There are few resort experiences as unique as Sundance and few places that you can spend a few days that are as idyllic as this setting at Sundance. The branches of old growth firs brush the cabin’s windows. A year-round stream runs along the walls providing ambiance and natural air conditioning. It gurgles under an eating/barbecuing deck leading to an 8 person hot-tub, tucked back in the pines. Two bedrooms have private decks overlooking the stream. The cabin is airy inside with walls of windows; you feel like you’re living in the trees. The whole house has radiant heating so even on the snowiest days you can be barefoot in the forest. Curl up in front of the fireplace and watch TV or listen to music on a state-of-the-art theater sound system. In the years since we've been hosting visitors summer has become our most popular season and in 2018 we installed air conditioning in the house. We personally think the cool mountain air coming off a snowmelt stream is the best cooling system on the planet. But if you are staying inside on the handful of days each year when the temperature inside gets up to (gasp) 75, you can cool it off fast if you need to.

Cook a meal in a gourmet kitchen or on the Weber BBQ when you’re not in the mood to make the short walk through the woods to the great restaurants at Sundance.

The Unique Benefits of this House: Live music nights at Sundance's Owl Bar when the fire is blazing in the back room. Sunday Brunch at the Foundry Grill - particularly on patio days when the weather is fine. Sunrise bike rides on the mountain when you're likely to catch a moose or deer at every turn. Sunset hikes back from Stewart Falls - two miles away through a high mountain meadow. Summer movie nights at the outdoor theater. Heavy snowfall days when our road is impassable for a couple hours and the hot tub is cranking. Snowshoeing on full-moon nights when the Nordic center opens the trails at night.

Why the Owner Chose Sundance: Our family bought this home to be our home. We lived here for a magnificent decade. But when our family outgrew the house we reluctantly moved nearby and hope that vacationers will enjoy the house as much as we have.

Things About Our House that may make a difference in your decision. We try to illustrate the house well with photos and descriptions but we are always sad when a guest arrives and realizes something about the house that they don't appreciate and that we cannot change. So, these are the only things we've every had someone say they wish they had realized before they arrived: 1) You will need to navigate stairs. There are five broad stone steps descending from the parking to the front door. And you must climb at least 12 steps to get to any of the bedrooms. 2) The house is fantastic for guest parties who are very comfortable sharing space.

The Space Generally: As you can see from the photos the house is very open and not particularly large at 1300 square feet - about the size of a nice townhome but to many people it feels larger because the center of the house is open from the ground to 40 feet up.That's how we offer so much light and views of the forest - light and views are not easy to achieve in the forest floor and in a canyon like ours.

We advertise the house as a 2 bedrooms that sleep 4-6. We have a small handful of guests say the photographs made the house seem bigger that it is. That's not an intent to deceive - that's a good real estate photographer using a good wide-angle view so you can see as much of the room and its features as possible. But in order to avoid any doubt, please read on and we will describe the size and scope of the rooms and the comfortable capabilities of the house.

Communal Eating and Drinking: The kitchen and the living space are contiguous. The kitchen is a tidy, extremely well-equipped food prep space with a small table that only can seat 4 people at the same time - the space you see in pictures is about 120 square feet from wall to wall - obviously the counters and table take up some of that square footage. There is a larger redwood table on the outside heated deck - only a few steps away - that easily accommodates with seating for 6 guests when the weather is conducive. The fact that it doesn't rain much in Utah and the cool evenings keep bugs to a minimum makes this a reality many guests enjoy - even in the winter when snow is piled all around - what better than a steaming cup of coffee when you can actually see the steam and perhaps be surrounded by falling snow? This deck has a ceiling about 18 feet above but is not enclosed on the sides.

Sleeping and Bathing: The Streamview (Master) Queen bedroom is entirely private (about 300 square feet and ensuite) with a private deck. A Twin daybed (2x twins) is on another level and can be made visually private by pulling a heavy tapestry across is not audially private (about 100 square feet). The Skybridge Queen bedroom is far above the rest of the house and also private (about 150 square feet).

The house is great for people who are comfortable with only being semi-private from each other. Basically all ingress and egress crosses through the open core of the house. So you're going to interact.

In Summary: Simultaneous dining is comfortable for 3-4 at a table but table dining is otherwise best enjoyed outside - where there is plenty of space and the BBQ grill. Denizens of the two Queen bedrooms have privacy behind doors but if the guest party requires the twin beds - those don't have much privacy - only visually. Our average guest party is typically about 3 guests and we've set the rent to be attractive to parties of 2-4 relative to the hotel rooms at the Sundance lodges. We only have parties of 6 in the house a few times a year - and typically they are parents and their kids. We are limited by the county to having no more than 6 people on site (not just staying overnight - anytime) at a time in any case. So no parties or events - you wouldn't be comfortable and I wouldn't blame the neighbors for challenging the legality anyway.

Our Winter (December - April) Disclaimer. People always ask if they need to rent a 4WD/AWD vehicle. The answer is "If you need to ask, then 'Yes'". Sundance is a ski resort. The roads are frequently - if not perpetually - snowy or icy in winter even with the best snow clearing. If you have a front drive vehicle with very good tires and are comfortable driving in snow you may be fine. The road to our home has two uphill climbs of about 100 yards. Not super steep. But if there's snow or ice on the road that's steep enough. And our lovely but thickly treed canyon doesn't allow the sun to have much chance to melt the snow so our strong advice is to arrive with the best tool for the job - 4WD. Another winter factor to keep in mind; During snowstorms, Utah Highway Patrol may close the main canyon road (the only way in to the Sundance Resort) to vehicles unless they can show that they are 4WD or have installed traction devices (chains, straps, steel studs). It has only happened once that we know of but it has happened that a guest went in to town and during their trip to town a snowstorm set in and when they came back they were prohibited from entering the canyon by UHP for a couple hours. Just had to sit there in the car and watch the snow fall.

The only negatives were (1) a strong odor in the fridge when we checked in - like something had rotted and was cleaned out just before our arrival - shouldn't be an ongoing issue; and (2) the shower in the main on-suite bathroom is a little quirky and has no shelf or stool, but is as pictured, so no surprise. We felt this home has a lot to offer for the price."

Come fall in love with our charming Storybook Stone Cottage. Crazy in love. Tucked beneath huge pines and built right on a mountain stream so close, you'll swear it's running through the living room. Just off the main deck, take the bridge over the stream to the hot tub and the “Bird House”, a tiny stone house with a second-story sleeping loft. (Guests old and young have been known to fight for the bed. Only drawback is that there isn't a bathroom).

If it's solitude and peace you are looking for go no further. Fox Hollow is situated on a quiet lane with a main house and a separate guest house right next door. The surrounding area is wooded and private creating a great gathering space in the back with a large deck and grass yard.

The master bedroom is upstairs with a wood burning fireplace, king sized bed with a balcony overlooking the backyard. There is a bonus claw foot bathtub IN the bedroom room next to the fireplace. The master is open on one side of the room to the entry below so noise can carry up or down. Give us a call and we can explain better. - "I could go on and on about this property, but the long and short of it is that it's gorgeous, perfectly clean, and fun. Every need has been anticipated, and then some. Will definitely be staying here again!" - "This is the best vacation home we have ever stayed in. The home is only a couple years old. It is clean and well taken care of. David came down and met us soon after we arrived. He offered to go through the home and explain some things to us and we took him up on that. It was definitely helpful. The pride in his home and property is evident. The home is well equipped throughout. You really don't need to bring anything other than groceries if you plan to cook in the home. There are plenty of spices, trash bags, keurig k-cups, toilet paper, etc. The amenities on property are wonderful. We played pickleball and basketball, used the trampoline, hot tub, and did the short hike to beautiful views. We also enjoyed see Oreo, who is an outdoor cat, waiting for us whenever we returned to the house and in the morning when we got up. My only regret is that we didn't have more time. We were in town for a wedding at Sundance. With wedding festivities each day, hiking and checking out Sundance, we didn't have enough time to truly enjoy this home. We will definitely be back."

- "Boulder Ridge met our needs and expectations: a large common area where we could gather for our nightly happy hour, a game room for the 4 college-age family members, convenient nearby walks and hikes, restful outdoor space for morning coffee and relaxed conversations, a scenic location, and a large dining area so that we could all eat together. In terms of the latter, seating all 12 of us was a bit tight. However, the kitchen was wonderfully supplied for cooking and eating for that many."

Heartwood is a comfortable 2 bedroom, 2 bathroom cabin 1.5 miles above the Sundance Mountain Resort in a gated community. The setting and surroundings are overrun with towering pine trees. Just up the road is access to hiking trails leading to Stewart Falls. The outside decks and patio provide a great space to enjoy nature year round. The living room offers a wood burning stove to help create a cozy ambiance.
The main bedroom is located on the upper level with a king bed, fireplace and an attached bathroom with shower.
The main level has large windows letting in an abundance of natural light and spectacular forest views from every window. A wrap around deck makes the outdoor space easy and comfortable year round.
The lower level has the second bedroom with built-in bunkbeds making up 2 queen beds and 2 single beds.

The A-Frame has designated sleeping areas. The downstairs features a cozy sitting area, with a Murphy queen bed and frame TV, with the full bathroom featuring a walk in shower, and heated floors.

The middle level, accessed from the stairs, is the main living room with the full kitchen and laundry and half bath, and access to the large deck with hot tub access and outdoor dining.

The upper loft is accessed by additional stairs, and features the other queen bed. This is also where the additional queen air mattress can be used as well (totaling 3 queen sized beds).

Must be able to comfortably climb stairs. This is a 3 level A-Frame, as well as stairs to access the front door.

Seasonal dining table/chairs is outdoors only* there are food trays (under main level couch) for you to enjoy meals in the comfort of multiple seating areas throughout the A-Frame.

This cabin is as the pictures describe… beautiful! The hot tub was bonus fun, the top floor bed was a pillow of comfort and the bathrooms great. The Murphy bed came in handy for our daughter for a night as well. I would just caution that the stairs inside the house are steep and narrow, so if you have any physical issues you may want to pass on this… but we managed well enough. The location was great and just a great getaway as the name implies. The hosts were welcoming and responded quickly. We really appreciated the opportunity to stay here and is perfect for a couple or up to 4 people if needed."

The space
A wonderful place for family and friends to gather to play and relax. Located just five minutes from Sundance Resort where you will find restaurants, skiing, live music, art studio, gift shop, spa, horseback riding, snowshoeing, cross country skiing, hiking, ziplining, and flyfishing. You never have to leave the mountain.

The home is set back from the road and offers large wrap around decks on three sides for year-round enjoyment of the beautiful woods and mountains. The kitchen has a center island to gather around and is fully stocked. A gas range makes cooking a joy along with double ovens if you are planning a big meal. The dine in kitchen can seat 8 or the dining room can seat an additional 10. Of course there is a microwave, coffee maker, blender, crock pot and mixer to help with your meal plans.

This relaxing retreat is conveniently located between Sundance Ski Resort and Deer Creek Reservoir in Provo Canyon. The large home boasts 3 master suites, a steam room, a theatre room, and a gourmet kitchen.  With 6 bedrooms total and 6 bathrooms, everyone in your group will be able to kick their feet up in luxury.
Seasonal activities within 10 minutes include hiking, water sports, snow skiing, mountain biking, horseback riding, boating, zip-lining, rock climbing, and ice-fishing.

Quiet and secluded with soothing sounds of the stream heard from the deck and a few bedroom windows. Carpe Montem is a stunning and comfortable mountain home located in a gated community at the very end of a quiet lane. An impressive deck offering stunning views of Mt. Timpanogos. The hot tub is the largest we've ever seen and could fit the whole family plus some. The glacial runoff creating Stewart Falls (just a few miles hike from the cabin) runs year round just below the property.

All 3 bedrooms on the upper level have stunning views of the forest and mountains. Waking up to views of Timpanogos is an experience in itself. The main bedroom shares a small deck with the king bedroom w/ fireplace. The last bedroom on the upper level has a king bed and up the built in stairs another queen with a full bath across the hall. The two remaining bedrooms in the main home are on the ground level both with king beds that share a full bath with a shower/tub combo.

The detached 3 car garage has a 1 bedroom, 1 full bathroom apartment that is being updated this winter/spring and will hopefully be available starting in June 2023.

Balsam Road is a quiet corner of the mountain consisting of 4 homes. We are managing the last 3 homes on the lane. Mountain Modern is a 5 bedroom, 3.5 bathroom home with an impressive bunk room, beautiful design and layout. The views are just as impressive and the home was completely renovated in 2019. Balsam Wood is another 5 bedroom home in between Carpe Montem and Mountain Modern that is more rustic and quintessential Sundance with an amazing deck, hot tub and sauna. These three homes rented together would have 15 bedrooms combined and they are the last three homes at the end of the lane just a few hundred feet apart.

There aren’t words to describe the finishes and materials that make up this masterpiece. The Reserve on Deer Run is no more than a 250 ft walk to the ski run. It’s a short run down to the base and is just about as good as a ski-in/ski-out.

The outdoor space is just as impressive as everything indoor. Ample seating with a built-in BBQ grilling station, gas fire pit. The 8 person hot tub has a motorized lift making enjoyment of soaking in the outdoors so easy.
