Greatly appreciated the washer/dryer. Lovely sitting area on the back porch and at the front of the cottage there is plenty of seating and was quite lovely as well. Because we live in Canada, and this is a water front property, the weather affects the landscape a lot. With that said, The dock is usually OFF from September to May (when its warm enough to get in the water). The water levels are always changing so do keep this in mind if you want to dock your boat.. If the tide is low, then you can dock your boat at the local marina 15 minutes away.

Please drive slow when you get on Morris Lane. It's a one lane road with many dogs.
Upon arrival, our neighbor has a white boxer dog. Dont worry as she is more scared of you than you would ever be. As soon as you approach her she will RUN! SO do not worry.
There is an extra $50 PER DOG charge. This is so the maids does a more thorough job cleaning the dog fur. Guests caught bringing their pets in without paying this will be charged $150 PER DOG as the maid will need to schedule her time last minute. Urine stains or any other damages to the property by the dog will be charged back to the guests. ABSOLUTELY NO PETS ON THE BEDS OR SOFA.
The neighbors WILL call the police if you make too much noise after 10. Please keep the noise indoors.

As a Superhost, we aim to make your stay as comfortable as it can possibly be! Our mission is to help our guests create beautiful family memories in our cozy cottage. For us to do so, we would truly appreciate it if you can follow these house rules and confirm that is has been reviewed WITHIN 48 HOURS OF YOUR BOOKING. This is to ensure that if there is any reason the House Rules cannot be followed, you, our guest, will have the option of cancelling the booking penalty free as we have a Strict Cancellation policy. - No shoes within the house.
- Keep noise to a minimum after 11pm.
- There shall not be smoking inside the home. Extra cleaning fee of $200 to remove odor and stains will be applied.
- PLEASE WASH YOUR DISHES after use. If dishes are not washed, extra cleaning fees of $50 will be applied.
- PARKING: parking is provided on the driveway side by side. Our driveway is suitable for sedans or smaller SUVs. The driveway can park up to 5 cars. DO NOT PARK ON THE GRASS as you will damage the grass. damage to the grass will result in a $400 charge.
- We have recently added a Foosball Table in the cottage for our guest's entertainment. Please return all accessories to their rightful places at the end of your stay.
- Feel free to use the barbecue outside that is set up for our super guests’ leisure use only. The BBQ is to be used by the guests who stay at the home and is not to invite others to the home as it will be considered as hosting a party. Please clean up after yourselves and keep the grill clean. If found left dirty and requires extra cleaning, an extra cleaning fee of $50 will be charged.
- You will need to add your own gas to the BBQ as it is not supplied. There are two propane tanks provided which may or may not have gas from the previous guests. You can get them refilled 7 minutes away from the property.
- Please acknowledge that from occasionally, we may leave consumables such as condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.
- Please do not rearrange our furniture.
-Indoor fireplace is NOT to be used by guests. Our insurance provider does not insure this :(
- If you would like to host an event (i.e. wedding, graduation, not party), please speak with us about it first.
- You will need to clean up after yourselves. That includes the BBQ grill, dishes, oven, toaster, microwave, fridge, coffee machine etc. Treat my home like yours!
- If guests are found to have had a party without host permission which results in extra cleaning, guests will be responsible for extra cleaning charges and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY with NO refunds and a $1000 charge for hosting parties.
- If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
- For the safety of the guests and the property, there are cameras outside of the cottage on 247 recording and only pointed outside of the cottage towards the deck, front porch, and the other 2 sides outside.
-There are noise detectors installed inside and outside of the property (they do not record anything). If we are notified of excessive noise, or get a complaint from the neighbors, you will either be charged $200 per incident or be asked to leave.
- Lastly, because this is an Airbnb community not a hotel, and is also my home, please be respectful of the property and keep it clean before you leave. (Respect our property and our things)
There is town wide fire ban in the month of April and possibly a few weeks before or after April. Please ask us if using the campfire is a must for you. Doing a campfire during the fire ban would cause the firemen to goto the property, put out the fire, and fine $1,000. The $1,000 fine would then be charged to the guests that caused that.
DO NOT throw your cigarette butts anywhere. There is a black ashtray outside on the deck beside the dining table. If there are cigarette butts left on the deck or floor, a $10 charge PER cigarette butt would be charged to the guests.

one hour east of Toronto.lakeside sunset view cottage,contry style instead of a hotel,the house in not so big,but it is a non-disturb space for getaway and far away from the city starry during nights.the big yard is good for children to run and play under sun. the cayarks are good for boating and fishing.the hot tub and games are more bunus for vications. six bedrooms, suitable for a big family reunion, a giant deck to enjoy BBQ, cheers and toasts.we have a main house and a cabine house with 2 bunkbeds. In the main house, the main floor has a living room, a kitchen with a round wood table, and a dining table.we have most cooking utensils and tablewares.there are a BBQ and tables, seatings on the outside deck.At the loft,there are three bedrooms with king-size bed, queen-size bed and queen-size bed.At the lower level, a queen-size bed plus a sigle-size bed in one bedroom, and in another bedroom, three single-size beds. And two sofa couches in the living room for extra sleeping option.

The hottub was very dirty and we could not use it, even though the host confirmed before hand it was ready for us. When we got in there was a thick layer of slime on the ground and we could see our footprints. We sent the host a message about the cleanliness of the hottub and never received a response. In the kitchen, the inside of the fridge was not wiped out, the cupboards had a lot of crumbs, and dishes were just thrown in, some with old food and mold growing on them. The upstairs bathroom had no working lights. It is clear they do not check the property very carefully in between guests. Still giving this cottage 3 stars because the bedrooms seemed clean, the property had a good firepit and was nice for yard games. We had a fun weekend but felt the 300 cleaning fee should have resulted in a cleaner space and a hot tub that we could actually use. Also the lakefront at this cottage does not have a swimming area, it is very marshy. I didn't think it was emphasized enough on the listing that you cannot swim here. "

This rustic, private lakefront cottage (south shore of Lake Scugog) has 2 bedrooms, 2 queen sized beds, large bright living/dining room, pullout couch, newly renovated kitchen and bathroom, private dock, indoor fireplace/outdoor fire pit and a loft space that could be use as reading, meditation or play room. Located approximately 1.5 hours from Toronto, this cottage is the perfect place for families and friends to escape the hustle and bustle, relax and unwind.
The space
Spectacular views. Nothing beats a morning coffee on the dock while the lake is still calm or a night around the campfire looking up are the stars.
Full private access to the property (excluding storage shed).
2 kayaks (life jackets provided).
Cottage stocked with: linens, bath towels, cleaning supplies, garbage bags, toilet paper, paper towels, glassware, mugs, tableware, pots/pan, utensils, coffee, sugar, salt/pepper and a few other cooking/kitchen necessities. The kitchen is designed for light cooking only.
Fishing off dock. Please note, a fishing licence is required.
In the winter, enjoy a walk down the frozen lake.

Well behaved pets are welcome, limit of 1, please inquire prior to stay. Pet rules and an extra $50 cleaning fee apply when staying with pets. Fee will be added if not paid at booking. Pets are not allowed in beds or on furniture.

Loft space is ‘use at own risk’. The access ladder is very steep and may not be accessible for some guests. Host will not be responsible for any injury cause by the use or misuse of the loft space/ladder. Please assist children or anyone with mobility issues when climbing the ladder and make sure to close the safety door when the space is in use.
Recreational equipment such as Kayaks are strictly ‘use at your own risks’. The host will not be responsible for any injury caused by the use or misuse of any recreational items provided for your enjoyment.

With 3 bedrooms and 2 full bathrooms, this getaway property comfortably sleeps 9. Summer vacation, Winter Retreat or Business Trip? This property and area are perfect no matter the purpose of the stay. There is a queen bed in the Primary (lots of room in there for a roll out bed, crib or pack and play). The next room has a twin bed with a roll out bed available that will also fit nicely. The third bedroom features a double bed. our downstairs seating area has a sofa bed and a double futon. A crib and pack and play can be arranged upon request.

With a stunning Westerly view of lake Scugog and a large wraparound porch you can enjoy beautiful sunsets! Walking access to lake at the park, kayaks and life jackets provided. Beautiful. Private backyard with fire pit for evening fires and marshmallows! Just 15 minutes to Port Perry shopping and dining. Boat launch very close by, great bass fishing!
At the end of a dead end street, super quiet with wooded back and side yard. Park just down the street for the little ones.

A wonderful waterfront cottage with 2 bedrooms, a large bright living room with a fire place and great lake view, and a lakeside deck with a barbecue. An attic that could be used as meditation room or a guest room. The cottage is four season with internet. Kayak, swimming and fishing are available in summer. It is about 1~1.5 hours away from Toronto, ideal for a family of 3 or 4. Please be advised, this whole area is a quiet place, no party is allowed.

- "We booked this place for a family gathering we had. We had no communication from the property manager regarding how to check in. I messaged through Vrbo, as well as to the phone number and called with no response. I had to call Vrbo to get ahold of her and we finally got our arrival details 2 hours after we were supposed to be able to check in. Upon arrival there were no towels and barely any toilet paper. One of the bed had no sheets and another had no duvet. We found the duvet soaking wet in the washing machine. We messaged the property manager and at 9:30pm we received towels and toilet paper (2 hours after I messaged to let them know). We also received none of the wi-fi information as mentioned in the ad. Be careful if you have multiple cars or large vehicles, the driveway is narrow as well as the roadway you have to turn on too."

Because we live in Canada, and this is a water front property, the weather affects the landscape a lot. With that said, The dock is usually OFF from September to May (when its warm enough to get in the water). The water levels are always changing so do keep this in mind if you want to dock your boat.. If the tide is low, then you can dock your boat at the local marina 15 minutes away.

Please drive slow when you get on Morris Lane. It's a one lane road with many dogs.
Upon arrival, our neighbor has a white boxer dog. Dont worry as she is more scared of you than you would ever be. As soon as you approach her she will RUN! SO do not worry.
There is an extra $25 PER DOG charge. This is so the maids does a more thorough job cleaning the dog fur. Guests caught bringing their pets in without paying this will be charged $100 PER DOG as the maid will need to schedule her time last minute. Urine stains or any other damages to the property by the dog will be charged back to the guests. ABSOLUTELY NO PETS ON THE BEDS OR SOFA.
The neighbors WILL call the police if you make too much noise after 10. Please keep the noise indoors.

Because we live in a rural area, the waste management system isn't as good as the city. We are limited to a VERY LIMITED amount of waste, therefore, guests MUST take ALL their garbage with them. Failure to do so will result in $20 per garbage bag. Garbage bags are provided on site.

As a Superhost, we aim to make your stay as comfortable as it can possibly be! Our mission is to help our guests create beautiful family memories in our cozy cottage. For us to do so, we would truly appreciate it if you can follow these house rules and confirm that is has been reviewed WITHIN 48 HOURS OF YOUR BOOKING. This is to ensure that if there is any reason the House Rules cannot be followed, you, our guest, will have the option of cancelling the booking penalty free as we have a Strict Cancellation policy. - No shoes within the house.
- Keep noise to a minimum after 11pm.
- There shall not be smoking inside the home. Extra cleaning fee of $200 to remove odor and stains will be applied.
- PLEASE WASH YOUR DISHES after use. If dishes are not washed, extra cleaning fees of $50 will be applied.
- PARKING: parking is provided on the driveway side by side. Our driveway is suitable for sedans or smaller SUVs. The driveway can park up to 8 cars. DO NOT PARK ON THE GRASS as you will damage the grass. damage to the grass will result in a $400 charge.
- We have recently added a Foosball Table in the cottage for our guest's entertainment. Please return all accessories to their rightful places at the end of your stay.
- Feel free to use the barbecue outside that is set up for our super guests’ leisure use only. The BBQ is to be used by the guests who stay at the home and is not to invite others to the home as it will be considered as hosting a party. Please clean up after yourselves and keep the grill clean. If found left dirty and requires extra cleaning, an extra cleaning fee of $50 will be charged.
- You will need to add your own gas to the BBQ as it is not supplied. There are two propane tanks provided which may or may not have gas from the previous guests. You can get them refilled 7 minutes away from the property.
- Please acknowledge that from occasionally, we may leave consumables such as condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.
- Please do not rearrange our furniture.
-Indoor fireplace is NOT to be used by guests. Our insurance provider does not insure this :(
- If you would like to host an event (i.e. wedding, graduation, not party), please speak with us about it first.
- You will need to clean up after yourselves. That includes the BBQ grill, dishes, oven, toaster, microwave, fridge, coffee machine etc. Treat my home like yours!
- If guests are found to have had a party without host permission which results in extra cleaning, guests will be responsible for extra cleaning charges and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY with NO refunds and a $1000 charge for hosting parties.
- If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
- For the safety of the guests and the property, there are cameras outside of the cottage on 247 recording and only pointed outside of the cottage towards the deck, front porch, and the other 2 sides outside.
-There are noise detectors installed inside and outside of the propety (they do not record anything). If we are notified of excessive noise, or get a complaint from the neighbors, you will either be charged $200 per incident or be asked to leave.
- Lastly, because this is an Airbnb community not a hotel, and is also my home, please be respectful of the property and keep it clean before you leave. (Respect our property and our things)
There is town wide fire ban in the month of April and possibly a few weeks before or after April. Please ask us if using the campfire is a must for you. Doing a campfire during the fire ban would cause the firemen to goto the property, put out the fire, and fine $1,000. The $1,000 fine would then be charged to the guests that caused that.
DO NOT throw your cigarette butts anywhere. There is a black ashtray outside on the deck beside the dining table. If there are cigarette butts left on the deck or floor, a $10 charge PER cigarette butt would be charged to the guests.

Washago Bay Cottage was custom built for large family gatherings. Enjoy beautiful sunsets over the lake from the open concept kitchen and family room and 1,000 square foot upper deck. The main area living area has 18’ ceilings as well as floor to ceiling windows and hardwood floors. The cottage comfortably sleeps 11 in the 5 bedrooms, 4 of which have their own walk-outs to the deck. The cottage has 3 bathrooms with 2 bathtubs and 3 showers. The finished 9’ walk-out basement consists of a huge recreation room with floor to ceiling windows, a mudroom, washroom, extra fridge and pool table. The cottage is very clean and safe for children both inside and out.
There are 2 kayaks, 3 stand up paddle boards (2 adult, 1 child), a paddle boat and 2 row boats for your enjoyment. Enjoy the 60’ dock with 10×10 floater at end… great for fishing and relaxing. Our cottage sits on a quiet bay and the shallow, entry-level shoreline is beautiful, sandy and weed-free. The private road leading to the cottage is safe and quiet. You can bring your own kayaks/canoes/inflatables/snowmobiles/ATVs/ice fishing gear as the cottage is located steps away from the lake. Lake Scugog is great for fishing. Please note that this cottage does not have a direct waterfront, but we provide dedicated water/lake access our guests.

Guest access
Guests will have access to the entire upper unit of the cottage which has 3 bedrooms, 2 full bathrooms, full gourmet kitchen, games room, ensuite laundry and private access to outdoor deck, backyard and hot tub.
The basement/lower level and garage are not included in this listing and are being used by property manager. There are no shared spaces between the upper and basement unit.
The driveway is shared and parking is only allowed in the designated spots on the driveway. Parking is NOT allowed on the street at any time as per the local bylaw.
Other things to note
Please make sure to follow all guidelines before entering the hot tub. A $500 penalty may be applicable if hot tub is found excessively dirty or abused. The penalty also applies if the hot tub cover is not put back over the tub within 90 mins of the start time.
Firewood is not provided.
A guidebook with local activities, restaurants, grocery stores, and boat rentals will be available for guests to plan out their itinerary.
Lake Scugog is an excellent place for fishing! There are many species of fish in Lake Scugog, including:

This cozy, 4-bedroom cottage hosts a unique 50's style diner kitchen, spacious lakeside deck with gazebo and large dining table. Perfect to dine and watch the stunning sunsets.
The space
Our family cottage has helped our family create amazing memories, and we hope you and yours will enjoy the same. The minimum age to rent is 25 years old.
With full lake access, excellent fishing, and swimming, you can have hours of fun on the water.
We ask there to be no excessive noise at any time. Please keep music outdoors at a respectable level and respect quiet time hours of 11pm-9am. Weather permitting, the dock will be installed by the end of May and is removed Labor Day. A new dock is being added this year and does have a water slide, ***Use the slide at your own risk - always pour water down the slide first! NO DIVING OFF THE DOCK!! The dock does not allow for boat/motorized water vehicle tie ups.
The road speed limit is 30km/hr. Please drive slow, there is often children at play. The driveway holds 1 large size vehicle or 2 smaller vehicles. Do not park on the grass as the holding tank is in the front yard. No parking is allowed on the road. Please keep this in mind as car pooling may be necessary.
Please contact us directly if you have a family pet you would like to join you on your stay. We may be able to accommodate your request. A pet cleaning fee will be charged.
You may notice a park, pitch and putt golf course and car parking on the road. This is private property, and guests are not allowed to use these properties.
The maximum guest limit is 8 people. If more guests arrive, a $100.00 per night fee will be charged per additional guest. You may be asked to leave if extra guests arrive without communicating with the host.
There is a BBQ on the lakeside deck with 2 propane tanks. You may need to switch out the tanks during your stay. Please clean the BBQ after each use. An additional cleaning fee of $30.00 will be charged if the BBQ is not cleaned.
No smoking or vaping in the cottage. There is an ashtray located on the deck. Please use it.
There is a fire chiminea located near the water with chairs to enjoy a fire. Our location weather can change abruptly. Please do not have a fire when there is any wind as the wind can pick up and change directions in an instant. Scugog has a fire ban for the month of April. Please respect the towns fire restrictions as they can change often. You will need to bring your own firewood. A pail will be located near the fire to fill with lake water and extinguish the fire when you're finished.
We have plenty of board games, card games, videos and DVD player, Smart TV - you can log in to your own Netflix, Prime Account etc - Don't forget to log out at the end of your stay. There are no laundry facilities on site. There is a laundromat in Port Perry, a 20-25 min drive.
There are window fans and oscillating fans in all the bedrooms. There is an electric fireplace, wall heater located by the lakeside door and plug-in heaters for cooler nights, do not leave space heaters on over night. Please do not re-arrange the indoor and outdoor furniture.
Guest access
Full access to everything in the cottage including dishes, cutlery, tea kettle, microwave, air fryer, linens, blankets, bath towels and propane barbecue. There is a Keurig coffee maker, please bring your own k-pods. Guests need to bring beach towels and we recommend water shoes. There are a variety of spices and limited staples in the kitchen you may use. Previous guests may have left consumables/condiments in the pantry, use at your own discretion.
Other things to note
You will need to bring your own fishing rods, personal flotation devices and we recommend water shoes. Also, if you're fishing, you should bring a valid fishing licence.

Bala’s cottage is a tastefully decorated cottage on a quaint hamlet 15 minutes from Port Perry. It is your home away from home. So much to do: BBQ as you enjoy the breathtaking sunset over the lake, relax on the gazebo swing, roast marshmallows in the firepit table in the deck, hit the game room to play Pool, Air-hockey or Table tennis, board games, WFH from the home office with desk & chair. Close to marina where you can rent kayaks, boats, catamarans and launch your own boat to fish.
The space
This cottage has 4 bedrooms with one queen bed and 3 double beds. It sleeps up to 6- 8 guests. There are 3 big couches in the living room and an office desk in case you want to work from here. It has 6 (not 8, please note) seating in the dining table. The deck has a breakfast table with umbrella, and a gazebo with a swing. There is a hammock on the side of the house to relax and read a book. Barbecue is also in the front deck. Barbecue has a natural gas connection, so no need to bring propane tanks. Game room is adjacent to the cottage on the deck. It is a multi-game table. There is one bathroom with a shower. Pet that are well Groomed are allowed, but, please check with us first before booking. Inside the cottage there is a gas fired cottage temperature controlled by a thermostat. There is also a wall heating unit for additional coverage. There is also space heater left in the game room. Wall unit ac can be turned on by lifting the top right panel. Please feel free to ask any questions before booking the stay.
Guest access
There are couple of rooms outside the cottage that are locked. There is nothing in the room but furnace, hot water tank, water pump and other tools. Guests are able to access any space except the utility and garden room.
Other things to note
- NO parties or events. This is a peaceful neighborhood, so please don't do the booking to host any kind of parties or events.
- Only the staying guest are allowed in the cottage, outsiders are not allowed for security reasons.
- Strictly no smoking inside the house.
- During the winter months, access to the deck and gazebo area will be limited based on weather conditions. We will clear the snow as much as possible before your arrival. But, if it snows during your stay and you want to clear it, a shovel is left in the deck.
- Please get approval as part of booking before you decide to bring your pet. Please do not allow any pets in the furniture to avoid damage to the protection covers. Any further damages caused due to pets will be charged.

Fishing off dock. Please note, a fishing licence is required.
Well behaved pets are welcome, limit of 1, please inquire prior to stay. Pet rules and an extra $50 cleaning fee apply when staying with pets. Pets are not allowed in beds or on furniture.

Lake Scugog is known to be weedy, some seasons are worse than others, and the amount of weeds on the shoreline is often related to weather and water currents. At weedy times, we recommend bringing a floatie and heading out past the weeds to take a dip. This area of the lake traditionally has warm waters in the summer season.
This is cottage country, expect a rustic relaxing experience enjoying the outdoors and come prepare for inclement weather, insects and wildlife.

Please be conservative with water usage and do not run water unnecessarily. Pressure will drop if water is being use from multiple sources at once and hot water may take time to regenerate after use.
Loft space is ‘use at own risk’. The access ladder is very steep and may not be accessible for some guests. Host will not be responsible for any injury cause by the use or misuse of the loft space/ladder. Please assist children or anyone with mobility issues when climbing the ladder and make sure to close the safety door when the space is in use. Loft is not individually heated or cooled. Temperature in loft may vary.
Recreational equipment such as Kayaks are strictly ‘use at your own risks’. The host will not be responsible for any injury caused by the use or misuse of any recreational items provided for your enjoyment.

Because we live in Canada, and this is a water front property, the weather affects the landscape a lot. With that said, The dock is usually OFF from September to May (when its warm enough to get in the water). The water levels are always changing so do keep this in mind if you want to dock your boat.. If the tide is low, then you can dock your boat at the local marina 15 minutes away.

Please drive slow when you get on Morris Lane. It's a one lane road with many dogs.
Upon arrival, our neighbor has a white boxer dog. Dont worry as she is more scared of you than you would ever be. As soon as you approach her she will RUN! SO do not worry.
There is an extra $50 PER DOG charge. This is so the maids does a more thorough job cleaning the dog fur. Guests caught bringing their pets in without paying this will be charged $100 PER DOG as the maid will need to schedule her time last minute. Urine stains or any other damages to the property by the dog will be charged back to the guests. ABSOLUTELY NO PETS ON THE BEDS OR SOFA.
The neighbors WILL call the police if you make too much noise after 10. Please keep the noise indoors.

Please clean up after yourselves and keep the grill clean. If found left dirty and requires extra cleaning, an extra cleaning fee of $50 will be charged.
- You will need to add your own gas to the BBQ as it is not supplied. There are two propane tanks provided which may or may not have gas from the previous guests. You can get them refilled 7 minutes away from the property.
- Please acknowledge that from occasionally, we may leave consumables such as condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.
- Please do not rearrange our furniture.
- If you would like to host an event (i.e. wedding, graduation, not party), please speak with us about it first.
- You will need to clean up after yourselves. That includes the BBQ grill, dishes, oven, toaster, microwave, fridge, coffee machine etc. Treat my home like yours!
- If guests are found to have had a party without host permission which results in extra cleaning, guests will be responsible for extra cleaning charges and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY with NO refunds and a $1000 charge for hosting parties.
- If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.

The main area living area has 18’ ceilings as well as floor to ceiling windows and hardwood floors. The cottage comfortably sleeps 11 in the 5 bedrooms, 4 of which have their own walk-outs to the deck. The cottage has 3 bathrooms with 2 bathtubs and 3 showers. The finished 9’ walk-out basement consists of a huge recreation room with floor to ceiling windows, a mudroom, washroom, extra fridge and pool table. The cottage is very clean and safe for children both inside and out.
There are 2 kayaks, 3 stand up paddle boards (2 adult, 1 child), a paddle boat and 2 row boats for your enjoyment. Enjoy the 60’ dock with 10×10 floater at end… great for fishing and relaxing. Our cottage sits on a quiet bay and the shallow, entry-level shoreline is beautiful, sandy and weed-free. The private road leading to the cottage is safe and quiet. If your weekly rental includes a statutory long weekend, the rental rate will be calculated as a combination of the Long Weekend Rate and the regular Weekly Rate.

Pillows and comforters are on the beds - sheets, pillowcases and towels are rental clients responsibility to supply
REQUIREMENT: Before accepting or sending an offer, we will request necessary personal & group information. With this information, a Cottage Rental Agreement (CRA) will be issued (containing property & booking details) that will need to be signed by all guests (age 18+) staying at the cottage. Please read below for a “sample" Cottage Rental Agreement + Liability Waiver.

Cottage Cleaning
Unless extra cleaning service is purchased and specified in your contract, the cottage must be left in the same condition as you found it, ready for the next visitors (specific details will be in the final Cottage Rental Agreement).
Garbage
All garbage and recycling disposal is the responsibility of the rental client. Garbage is to be placed in garbage bags/recycling boxes and stored safely so that animals cannot get into it. Information and location of the garbage dump specific to the cottage will be provided in the final Cottage Rental Agreement.
Water/Plumbing/Septic System
There are strict rules with regards to septic systems. Failure to follow these rules may result in thousands of dollars in repairs.
1. Only bodily waste materials and toilet paper can be flushed down the toilet. NO FEMININE/BABY PRODUCTS: TAMPONS, PADS, DIAPERS, WIPES.
2. Do not put any solid waste materials or grease down the sink drains.
As most cottages draw water from the lake and only some have water purification systems, you may wish to bring your own drinking water.
Camp/Cooking Fires
Small campfires are permitted as directed by the Ministry of Natural Resources. Please identify and adhere to local fire bans when imposed by local authorities (especially during dry/fire season). Do not burn plastic, tin cans, glass, or any other items that should not be in the fire. Always drown out your fire with plenty of water when left unattended, in particular before going to bed. For the use of firewood, there may be a charge from the owner, approx. $25.00 per cart/wheelbarrow.
No Extra Guests/Parties
If you plan on having any additional guests, you must request permission from the owner.
No Smoking
All of our cottages are Non Smoking of any kind in the interior (specific details will be in the final Cottage Rental Agreement).
Pets
If your pet has been approved by the cottage owner, you are solely responsible for its actions and whereabouts (specific details will be in the final Cottage Rental Agreement).
Damage Deposit
If there is any damage to the cottage the claim will be handled between the client and Airbnb.
If there are any noise complaints from the neighbours &/or if the Police are called to the cottage for any negative reason, the owner will have the right to hold back some or all of your damage deposit. Some of this money held back may or may not go to appease the neighbours who have been inconvenienced.
Cancellation Policy
Please refer to Airbnb Cancellation Policy.
Any amendment or revision to the CRA (Cottage Rental Agreement) requested by the rental client will be subject to an additional fee of $30.00.
Boats/Watercraft
Life jackets are the rental client’s responsibility to bring and equip. If you plan on bringing a watercraft, please notify us well before you arrive. If you are renting a cottage with a motor boat, someone in your group will need to provide proof of boater’s license, in accordance with Ontario law. (specific details will be in the final Cottage Rental Agreement).
Additional Notes:
Bed linens & towels are not be supplied at this cottage.
Be respectful of neighbors. Noise and music should be limited, especially after 10pm.
Any other important information specific to a particular cottage will be in the final Cottage Rental Agreement.
Waiver and Release of Liability and Assumption of Risk Acknowledgement:
Once your reservation is confirmed, we will issue a CRA (Cottage Rental Agreement) with the information you have previously submitted, signatures of all adults 18 an older will be required before the check-in date.
DEFINITIONS: Facilities/Premises: Cottage name / Cottage address
Indemnitee – Kawartha Cottage Vacations Inc., Ken Turner and the owner, Owners complete names
Indemnitor – The individual(s) signing below hereinafter also referred to as the Renter(s) and his/her heirs, administrators, assigns and executors.
The Indemnitor hereby agrees to indemnify and release the Indemnitee’s from any liability for damages from loss, illness, injury and/or death that arises out of, or is connected with, or in any manner relates to, Indemnitor’s use of the Facilities and services provided at the Facilities and will save them harmless in respect thereof.
Indemnitor represents that:
1. I am 18 years of age or older.
2. I am submitting this release, waiver of liability, and assumption of risk declaration voluntarily and of my own free will, on behalf of myself and my family (which may include children under the age of 18 years) and any of our guests who may visit the facilities in order to save harmless the Indemnitee from any possible claims therefrom.
3. I have no physical or psychological conditions, nor any history thereof, which will impair my ability to utilize the Facilities and its services in a safe manner.
4. I understand and agree that it is my responsibility to assess the hazards presented by my use of the Facilities and services of the Facilities, and further agree that I assume all risks associated with the exercise of personal judgment about the use of said Facilities, accessories and services, and in particular I acknowledge that the indemnitee has made no representation or warranty as to the status of the premises for the purposes of being sanitized for Covid-19 and I assume all risks associated therewith and will save the indemnitee harmless in respect thereof.
5. I understand and EXPRESSLY ASSUME all the dangers incident to using the Facilities, accessories and their services, and hereby RELEASE ALL CLAIMS, including but not limited to, personal injury, property damage or destruction, and death, whether caused by NEGLIGENCE, breach of contract or otherwise, and whether for bodily injury, property damage or loss otherwise, which I may ever have against the Indemnitee.
6. My use of the Facilities and accessories listed above is entirely optional and my own free choice. I acknowledge this is a lake-oriented property and I assume responsibility for personal safety and the proper and responsible operation of watercraft compliant with all Provincial and Federal marine regulations and licensing requirements.
7. All personal property of the Indemnitee placed in the rented premises, or in any other portion of the property on which the premises is located, shall be at the sole risk of the Indemnitor and the Owner shall in no event be liable for loss, deduction, theft, or damage to such property unless caused by or resulting from gross negligence of the Owner, or his employees.
8. I hereby agree that all and any legal action however so caused in relation to this rental is the sole and complete financial and personal responsibility of the undersigned.
9. I hereby undertake and agree to be fully responsible for the cost of repair for any damages caused to any of the property, equipment or belongings of the Indemnitee beyond reasonable wear and tear incident upon normal use.
10. I hereby agree to indemnify and save harmless Kawartha Cottage Vacations Inc., Ken Turner and the owner from any and all claims whatsoever in accordance with the foregoing.
11. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the Province of Ontario and the parties irrevocably agree that any dispute arising out of or in connection with this Agreement will be subject to and within the jurisdiction of the laws of Ontario and Canada applicable therein. Both parties agree that any action or proceeding relating to this Agreement will be brought to a court of competent jurisdiction in the Province of Ontario, Canada, commencing first under the Arbitrations Act, 1991, S.O. 1991,c.17, before a sole arbitrator appointed on agreement.
