Bbq: we do our best to keep a propane tank filled but if you have to fill one during your stay please send us the receipt and we will reimburse you. You can fill it at the Canadian tire gas station on west street which is a short drive away,

Visitors: Only guests included in your booking are allowed on the property. If you'd like more than two people, consider our larger house listing.

City Bylaws: You’ll need to sign a short form per city rules. Please note, any fines to you or our property or issues due to your actions are your responsibility.

Garbage/Recycling: Please take your waste with you. There’s a nearby drop-off for a fee at 100 Kitchener St. Check business hours of operation.

Other things to note
Pets: Pet fee of $75 per Dog and maximum of 2. No cats permitted. All dogs must be disclosed at time of booking. Hosts have the right to decline any pets not identified prior to confirmation of reservation.

Fire pit: Bring your own fire wood for a campfire.

Bbq: we do our best to have a full propane tank available but if you have to refill it please send us the receipt and we will reimburse you. You can fill it at the Canadian tire gas station on west street-a short drive away.

Visitors: are not permitted onto the property-only guests included in the initial booking unless discussed and approved at time of your booking.

City of Orillia bylaws: you must sign the STRA form from the city. Any fines given to the hosts caused by your or your guests actions during your stay you will be responsible to pay. Any legal fees incurred by hosts for recouping these funds will also be your responsibility.

Garbage, recycling, and compost: must be taken with you. You can drop off recycling and compost for free and garbage for a nominal fee at 100 Kitchener st (three minute drive). Please check business hours.

Lost and stolen items:
The homeowners are not responsible for lost or stolen items

Incidentals and damages:
Guests shall be responsible for any damages to the property beyond normal wear and tear. Photo ID of all guests over age 18 with addresses must be sent after booking is received.

Indemnification:
Guests agree to indemnify and hold the homeowners harmless from any liability for personal injury or property damage sustained by guest/s or parties invited onto the property by guest/s

Watercraft and City of Orillia waivers: City waiver must be signed. Watercraft must be signed by all parties before the shed code will be released. Contact us at least 48 hours ahead of your arrival to ensure you are set for your trip

The neighbors
- Guests must refrain from causing any type of nuisance or annoyance to neighbors, any noise or nuisance complaints received by a neighbor is cause for an immediate termination of the booking.
- Guests must use the property in compliance with all applicable laws including local by-laws such as nuisance and noise by-laws.
- Both outdoor and indoor noise must be kept to a respectable level at all times. No noise outside after 11pm. No music, shouting, congregating, excessive drinking, or partying outdoors.
- Guests are not permitted to wander onto neighboring properties. Any communication with a neighbor must be held in a respectful manner.
- When you enter the neighborhood, please ensure that you slow down, there may be children playing on the street. No driving around the neighborhood late at night.
-Parking is limited to max 4 vehicles. No parking on the grass, keep all vehicles on the driveway. Street parking is not permitted.
-Buses cannot be used to transport people or items to the property without prior consent.
-Sleeping outdoors including in tents or trailers is not permitted.
-No guns, bows and arrows, or weapons are permitted on the property.
-Pets must be kept on the property.

Respecting the Home
- Smoking including pot indoors is prohibited. If smoking outdoors, all cigarettes must be disposed of in the provided disposal buckets.
-Guests are expected to treat the home as if it were their own.
- Guests must not disable or unplug any electronic device including TVs, satellite equipment or the security system or move furniture.
- The condition of the property must be left in the same way it was entered.
- No food, drinks, or cigarettes or garbage are allowed in the hot tub. Leave the hot tub cover on when the hot tub isn’t being used.
- Guests must be mindful of potential risks including recreational equipment. Guests assume the risks of their use, hot are properly trained in the use of property made available for their use and that Guests including children are properly supervised at all times.
- The property and contents must be used in accordance with the House Manual which forms part of these Rules. The House Manual or a link to the manual will be provided to you prior to your arrival.

-The Internet cannot be used for any unlawful purpose including uploading or downloading copyright materials or other illegal content.
-The property may only be used for the disclosed purpose.
- Violations of any Rule is cause for an immediate termination of the booking without refund.
