Do you want to hike in the summer? Walk to River Run or drive to multitude of local hiking spots. Are you a skiier? River Run is very close, and the main Sun Valley resort is an easy drive. The unit itself is in excellent condition - remodeled baths, nice kitchen/appliances/cookware, very clean, and extremely comfortable. We like to cook for ourselves, and the kitchen was well stocked and friendly to use. The decks (there are two) overlook a small stream, and have a great view of Baldy. This 2-bedroom plus den/3-bath home offers clean, pleasing accommodations with basic furnishings and some updated features. This home offers Sun Valley Resort amenities and is a 2,200-square-foot single-level residence.

A spacious great room is perfect for relaxing on the couch in front of the gas-ignited/wood-burning rock fireplace or enjoying nature on Penny Hill through floor-to-ceiling windows in the living room. There is a 50-inch smart TV with cable. A card table, which seats four, is situated in a corner of the living area. The kitchen is appointed with stainless steel appliances, a gas stove, and is fully stocked with cookware, utensils, and Fiesta ware for whatever cooking desires you might have. The dining room table seats 6 comfortably, and French doors open up to the home's large front patio. This home does not have A/C. The home has central gas heating with a backup electrical baseboard available.

Adjacent to the living, dining, and kitchen areas are the two bedrooms. Each bedroom offers a king bed, loads of sunshine, and ample closet space. The master bedroom has an en-suite bathroom with a shower and a 37-inch flat-screen TV with cable. The 2nd bedroom has an en-suite bathroom with a shower/bathtub and a 32-inch smart TV with cable. The library/den off the entryway hallway features high ceilings and a large collection of books, with a big desk should you need to do any work while here. The leather sofa is a queen sofa sleeper; should you need extra accommodations while here. There is a gas insert fireplace to relax by. French doors lead out to the back patio. A bathroom adjacent to the den offers a shower for additional guests. The large back patio has 2 tables with seating for 8 and is adjacent to the back yard with a lawn and garden area.

The home also offers wireless internet service for your convenience. There is a two-car garage with a full-sized washer/dryer. This home will accommodate up to six guests.

Complex Features: This darling home is an easy 5-minute walk to Sun Valley Village and is conveniently located just 1/2 mile from downtown Ketchum. The Ketchum/Sun Valley bike path is just outside the door. The house is also within 2.5 miles of all three ski lodges - Warm Springs and River Run Lodges, and Dollar Mountain Lodge. The local shuttle bus also passes the driveway on a daily schedule, offering free rides to any of the lodges or the 1/2 mile into downtown Ketchum.

Sun Valley Resort Amenities: A maximum of 5 amenity passes will be issued per reservation. The Sun Valley Inn Pool is available with these passes. The workout room, sauna, hot tub, and Lodge pool are NOT included. During peak summer season only, the amenities pass also includes access to the Olympic and kids’ pools, priority tee times, hotel rate for golf, and a discount on tennis, gun club, and trail rides. Alpine Lodging cannot guarantee amenities will be open, as resort policies can change at any time.

Please Note: No pets allowed. This unit is professionally managed, and all check-ins are at the Alpine Lodging Office, conveniently located on South Main Street in Ketchum. This agreement is entered into between the owners (“Owners”) of the real property being rented ‎‎(the “Property”) and the reserving party(ies), including any family, friends, guests and invitees ‎‎(collectively the “Guests”).‎

‎1. GUESTS AUTHORIZED USE AND OBLIGATIONS. Guests agree to, and to cause each of ‎the other Guests to, abide by the terms and conditions hereunder. Guests will use the Property ‎only as a personal vacation residence. Guests will use the Property for lawful purposes only and ‎will comply with any and all applicable laws and regulations. Guests will maintain the Property ‎in a good and clean condition and will use the Property in a careful and lawful manner. ‎

Guests will leave the Property in the same condition as received by Guests upon Guests’ arrival. ‎Guests are responsible for securing the Property, including windows and doors. Guests will be ‎responsible for any losses incurred due to Guests’ failure to properly secure the Property.‎

‎2. GUESTS INSPECTION. Guests will, on arrival, examine the Property and will immediately ‎report to Owners any damage discovered or any equipment not in operating condition.

‎3. DAMAGE. Guests are responsible for any and all damage to the Property during Guests’ stay ‎caused by any Guests during the specified rental period. Should any damages or alterations be ‎discovered upon inspection after the Guests’ departure, Guests agrees to pay for all costs of ‎repairs.

‎4. NON-SMOKING AND PETS. The Property is NON-SMOKING. No smoking is permitted ‎on, at, or in any part of the Property. PETS are not permitted under any circumstances on or in ‎the Property, and evidence of a pet will be grounds for immediate termination of the rental, ‎expulsion of all Guests and forfeiture of rental fees.‎

‎5. OPERATION OF EQUIPMENT. Guests will use and/or operate safely all furniture, ‎furnishings, appliances and mechanical, gas, electric, and plumbing fixtures and equipment ‎‎(collectively the “Equipment”) located on the Property, and will use each only for its intended ‎use and purpose. If Guests does not know how to properly use and/or operate any Equipment, ‎Guests will contact Owners for instructions. Any damage caused to Equipment through Guests ‎misuse will be the Guests’ responsibility.

‎6. NOISE AND DISTURBANCES. Guests will behave in a civilized manner and will be a ‎good neighbor, respecting the rights of surrounding property owners and guests. Guests will not ‎disturb, annoy, endanger, and/or interfere with surrounding property owners and guests. If ‎excessive noise or disturbances occurs resulting in notification by police or neighbors, all ‎Guests may be asked to vacate the Property and will forfeit the reservation and all rental fees.

‎7. INDEMNIFICATION. Owners shall not be liable for any damage or injury of or to the ‎Guests or to the Guests’ personal property located upon the Property, including (without ‎limitation) all furniture, fixtures and equipment, except in the event of Owners’ gross ‎negligence or willful misconduct, and Guests hereby agree to indemnify, defend, protect, save ‎and hold the Property and Owners harmless from and against any and all claims or assertions of ‎every kind and nature arising as a result of the use of the Property by Guests. The foregoing ‎indemnity shall perpetually survive the expiration of the term of the rental agreement unless ‎otherwise agreed to in writing by Owners.‎

‎8. LIMITATION OF OWNERS’ LIABILITY. In no event shall Owners be liable to Guests for ‎any special, indirect, consequential or punitive damages or lost profits (collectively, ‎‎“Consequential Damages”) suffered by Guests or those claiming by, through or under Guests. ‎Guests shall look solely to Owners’ interest in the Property for recovery of any judgment from ‎Owners whether from a breach hereof or from a right or claim created by statute or at common ‎law. Guests agrees that no other property or assets of Owners shall be subject to levy, execution ‎or other enforcement procedures for satisfaction of any judgment or decree suffered by Guests ‎or those claiming by, through or under Guests. To the maximum extent permitted by law, ‎Guests agrees to occupy the Property at Guests own risk. ‎

‎9. SEVERABILITY. If any provision hereunder or the application thereof shall, for any reason ‎and to any extent, be invalid or unenforceable, neither the remainder of, nor the application of, ‎the provisions to other persons, entities or circumstances shall be affected thereby, but instead ‎shall be enforced to the maximum extent permitted by law.

‎10. ATTORNEY FEES. If litigation or arbitration is instituted to enforce or determine the ‎parties’ rights or duties arising out of the terms hereof, the prevailing party will recover from ‎the losing party reasonable attorney fees incurred in such proceedings to the extent permitted by ‎the judge or arbitrator.‎

If there is more than one Guest, all such Guests will be jointly and severally liable for the ‎performance of each and every obligation arising out of or hereunder, and for the acts and ‎omissions of each Guest.‎

Welcome to our Very cozy 2 Bedroom, 2 1/2 Bath Townhome with an AMAZING location in West Ketchum. We are only an eight minute scenic walk from River Run Lodge, 2 blocks from the bike path, and just over a half mile away from all that Downtown Ketchum has to offer.

The kitchen has an electric stovetop, microwave, dishwasher. The drawers and cupboards contain all the gadgets you might need for cooking and baking. You are welcome to use the sugar, flour, spices, and condiments in the cupboard and fridge.

The Master and Guest bedrooms are on the main level, have comfy queen size beds, each with a dresser and closet. The master bathroom and guest bathroom both have heated floors, marble countertops and glass shower.

The Living area is newly carpeted and well furnished, with incredible views of Bald Mountain. There is a lovely small deck that extends off of the living area. There is a Smart TV in this area. (non functioning) Fireplace as well.

Enjoy a stay at this contemporary mountain home downtown! With 3,500 square feet and four bedrooms, up to 8 guests can visit and experience all that Ketchum has to offer.

With all new construction, this beautiful home is the perfect location for all your Sun Valley adventures. Light and bright, comfortable and warm, you'll love this space. Just a short walk to everything you need, the home is located just two blocks East of Ketchum Town Square where all the best restaurants and bars are.

The entry is on the second floor with access to the garage and master bedroom with a King size bed and full bathroom. The first level has one room with a King size bed and another room with two Queen size beds conjoined by a Jack and Jill bathroom. There is a large living/sleeping area on the same floor with four convertible sleeper couches that can be used as additional queen beds. We have added a new addition off the downstairs living room, another bedroom! This new room features a trundle bed to sleep 2 people and a giant barn door that opens up the living room. Often given the name "Kids Room" this space is multi use. This room also has a separate full bathroom attached.

The third floor features the kitchen as well as the outdoor deck. The home is great for large groups allowing for time together but also time to separate.

Hidden Gem is great for vacations at any time of year with many activities around the area! In the summer, Baldy Mountain is a great hiking destination with one of the best restaurants (Round House) that you can hike or take the gondola to. Stanley is great for Water rafting adventures, camping and horseback riding. During the winter, skiing and snowboarding are most popular activities at Dollar Mountain & Baldy Mountain. Dollar Mountain has a great ski school program for the little ones. Penny Lane is down the street for sledding and Sun Valley Village is growing with new restaurants and shopping. Newly renovated - Sun Valley Lodge is known for their skating rink, bowling alley and spa.

- "Greg's cabin is wonderful. The location is great, being quite secluded and yet also being just a short drive to Sun Valley resort, Ketchum and Hailey. It's a cosy house with great amenites. Kitchen is far better stocked than most rentals I've encountered, with a good range of equipment and appliances. Bedroom was very comfortable as was the lounge room with gas fireplace, large TV and quality soundsystem. Hot tub was wonderful at dusk after skiing all day. Checkin and out was very straightforward. If I come back to Sun Valley I would book again without hesitation. Thanks for a great stay."

Modern, new and simple home 1/4 mile outside town of Ketchum on Warm Springs Road. The home is clean and breathtaking in its simplicity. Radiant floor heat, white art walls, floor to ceiling windows, walnut doors and Italian cabinetry. The small but private yard is complimented by fire pit, outdoor shower, hot tub, modern patio furniture and bbq. Wilderness trail head to Adams Gulch and beyond for mountain biking and hiking is 100 yards away. City of Ketchum and Sun Valley is a walk or cruiser bike trek on the bike path.

My home and Airbnb space is located in a quiet area of Ketchum close to town but away from the busyness. Windows on all four sides offer the feeling of being in the trees with views of the mountains. The sound of the Big Wood river lulls you into dreamland on a summer night with the windows wide open letting in the cool mountain air. There is NOT an air conditioning system. In the mountains we rely on the cool night air.

The space
Location: Ketchum, Sun Valley Area, Idaho, (Minutes from downtown Ketchum, ski lifts and hiking / mountain biking / Nordic ski trails - (Mountain views!)

Welcome to my Sun Valley guest space. The room’s airy tree house feeling with windows on all four sides is approached by a separate stairway once you enter the house. Designed by the owner to be sensitive to the environment, the house is passive solar with radiant heat in the floors, non-toxic finishes and paints. All the electricity is supplied by photovoltaic solar panels. . A wonderful space for doing yoga. A yoga mat and videos are provided in the room. Bicycles and ski gear can be stored in garage

Accommodations - Bedroom, sitting room in one private space over the garage and approached by a separate stairway after entering the house. Queen bed and full size sleeper sofa. Bathroom with tiled shower. Kitchen/food prep area includes: Convection toaster oven, plug-in tea pot, coffee maker, fridge, one burner hot plate, pots and pans, dishes, glasses, utensils, napkins, sponge, dishcloth and dish soap. I ask guests to bring their dishes down to my kitchen where I will wash them as there is not a kitchen sink in the guest space. Strong Wifi. I prefer to turn the Wifi off between 9:30 and 10pm and back on at 7am. However if the guest would like it left on I am happy to. DVD player, flat screen tv, cafe table and chairs, iron and ironing board available. Clothes washer available.


The house is ideally located in a quiet, tree-filled neighborhood near the Big Wood River, at the base of Bald Mountain and minutes from hiking and biking trails. The free bus service to the ski mountain is a 200 yard walk and downtown Ketchum is ¼ mile away. A public trail to the river is just behind the house and bike paths, groomed Nordic ski trails and the YMCA are within a five-minute walk. Dogs are welcome with a $10 / night fee. I do not allow cats.

Enter through the front door, turn to left and up a private stairway with a door at the bottom. A very private and quiet space.

Nestled among the trees and mins from the airport, this modern studio was designed for a restful stay. The second-story walk-up features an intimate deck with a bistro set. The kitchen is fully equipped with what you need, including sharp knives and a gas convection oven. The full bathroom features excellent water pressure and a washer/dryer combo. The space
The studio is above the garage of the main house. You will have a private entry complete with a welcome mat and bistro set. Please note: One wall is shared with the owner's work studio. There is a locked door between the two spaces. She works Monday-Thursday 9-6, and Friday 9-1. We do our best to not overlap the use of both spaces at once during the weekends, so we will both have quiet privacy.

Guest access
You will park in the space closest to the house and can walk alongside the south side of the house to access the stairs to your front door. The deck is yours to enjoy!

Other things to note
Please note we are unable to host guests with service or support dogs. The host has an allergy to dogs that threatens her health. This makes it impossible to clean the space after your stay. Thank you for your understanding.

The Studio is located on the first floor of a three story townhouse. Cozy, beautifully decorated queen bed studio, located 2 1/2 blocks from the Ketchum Town Square, short walk to restaurants, shops and parks in Ketchum. Just 1 mile from the world renowned Sun Valley Resort. Half a mile to River Run Gondola, short bus ride to Warm Springs side of Baldy. Easy access to bike path, free bus service, golf courses and hiking. We do not recommend the studio for more than 2 or 3 people.

The space
The studio is on the first floor separate from our living space on the second and third floors. We share the foyer entrance. The studio has a queen size bed in a alcove off the living space. There is a queen size sofa pull out, wall mounted flat screen TV with Cox TV and several other premium networks, please, feel free to put the volume up to 16,. There is also a breakfast nook that has a small bar type refrigerator, k/cup coffee maker, microwave, toaster, condiments and plates and silverware for four. It also has an office desk and chair with a charging station. The bathroom, a two room set up with mirror and sink in one room and the toilet and shower bathtub combo in the second room. Everything you need for a comfortable stay is included.
If you stay in our studio, you will be totally stress free! No driving, no noise, no parking problems. María has set it up very tastefully and you will find it clean and cozy.

Guest access
Our townhouse is three stories high. On the 1st level is the studio and shared foyer, the 2nd and 3rd is the part of the home that we keep for our use.
Come in through our main door, directly in front of you is the white door to your studio, keyless lock with code, which will be given to you one or two days before your arrival.

You will love that you will not have to drive anywhere, in fact, one of our first guests returned their rental car!
If you want privacy you will have it, we appreciate ours as well. But having said that, we are very friendly and love to meet new people, and have enjoyed meeting really nice people through Airbnb.

Plenty of parking available next to the house (garage and driveway is reserved for the owner only). Great WiFi in the unit.

Perfect base while exploring our wonderful valley, including hiking, biking, and trail system [toe of the hill] 15 feet from the backyard. 20-25 min drive to Ketchum/Sun Valley during non-rush hour, and 20 min to Silver Creek Preserve. NOTE: given current road construction, expect delays Monday-Friday for northbound traffic between 7-9 AM and southbound traffic from 4-6 PM.

The whole upstairs of the home w/ a private entrance. Access is located behind the garage. Park to the right-hand side of 3rd garage bay in the dirt/gravel area, (driveway is for owners only.) Enough parking for 2 vehicles, 3 if approved. Walk behind the garage to access private Airbnb entry. Private outside patio at entrance. The laundry room is the only shared space in the unit. There is a washer/dryer in the downstairs entry of the unit that is private; however: for 1-week or longer stays, we will need to access the washer/dryer unit located in the downstairs of unit at the base of the stairwell. We will communicate on access to the washer/dryer. Note: there is a staircase to enter the unit.

Other things to note
This is a private unit with a private entrance. We do live downstairs in a separate unit. For stays longer than 1 week, we will need to share laundry facilities [located in the downstairs of your private entrance]. Will notify on times of shared laundry as needed if longer than 1-week stay. Please note the unit does not have a full kitchen; it does have a microwave, coffee pot, mini-fridge, and the bathroom sink. No pets, please. Thanks!

This single-level duplex is located just about a mile from the Warm Springs ski lifts and is steps from the popular Heidelberg Hill trailhead and a bus stop for the "Blue Route" on the free Mountain Rides Bus. This home offers approx.1200 sq ft of living space and will sleep up to four guests.

As you enter the home you will find the cozy living area with a gas fireplace, a 36-inch flat-screen TV with cable, and modern seating. To the left of the entry is the fully stocked kitchen with stainless steel appliances. In the corner of the kitchen is a dining table for four. The kitchen door leads out to a spacious, sunny deck with barbeque and outdoor chairs for relaxing in the summer months.

Off the living area is a hall leading to the master bedroom to the left and the second bedroom to the right. The large master has a queen bed, a 36-inch flat-screen TV, and a walk-in closet that leads to the master bathroom. This bathroom has a shower and a single vanity sink. There is a stack washer/dryer in the master closet. The second bedroom offers two twin beds and has access to a full-size hallway bathroom with a single vanity sink and tub/shower combo.

This duplex is located in a residential neighborhood near the dog park. There is parking for two cars in front of the unit.

One dog is welcome, with an additional pet fee of $120.

You will have access to a sunny balcony with sitting area adjacent to the Nest. The Nest is located on the second floor, guests access is up a flight of stairs.

The space
This super-clean Guest House apartment is a very large studio with plenty of room to move about. There are defining walls between the Bedroom and Living Room and there are very high ceilings that give it a loft-like feeling. It is decorated with upmarket furnishings and nice linens, towels, soaps, etc., and features a well-equipped kitchen. Bamboo floors have radiant heat underneath. Additional wall-unit heater in bathroom. The see-through fireplace between the living room and bedroom is remote-controlled, and will provide a lot of heat at a moments notice.

There is a touchscreen doorknob for keyless entry to the outside entrance. Key provided at a predetermined spot for inside Guest Quarters Front Door.
