a small dining table with chairs, and a love seat to enjoy some reading or watch a Netflix romantic comedy. In addition, the room offers a small refrigerator with separate freezer, microwave, electric Hot Pot cooker, and coffee Keurig. An additional cot bed is available for a 4th person.

There may be laundry in the dryer. This is because the housekeeper works to get the unit ready as soon as possible for your potential early arrival. Please don't use towels or sheets that are left in the dryer. There will be plenty available to you for your use during your stay.

$300 per month utilities are collected in advance separate from the reservation for any stays 30 days or longer. This covers high-speed internet, water and sewer, trash, electric, and gas. This money is collected by the host through the Airbnb app before your reservation begins.

Please be advised that maintenance will do routine lawn care (mowing, weed eating, insect treatments, etc.) and may be scheduled at any time during your stay. We will not call and tell you they are coming. They will never need to enter the house.

The space
The Airbnb is located on the second floor of the cottage and is 2 bedrooms plus one bathroom. The property also hosts a main house that is used as a coffee shop and event venue.

Guests can use the second story of the cottage which is the designated AirBnB space. Guests also have access to the coffee house during regular business hours of 7AM-3PM weekdays and 7AM-2PM Saturdays which is located adjacent to the AirBnB in the main house.

Other things to note
The Airbnb is located on a public historic property that boasts a coffee house (open daily except Sunday) and event venue. At times there will be private events taking place in the main house (not the Airbnb cottage) and on the main property. The Airbnb is closed off to the public and is completely private and safe for our guests.

The Airbnb was built in 1984. It sits in the middle of 5.5 acres of nature preserve. It is common to see deer, beaver, raccoons and other little critters, including bugs from time to time.

This is a single level home. As you walk in, you will be welcomed into the living room which flows into the dining room and kitchen. We have a smart T.V. in the living room where guests can log into any of their streaming services. The kitchen is supplied with all basic cookware to stay in and enjoy a meal at home. Two of the guest rooms are in a hallway off of the living room, with a guest bathroom between them. One of the guest rooms has a queen bed and a smart T.V. The other guest room can sleep three people with a bunk bed (full on the bottom and single on the top). The primary suite is off of the kitchen. It is fitted with a comfortable king bed, smart T.V., ensuite bathroom, and walk-in closet. We do allow dogs under 30lbs at the property. The backyard is not fully fenced, and we do ask that you keep pets off of the furniture. But we are happy to provide a space for people to travel with their dogs.

The space
As you enter through the gates and drive between the two open pastures with horses greeting you on either side, you will find your getaway just past the main house. Park in front of the two garage doors to the right. As you exit your vehicle, walk to the left of the garage and proceed to the exterior staircase which is well lit. As you get to the top of the staircase and enter your retreat, kick off your shoes, leave the farm outside and enjoy. There is plenty of shoe storage at the front door. There is a newly remodeled bathroom with two sinks and a skylight above which is a great place to freshen up or get ready for the day. Tucked inside a bathroom door is a washer and dryer for your convenience. The kitchen is newly remodeled with beautiful quartz, new cabinets, plenty of space to cook and plenty of space for your guests to chat and eat. There are five seats at the bar to eat and 8 chairs at the table. There is a seating area off the kitchen which provides a great place to relax, have a glass of wine or a cup of coffee and get ready for the day. There is coffee and tea in the unit. If you want to watch tv, relax or just snuggle up to a good book, the sectional area is a great spot. There are two bedrooms. The first bedroom has a king size bed and plenty of space to unpack and make your self at home. The second space has 2 twin beds and 2 full beds. Again, there is plenty of storage and places to unpack. As you exit, make sure to look to your right. The four mini donkeys, the chickens and the two baby goats are at play. The donkeys have their own distinct and wonderful bray. There is a fire pit outside if you want to unwind or go for a walk in the morning to catch some magnificent sunrises. This is our paradise which we would love to share with you!

The space
The living area and bedrooms are on the first floor. The master bedroom is spacious with a king-size bed and a master bath with soaking tub, separate shower, double sinks, and walk-in closet. Two guest rooms are available with queen-sized beds and a full bathroom to share. Upstairs bonus room offers an alternative place to relax, and an office space complete with large monitor, adjustable stand-up desk, and high speed internet. Complete kitchen/dining area including dishes, pans, silver ware, coffee maker, etc.

Guest access
One of the guest closets and the walk-in attic space is locked. Otherwise, the entire home is yours.
