The master king bedroom is known as the "Treehouse" as you will feel like you are floating in the trees! A winter wonderland! From every window, the white snow will surround you and amaze you. Miles and miles of vistas of quiet, bright snow will make you understand how lucky we are to enjoy the north. The sunsets are spectacular, setting directly in front of the 90 feet of windows, with warm glows in every single room of the cottage.
Trek through the beautiful white snow through trees and nature to really embrace what winter has to offer. Whether using snow shoes to be adventurous or walking on the property or country road…. a great way to work off the winter calories. Snowmobiling and cross-country ski trails within minutes too.
After a wonderful day outdoors, curl up by the wood fireplace with a cup of hot apple cider or mulled wine, read a book or catch up with loved ones. There are plenty of games to play in the TV room or the other sitting area.
SUMMER TIME BLISS
The front dock has 4 comfy lounge chairs, 2 comfy couches, 2 deep seat chairs and Muskoka chairs…. perfect for watching the loons go by, enjoying afternoon cocktails. Jump into the beautiful Lake Muskoka’s pristine water to cool down or to lounge in floating chairs. There are 2 kayaks to enjoy too
The upper patio is just steps outside with a long table for 10 overlooking the beautiful lake. The mid patio has a fire pit, perfect for roasting marshmallows and warming everyone up on a cool night. The lookout point has seating for 8 in a glass enclosed area, for cooler weather….and is famous for watching the incredible sunsets!
There is a hanging chair to read in, a bench on the granite rock to sit for 2, a smoker BBQ on the “Man Terrace”, a gas BBQ at the side…. there are intimate spaces and gathering spaces, depending on what you want to do.
FALL AND SPRING TIME
Fall colours abound from end of September to middle October....fresh air and crisp nights...you will sleep like a baby! The snow retreats usually in April, and the birds are a delight to hear first thing in the morning. Great time to cycle and relax, kayak and walk.

The main living area has a dream kitchen and multiple sitting areas from which to view the lake and read magazines. The Sonos sound system was also a lovely treat. Anne was very accommodating and helpful with suggestions of local events to attend and bakeries to try, We would love to return to this wonderful spot and make some more memories as a family. Venture out into beautiful Leech Lake with included paddle boat, kayaks, and canoes, or chill out on the dock with a good book and a beverage of your choice.
The space
Take advantage of included water toys (power boat not included in rental), and fabulous outdoor furniture including a bbq to grill up your favourite meal.
Venture up to the tree house to watch the stars at night, or roast some marshmallows in the backyard fire pit. There are endless ways to relax and have fun.

There are 3 security camera on the property pointed at the front door entrance, and 2 at in the parking area.

Winter Rentals:
Please note the following applies to all rentals between Nov 1st and March 31st:
- Accommodation will be 3 Bedroom + 1.5 bath in the winter months unless the Bunkie is specifically requested to be heated 1 week in advance of your stay.
- Linens are not provided in the winter. Please bring your own sheets and towels. There are duvet blankets and pillows available to use at the cottage that are kept in large plastic Tupperware bins in each room.
- There is no garbage collection in the winter. Please plan to take your waste to the Rosewarne transfer station on the way out (address in Welcome guide)
- The floating dock and water toys are not available from Nov 1st – April 30th

Located within walking distance to the town of Bracebridge, this cottage has the best of Muskoka living; should it be to canoe (2) kayak (2) or paddle board (2) down the river, play horseshoes or cornhole on the lawn or darts and an oldschool space invaders console with a few hundred games on a rain day? We even have door dash delivery! Hot tub under the stars, build a bonfire at night (wood provided) or try out the sauna with a plunge into the river! Equipped with an automatic whole house generac generator, power failures won't be an issue here! A level lot with no stairs inside is great for all generations! Fun to be had by all!

The Paddle House was completely renovated in early 2021 to be optimized for larger groups, couples and multi-families. The cottage is perched up overlooking the waterfront and is a traditional back split design with a walkout basement and multiple outdoor areas set up for dining, lounging, and outdoor fun! While the day time view is incredible, at night you’ll feel like you’re in the mountains, with distant lights adding to the ambiance around the fire and incredible sunsets to enjoy.
As you approach The Paddle House a circular driveway allows for ample parking for all guests. There is a large entrance veranda where you can drop bags and shoes as soon as you arrive and race to the water.
The garage was completely renovated and being converted into a games room. Foosball, ping pong, air hockey, darts and a TV with an old-school inspired Nintendo and 600 games on a 50” TV is all included in the space. This allows for a great entertaining space away from the main home, not to disturb any young ones sleeping.
The front of the house boasts a huge front lawn, perfect for lawn games – badminton/volleyball, bocce, corn hole and giant jenga are all provided and included in the garage for you to enjoy.
The main home has 5-bedrooms and two full baths. On the top floor, you will find 3 bedrooms: master/ king, double bedroom, as well as, the bunk bedroom perfect for kids or friends wishing to share a room. It has three beds: a bunk bed with a double on bottom and single up top and a roll-away.
Down the hall, you will find a spectacular open concept great room with a chef’s kitchen. The space was designed to be an entertainer’s dream. The kitchen is equipped with an oversized 36” Thor gas range and oven that allows for cooking on 6-elements for the largest family gatherings. Large fridge, dishwasher, microwave and double farmhouse sink. The kitchen includes a coffee bar and comes fully stocked with a Nespresso machine, Smeg Coffee Machine, blender, all dishware, glassware and cutlery you will need. A custom 10 foot farmhouse table with double benches can host large family gatherings. Outside on the upper deck patio you will find a Weber BBQ, perfect for grilling and a large outdoor dining table.
Downstairs two additional bedrooms (queen & double) and large entertainment room with a 55” TV, Netflix, DVD collection and a huge assortment of board games for the whole family to enjoy. A mudroom with washer/dryer is included for your convenience and provides access to the outdoor covered lounge. It is perfect for relaxing in the evening with an oversized custom L-shaped outdoor couch available for you and your family. The fire pit is located right on the edge of the peak, providing a spectacular view of the water and a perfect place to relax for sunset.
You will also have access to the renovated Bunkie which includes a queen sized bed and futon and is a great escape from the main home.
The beautiful stone steps will lead you all the way down to the waterfront – warning, these are an incredible workout if you’re looking for a ‘stair master’ replacement. At the bottom of the steps, you will find all the water toys accessible for you and your group and access to a spectacular large dock, with a beautiful waterfront area. A small sandy access area is perfect for little ones to splash around in the water, while the water off the floating dock is 9” deep and perfect for swimming.
The Paddle House is ideally setup with multiple entertaining areas to provide ample space for any group. The waterfront access is a coveted amenity that will keep you cool in the hot summer months and deliver endless enjoyment for you and your family.

Cottage is beautiful, well-appointed, great deck and two docks - morning sun and coffee and evening sunset both spectacular. We even had a regular hummingbird visitor in the am. - While the water is safe for consumption, please note that it is filtered from the lake and may have a slight discolouration. You may prefer to bring your own drinking water.
- We provide all linens, including bath towels. However, it is preferred that you bring your own towels for the hot tub and lake.
- If you have more than 2 pets travelling with you, please let me know what type of pets they are for approval. The pet fee is $25 for any pet in addition to the first two.
Winter:
Please note that road conditions vary in the winter. The municipal roads are plowed & salted however, we still advise that your car should be equipped with snow tires and (preferably) AWD/4x4 during the winter months. The road is manageable with just winter tires but the addition of AWD/4x4 provides extra comfort. We are not responsible if you are unable to get to/from the cottage due to winter road conditions.
Seasonal furniture is put away for the winter months. This includes patio furniture, outdoor firetable, canoe, tin boat and stand-up paddle board.

Firewood is provided as well, but check the weather beforehand, as there were some damp days before I arrived so if you aren't solid at starting fires, bring your own (and some softwood)) There are also neighbors on either side who kept to themselves, as did I so ZERO issues with that. However, if you're looking for a secluded, blare music and be rowdy, this certainly would not be the place for you. Beautiful and spacious 3 bedroom and 2 bathroom cottage bungalow located directly on the Muskoka River close to Lake Muskoka. Boat to Lake Muskoka, Santa's Village or into Bracebridge. Enjoy your morning coffee on the covered back deck overlooking the idyllic water of the Muskoka River. Swim off the dock or cruise in a kayak, canoe or SUP along the shore. This cottage is beautifully decorated and can be the ultimate locale for relaxation and is perfect for a family getaway.
Enjoy scenic walking trails, golf, local farmer's markets, craft breweries and more. We are located 10 minutes from Bracebridge and close to other towns such as Port Carling, Bala, Gravenhurst and Huntsville. We are 2.5 hours from Toronto.
Hearts Content has a sandy beach as well as deep water with over 200 feet on the Muskoka River. Guests will also have use of a canoe, kayaks, SUP and life jackets at their own risk. Guests have the opportunity to launch their own boat and dock at our boat port. You may see a boat from time to time parked inside the boat port.
Sit by the river at night to enjoy s'mores at the campfire.
Please note: Pets are not allowed at this cottage.
Guests will have the use of the entire house and property except the separate garage and inside slip of boatport.

Questions were answered promptly, requests were accommodated and the cottage was clean and spacious. 5 star review from all of us! Well done." - "Sandra and Steve were great hosts. They were prompt in replying to any concerns and Sandra was there at check in to give us a full tour. There was a burnt out light on the cathedral ceiling and we found the lighting in the main living area dim . Steve replaced the burnt out bulb and all the others with higher wattage bulbs and Sandra brought in two floor lamps. If you're into cooking your own meals take note both the barbeque (could only reach 250 F) and cooktop dont get very hot. To be fair its not something we mentionned so Sandy may not even be aware of it and because they were so good to immediately address any issues they probably would have adressed this as well. The outside of the cottage needed a bit of tlc in that it was overgrown out front so that you could almost not see the cottage. That being said they had already arranged for someone to do the work and after staying there just one day you dont care because it is such a great location right on the muskoka river. Lots to do and there is a cute little park just down the road with tennis courts. Steve gave us lots of restaurant and boat tour suggestions that were fantastic. We choose new location each year as a family from europe to both coasts of Canada and in the US. This was one of our most relaxing locations. Highly recommend this location."

She was absolutely wonderful to connect and i imagined that every message she sent was with a big smile cause thats the feeling i got with all her response. You can absolutely tell that there is so much love and care put into every inch of this property and it was such a treat to be able to share in the beautiful place they created for guests. Directions for everything is provided and the place was spotless and stunning. We were greeted with treats and personal notes and even for our fur babies.such beautiful sweet personal touches that made us feel so welcomed. If you sit on the sofa on the 2nd floor for your morning coffee, and look out thw window, i dare you not to feel as though your in a hallmark movie. Main room of cottage has an open and cozy feel. Nestle by the fireplace 🔥or enjoy watching a movie🍿 in the living room. DVD's 💿 and VHS's📼 are provided for your entertainment. Board games are located inside the bench seating of the breakfast nook, along with children's activity/coloring books in the living room console table. 🎲

There are two walk outs onto the main deck with a stunning view of the Muskoka River. BBQ🍖 located on deck. Directly down the stairs lands a private lawn sloping down to the firepit🔥, cedar barrel sauna🥵😍, picnic table🧺 and water front💦. Full access to water toys (2 Kayaks, 1 canoe, 1 pedal boat and a paddle board). 🛶Please note that water toys are stored away during the winter.
The terrain down to the waterfront may not be suitable for young children and we highly suggest supervision.🛟 Please note: Waterfront is shallow and rocky at the land edge and deep off the dock (approx. 20 feet). We recommend water shoes if staying in the shallow parts of the river. Water toys will be pulled out of water in the Fall to prepare for snowy weather.

During the winter months, we offer lanterns to place on the snowbanks for an enchanting glow. ✨😉Please let me know at the time of booking if you would like these left for you as they are not kept on the premises. Since they are battery-operated, they are stored indoors and will only be available upon request. >In an effort to maintain a secure premises, the cottage is equipped with 1 exterior camera. This camera records 24/7. The camera is ONLY on the exterior facing the driveway and there are no cameras on the inside. 🎥
>We have a small hot water tank, so we recommend minimizing the use of hot water during winter months and while the dishwasher is running. 🌡️
>We have potable water- A UV/ sediment filtration system is in place. 💧✅

>The cottage road is maintained by the township and the driveway is maintained by a private contractor but we still recommend snow tires and/or all wheel drive for the area.🧊Some light snow clearing may be necessary during your stay for the deck/sauna, and we provide a shovel for your use ❄️
>Black Fly/Cluster Fly Season in all of Muskoka🪰:

-There is no way for us to predict when these flies will come and for how long, it depends on the weather and how fast the spring run off dries up.
-We recommend wearing a long sleeved shirt, pants 👖 and a hat 🤠 to avoid black fly bites. We do leave bug spray, after bite and bug jackets for your use inside the cottage, we also spray the property for mosquitoes and flies regularly. Please dress and prepare accordingly as these sprays tend not to work with black flies (this applies to the entire Muskoka Region)
- "Our vacation started with a very warm welcome from our host. We got to enjoy the paddle boat, kayak, canoe etc., we had multiple campfires and tested the sauna. The river is beautiful, clean and ideal to enjoy in or on the water. The cottage is cozy, well equipped and has everything you need. Ther is no washing machine, but our thoughtful host left us plenty of towels, so we did not run short at all. Everyone had a great time, and we would love to come back some time. "

Please note that because we are in the county, the Internet can go out occasionally. Outages usually don't last more than an hour and don't happen that often, but it's good to be aware if you're planning to work. We also have a small generator in case the power goes out so you can still use the stove and some lights.

GARBAGE
Summer Season: All waste should be left in Bear Safe Green Garbage Bin, placed on the right side of the cottage, turn up yellow flag to alert truck to pick up. All garbage must be tied in a green garbage bag (they are in the kitchen under the tea and coffee). Only one bag is allowed, but as much recycling is allowed, in the appropriate recycling bags.
Curbside garbage pickup in this area is available starting May and it’s done every Monday morning.
Spring/Winter/Fall Season: All garbage / recycling should be collected and guests to bring home with them. If garbage is left we have to bring to the dump, an additional $100 will be charged for driving and dump fees. Closest transfer Station / Landfill: Baysville Waste Facility 3901 Brunel Road, Baysville .
Life Jackets are provided. We have 1 canoe, 2 Kayaks and 2 paddle boards and 1 fishing boat (not motorized) you are welcome to use (at your own risk). Sand box is for kids to make sand castles and play.
Swimming and Dock Details
When you walk in the lake from the beach to the end of the dock it gets to approximately 4 feet in depth
Kids can walk around the dock and jump off
When you are approximately 15 feet from the dock, the depth will be approximately 10 feet (depending on the time of year, water levels can vary)
The beach is sandy; as you walk in the lake, it is mostly sandy with some small rocks
We try to clear up any weeds on the shore, but they do pop up here and there throughout the summer (it is a lake, but we don’t consider our beachfront weedy)
You can tie up a boat along the dock with motor up

Rest assured, we respect your privacy at all times during your stay. Please note that we only utilize these measures to check on the property when it's vacant or during inclement weather conditions. This newly built, custom True North Log Home is located in Muskoka less than 2 hours from the GTA, and 15 minutes from the heart of Bracebridge. Set on the beautiful Muskoka River makes this cottage perfect for a family trip or romantic getaway. Swim, canoe, kayak or paddleboard right from the dock. BBQ dinner on the expansive deck overlooking the River, and end the evening roasting marshmallows at the fire pit at the waters edge, or sipping wine in the relaxing Muskoka Room.
This property has 5 bedrooms and 2 bathrooms, and an extra sofa bed in the living room. One bedroom is on the main floor with the kitchen, living area, and full bathroom. On the second floor there are two bedrooms and a full bathroom. In the walkout basement there are 2 additional bedrooms, a large rec room, and a TV and games area.
- "We had a very delightful stay in the beautiful cabin. It felt like a dream house cabin. The whole family loved it! The beds were comfortable to sleep in and showers had plenty of warm water. The owner supplied the house with so many essentials and extras to make the stay so relaxing and enjoyable. Kitchen had everything we could need to prepare our meals. Kayaks, a canoe, and a paddleboard provided fun and exercise. We enjoyed the s’mores on the campfire. Loved the screened porch and patio for when we wanted protection from the insects. The river was so calm and easy for the family to swim in. Lifejackets were provided. We really appreciated our relaxing vacation in this luxurious cabin! "

3 bedroom 2 bathroom cottage located on a beautiful island centrally located on Lake Muskoka. The cottage is 1650 sq feet of living space with ample outdoor decking and two large docks for entertaining. Water toys are provided to guest to use such as canoes, kayaks, stand up paddle boards, water skis and inner tubes. After a long day relax in the hot tub or light up the fire table surrounded by comfortable outdoor couches.
Only a 5min boat ride from several marinas and public launch points.
The space
This is a family cottage. NO PARTIES or NOISE will be tolerated.
If you love the outdoors there is plenty to enjoy. There is a room for up to 4 boats at the dock and you can bring whatever water toys up as well.
Kids can enjoy shallow water access with sandy bottom.
During rainy day you can spend your time inside playing ping pong, board games, watching movies on the big screen, or just hang out in the renovated kitchen.
If you like to spend nights outside you will appreciate a good hot tub under the stars or sitting by the fire pit over the lake.

Located on the south west side of Browning Island, Lake Muskoka (just east of Cariquette Island) this cottage needs a BOAT to access it. Rentals are available at Beuamaris Marina and Walkers Point Marina. The cottage is newly built with construction completed in 2009, is private and features an open concept design, flooring ceiling windows, a stunning lake one-mile long view to the and 160' of private treed and sunny shoreline. The cottage sleeps up to 8 but is best suited to a family, ideal occupancy in comfort is 5 to 6 individuals. Features 3 bedrooms plus a sleeping loft with bunk beds. A fully furnished 4th bedroom (currently used as owners master bedroom) in the lower level walkout is also available for those who require extra space at an additional fee of $700.00 per week. Our cozy cottage is nestled in the woods, backing onto water with a beautiful large backyard offering gorgeous views. It is the perfect place for groups looking to get away from distractions and focus on one thing - relaxation. Experience the charm of high cathedral ceilings. Great room with floor to ceiling windows and a massive fireplace, overlooking a large backyard with mature trees and a dedicated waterfront, offering plenty of winter/summer fun. Fully equipped with all amenities – TV, Cable, Internet, BBQ, Ceiling fans, Shower, Bath tub, a bar area to name a few. Chef's Kitchen with fridge, stove, oven, dishwasher, microwave, toaster, coffee maker, dishes, pots/pans, baking dishes.

Your surroundings: The cottage is located on a dead-end dirt road with wonderful neighbours immediately on both sides. The water is very private as there are no cottages across the river. The cottage looks out onto the river; stroll from your front door right to the water.

The cottage has a nice private setting as part of a parcel of land which is almost 20 acres along the Muskoka River, close to 3 waterfalls and on the Trans Canada Trail. You’ll love our place because of the access to many trails for hiking, yet only a few minutes to downtown Bracebridge and central to most Muskoka Attractions. To really enjoy the river location you need to love walking and exploring. The cottage is offered in its pre-renovation state as the pictures indicate.

Nestled in the pines on the Muskoka River is this cozy one-bedroom cottage, ideal for a couple’s retreat. The space
The Hudson is complete with a new dock, hot tub (2022), watercraft and lifejackets (kayak x2, with large boat launching facilities close by), a firepit, a gas BBQ, two decks, (the back one ideal for yoga -we even have the mat, the front one to watch the sunset), two electric fireplaces, a new 43" flat-screen TV and movies.
The Hudson is conveniently located on Muskoka River (there is a dead end dirt road that separates the front of the cottage from the waterfront), has recently been completely updated with new furnishings to reflect the true north, is clean and ready to enjoy.

In terms of sleeping arrangements, we do ask that you bring your own fitted sheets to lay over the mattress protectors so we can maintain the cleanliness of our space.

**You will get the WHOLE house for yourselves**. This 1738 sq ft house is fully renovated from top to bottom, perfect for families or those looking for a space to get away and enjoy all activities that Muskoka has to offer all 4 seasons. Brand new Ensuite laundry on premises, BBQ with outdoor seating, brand new central air, with comfortable furnishings. Alexa wired upstairs and down, high speed internet. This century old home has been updated with the luxury and comfort of all your modern amenities.

Guests access is at the back of the house (key less entry) next to the garage. The garage could be used as storage for your summer or winter toys or could be used as extra indoor or outdoor entertaining space. Brand new BBQ is also available on the premises.
Master bedroom has 1 Queen bed, a desk for workspace and enough additional space to accommodate another queen sized bed/air mattress (can be provided) if needed.
2 of the 3 bedrooms is furnished with an extra sink and mirror for convenience.
The L shaped couch in the living room can also accommodate 2 additional guests if necessary.
Other things to note
We encourage guests take their garbage with them to prevent decay and for the enjoyment of future guests, especially during the summer months.
Town garbage pick up is on Friday mornings. So for those guests staying during these dates, please take your garbage to the curb side to prevent smell and further decay.
Guests are welcomed to use the BBQ, however, if you do use it, please clean the grill after use so that future guests can continue enjoying its use just as much as you had.
For the nature/park lovers. The Bracebridge Resource Management Centre is just a short 10 minute drive away. It has about 16.5 km of trails for hiking, biking, snow shoeing and x-country skiing. Arrowhead Provincial Park is about a 30 minute drive from the house.
For those guests who plan to make a trip to Arrowhead. Feel free to let us know ahead of time if you are interested in using our annual pass (will save you $21 for the daily parking fee). However, please return to us after use, so that future guests can continue enjoying this extra benefit.

This cottage is fantastic for friends and family to relax and enjoy quality time together. In this newly renovated 1400 sq. foot cottage, you will find all the amenities of home. With 4 bedrooms and 2 baths there is enough room for everyone. There is plenty of parking for all the toys you want to bring (boats, ATV, etc). We have added board games, a tv and an electric fireplace downstairs to create memories that will last a lifetime. Explore the close hiking trails or take the canoe up river.
The space
Enjoy our fully furnished kitchen to enjoy your own gourmet meals or simply take a glass of wine to imbibe in the screened in Muskoka room to listen to trickle of the water passing by.
You will have the opportunity to slow down and enjoy nature at it’s best. The waterfront has a shallow area for kids to play and can jump or walk into the clean river whenever their hearts desire. We even have a foldable slide for the kids to use to slide into the river on those warm and sunny days. Listen to the birds chirping their favorite song while you relax on the three-tiered dock.
Another favorite thing to do on the dock is go fishing or look for frogs. We have 3 kids fishing rods and butterfly nets if you want to walk around and explore the area on shore. With a canoe, paddleboat, 3 adult and 1 child kayak available, be sure to get out and enjoy some time on the water.
Take a trip up or down the river to experience the true beauty of area. At the end of the day, feel free to ignite the propane BBQ to grill up some steaks and chicken. And, when the sun starts to set take some time to roast marshmallows in large fit pit area with plenty of seating.
Our home is perfect for couples, families or a group of friends who want to make memories together. We also have bicycles for you to use if you wish.

Gorgeous 800 sq/ft, 4 season cottage next to the Muskoka River and 15 minute drive to downtown Bracebridge.

Kitchen with all full size fridge, stove/oven, dishwasher, microwave, Keurig coffee maker (organic medium roast K-Cups provided), kettle, pots/pans, dishes and cutlery. Water is from a 360ft deep well, filtered 3 times and softened. Tastes better than bottled spring water from the store and feels even better showering in it!
Living room has massive floor to ceiling windows, sectional couch, 70 inch TV with Netflix, Prime TV, free wifi and Bluetooth sound bar. Live edge wood table with 2 chairs can be your workstation with a beautiful view and a natural background for Zoom meetings that will leave your colleagues green with envy. It’s also the perfect place to enjoy your morning coffee.
Large wraparound deck has a dining table with seating for 4 and a sectional with retractable canopy cover (covered and not accessible during winter months). BBQ with propane can be used during all seasons.
6 person covered 4 season hot tub with mosquito net and privacy curtains.
Fire pit located on a granite outcrop with 4 lounging chairs (not accessible during winter months). During the winter months, we set up another fire pit with 4 lounging chairs near the driveway.
Private shoreline deck and floating dock. Fishing kayak, SUP and 4 river tubes provided. 5 adult PFD provided (not accessible during winter months).

Other things to note
Peanut products are prohibited due to a family member’s severe anaphylactic allergy. Oils from peanut is so hard to wash off even after going through the dishwasher that the residue oil is enough to send him to the hospital.
Loft has low headroom similar to the top of a bunk bed. Ladder to the loft is steep and not recommended for young children or people with mobility challenges.
No outside visitors. Only registered guests allowed on premises.
Garbage is picked up on Mondays at 7am, with a 2-bag limit per week (every other week during the winter and fall). Garbage waste must be kept in the Animal Proof Garbage Can and secured to the railing with bungee cord provided. Bracebridge does not compost food scraps so all food waste should go in the garbage. If your rental dates do not include Mondays please take your garbage with you when you leave. Do not leave any plastic garbage bags outside of the garbage can or animals will cause a mess looking for food. There is a $10 per bag charge if you would like us to take care of disposing the garbage for you.
Recycling is picked up every Monday at 7am. Rinse recyclable containers of any food before placing them in the blue box. Blue boxes can be brought to the curb before 7am on Mondays. If your rental dates do not include Mondays, use the clear blue recycling bags under the kitchen counter to take recycling home with you. There is a $10 per bag charge if you would like us to take care of disposing the recycling for you.
The river's current is controlled by the dam. During spring months (April/May) the current is usually strong and not recommended for swimming, kayaking, paddling or tubing. The summer and early fall months usually have calm currents but must be assessed for safety before entering. If the current looks too strong, do not enter and wait for the dam to slow the current down. We recommend wearing life jackets in the water (5 adult life jackets are provided). Paddles for kayak and SUP, river tubes and life jackets are kept under the cottage deck (not the shoreline deck). The kayak and SUP are stored separately at the dock. This is to prevent strangers from taking the kayak, tubes and SUP for an unauthorized joyride. After each use, please secure the kayak and SUP from floating away (tied to the dock or placed on the dock) and return the paddles, life jackets and river tubes under the cottage deck.
During the winter, paths and shoreline deck/dock are not maintained. Kayak, SUP and river tubes are put away. Cottage deck furniture is covered and is not to be used. Fire pit may be dangerous to use in the winter because the snow has covered the uneven granite ground. We have a snowplough service to clear the driveway but stairs and deck will need to be cleared by the guest. Shovel and salt supplied. We do our best to clear the snow ourselves but new snow may fall before your arrival.
The river is high with a fast current during the spring thaw that can last until the beginning of June, depending on the amount of snow melt and rain. Accessing the river is not recommended.

Welcome to a true Muskoka cottage!
** Note as of June 2025 - these photos are quite old now (around 2 years) and the cottage has had SO many upgrades and renovations since these were taken! I’m aiming to have new professional photos taken in early July.
You'll love the modern yet cozy aesthetic of our cottage - large windows that overlook your own private beachfront on a peaceful lake, a fully renovated kitchen with new stainless steel appliances, a large outdoor fire pit for evening bonfires, plenty of outdoor space to play and explore, a private wooded area behind the cottage to hike up and see views of the entire lake, a big comfy sofa to wind down on at the end of the day, and an indoor vintage stone fireplace was originally built in the 80's!
The "cottage" is actually a fully functional year-round waterfront home, that guests can enjoy 365 days of the year.
Our property is situated on just over 2 acres of land, and includes nearly half an acre of level waterfront with our own private sand beach! The water is great for swimming - it's very calm, warm, and shallow - at the end of the 40ft dock, the water is only 3ft-4ft deep, depending on water levels. There are no rocks, and almost no weeks - it's pure squishy sand! Out behind the property, we own more than an acre of wooded forrest that provides great privacy and a quiet atmosphere.
As seen in the listing photos, there is a quiet dirt road between the cottage and the waterfront. Although the road is available for use by the "public" it's a dead-end road that only leads to a few cottages on the other side of the lake, as well as another very small lake. The neighbours up here are very respectful, so any cars that pass by do drive through slowly, and usually wave too! The waterfront side of the property is quite large (one of the largest on our lake!) and that combined with the small slope down the waterfront, makes it feel quite private and separate from the road. Despite the slow-paced nature of this community, I strongly recommend that children are always supervised and cross the road with an adult.
Before your arrive, I send each guest a customized and detailed list of recommendations (based on your group type) for fun activities in Muskoka, events, various hiking trails, restaurants, bars, shops, and cafes. There are so many fun experiences in Muskoka, and I'm happy to share them with you and answer any questions!

• Bedroom #1 - King sized bed (Sleeps 2)
• Bedroom #2 - Queen sized bed (Sleeps 2)
• Bedroom #3 - Bunk beds with a Double sized bed on the bottom (sleeps 2) and a Single sized on the top (sleeps 1) and a roll-out trundle bed below (sleeps 1 child). The Trundle bed will only be made up for reservations of 7 or 8 guests, on request.
We provide clean bed linens for every guest, as well as pillows, sheets, and a cozy quilt!
FASTEST WI-FI IN MUSKOKA - PERFECT FOR REMOTE WORK:
Guests love to use our cottage as a remote work space! We have the fastest fibre optic WiFi that is available in Muskoka, with up to 1000 mbps upload and download. In the bunkbed room, there is a desk, ergonomic office chair, an external display monitor (purchased new in 2024), and an HDMI cable. This connection is great for taking video calls, streaming videos, uploading, and downloading.
OUTDOOR ACTIVITIES & INDOOR FUN:
• There are 3 kayaks, 1 paddle boat, 1 canoe, and several floats and water toys for guests to enjoy. We also have new neoprene lifejackets available in several sizes, along with paddles for the watercraft too. These are available during the summer season, from from May 15th - October 14th.
• The property stretches back across 2 acres in the wooded lot behind the house - feel free to adventure and explore that wooded area, without the risk of trespassing on private property - it's our property!
• Large outdoor fire pit with 6 Muskoka chairs (Adirondack chairs) for guests to enjoy. Guests must bring their own firewood, which is available to purchase in bags at almost every grocery store and gas station in Muskoka. There is a bucket beside the fire put to use lake water to put your fire out.
• There's a large collection of books, board games, cards, puzzles, colouring books, and magazines on the shelves in the living room.
• We have a new 42" Smart TV for guests to use; feel free to login to your own account on any of the streaming apps like Netflix, Crave, Hulu, Prime, and watch your favourite shows.
• If you're looking to explore in town, both Huntsville and Bracebridge have downtown areas with adorable shopping and dining options.
KITCHEN:
The kitchen is fully equipped with new stainless steel appliances, a dishwasher, double sink with retractable faucet head, a microwave, coffee machine, a 4-slice toaster, a digital smart kettle, and all new utensils, as well as basic cooking spices and several popular condiments in the fridge. I also provide coffee and sugar to use in the drip coffee machine.
BATHROOM:
Bathroom features a sink and vanity, toilet, shower, tub, and basic bathroom necessities; shampoo, conditioner, soap, a hair dryer, etc. For hygiene purposes, guests must bring their own shower towels, swim towels, and face towels.
PETS:
Pets are family too! Our standard rule is that we allow 1 dog per reservation, or potentially 2 depending on the size and breed; please confirm the size and breed of your dog before booking.
• All dogs must be completely house trained to go to the bathroom outside (no pee-pads) and well-behaved overall.
• Your dog must be included in your reservation, and confirmed prior to check-in. Pets that are not included in your reservation are not permitted on the property and will result in an immediate cancellation without refund.
• Due to allergies, cats are not permitted under any circumstances.

Other things to note
- For hygiene purposes, all guests must bring their own shower and/or swim towels. Clean bed linens, hand towels, and dish towels are provided.
- One well-behaved dog is allowed per booking. If you would like to bring 2 dogs, please contact prior to booking to discuss. Unfortunately, cats are not permitted under any circumstances.
- I strongly recommend bringing bottled water for drinking, cooking, and boiling. Although the water is safe to consume (washing dishes, brushing teeth, etc) most people don't enjoy the iron taste of well water in Muskoka (myself included!) so using bottled water is best!
- This is an entirely non-smoking property; smoking of any kind is not permitted anywhere (inside or outside) on the property. If necessary, the permitted smoking area is at the end of the driveway, by the road. This rule is a strict requirement of our insurance policy, and is non-negotiable.
- The cottage does not have air conditioning - in the summer months, we provide fans in every bedroom, but the cottage itself is completely shaded by the trees starting around 2pm and becomes quite cool in the evenings. We have never had a guest say that it was "too hot" in the evenings - Muskoka gets quite chilly at night!

Heating is from forced air furnace (2023), please respect keeping doors and windows closed while in use. Slippers in the winter are suggested as floors can be cold to the touch.
Please also note that the river is running and ice is thin. Please stay off the ice! This is imperative for your safety and wellbeing.
Please enjoy the peaceful nature surrounded stay, and in doing so please respect the quiet neighbourhood. Littering and disrespectful actions towards property, neighbours, or surrounds will not be tolerated. This is a beautiful community and we would like to keep it as such :)

We are located at the base of Bracebridge Falls on The Muskoka river. Just a short walk from downtown, restaurants, canoe/bike rentals and more. Fully private unit with lots of outdoor spaces to enjoy like deck, dock, and greenhouse for an afternoon cocktail. Two kayaks are available to borrow.
The space
2 bedroom historical Century Home on Muskoka River with views of Bracebridge Falls. Rental includes a private dock with 2 kayaks as well as the opportunity to bring your boat. There is an outdoor kitchen with a large BBQ as well as an indoor wet bar that includes a full fridge, sink, and prep space.
My husband and I live on the main floor and rent out the guest suite on the upper floor. The unit has a separate entrance with no shared spaces other than the driveway. You have private access to the guest suite, entire backyard, deck, dock, and outdoor kitchen.

DURING WINTER MONTHS
We have partnered with a local snow contractor and in some cases we will attend site for snow removal ourselves. For guests who are staying multiple days and there are multiple snow falls we are responsible for snow removal prior to your arrival and prior to your departure, snow removal during your stay we are unable to attend as the cost of maintenance would not be feasible and we do not want to project that cost onto our guests.
Please understand whether it be us or our contractor we can only do what the weather permits and what we are physically capable of.

Guests that do not follow this request may be subject to additional cleaning charges to remove pet fur from the home
- We run on a septic system. Please please please be mindful of the amount of toilet paper you use in one sitting. It costs us $400 each time a child flushes half a roll down the toilet. Future costs will be covered by the guests responsible.
- Late check-outs are to be covered by guests should they hold up the cleaning staff.

The space
The cabin has a very homey feel to it. With some vintage pieces from previous owners, and new additions from us, it's a perfect combination of old and new. Making this space perfect is a work in progress but we hope you love the space and feel comfortable spending time with family and friends.
If you like games, there is space for board games inside and out, along with lots of lawn space for the lawn games provided such as croquet and ladder ball. If you're looking for a more relaxing time, feel free to explore the 5.5 acres of forest or just spend time in the serene screen room. And for those rainy cottage days, there are copious movie options inside on both VHS and DVD along with 3 TV's incase you can't choose just one.
The kitchen is stocked with all the basic kitchen supplies and there are towels in the bathroom for use.

- The shared beach is on the smaller side and there is currently a sign stating that no dogs are allowed in the beach area between the water and the posts.

This beautiful 4 bedroom, 3 bathroom cottage sleeps 12-14 people and is ideal for 1 to 2 families. The cottage sits on a lovely treed half acre lot down and old farm road, offering pure tranquility and sounds of nature all year long.
The space
The cottage is located right on the Muskoka river with the opportunity to swim or fish right from your very own dock. The sandy beach area is the perfect location for small children. This part of the Muskoka river has very little water traffic, with a very low speed limit. There are plenty of public boat launches into various big lakes within a 10 minute driving range from the cottage, if you are looking to spend time doing water sports like skiing or tubing which require faster speeds. The upper level of the cottage is an open loft space with 2 bedrooms a bathroom laundry room and a quaint office area overlooking the river. The main level of the cottage is a beautiful open concept layout with views of the beautiful backyard and pristine waterfront from all directions. The main level features a beautifully well lit kitchen, living room, and the master bedroom along with the master washroom. The lower level of the house consists of the last bedroom and bathroom along with a yoga studio, and the retro room which has a half kitchen, bar area, pool table and pull out sleeping sofa.

It is perfect for a small family of 4-5 or 4-6 adults depending on your needs. I am happy to provide a high chair for families.

YOU MUST HAVE YOUR OWN TRANSPORTATION to rent this cottage. Bring your own boat or rent from a local marina. Taking a water taxi is also an option. Please see our guidebook for some local marinas with these services.
The main cottage has modern kitchen, 3 bedrooms, large updated 4 pc bath and open concept living/dining rms overlooking the lake. The guest house has 2 queen beds, living area and it’s own bath. The lot gently slopes to the water with shallow sand entry great for kids.
The space
This cottage has been beautifully updated and has all the comforts of home.
Bright open concept living room overlooking the front deck and lake beyond. There is a smart TV for watching your favourite programs on rainy days, and board games, cards and darts to keep you entertained. There is also a wood burning fireplace for cool evenings.
The large dining table seats 6-8 people comfortably and there is also seating at the island for a couple more.
The kitchen has modern appliances, quartz counters and is stocked with everything you will need to prepare meals for your family. There is also a bbq on the back covered porch that you can use.
The bedrooms all have fresh linens and duvets for your comfort as well as dressers and hangers so you can unpack during your stay.
The bathrooms both have fresh towels and face clothes as well as hand soaps and paper products.
There is an adorable bunkie at the water with an additional double bed for those that want to “camp out”
The bay is shallow and very calm, great for families and children. The water off the dock is approx 3.5 feet deep so no diving, but perfect for cannon balls.
There is a large fire pit in front of the house at the water for amazing campfire views.
Guest access
You will have access to the entire cottage, guest house, and bunkie as well as the front and rear yards and dock. Please don’t wander onto the neighbouring properties as they are all privately owned.
Other things to note
Because this cottage is on an island you will need to plan ahead for things that you will need while you are staying, such as groceries and other essentials. If you would like any recommendations on marinas that you can launch your boat and park please let us know and we can get that info for you. We are approx 5-10 mins boat ride from several local marinas, so easy to get to.

Welcome to our rustic cottage, nestled along the lazy Muskoka river. This cozy retreat is perfect for those seeking tranquility away from the city and social media.
The cottage is surrounded by tall pines and hemlocks and a beautiful view of the river below, best appreciated while relaxing in the outdoor dining room.
Our sand beach has shallow and deep water for swimming. Take a short canoe ride in either direction for a view of some small rapids.
Inside, we offer 3 cozy bedrooms and 1 bath.
The space
The cottage has 3 bedrooms: the primary offers a comfy queen bed and pull-out sofa, another features a cozy twin bed, and the third has a double bed with its own private sliding door entrance.
The kitchen has the essential appliances and cookware you will need and the cozy living room has games and DVDs for rainy day entertainment.
Dine inside at the dining nook or sit outside in the covered outdoor seating area.
The dock area offers a scenic spot along the river, with a deck for lounging and soaking in westward views. A canoe, kayak, and rowboat are available for exploring the water. When river levels are low, a fire pit by the water’s edge is perfect for evening fires. The sandy-bottomed riverbed varies from firm to soft, and you might spot a heron, beaver, or loon gliding by.
Camping chairs are available to sit around the fire pits. Various sized lifejackets are also available for use.
Linens, blankets, pillows and towels are not provided. Please bring your own.
Guest access
Guests have full access to the cottage, the cozy outdoor dining area, and the riverfront dock and deck. Feel free to use the canoe, kayaks, rowboat, and available lifejackets for water adventures. Firewood is provided, and kindling is plentiful around the property for easy fire-building. Please steer clear of the trailer and sheds, as they are private.
Other things to note
The property features uneven terrain with scattered trees and some rotting wood, so sturdy footwear and caution are recommended.
The dock area can get windy overnight, so please secure chairs, lifejackets, and water toys in a sheltered spot when not in use. Water levels fluctuate daily, and the dock is tethered with adjustable ropes, which may need to be pulled in and tied off to position it closer to the water’s edge.
Cellular service in this cottage country area can be spotty. Consider screenshotting check-in and check-out details in advance to ensure easy access during your stay.
