- "We absolutely loved this place. I most often found myself sitting on the deck overlooking the trees and river, but I loved the indoor space as well. The kitchen was well stocked with tools, and the whole place was very clean and inviting. My family of 4 slept in the loft bedroom with the window open to let the crisp air and sounds of the river in and it was heaven! The bed was very comfortable. In the evenings we played games at the large table and watched movies on the TV. We walked to Sundance Resort a few times and enjoyed the outdoor theatre, restaurants, and live music on Sunday evening. We met the owner and he was so kind and we learned a lot about the area. Come fall in love with our charming Storybook Stone Cottage. Crazy in love. Tucked beneath huge pines and built right on a mountain stream so close, you'll swear it's running through the living room. Just off the main deck, take the bridge over the stream to the hot tub and the “Bird House”, a tiny stone house with a second-story sleeping loft. (Guests old and young have been known to fight for the bed. Only drawback is that there isn't a bathroom).

The main cottage is a perfect retreat for 2, but can easily accommodate 4. Two small bedrooms on the main level with the small bathroom in between. The loft with a full bed has curtains that close off for more privacy. The kitchen is a gourmet cook's delight with a Wolf range and a Sub Zero fridge. There is a small leaf table in the kitchen perfect for two and can be opened and pulled away from the wall to fit 4. Loved the fireplace and hot tub ( was a challenge to find due to all of the snow!) a few minor issues that were immediately dealt with by the management company. The cinnamon bread and lip balms were a very nice touch. The 2 bedrooms upstairs are accessed by a spiral staircase , so limit your luggage. The first floor bedroom is nice and has its own bathroom. We could not walk to the resort due to snow, but the house is a 3 minute drive from the resort. We loved our stay here, if this home is available, book it!"

If it's solitude and peace you are looking for go no further. Fox Hollow is situated on a quiet lane with a main house and a separate guest house right next door. The surrounding area is wooded and private creating a great gathering space in the back with a large deck and grass yard.

The master bedroom is upstairs with a wood burning fireplace, king sized bed with a balcony overlooking the backyard. There is a bonus claw foot bathtub IN the bedroom room next to the fireplace. The master is open on one side of the room to the entry below so noise can carry up or down. Give us a call and we can explain better. The second bedroom in the main house is also upstairs with its own bath, a queen bed and two twin mattresses on the floor of the loft.

The guest house won't be considered punishment for whomever ends up there. It's steps away from the main house with 2 bedrooms, each with their own full baths, a kitchenette and a mounted flat screen in one of the two bedrooms.

Heartwood is a comfortable 2 bedroom, 2 bathroom cabin 1.5 miles above the Sundance Mountain Resort in a gated community. The setting and surroundings are overrun with towering pine trees. Just up the road is access to hiking trails leading to Stewart Falls. The outside decks and patio provide a great space to enjoy nature year round. The living room offers a wood burning stove to help create a cozy ambiance.
The main bedroom is located on the upper level with a king bed, fireplace and an attached bathroom with shower.
The main level has large windows letting in an abundance of natural light and spectacular forest views from every window. A wrap around deck makes the outdoor space easy and comfortable year round.

Our "A" Frame of Mind cabin has it all - wood burning fireplace, hot tub, sauna, outdoor fire pit, decks with views and bistro lights to enchant. It is set on a south-facing side of the mountain a half mile above the Sundance Resort. A classic A-frame cabin with three levels is the perfect place to unwind, relax and enjoy some peace and quiet. In the summer you are walking distance to the Sundance Resort as well as the hiking trails to Stewart Falls. The outside decks provide a great spot to enjoy some sunshine and stunning mountain views.

With four bedrooms and three bathrooms, this property can accommodate the whole crew. Each level has a full bathroom. The upper level offers the master bedroom with a great balcony and a full bath.

The main level has large windows letting in an abundance of natural light and spectacular views plus a cool wood burning stove. The A-Frame has designated sleeping areas. The downstairs features a cozy sitting area, with a Murphy queen bed and frame TV, with the full bathroom featuring a walk in shower, and heated floors.

The middle level, accessed from the stairs, is the main living room with the full kitchen and laundry and half bath, and access to the large deck with hot tub access and outdoor dining.

The upper loft is accessed by additional stairs, and features the other queen bed. This is also where the additional queen air mattress can be used as well (totaling 3 queen sized beds).

Must be able to comfortably climb stairs. This is a 3 level A-Frame, as well as stairs to access the front door.

Seasonal dining table/chairs is outdoors only* there are food trays (under main level couch) for you to enjoy meals in the comfort of multiple seating areas throughout the A-Frame.

This cabin is as the pictures describe… beautiful! The hot tub was bonus fun, the top floor bed was a pillow of comfort and the bathrooms great. The Murphy bed came in handy for our daughter for a night as well. I would just caution that the stairs inside the house are steep and narrow, so if you have any physical issues you may want to pass on this… but we managed well enough. The location was great and just a great getaway as the name implies. The hosts were welcoming and responded quickly. We really appreciated the opportunity to stay here and is perfect for a couple or up to 4 people if needed."

After you’ve enjoyed the great outdoors, the entertainment continues inside the cabin, which is Alexa enabled with Amazon music unlimited. The TV has a free 200+ movie library to stream, YouTubeTV streaming cableTV. The great room’s centerpiece, a massive stone fireplace can be turned on with the press of a button and radiant heat is installed throughout the home, keeping your toes toasty and equipping your guests for a cozy evening with unlimited entertainment.

You and your guests will sleep comfortably in the master bedroom’s enveloping king-size bed, the loft’s bunk beds, two twins, and full size. For those who are up for a night of adventure, choose the Bungalow, a single room where you can relax outdoors, while still being protected from the elements. The Bungalow also doubles as a daybed; a space to kick back with a good book or take an outdoor nap. In the summer months, our cabin can accommodate up to 10 guests with the bungalow.

Eagle's Nest is back and better than ever! This was in our portfolio for a number of years, and we are so happy to have it back and available. It truly is one of the most spectacular homes in all of Sundance. Some homes have great interior spaces and finishes while others are in a great setting with beautiful outdoor space. Eagle's Nest has everything so dialed in and perfect it will be hard to leave once you arrive.
The spaces lend themselves for unforgettable entertaining any time of year. From the heat lamps and a barbeque as well as an outdoor fireplace and wet bar, the consummate entertainer will be right at home. Interior features include a wine fridge, ice maker and another bar to keep the good times rolling. Challenge your competitive brother to a game of pool on the custom billiards table in the lower level lounge.
The massive great room features stately furnishings where you can curl up with good book and an even better glass of wine, the fireplace ablaze. The formal dining area for ten makes a great spot to share a special announcement with your family and friends. The kitchen is on the smaller side but still very functional and easy to prepare meals to keep everyone fed and happy.
With a total of five spacious bedrooms, each with their own en-suite bathrooms accommodate up to fourteen guests. The master suite offers a king size bed, a large sitting area with a fireplace, a sofa and a flat screen television. There are three more rooms that each have queen size beds, one with a separate sitting area. The fifth bedroom includes two twin beds over double bunk beds as well as a lounge area, fireplace, television, kitchenette, dinette with terrace access.

From the responsiveness of management (specifically, Wyatt, prior to arrival and throughout our stay, to this amazing home, this will go down as one of our best Family vacations every and we've had a lot over the past 20 years. The home is truly a rustic luxury! Beautifully decorated for the holidays. Spacious enough for 8 adults. Our adult kids stayed in the main house and us moms stayed in the apartment, which was perfect. A fully-stocked kitchen with every utensil, pots & pans, condiments, spices, and Keurigs in many of the rooms (I believe I counted at least five). The dining room was perfect for family breakfasts and several dinners. We even grilled outside during a snowstorm. An abundance of privacy. The hot tub was wonderful and we appreciated the industrial-grade heat lamps. They provided several buckets of salt which came in handy. They salted the driveway when necessary and plowed as well even though within an hour, it was fully engulfed in snow. But it allowed us to drive up upon returning from the lifts. There were so many extra amenities including bathrobes, plenty of towels, shampoo, conditioner, body soap, body lotion, chapstick, paper towels, and napkins. Guests will have full and exclusive usage of the entire home, parking area and scenic decks.

Pets: At this time we are delighted to accept small adult non-shedding dogs; but please note that cats are not allowed. Please reach out to us at the time of your booking to confirm that your pet is allowed . To ensure a comfortable stay for yourself, your pet and our future guests, we would appreciate your observing of the following guidelines:

A. There is a $300.00/stay charge per pet for the deep cleaning of the home, upholstery and decorative soft furnishing due to shedding . This charge does not vary based on the duration of your stay.

B. We will accommodate your pet in the cabin, provided that your dog weighs 25 pounds or less, is fully trained and appropriately restrained by you.

C. A maximum of two (2) dogs, with a combined weight totaling no more than 50 lbs, may occupy the home at any one time.

D. As Utah County requires a current Rabies Vaccination for all dogs, we require proof of your dog’s current Rabies and Distemper vaccinations prior to your arrival.

E. Your dog must be kept on a leash everywhere when it is outside of the home.

F. You are responsible for cleaning up after your dog both on the property and in the neighborhood.

G. To ensure the protection of the furnishings of the home and to ensure that all neighbors’ quiet enjoyment of their homes, we must insist that no dog be left unattended in the Villa unit for a period of more than four (4) hours.

a. If you find the need to leave your dog unattended in the home at any time, your dog must be restrained within a kennel.
b. Dogs are not to be left unattended on the decks or tied up in the front of the home.

H. Any disturbances, such as barking, must be curtailed immediately to ensure that the neighbors are not disturbed. If excessive barking is not controlled, you may be asked to remove your dog from the premises.

I. Owners are responsible for all property damage and/or personal injury resulting from your dog. In the event of any incident of personal injury or property damage, please contact us immediately so that an incident report may be completed.

J. We reserve the right to charge your account commensurate to the cost of such damages over and above the initial $300.00 cleaning fee. Excess damage fees may include, but are not limited to the following:

a. $250.00/Day—Out of Service Fee (charged per day the home is out of service)
b. $100.00—Carpet Cleaning
c. $6.00-$25.00/Item—Linen Cleaning Fee
d. $75.00—Decks Cleaning Fee
e. $TBD--Damage from Chewing and/or Scratching, or Permanent stains in Carpet or Upholstery

K. You further agree to indemnify and hold Treetops, its owners and operators free from all liability and damage suffered as a result of your dog.

L. Treetops is not responsible for any physical harm caused to your dog during its visit by any flora, fauna, or environmental conditions. Local wildlife includes but is not limited to deer, coyote, bears, bobcats, owls, hawks, bats, raccoons, snakes, skunks, elk, moose, cougars, wolves and spiders.

M. We reserve the right to request an early departure from any guest whose dog is responsible for excessive disturbances and/or property damage. We also reserve the right to choose not to accept every pet, and may ask for references.

This cabin is perched at the bottom of a sturdy metal staircase. Wind your way down through the meadow where you can hear the stream flowing year-round, to the sweetest little cabin and sit on the deck to observe the wildlife and pollinators. A few steps away is your own hot tub to soak in and watch the snowflakes fall. Just a five minute drive from Sundance Resort where you will find restaurants, skiing, live music, art studio, gift shop, spa, horseback riding, snowshoeing, cross country skiing, hiking, ziplining, and flyfishing.

Heartwood is a comfortable 2 bedroom, 2 bathroom cabin 1.5 miles above the Sundance Mountain Resort in a gated community. The setting and surroundings are overrun with towering pine trees. Just up the road is access to hiking trails leading to Stewart Falls. The outside decks and patio provide a great space to enjoy nature year round. The living room offers a wood burning stove to help create a cozy ambiance.
The main bedroom is located on the upper level with a king bed, fireplace and an attached bathroom with shower.
The main level has large windows letting in an abundance of natural light and spectacular forest views from every window. A wrap around deck makes the outdoor space easy and comfortable year round.
The lower level has the second bedroom with built-in bunkbeds making up 6 single beds. The slide if shown in the photos has been removed from the upper bunk.
The mountains are calling and Heartwood will feel just like home but in the mountains!

We call this home Wildwood, because the surroundings are wild and the location is in Big Pine Canyon, full of beautiful mature pine trees that have called this place home for hundreds of years.

The space
The home is located within a 5 minute walk from Sundance Resort, where you will have access to world class skiing and dining. The property features a large, open floor plan with plenty of room for family to gather. A mountain stream is just outside the front door surrounded by lush mature pine trees. There are three decks, one very large one with dining furniture for the summer months. The home is 2800 square feet with a well stocked kitchen.

Down a private road, past horse pastures and around the bend, your child within will be thrilled when you arrive at the Treehouse. The stream rushes by a large yard with swing set, foot bridge, and stone benches and table for outside dining. A true respite from the outside world. Mount Timpanogos stands proudly over Sundance Resort, just a five minute drive, where you will find restaurants, skiing, live music, art studio, gift shop, spa, horseback riding, snowshoeing, cross country skiing, mountain biking, hiking, ziplining, and flyfishing.

The Treehouse has two separate levels and entrances and works great for two families with kids who want their own space. The upper level is a bit larger than downstairs, complete with living room, wood burning stove, large windows and doors to the main deck, dining room, full kitchen, two bedrooms, and a hall bathroom. A door from the kitchen leads out to the upper deck with a grill and stairs down to the hot tub. The downstairs offers a living room, queen bedroom with bathroom, kitchenette, and doors to the ground level patio. A one of a kind place, there are lots of things to do here: walk to the edge of the stream and cool your feet, lounge in the grass, and watch chipmunks in the trees and clouds in the sky. In winter have a snowball fight and make snow angels. Any season, it’s picture perfect.

Come fall in love with our charming Storybook Stone Cottage. Crazy in love. Tucked beneath huge pines and built right on a mountain stream so close, you’ll swear it’s running through the living room. Just off the main deck, take the bridge over the stream to the hot tub and the “Bird House”, a tiny stone house with a second-story sleeping loft. (Guests old and young have been known to fight for the bed. Only drawback is that there isn’t a bathroom).

The main cottage is a perfect retreat for 2, but can easily accommodate 4. Two small bedrooms on the main level with the small bathroom in between. The loft with a full bed has curtains that close off for more privacy. The kitchen is a gourmet cook’s delight with a Wolf range and a Sub Zero fridge. There is a small leaf table in the kitchen perfect for two and can be opened and pulled away from the wall to fit 4. Warm your toes on the radiant heated stone floors throughout, build a fire in the stone fireplace and soak in the stream-side hot tub. At the end of your day, sink into the comfy beds and luxurious linens that guests rave about. Welcome to our 4 bedroom, 3.5 bathroom family-friendly cabin right in the heart of Sundance Resort! This is one of the first cabins to have been built in Sundance, and it's very quiet and private. Our cabin comfortably houses 18-25 guests, and is perfect for a get-together, a relaxing getaway, or even a reunion. Our cabin is simple, authentic and features its original charm. Sit back and relax inside next to our big windows, or outside on one of our four balconies/decks.

The space
This cabin was built by our grandpa as a place for all of us to gather together. Over the years, we have kept as much of the original charm as possible. The loft upstairs is completely open and has four twin beds in it, as well as one queen bed, one full bed, and an additional floor mattress. There’s plenty of space for people to sleep on the floor up there, too. The main floor has a bathroom and two bedrooms, as well as 1 pull-out couch, and 2 additional couches. For those of you who prefer hammocks, we also have two of those that can be set up. The basement has a large mud room with plenty of seating to take off your shoes, an area for the kids to play, 2 additional pull-out couches, as well as laundry and a bathroom.

The cabin has a forest area next to the driveway that kids love to play in, and you can pick between any of the three balconies or back deck to enjoy the outdoors.

After you’ve enjoyed the great outdoors, the entertainment continues inside the cabin, which is Alexa enabled with Amazon music unlimited. The TV has a free 200+ movie library to stream, YouTubeTV streaming cableTV. The great room’s centerpiece, a massive stone fireplace can be turned on with the press of a button and radiant heat is installed throughout the home, keeping your toes toasty and equipping your guests for a cozy evening with unlimited entertainment.

You and your guests will sleep comfortably in the master bedroom’s enveloping king-size bed, the loft’s bunk beds, two twins, and full size. For those who are up for a night of adventure, choose the Bungalow, a single room where you can relax outdoors, while still being protected from the elements. The Bungalow also doubles as a daybed; a space to kick back with a good book or take an outdoor nap. If you or your guests are feeling even more adventurous, fall asleep beneath the stars on the two army metal spring cots. In the summer months, our cabin can accommodate up to 10 guests with the bungalow. Bungalow is not available in the winter months.

Equipped with a BBQ grill, fire pit, wine glasses, coffee machine and mugs, toaster, two 55” 4k TVs - Great room and Master bedroom, countertop induction stove, countertop convection oven, griddle, microwave, insta-pot pressure cooker, dishwasher, and full-size refrigerator, the Yellowstone Lodge strives to make your stay as comfortable as possible. Our cabin does not have a full kitchen but a kitchette with countertop cooking appliances.

Just updated cabin with drop-down motorized 124" projector screen with Surround Sound, Home Theater. Home Theater is connected to Roku with lots of movies on VUDU or cast your own movie.

Whether you come to enjoy the outdoor hammock (summer) that overlooks the changing leaves of autumn, swap ghost stories over the grand campfire, or enjoy a cozy evening indoors, the Yellowstone Lodge is sure to offer you and your guests a trip you’ll never forget.

There is a fun spiral staircase to take you to the lower level with the Master bedroom, bathroom, and garage. The loft is accessed by steep ladder-like steps (please see photos).

The water is from a Sundance area spring and is softened with a powerful array of magnetic water softeners.

Reliable and fast Wi-fi mesh network through the whole cabin. Dual Wan load blancing from Centurylink (30Mbs) and Starlink (200Mbs) for 230Mbs total throughput and redundancy if one internet provider goes down. KeepConnect device will automatically reboot the router if it locks up, so your internet will always be available.

No parties or gatherings. To help us monitor your compliance for maximum occupancy, we use a signal detection sensor in our home that will send us reports regarding the total number of devices in our home at any one time. We will not receive any personal information in these reports or even any information about any one individual device.

If you will use the fire pit then you must follow all the firepit rules specified by the fire department:
1. Avoid fires on windy days.
2. Use a hose to water down trees, shrubs, and grass that abut the campfire rockwork.
3. Make sure the Fire Bucket is full of water and near the fire pit.
4. Carefully remove the fire pit safety grate and place out-of-the-way.
5. Start and enjoy the campfire! (Attend to the campfire at all times) Don’t use lightweight paper (TP, paper towel as their embers float while burning.)
6. If neighbors complain (Let’s hope not!) then the fire must be extinguished.
7. When finished, completely douse the fire pit with water so fire pit is completely cold.
8. Carefully reinstall the fire pit safety grate to avoid trips and falls.

The space
Enjoy a piece of history in this beautiful, surprisingly roomy, A-Frame cabin less than 300 steps to the Outlaw Express chair lift. Built in 1978 and lovingly cared for, this family cabin is a perfect representation of the mountain’s past and present. Just a two minute walk to Sundance Resort where you will find restaurants, skiing, live music, art studio, gift shop, spa, horseback riding, snowshoeing, cross country skiing, hiking, ziplining, and flyfishing.

Warm wood paneling, upstairs and main level living rooms, 1 bathroom upstairs, 1 bathroom main level, a large yard, galley kitchen, and the stream running through it, this place is welcoming for family gatherings, “friends-givings,” and provides a familiar and comforting stay.

THE HISTORY of Hilda’s

In the 1890’s, Andrew Jackson Stewart, a surveyor of Scottish heritage, was commissioned by the U.S. government, to survey the canyons east of Utah Valley. Eventually, he and his sons Scott and John, surveyed their way up the North Fork of the Provo River to within a few hundred yards of this place. Like everyone else that has seen the majesty of Mount Timpanogos, the Stewarts were taken with its beauty and wondered at the possibilities offered by this land.

The Homestead Act of 1860 allowed individuals to claim 140 acres each, on the condition that they improve the land. They did so by creating a timber mill, harvesting ice and farming beets, among other things. The land was eventually consolidated into the hands of Scott and John. By the 1930’s Scott’s son Paul purchased his father’s share of the land. It became the summer range for his sheep. Every year, after the snow melted, he drove his sheep from the desert west of Utah Lake, up Provo Canyon, to graze on the grasses offered by these mountains.

The first home on this property was built by Paul with salvaged wood from his parent’s cabin at Aspen Grove, that was destroyed by an avalanche. This enabled Paul to be near his sheep and his wife Hilda and their eight children. A painting of that cabin hangs on the wall next to the entry to the kitchen of this cabin. It housed Paul, Hilda and their children through many summers. In 1945, Paul’s brothers Ray and Hank asked to install a 1,000 foot rope to an old Chevy truck engine to pull skiers up the hill. Later, Paul bought an old chair lift from an operation at Parley’s Summit, near Park City and had it installed on his property. That was the beginning of what would become the Timp Haven ski resort.

By the late 1960’s Paul was looking to sell the ski resort. He found a buyer in a young actor that first showed up at Timp Haven in 1962 on his way home from college in Colorado. Later, the actor met and married a girl from Orem. He purchased property from John Stewart and built a cabin on the property. By 1969, Paul and Robert Redford reached a deal, and the resort was renamed “Sundance.”

Some of the history laid out here can be viewed in picture form on the wall between the Tree Room Restaurant and the deli. You can also see pictures of the Timp Haven resort on the walls of the Outlook Café. Other reminders of this history and heritage still exist in the rock fireplace standing out front at the bottom of the stairs. It was the fireplace that stood at the center of the family room of that first home.

This cabin was built in 1978. Paul and Hilda’s children and grandchildren have worked hard to maintain and preserve it in its original state. If the majestic pines that stand on either side of this cabin could speak, they could tell more history than can be shared here. They could tell us of the many happy times and fond memories enjoyed by Paul, Hilda and their descendants. We hope you enjoy your time here and appreciate all those who have come before to make this experience possible.

Palisade Pines is a family cabin in the heart of Sundance Mountain. A traditional weekend cabin, this is a homey and welcoming gathering place with a large deck and yard to roam. It's easy to gather generations here. If it's solitude and peace you are looking for go no further. Fox Hollow is situated on a quiet lane with a main house and a separate guest house right next door. The surrounding area is wooded and private creating a great gathering space in the back with a large deck and grass yard.

The master bedroom is upstairs with a wood burning fireplace, king sized bed with a balcony overlooking the backyard. There is a bonus claw foot bathtub IN the bedroom room next to the fireplace. The master bedroom is now closed in as a private bedroom where it was once an open loft style room open to the living room below. The second bedroom in the main house is also upstairs with its own bath, a queen bed and two twin mattresses on the floor of the loft.

The space
Relax in front of the soothing flames of a real wood fireplace. This beautiful, Sundance mountain contemporary home is the perfect get-away for groups of couples or for family gatherings.

Besides the four bedrooms, there are also four separate gathering areas allowing individuals to socialize comfortably.

Out 300 Mbs wifi will enable you all to stream your favorite shows on our TV's enabled with ROKU streaming and YouTubeTV cable tv.

Something for everyone with the quiet outdoor solitude on the decks and Wii game systems for the youngsters and the puzzles, boardgames and toys for even younger ones.

The home is professionally decorated with original art, native American and vintage cowboy decor, and comfortable mountain contemporary furnishings. You will have the home all to yourself.

A 4 min drive from Sundance Mountain Resort, Stone Table Lodge is your new favorite summer/ski cabin. This rustic, private cabin sleeps up to 8 people! Our Lodge Cabin features 3 bed 2.5 bath and a loft with additional sleeping spaces.

With beautiful wood interiors, and a PRIVATE HOT TUB you will have unparalleled mountain relaxation.

Please note: 4WD vehicles are required for the winter season.

The space
We can accommodate a maximum of 3 cars.

Please do not exceed the vehicle maximum as the HOA will ticket and tow anyone parked on the road.

The cabin can sleep up to 8 individuals. There is a full kitchen, living room, washer dryer, and primary bedroom with kind bed and en suite bath on the first floor.

The second floor consists of 2 bedrooms (each with queen beds), full jack and Jill bath, balcony, and our sleeping loft with 1 queen bed and 1 twin bunk.

You will have your own private hot tub on the patio just off the dining area. There is a privacy fence around the hot tub to keep it more secluded from neighboring cabins as well.

Guest access
You will have access the your entire cabin. There is a neighboring cabin on the property (completely separated) that we rent out as well that you will not have access to.

Our Hideaway Cabin features 2 bedrooms, 3 bath, full kitchen and a game room with 3 twin bunks, a large sectional, kitchenette, 98" TV, and private HOT TUB. With beautiful wood interiors & a private hot tub, you will have unparalleled mountain relaxation.

Stairs connecting the two floors are external only.

4WD is required during the winter.

The space
The entire bottom floor of the unit features our brand new bunk room. This room includes 3 twin bunks (6 beds) a large sectional, a pool table, a HUGE 98" TV, a full bath (shower only), and a kitchenette. Completely custom built this summer 2024 with floor-to-ceiling genuine wood interior.

This cabin has 2 exterior entrances/exits. One on each floor. There is currently no internal staircase connecting the two floors. You must go outside to reach the top floor from the bottom floor, and vice versa. Please keep this in mind when renting with young children.

The top floor of the unit features 2 bedrooms with queen beds, and 2 full bathrooms (one is en suite). There is also a full kitchen and living room area.

The entire unit can comfortably sleep up to 10 people.

Guest access
Guests will have access to the entire unit. This building is an accessory apartment to our main house, which guests will not have access to during their stay if they book through this listing. If you wish to also book the main house (sleeps 10, or 20 total if booking both units) please message me and I can point you in the direction of our listing that includes both buildings on the property.

Our "A" Frame of Mind cabin has it all - wood burning fireplace, hot tub, sauna, outdoor fire pit, decks with views and bistro lights to enchant. It is set on a south-facing side of the mountain a half mile above the Sundance Resort. A classic A-frame cabin with three levels is the perfect place to unwind, relax and enjoy some peace and quiet. In the summer you are walking distance to the Sundance Resort as well as the hiking trails to Stewart Falls. The outside decks provide a great spot to enjoy some sunshine and stunning mountain views.

With four bedrooms and three bathrooms, this property can accommodate the whole crew. Each level has a full bathroom. The upper level offers the master bedroom with a great balcony and a full bath.

The main level has large windows letting in an abundance of natural light and spectacular views plus a cool wood burning stove. The A-frame has a fantastic kitchen and dining area. 2 bedrooms on the main each with a queen bed that share a full bath. With a well-equipped kitchen and outdoor BBQ grill, you may be inclined to make meals on the mountain and skip the crowded restaurants. If it’s a true vacation and no cooking is on the menu, there are fantastic recommendations we can make easy or you have fantastic dining options just minutes away.

Quiet and secluded with soothing sounds of the stream heard from the deck and a few bedroom windows. Balsam Wood is a comfortable mountain escape located in a gated community with no neighbors in site. The home sits on a hillside with expansive decks that wrap around the home offering stunning views of Mt. Timpanogos. The glacial runoff creating Stewart Falls (just a few miles hike from the cabin) runs year round just below the property.
The 5 bedrooms are all on the upper level. The master bedroom with vaulted ceilings offers beautiful views of the mountains and forest. The other bedrooms are great but fall short in comparison so you might be drawing straws for the views. The library bedroom with a queen bed is connected to the master bath along with the master bedroom. The other 3 bedrooms share a full bath with shower and a dry sauna.
The main level consists of a full bath with shower/tub combo next to the game room with air hockey and a trundle bed.
Balsam Road is a quiet corner of the mountain consisting of 4 homes. We are managing the last 3 homes on the lane. Carpe Montem is a 5 bedroom, 3 bathroom home that is the next home down from Balsam Wood at the end of the lane. The views are just as impressive and the home was just renovated. Mountain Modern is a 5 bedroom, 3.5 bathroom home with an impressive bunk room, beautiful design and layout. These three homes rented together would have 15 bedrooms combined and they are the last three homes at the end of the lane just a few hundred feet apart.

The multi-level house for all-around bliss

The space
Mountain Haven is great for grandparents, parents, and teenagers too! Plenty of space to stretch out and enough private rooms to keep your sanity. Beautiful mountainous surroundings and Sundance Resort is just a three minute drive, where you will find restaurants, skiing, live music, art studio, gift shop, spa, horseback riding, snowshoeing, cross country skiing, mountain biking, hiking, ziplining, and flyfishing.

A large, open playroom offers shuffleboard, ping pong table, foosball, and arcade games. The spacious and fully stocked kitchen has everything you need to make a big meal and enjoy on a large solid wood dining table, the living room has plentiful couches and chairs for lounging. Opening up the doors to the deck, take a dip in the hot tub and you’ll be surrounded by trees.
