It was way better stocked this year with things we needed like scissors, 2 crock pots, spices and dry ingredients in the pantry. Lots of throw blankets, towels, games, everything you need for a large group with adults and kids. The shuffleboard, ping pong and foosball, massage table and arcade games, hot tub and fire pit are so awesome. Highly recommend doing the Adams Canyon Trail hike - both the long 3 hour hike (take the left fork) and the short 15 min hike (take the right fork). Both lead to waterfalls and it's really cool."

The TV room has a sectional sofa, a large-screen Smart TV, two additional chairs and tables, and access to the outside patio.

Lagoon Amusement Park is a family-friendly amusement park open weekends from March to May, full-time in the Summer, and weekends from August to Early November. It's just 10 miles south of Layton.
Andy Adams Park is a pet-friendly park in Layton that features a playground, two tennis courts, a picnic pavilion, two baseball fields, and a walking trail.

DO YOU PROVIDE CUTTING TOOLS?
- We have cutting mats, but you will need to bring your own scissors and other cutting tools.

DO YOU CATER?
-Food is not included in the retreat price. You will need to plan your own meals, or call and order catering/takeout from the local restaurants. We have a list of our local favorite restaurants at the house.

ARE THERE CLASSES TAUGHT AT THE RETREAT?
-No. If you want to book and host a class while at the retreat, that is fine, but there are no classes included in the booking price. This retreat is a "get together and quilt with your friends" style of retreat.

ARE THERE PRIVATE ROOMS?
-Yes, we have two private room options and two shared room options for a total of 7 beds. The private rooms each have a queen bed. The retreat sleeps 7 people without sharing beds and up to 9 people if people share the queen beds.

Parking is one of my biggest concerns. There isn't enough parking for 8 cars. Five is the max at the home. I don't want cars in front of neighbors houses.

Please use the airbnb app. When you do, I also get notified through email. During my work day, I have access to my email and not my cell phone. Although, you're always welcome to try my cell phone. I might be at lunch and would have it.

Snow removal is very difficult to manage, and I request help from our guests. There will be shovels and salt in the garage for use. If you need help, I can come after work with a snow blower. Stay in touch with me:)

The main level offers a large 900 square open living area with a large kitchen, living room, and dining area are located, as well as a half bathroom and sleeper couch and a spacious balcony with a gas BBQ and mountain views.

The kitchen is fully stocked with all the pots, pans, utensils, blender/Cuisinart, cooking utensils, glass storage containers, drinkware and wine glasses for 12, coffee maker, and enough coffee grounds for the first 3-4 days, spices, and flour and sugar. The dining area features table seating for 8 guests and additional barstool seating for 4 guests at the kitchen bar.

The top floor features all the sleeping space with three bedrooms, with the master bedroom (queen bed), a guest room (queen) and bunk room at the end of the hall with sleeping for 5. Each bathroom is stocked with shampoo, conditioner and body wash. The upstairs also features a washer and dryer.

There are smart TVs located in the living room, master bedroom and guest bedroom that are logged into YouTubeTV for cable and local network channels. Guests are welcome to log into other streaming services such as Netflix, Disney+, Hulu, AppleTV, HBO Max, etc. with your own subscriptions.

The patio area on the ground (garage) floor of the townhome features outdoor lounge seating and a fire table. The garage features metal lockers for storing all your snow gear and skis and snowboard equipment.

House Rules
The Guest agrees to abide by the following house rules and understands that any violation of the following rule may result in extra fees and/or cancellation of the booking without refund. Violation of any of these rules may result in an admin fee of $50 added to any other lost item, damage, extra cleaning or incidental fees associated with the violation per violation incident.

Tobacco, Alcohol and Drug Usage
1. No Smoking, Vaping, or use of marijuana at any time anywhere on the property.
2. No illegal substances of any kind anywhere on the premises.
3. Smoking of any kind in or near the property will result in a minimum of $250 cleaning fee and eviction from the property without refund.

Being a Good Neighbor
1. No Parties, events, birthdays, bachelor, or bachelorette stays, get-togethers, hangouts, or the like.
2. Quiet time in our neighborhood begins at 10pm and ends at 8am.
3. Be respectful of neighbors.
4. Do not have more guests than stated on your reservation and no unapproved visitors. There is a $50 per night fee for every guest not listed on the reservation.
5. No loud music or disturbances. Especially after quiet hours which start at 10:00 PM
6. Do not use shared amenities outside of their posted allowed time frames.
7. Do not park in any assigned parking spaces that have not been assigned to the guest. Do not park anywhere parking is not allowed. The owner is not responsible for damage or costs incurred due to improper parking.

Check-In and Check-Out
1. The check-in form with attached photo government ID an photo of responsible party must be filled out before arrival. The Guest will not be sent the door code at the designated check-in time unless this form is filled out properly. Incomplete check-in forms may result in cancellation of the reservation. Reservations cancelled less than 5 days before check-in due to an incomplete check-in form are not subject to refund.
2. Early check-ins can never be guaranteed prior to the day of check-in at 11:00 AM. Confirmation of early check-in will be sent in writing via SMS, Email or the booking channel’s messaging platform between 11:00 AM and 4:00 PM on the check-in day. The cost for early check-in is $10 for every full hour early that both parties agree on.
3. Standard check-in is any time after 4:00 PM
4. Checkout is by 11:00 AM. Due to cleaning requirements, we cannot offer late check-outs. The owner reserves the right to charge $75 for every 30 minutes after 11 AM for unapproved late check-out.
7. Please follow check-in and check-out instructions as detailed in messages sent via the booking channel, text message and listed in the guidebook.
8. The unit is equipped for self-check-in and the Owner will not be present during the check-in process.

Pets
1. Pets are only allowed if the pet is listed on the reservation, and the accompanying pet fee is paid prior to the start of the reservation.
2. Pets must be on a leash or in a secure container in all public areas of the apartment complex except the dog park (if applicable.)
3. You must pick up after your pets and dispose of feces in an appropriate manner.
4. Uncontrolled barking or other pet noise can lead to noise complaints. If it becomes an ongoing issue, we reserve the right to terminate the reservation without refund.
5. Pet urine or feces found in the apartment will lead to a minimum of $100 extra cleaning fee per incident.
6. The Guest will be responsible for any repair of any damage to the property or replacement of any broken items caused by their pets, or service animals. The Guest should make The Owner aware of any incidents that will require repair or replacement in a timely manner to allow The Owner time to schedule repairs or order replacements. The Guest may be responsible for the daily rate of extra days that the unit cannot be rented out to other guests due to such damage.
7. The Guest is responsible for removing all fur from furniture and decorations. The Owner strongly recommends not allowing dogs to sit on couches, decorative pillows, or beds. The Owner will charge an extra cleaning fee of no less than $50 if pet fur does not come clean during standard cleaning operations.

Caring for the Property
1. Do not leave vomit, blood, or feces in the apartment. Any extra cost for cleaning any of these biohazard substances will be charged to the guest.
2. Do not flush anything other than human waste and toilet paper down the toilet.
3. Do not put oil, grease, bones, or any other non-water-soluble items down the drains.
4. Do not wash dishes in the bathroom sink.
5. Run the kitchen sink disposal every time food waste goes down the drain.
6. Plumbing repair costs will be passed on to the guest.
7. If you open it, close it. If you borrow it, return it. If you turn it on, turn it off. If you break it, fix it. If you use it, take care of it. If you make a mess, clean it up. If you move it, put it back.
8. Any items removed from the property, broken, destroyed, or lost will be replaced at the guest’s cost. Some costs include:

$75 - Amenities fob
$10 - Batteries from apartment devices such as door locks, remotes, smoke detectors, security devices, etc.
9. Do not burn candles, incense, or any other open flames.
10. Always lock the door. We want you and your things to be safe.

We live in an A-frame house on the east bench of quiet Kaysville with lots of trees, flowers, and a few chickens. Our house is not fancy but it is cozy. Quick access to Highway 89. There's a beautiful 3 hour hike pretty close by that leads up to a waterfall. 30 minutes from Salt Lake City. 30 minutes from Snowbasin ski resort. Our neighborhood is friendly and safe.

The space
Very spacious and quiet bedroom with a comfortable queen bed and easy access to washer and dryer. Bathroom shared with one other guest. There is also a built-in desk.

There is a bathroom that the guests can use that is almost finished remodeling, just a few small touches needed to be completely finished.

During your stay
Very quiet. We would probably socialize a little bit and then just go downstairs and watch TV and let the guests have their own free time.

Other things to note
Our house isn't new or fancy, but it's clean, comfortable, and cozy. There are lots of windows and lots of trees. And we have a lovely flock of chickens! It might also be helpful to know that we also have other Airbnb guests, so you may see someone else besides us coming and going.

The space
The home is occupied by my husband and me, plus our cat, Mew. We live on the main level and the guest room is in the basement. We love meeting our guests, but we also totally understand if guests want time to be on their own and decompress.

Please note that this bedroom is in the basement, which can get chilly. There is an in-room heater for your convenience.

Sometimes we are around and sometimes we are off enjoying our own travel adventures. We always have a host available to help. We can even offer tips for the area. Each guest can access our area guide with listing for local restaurants, deliveries and activities.

Other things to note
***Update*** We now have a 4 year old Australian Cattle Dog. We rescued him from the local shelter and he is such a great dog. He is friendly, obedient and full of energy. We love when other friendly dogs visit. The backyard is fully fenced with a 4 foot chain link fence. If you have a cat to bring, please be sure you have a crate to keep the cat in or that your cat enjoys staying in your room.

There are stairs up to the entry and up to the room. Both sets of stairs have hand rails.

Beautiful 1 bedroom/1 bath private basement + an additional bedroom with a small kitchenette space in a safe, quiet neighborhood. Minutes away from the Davis Conference Center, Layton Hills Mall and SeaQuest Aquarium. Also within a 30 minute drive to downtown Salt Lake City, Antelope Island, or Snow Basin Resort.

Keep it simple at this peaceful & centrally-located basement suite separated from Hosts who live upstairs. Bedroom isn’t huge but has a comfy full size bed, desk if you're here for work, dresser, closet & mini fridge for your drinks & snacks. It's on the right inside coded entrance door. Bathroom & laundry room shared w/other guests or short term tenants that may be staying in two other bedrooms. If you just need to sleep, wash some clothes and get ready for the day, you've found the place.

The space
When you enter the suite, your bedroom is the first door on your right. Down the hall on the right is the bathroom & laundry room which are shared with 1-2 tenants. Across the hall from the bathroom and laundry room is the kitchen and living room. This area is for longer term tenants. Use of microwave and coffee maker in kitchen is allowed but please store your food in the mini fridge in your room. If you stay longer than 7 days you may use kitchen to prepare meals and store some things in refrigerator that won't fit in mini fridge in your room. Please keep your food in bags or labeled to keep separate from food belonging to longer term tenants. There are two other bedrooms that may or may not be rented during your stay. Guest access
A code will be given for the entrance door prior to your arrival. Your bedroom is private and has keyed lock that is different from other bedrooms if you want it locked as you come and go or while you’re sleeping. A key will be in your room when you arrive. Shared spaces are the laundry room and bathroom. Kitchen and living room are only available for longer term tenants staying 28 days or more. Short term guests have use of microwave and coffee maker in kitchen but please keep your food in the mini fridge in your room.

During your stay
Hosts are open to meeting you but the suite is separated from them so you may not end up bumping in to each other but please contact us if you need anything. You’ll have a more likely chance of meeting other guests or tenants in the basement suite since there are 3 bedrooms.

Other things to note
If there are two longer term tenants staying at the time you book your stay you will need to park on the street in front of the house or on the west side of property. If there is only one mid term tenant there is a parking space to the left of the driveway you can use. I will let you know once you book or you can send a message asking any questions before you book.

We cannot allow pets for this listing as there are other potential tenants in other bedrooms.

We also cannot allow more than 1 guest in this room. The space
Before you arrive you will receive a code for the entrance door.
Your space:
As you enter, bedroom #1 is on your right and bedroom #2 is on your left. Bedroom #3 is at the other end of the basement unit. As you continue down the hall on the left side is the living room and kitchen. The living room has 2 couches w/recliners and TV with multiple streaming apps. Wifi password is on an instruction paper by TV. Kitchen has full size refrigerator, range & microwave and has essential cookware and dishes. There are 3 stools at the bar and a small table with 2 chairs. An air fryer, teapot w/variety of tea flavors, coffee maker and coffee, some condiments and basic spices are supplied. If you use a lot of dishes please wash them and leave in dish rack to dry. We don't mind a few in the sink. On the right of the hallway is the bathroom, laundry room and bedroom #3. There are two sets of sheets for each bed and a few extra pillows and blankets. Laundry soap, shampoo, conditioner, bath soap and blow dryer are provided if you don't want to bring your own. Ironing board is behind laundry room door and iron is in the cabinet. At the end of the hall is a privacy door that separates you from the Hosts. The home is over 50 years old and although the basement has been updated and has brand new carpet, paint etc, the floors upstairs have some areas of creaks when walked on that you may hear. My husband and I will be as quiet as we can be to not disturb you during your stay. Quiet time is from 11pm to 7am. Our yard is large with a fenced backyard. Pets not allowed unless service animal or you agree to pay the fee of $75 per stay. If you do bring a dog it will need to be in a crate or taken with you if you leave the house. There are huge trees that give a lot of shade. There is a fire pit that you are welcome to use but please message us first and we can supply chairs. Our place is close to the mountains on the east side that are beautiful throughout every season. There is a popular hiking trail in Adams Canyon which is less than 5 minutes away. The very popular ski resort Snow Basin that was used during the 2002 Winter Olympics is about 20 minutes away. Lagoon Amusement Park is less than a 10 minute drive with Farmington Station across the freeway from it where there are restaurants, shopping and entertainment. The best fall colors are in this area. There are many other attractions, restaurants and shopping close by as we are located between Ogden (10 minutes) and Salt Lake City (30minutes). If you need suggestions you can message us and we can help. You may also enjoy beautiful sunsets that are common where we are.
If you have more than 5 guests please list the total number at the time of booking and be willing to pay additional $20 per night per guest. Also if you are bringing a pet please specify at time of booking. There is a $75 pet fee for your stay. The total charges will be displayed if disclosed at time of booking. Our place is close to Snow Basin, Powder Mountain, 30 min north of Salt Lake City, 55 min to Park City and Evanston Wy is 45 min north. Close to restaurants, shopping and dining. You’ll love our property because we have a very picturesque, private park type yard with deer, fish ( koi and gold fish) and frogs. A rope bridge over a running creek and lots of surrounding decks. This bright raised-basement apartment has a private entrance, is quiet, cozy, and a comfortable space close to just about everything. Easy access to the freeway, and in a nice and quiet neighborhood. Everything in the space is new, and updated, and kept super clean for our guests. In the summer months, guests are welcome to make use of the pool in the back yard as well.

This listing isn't really suitable for children under age 4. We have a disabled son who is really sensitive to the sounds of very small children and babies, so we ask that child guests meet the age request. Thank you for your consideration. With the space being a private basement apartment, there may be potential noise from us upstairs, but we'll make sure to keep the noise to a minimum.

We have a young Mini Aussie/Border Collie mix named Sophie. She loves all people and gets along great with other dogs. She may be out playing in the yard occasionally. If you have any issues with dogs, please let us know in advance and we'll make sure she keeps her distance.

We love and welcome all pets! We just ask that they stay off the bedding and the furniture. 😊

Wonderfully spacious top floor rental property. - We (the homeowners) live on the floor above. You will hear sounds of life overhead because we live here. Most of the time, it will be calm and quiet, and if not, feel free to message us with concerns.

- We have lots of parking space over gravel. We can even accommodate trailers.

- The main entrance takes you to a common area, where there is a door for the upstairs, and a door for the basement. We are working on the drywalls, so the studs are visible. Please check the pictures
