- Solar powered lights/ceiling fan & cell phone chargers so please turn off lights in the rooms you're not in - in the winter months when we don't have as much sun. so... if a power outage you'll still have lights/heat- but they're rare here.
Propane heat/stove/On demand hot water, the plugs are regular electricty.
Although it looks like a wood stove - Your main source of heat is a thermostatically controlled Propane fireplace[Not wood] The real Firepit is outside!
If you book your time in the Cabin when the moon is full - you'll experience sleeping under two huge skylights as the moon passes over you (you may need Sun...er...moonglasses )and as an added bonus hear the Coyote’s howling off in the distance! Although you can hear them year round- you'll not see them.
You will see Squirrels (Please do not fed them), Lots of bunnies and so many birds and their songs.
We have a resident Barred owl who resides in a tree in the winter near The Cabin's driveway and not only will you hear her at night in- You may see her during the day around the cabin. Sometimes she fly's just above your car as you are driving in!
In the Spring - you'll often have the resident Red Cardinal tapping on your windows [See photo].
The Kitchen is stocked with many Pots /Pans/Dinnerware/Cutlery/ some Spices & some condiments
There is lots of Coffee or Tea. {Fully stocked Keurig Machine]- just bring the dairy of your choice.
Eat In the breakfast nook surrounded by glass on all 3 exterior walls.

-We have a covered wrap around deck and an outdoor BBQ to enjoy a sunny southern wooded, very private oasis right beside the hot tub.
Enjoy Smores on the outside firepit -But pick up some firewood (most gas stations and home hardware stores have bags for sale.)
Another 1,200' through the woods and down the winding driveway is our Main Residence (don't worry- you won't see us as you have your own driveway and everything is built to secure your privacy away from the main driveway unless you want to come and meet the horses.

Dogs are welcome ! Please brush your shedding dogs Before you come and vacuum before leaving and let me know what kind they are-All are welcome- We just like to know in case they get lost and venture down the drivewy to meet us.
Our dog Dodge is VERY freindly with both people and dogs and should your Pupperoni head to the main house or barn -Dodge will be ecstatic to have a freind over. He however -must respect your privacy as well and is Not Allowed at The Cabin.
Although we do have internet/wifi here in *The Cabin* Please forgive us-our country internet is not very fast.
If 100% wifi/Internet is imperative for you to work while at The 'Cabin -you can either add extra data during your stay or go to Lake Simcoe Arms' a fabulous pub(with private areas for zoom calls- and live music on the weekends. 10 minutes away in Jacksons Point.
NO Candles, incense or open flame of any kind.- After all The Cabin is All Wood both inside and out!
For Ambience --Please bring battery operated flickering candles instead- But you do have the propane fireplace for heat and ambiance all winter as well.

We've got some interesting suggestions to see and do and a few really nice restaurants in our guide book inside the cabin. ( but book them when you first get in so to assure your reservation)
We just put in a brand new 10' mattress with 3" of memory foam in late November /24

The accommodations will fit about 7-8 with a bunk bed, king Bed, queen bed, and a precarious futon that COULD fit 2 people if neither try to get out of it. There wasn’t any mention of a bbq however they did have 2, but neither had propane as the containers were left open with the bbq grill lines on. The oven inside also has a can of oven cleaner in it, a fact we found after having preheated the oven to 400 degrees F. Overall it was a nice stay in what we would call an unfinished house as there were many signs of it being mid Reno (no grout on tiles, baseboards not attached to the walls, etc.) 6/10 at best. "

➤ My place does come with heating and A/C, but I can't promise you'll hit that comfy spot if your ideal temp is below 17 or above 25 degrees Celsius. And, you know how it is with short-term rentals – folks are always coming and going. So, I can't guarantee a flawless run all the time because, truth be told, some guests tend to go overboard and push the systems to the point where repairs are needed.

1. There is no front desk as this is a house property. Please contact me via Airbnb messenger for any questions.

2. Smoking of any kind is strictly prohibited on the property, including the balcony if there is one. ($400 fine for smoke odor removal)

3. Please be cautious of noise, especially after 9 pm. Noise complaints are not tolerated and may result in full deposit charges. You may be asked to leave with no refund.

4. No additional guests are allowed in the home past the indicated number on your booking confirmation. This rule is to prevent large gatherings & parties and be fair to guests who do pay the extra fees. Third-party bookings are not allowed.

5. The property must be maintained in good condition with no excessive mess. Extra cleaning costs may apply if necessary so we can effectively prepare for the next guests.

6. Please note that check-out time is by 11 am and keys must be placed as instructed. I often accommodate late check-outs if I know in advance, but last-minute changes may result in a $50 charge per each additional half-hour stay.

7. All bookings require the Primary guest's photo ID and the complete names of the guests above 18 years of age.

8. Lost keys/fob is a $300 fee to reimburse time, parts, labour, and administration involved.

9. Please treat the hot tub with care. If it is left in a condition that renders it unusable for the next guest, a $300 fee will apply for draining, cleaning, and refilling.

We offer beach chairs, beach umbrella, beach wagon, flotation noodles, pack-n-play and high chair for babies. Paddleboard and equipment is available upon request and signed liability waiver.

The space
Very charming, peaceful, year-round, modern bungalow. All 3 bedrooms are equipped with a high-quality queen-size bed and comfortable mattresses. Comfortably sleeps up to 6 adults and a couple of children. We can also provide extra queen size mattress and bedding, if needed.

The house is newly renovated with all the comforts of a modern retreat, yet charming feel of a cottage.

The living room has 65"TV with an electric fire place and very comfortable sofa and love seat. The kitchen is equipped with everything you need. There are new appliances and central heating and air conditioning. House comes with unlimited Internet and Ignite TV with over 200+ channels.

The lake is a 5 minute walk at the end of the street, with access to a private beach. There you will find beach chairs, to soak in the beautiful lake views.

Our place is great for every season and for all ages. It is perfect for a weekend getaway, family vacation, ice fishing, girls/boys weekend, or working remotely!

There are two golf courses nearby:
1) Willow Beach Golf Course is just a five-minute drive. It is an executive 9-hole golf course. They also have a driving range and mini putt.
2) Lakeview Golf Course in Sutton is a 10-minute drive and is a regular 9-hole course.

There are a variety of restaurants, pizzerias, pubs, ice cream shoppes in Georgina, Sutton and Keswick. You will find a list of these places in our binder, prepared for you.

Georgina's Adventure Headquarters, The ROC, is just a 5-minute drive away. They offer Rock Climbing, Ropes Course, Zipline, Naturalized Playground and Splash Pad, Labyrinth, Walking Trails, Tennis and Basketball.

Pioneer Village and Archives is 2 minutes from the ROC. You can explore Georgina's rich history between 1850 and 1920. There is a one room schoolhouse, general store, train station, blacksmith shops and an apothecary.

Georgina Military Museum is five-minute drive, which provides a rich and highly textured multi-dimensional presentation of members of our society in Canadian wartime conflicts of past and present.

Sibald Point Provincial Park is a 7-minute drive.

Ramada Jackson's Point Resort and Spa is where you can dine in at the Lakeview Restaurant & Bar and is a 6-minute drive.

🏡 House Rules – Please Read Carefully Before Your Stay

To ensure a smooth, safe, and enjoyable experience for everyone, we kindly ask that all guests read and follow the house rules below. Failure to follow these rules may result in additional charges or cancellation of your stay.

1. Drinking Water
Please bring your own drinking water for cooking and consumption. Although we have water filters installed, the water is not suitable for drinking or food preparation.

2. Toilet Use
Please do not flush toilet paper. Kindly use the garbage bin provided in the bathroom to help maintain our septic system.

3. Respect the Neighborhood
Be courteous to our neighbors at all times.
• No trespassing on nearby properties.
• Keep noise to a respectful level, especially in the evenings.
• Any form of disturbance, disrespect, or inappropriate behavior toward the neighbors is strictly prohibited.

4. No Smoking
Smoking is strictly prohibited inside the house. You may smoke outside but please dispose of cigarette butts responsibly.

5. No Pets
Pets are not allowed on the property under any circumstances.

6. No Parties or Events
We do not allow any parties, events, or gatherings indoors or outdoors.

7. No Speakers
To maintain a peaceful environment for everyone:
• No outdoor speakers.
• No loud music or amplified sound indoors or outdoors.

8. Fire Safety
🔥 Bring your own firewood if you plan to use the firepit.
Please follow these fire safety rules:
• No open-air burning between 11:00 PM and 7:00 AM.
• Fires must be attended at all times by a responsible adult.
• Burn only clean, dry, seasoned wood never garbage, painted wood, or construction materials.
• Fire size must remain under 1 meter (3 feet) in height and diameter.
• Keep a fire extinguisher, water bucket, or hose nearby at all times.
• Fires must be fully extinguished before going to sleep or leaving the area.
• Do not burn during windy conditions or when smoke may disturb others.
• Maintain a safe distance from trees, structures, or anything flammable.
• Non-compliance may result in fines under the Town of Georgina’s Fire By-law.

9. Parking
Please do not park on the grass. There is a septic tank beneath the surface. Any damage caused will result in charges. Use only the designated driveway for parking.
Do not park at the neighbours parking. Space.

10. Nearby Beaches
You’re welcome to enjoy the nearby public beaches Sibbald Point Provincial Park and Holmes Point just five minutes away by car.

Important Beach Rules:
About private beach close by the cottage.
• Beach access is allowed only during your stay.
After check-out, any access will be considered trespassing.
•While at the beach, please follow the same rules you follow at the house:
• Be respectful
• No loud noise or music
• No trespassing on other people’s private property
• No inappropriate or disruptive behavior
• Do not disturb nearby homes or other beachgoers.
These areas are shared spaces, and we value good relationships with the community.

11. Restricted Areas
• The boathouse is off-limits to guests.
• Please do not enter the third bedroom located near the laundry room.

・Maintain a peaceful environment for all guests by refraining from loud noise outside after 10 pm. Please be considerate of your neighbours and respect their privacy.

・To preserve the natural beauty of the shoreline, no boats or jet skis are permitted to stay or park within 100 feet of the shoreline.

・Kindly ensure that all garbage is kept inside the property during your stay and properly disposed of before checking out.

・Being nestled in a country-style setting, it is normal to encounter bugs and wildlife around the property. Please be aware that some bugs may enter the room if the door is left open.

・The lake and beach area are not supervised by lifeguards. Guests are responsible for their own safety when using the lake. For guests under 18 years old, please ensure they are supervised by their guardians while using the lake.

・Smoking is strictly prohibited on the beach. There is a designated smoking area where smoking is permitted.

・Guests are responsible for collecting their own garbage before leaving the beach area. Please utilize the provided garbage bin.

・Please note that Wi-Fi service may experience intermittent interruptions due to local infrastructure issues. We apologize for any inconvenience caused.

・This cabin does not have a kitchen facility.

CLEANING: We make every attempt to keep our home spotless! A professional cleaning crew with years of experience cleans the home after every guest. While we strive for perfection but are all human. There may be times when something is missed or overlooked. If that occurs, please notify us immediately and we will work to have the cleaners revisit to correct the oversight. This would also include light bulbs that burn out.

PESTS: Our home is in a beautiful Jackson Point, Georgina that is very beautiful in nature but surrounded by trees and the lake. This means that there are naturally occurring insects, ants, flies, and other pests outdoors. We make every attempt to ensure they stay outside...but unfortunately on occasion they may gain entry. Be sure to keep doors and windows closed (especially at night when lights are on) to limit the entry of flying insects.

DECOR: We often update and improve our home. During your stay you may notice new/different bedding, rugs, throw pillows, décor, and possibly furniture that differ from the photos you booked with.

You can enjoy the views from every part of the house. Totally renovated interior. High speed internet, a work space, Close to many world class family activities including Fishing, Hunting, Ice Fishing, Snowmobiling. Conveniently located an hour from Toronto, closest small town 5 minutes drive and Sutton town 12 minutes drive.

The space
Our cottage offers 3 bedrooms for the guests use with queen beds and 2 pull out couches and has 2 full bath. Our Chef's kitchen with a breakfast island is fully loaded. Walk out to backside deck from living room and access side yard thru kitchen. Kitchen is loaded with Microwave, coffee machine, toaster, kettle, pots, pans, plates, cups, glasses and silverware. We want to minimize the waste and encourage our guests not to use paper plates/cups as much as possible. Each bedroom is furnished with a queen bed. One bedroom has an additional pullout single bed and the living room also has pullout beds. High speed internet, Large TV, Close to Pefferlaw Dam Conservation area, Pefferlaw tract, Duclos point provincial nature reserve, Holmes Point Beach. House has outside video surveillance.
