The Space:
Upon booking, you'll receive a four-digit PIN to unlock the lockbox, granting you access to the front door key.

Guest Access:
Guests will have access to the entire apartment, including the bedroom. The apartment features amenities such as air conditioning, a kitchen with a dishwasher, microwave, refrigerator, stove, and toaster, a TV, and wireless internet. Guests can also enjoy the BBQ grill. On-site street parking is available.

The Neighborhood:
Our cottage is located within a private community just 45 minutes north of Toronto. It’s a short walk to the shared beach with amenities including, beach access, a playground, beach volleyball court and docks in the summer.

There are endless possibilities to enjoy the outdoors and the lake. Go hiking, fishing and swimming. We are also in close proximity to golf courses and mini-put, Sibbald's Point Provincial Park, a retro movie theatre and bars and restaurants.

In the winter, enjoy a popular ice fishing spot with easy access to the lake. Cook's Bay, a shallower area of the lake, is known for Perch fishing.

The BBQ works with propane gas. we try to refill the propane tanks but it is mainly the guests responsibility. The gas station and home hardware are just 5 minutes drive from the house and they do refill them.

- "Great properly, we had a large group for a wedding, and we could all stay, and not feel crowded. Front porch was our favorite!!" - "The property was gorgeous, we were able to fit all of our friends and access to beach very quickly. It was a 20 minute walk to John’s and a five minute walk to a little beach that’s more private. We had an amazing time just having fun outside. They were plenty of porch when it got too hot And AC on the downstairs floor. I will say the AC does not work on the third floor and that led people to sleep downstairs however, the property was so big. We were able to accommodate everyone without that extra bedroom. I will also say there is no hot tub, is just a bath tub with jets however we made it work."

Welcome to The Point. A beautiful newly built home right on Lake Simcoe, within an hour of the GTA! The spacious bottom level main living space consists of an open concept kitchen that opens up to the living room overlooking the lake. The living room walks out to the backyard patio and private lake access with over 150 feet of shore line and breathtaking sunrises and moonrises (its really something to see). Sleeping area consists of three full bedrooms – two queen beds and a bunk bed (top bunk is a twin size mattress and bottom bunk is a double size mattress). Big screen smart TV and a DVD player – it is time to get back to basics; watch some fun movies, and explore the outdoors. The cottage is perfect for a relaxing family, couples or friends weekend.

Truly a location to enjoy all year around, with each season ready to provide new opportunities and experiences. You may choose to relax with a book, play fun board games, go for a walk or a bike ride along the path conveniently located adjacent to the cottage front. You may also swim, fish/ice fish, enjoy the local playground or take advantage of the outdoors. You may also enjoy watching the beautiful exotic birds which frequent the area. There are many amenities within minutes of the cottage and there is plenty to see and do in the local area.

Bed linens, bath towels, beach towels, tea towels, dish cloths, paper towels and toilet paper are provided. Full washer and dryer are provided. A fridge, gas stove and dishwasher are available. Hair dryer on site, in addition to body wash and shampoo/conditioner. We have a strict no smoking/no vaping indoors policy.

The cottage has very beautiful front and backyard giving guest’s great time at the cottage. It is also close to number of attractions like beach, the ROC etc and restaurants. The cottage is fully equipped with bbq, kitchen with electric stove, air fryer oven, plates, cups, dishes and cutlery.

This location is in Georgina. Georgina stretches along the shores of Lake Simcoe with plentiful beaches throughout creating an ideal retreat for those living outside the area. Highway development and population growth have transformed Georgina from cottage country to an economically thriving community with the best of all worlds.

This location is a Car-Dependent neighborhood so almost all errands require a car.

➤Unfortunately, we can’t offer bag drop off. For those arriving early or having a late flight, you can use the Bagbnb site to find options to drop off your bag for a fee.

➤The property does have both heating and A/C but we don't guarantee that you can reach a comfortable setting if you're preferred temperature is outside of the range of about 17 - 25 degrees Celsius. Additionally, given the nature of short term rentals, with people being in and out constantly, we can't guarantee 100% uptime as unfortunately some guests will occasionally push the systems beyond their capacity requiring repairs.

➤ We have a security camera at the door of the property for our guests' and property's safety purposes. This camera is actively recording images.

➤ SNOW REMOVAL for driveways and parking areas:
Snow removal will be done if there is a snowfall of over 4 inches. Please NOTE during heavy snowfalls and winter weather storm advisories, the properties will be maintained the best we can. Your patience will be appreciated, as during these times, snow crews can be very busy helping to keep all of the roads in the area cleared.

➤ SNOW and ICE: Due to the nature of cottage country's natural terrain, we will do our best to keep the walkways to the cottage entrance clear. NOTE there can be snow and ice on the ground, as well as build up and cannot be removed until weather permits us to do so. Walkways and steps can be SLIPPERY, please bring the appropriate footwear and be prepared for this type of weather.

➤ Our regular lawn-cutting service will take place weekly on Tuesdays. Please be aware that this routine maintenance will not exceed one hour and is scheduled to keep our property looking beautiful and well-maintained.

1. Please contact us via Airbnb messenger for any questions.

2. Smoking of any kind is strictly prohibited in the property, including the balcony. ($400 fine for smoke odour removal)

3. Please be cautious of noise, especially after 10pm. Noise complaints are not tolerated and may result in full deposit charges. You may be asked to leave with no refund.

4. No additional guests are allowed in the home past the indicated number on your booking confirmation. This rule is to prevent large gatherings & parties and be fair to guests who do pay the extra fees. Third party bookings are not allowed.

5. The property must be maintained in good condition with no excessive mess. Extra cleaning costs may apply if necessary so we can effectively prepare for next guests.

6. Please note check-out time is by 11am and keys must be placed as instructed. We can often accommodate late check-outs if we know in advance, but last minute changes may result in $25 charge per each additional half hour stayed.

7. All bookings require the ID of the individual booking and the disclosure of the full names of all guests.

8. Lost keys/fob is a $300 fee to reimburse time, parts, labour, and administration involved.

9. It is mandatory that anyone using the firepit on the property must contact the fire department and activate the permit prior to starting any fire. Failure to comply with this rule may result in the revocation of fire pit privileges.

(Furniture, coffee setup, dishes, cutlery, air conditioning, etc)There was not enough closet space— they were all taken up with owners “stuff”. It would have been more convenient for us to at least have the use of one closet to hang things being there for over a week. The gardens were quite overgrown and needed to be trimmed (especially along the driveway. A large Roger’s wire was hanging low over the driveway and was not dealt with when we were there. It needs to be a “home away from home” and some things were not. "

Charlotte's Cottage is located in Island Grove in the township of Georgina, Ontario, on the south shore of Lake Simcoe. It is between the towns of Sutton and Keswick. It is a 10 minute drive to each town.
Charlotte's Cottage has private access to Ministry of Natural Resources owned lake front with a small dock, a boathouse, and beach for use. Sitting on the dock in the evening, you can catch the magnificent Lake Simcoe sunsets!
Day time activities consist of swimming, sitting on the dock watching the beautiful lake and all the lake's activities, or reading a book under the large shade tree by the boat house, right at the water's edge.
Enjoy cottage meals at the outdoor table on the backyard patio, shaded by the awning. A propane barbeque is provided

Inside The Cottage
Inside the cottage, there is a large flat screen television in the living room with a PVR Rogers cable box . You can watch your favourite shows while enjoying the magnificent view through the large picture window of the lake. There is an older television in the den in case of favourite programming conflicts. There is basic cable provided.
Wireless Internet is also provided.
The Master bedroom has two twin beds that are joined for a king size bed. The second bedroom has two twin beds. At the back of the cottage, there is the den with a pull out couch that can sleep two people. A set of linens for each bed will be provided.
The main bathroom has a bath tub and shower. There is a small bathroom off the den with a toilet and sink. A set of six towels and facecloths will be provided. You must provide your own beach towels.
The dining room table sits six people comfortably.
The kitchen has a dishwasher, microwave, toaster, stove and refrigerator. All the necessary dinnerware, glassware and cutlery for six people are provided. Pots and frying pans with utensils are in the kitchen. The pantry, off the kitchen, has an extra sink and a toaster oven. Dish cloths and towels are provided.
Professional cleaning is completed after each renter's stay.
There is a No Smoking policy. No pets. There is no noise after 11pm according to the local bylaws.

Keswick has grocery stores such as Zehr's, Food Basics and Walmart. Sutton has Sobey's and No Frills. Both towns have a Tim Horton's, Beer store and Liquor store.
There are two golf courses close by. Willow Beach Golf Course is a five minute drive. It is an executive golf course with 9 holes, 2 of them are par 4, the rest are par 3. They also have a driving range and mini putt. Lakeview Golf Course in Sutton is a 10 minute drive and is a regular 9 hole course.

There are many choices of restaurants in both Sutton and Keswick. We will leave menus available for some of our favourite ones. Take a stroll in the evening through the resort town of Jackson's Point next to Sutton. You can have dinner, stop at the quaint Ice Cream Shoppe and continue along to the park and marina.

Georgina's Adventure Headquarters, The ROC, is just a 5 minute drive away. They offer Rock Climbing, Ropes Course, Zipline, Naturalized Playground and Splash Pad, Labyrinth, Walking Trails, Tennis and Basketball.
Next to the ROC is Pioneer Village and Archives. You can explore Georgina's rich history between 1850 and 1920. There is a one room schoolhouse, general store, train station, blacksmith shops and an apothecary.
Another five minute drive to visit the Georgina Military Museum. This museum provides a rich and highly textured multi-dimensional presentation of members of our society in Canadian wartime conflicts of past and present.
The Imagine movie theatre is a 10 minute drive.
Visit Upper Canada Mall, Newmarket's two storey premier shopping mall with well known brand names. It is a thirty minute drive from the cottage.
Canada's Wonderland is a 45 minute drive or just over an hour to Toronto.

The cottage is was very well-stocked with all toiletries, paper products, plenty of kitchen tools/utensils, lots of mugs, and a few condiments. Back den and front sunroom were nice to have quiet personal time. Appliances were quite new. New gas grill was great. Views from front windows of the lake were very nice and sunset at the dock was lovely. Outside, backyard and nice dock/boathouse things were a bit worn with several broken/questionable chairs around, missing Uncle Jack’s loving care. Fishing poles, some beach toys, Inflatables and water shoes were available. Front yard was fun with our frisbee and badminton set. Bring your bikes and canoe/kayak for some great fun. Keep your eyes open for the mink couple!"

Very cool and chill place to relax and also for ice fishing. And also it’s near to lake simcoe for ice fishing. And it’s a very very quiet area that makes you relax and enjoy your time with friends and family.

The only limitation this has is that there is just one washroom on the upper floor, so amongst 3 bedrooms you get only 1 washroom. The most inconvenient part for us when we visited was that the powder washroom was unusable as the lights were not working and since it had no window, it was totally dark. " - "Disappointing stay. We have stayed in many VRBO'S and have always been very pleased and happy. I believe this one is a new listing and the owner has not put everything in place yet, so I feel it is important for him to know what was lacking so it can come up to expected standards. There were NO towels at all provided ( paper towels only) and the listing indicated they would be there. Also, it listed it could accommodate 14, but there were no sheets for the pull outs and no mattress or sheets for the trundle bed. The kitchen was poorly equipped...no coffee maker, no toaster, no baking sheets , only one tea towel and limited dishes and glasses for the number of people it said it could accommodate. The freezer was full when we arrived and we expected space for our family reunion the next day. Also, although the owner had fresh water in the hot tub and it had been serviced for our arrival the temperature never went above 78 degrees. Since I had arranged this accommodation for my family I felt very responsible and upset for the many shortcomings."

- "We enjoyed our weekend away here as friends. The beds were comfy and the house was clean. The outdoor seating and fire pit are were great. Things that could have improved our stay: a better stock kitchen, and the domes were to dirty to see out of at night." - "The property didn’t meet our expectations. Some areas that could use improvement include: -The domes were not as clean as expected, and visibility at night was limited. -The location, being close to the intersection of Baldwin Road and Highway 48, meant traffic noise throughout the day and night. -The water body on the property seemed stagnant and attracted mosquitoes, making it difficult to enjoy water activities. -The canoes on-site appeared more for display, as the water didn't seem suitable. -Outdoor lighting was minimal, with only motion-sensor lights attached to the cottage walls, making it difficult to relax outside after dark. -The grill area lacked lighting, and we had to use a camping light to cook. -The $1500 deposit and extensive house rules made the experience feel a bit more stressful than relaxing. -Although the host was attentive to house rules, communication regarding issues like the cleanliness of the domes was handled through automated responses. -We also noticed the chopping board splinters, which could potentially cause injury. While the property has potential, these details impacted our stay."
