Silent hours are between 09 PM and 08 PM daily, and parking for two vehicles is provided. There is an additional charge of $10 per night for trailers. This townhome is centrally located, only 20 minutes away from ski resorts during winter and with over a hundred hiking and biking trails within 5 minutes from spring to fall. You'll also find tons of fine dining and fast food joints, along with entertainment places just a couple of blocks away. Getting around Salt Lake County is a breeze, with travel time to anywhere in less than 20 minutes. Additionally, the Trax Station is less than a mile away. There is parking for 1 car in the driveway and a second car can be parked in the backyard, please do not block the access to the backyard.

Rules for staying at our place:

1) LOCALS MUST MESSAGE US BEFORE BOOKING. If you are a person local to Salt Lake, Utah, Davis counties, you have to message us before booking, if not we reserve the right to cancel your reservation and will not issue refunds.

2) Occupancy limits: We do not allow more than 8 guests in this listing or on the property at any time, violation of which will result in the removal of all guests from the property immediately without refund. You understand that this is located in a nice family neighborhood.

3) This is a self-check-in property: You certify that you are willing and able to follow the instructions that are being provided by VRBO through the house manual or check-in guide. You can find our house manual and check-in guide here on the VRBO platform on our listing. You also agree that you will not contact your VRBO host BEFORE reading the house manual and the entire listing.

4) Fees: There is a minimum $250 per day fee for every day of your booking if it is found that you have been smoking on the property. There is a minimum $150 LATE CHECKOUT FEE if you are there longer than you have been authorized as our housekeeper charges us in such a case. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking the rules set forth.

8. Alterations/Changes: Once you have confirmed your booking, any modifications to the dates or guest count may be treated as a cancellation and therefore be subject to the cancellation policy. The host retains the right to charge for lost dates you have removed with an alteration of at least a partial amount to the discretion of the host.

9. We allow 1 dog under 50lbs as we pay for a short-term rental insurance policy allowing pets. We charge $50 per stay (message us about pet fees for longer stays!). This fee is not an additional cleaning fee. When you bring a pet you agree to a “zero impact pet policy” meaning that when you depart there will be no additional work required to clean up as a result of a pet being on-site. Animals are not allowed on any furniture and we don’t have any carpet other than area rugs. Please help us by closing the bedroom doors to keep your pet on the hard surface areas and off of the beds.

There is a $50 LATE CHECKOUT/EARLY ARRIVAL FEE if you are at the property without proper authorization from the host. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking the rules set forth.

🌊 Shared hot tub and patios are available on a first-come, first-serve basis (similar to a hotel setting).

Shower tip: For the upstairs shower, adjust the temperature by turning to hot first, then cold.
1. Quiet Hours: Quiet hours are from 9 AM to 10 PM. Sound travels easily to the other unit, so please be mindful and keep noise levels down. We appreciate your cooperation!

2. No Pets: Pets are not allowed in the property.

3. No Smoking: Smoking is strictly prohibited anywhere on the property due to high fire risk. Please leave the neighborhood if you need to smoke.

4. No Parties: Parties and loud music are not allowed.

5. Furniture: Please do not move the furniture.

6. Damage and Missing Items: You will be charged for any damage to the unit or for any missing items.

7. Thermostat Settings: Please do not set the AC lower than 71°F or the heat higher than 75°F. The thermostat in your unit controls the temperature for the entire house, and the AC is very strong.

8. Wi-Fi: Do not unplug the Wi-Fi router or extender. The main router is located in the lower floor bedroom, and the Wi-Fi extender is in the gym room (both are white devices and labeled). These control Wi-Fi for the entire house.

9. Garage: The garage is off-limits to guests and remains locked.

10. Age Requirement: You must be 21 years old to book this property.
