There is a loft upstairs with a queen bed which we were not aware of. We didn’t need it but good to know in case you have 4 people. No complaints. We enjoyed out stay"

Also, a third party manages this apartment in conjunction with Hotels.com so it very much complicates the communication process and was an annoyance when it came to my being notified by its property manager that I hadn’t paid in full when in actuality Hotels.com had already given me a receipt. Our home is set up primarily for students and young professionals since we live so close to the university. There will likely be a mix of both males and females during your stay. Generally, we host ASU graduate students and young professionals, usually ranging between 22-32 years of age (just so you have an idea about housemates).

1. Do you have parking space available?
✔ Yes, there is plenty of street parking available. Please just let us know you will bring a vehicle so we can send you parking info.


2. Can you host long term stays?
✔ Yes, as long as the guest is following house rules and being a good housemate to others. We frequently host people for 3-4 years, or for the entire duration of their studies.


3. I see meal plan information in reviews, can I be a part of that?
✔ We have PAUSED our meal plan and activities service for the upcoming year due to our planner being on maternity leave.


4. Do I need to pay any other fees outside of Airbnb?
✔ No. The Airbnb price includes utilities and wifi. Security deposit will be billed via airbnb if we need to file a claim to cover damages, and only the repair total will be billed.


4. How are bedrooms furnished and linens provided?
✔ All bedrooms are furnished with an individual (twin) sized bed, desk, office chair, trash bin, desk lamp, night stand or dresser, and each room has a closet. We also provide bed linens, a bath towel and pillow.


5. Are toiletries provided?
✔ We do provide the following items in limited quantities: toilet paper, hand soap, dish soap, and paper towels. Guests are responsible for their own shampoo and personal toiletries, laundry detergent and fabric softener.

1. No parties.
2. No pets allowed.
3. No unregistered visitors allowed. We are very serious about our guest’s safety, and will not allow unknown guest’s visitors to enter any part of the shared home. To be able to have friends over you must register in writing your invited visitor with a message to Mariano 24 hours in advance. Your guests are supposed to adhere to the same house rules and if they cause any trouble they are your complete responsibility. There is a limit of two registered visitors per house NOT per guest. NO overnight visitors are allowed.
4. Please ensure you are booking with your full legal name. If you are booking for someone else (employee, relative or friend), we must have the complete contact information for both individuals involved and both must agree to follow all of our rules. Please have your I.D. ready for check-in.
5. Check-In / Check-Out: We will meet you at the property to give you a house tour and an e-key. Please schedule your check in appointment before your arrival, between 3-8pm. We may have multiple check-ins all around the city on the same day, so the sooner you let us know what time you will arrive, the more likely we will be able to accommodate your preferred check in time.
EARLY check-ins (1:00-2:59 pm) and LATE night check-ins (8:01-10:00 pm) may be accommodated if discussed and approved in advance. There will be a $35 early/late check-in fee due upon arrival.
LATE check-outs: Check out time is at 11AM. Unapproved late check outs will be fined a $50 fee per hour after 10:00 AM.
6. Lost Keys: Each bedroom has its own door lock & key. Only (1) key will be provided to guests. In case the keys are lost, misplaced or not returned for check-out, a $50 key replacement fee will be charged.
7. No Smoking. We are a smoke-free home, inside and outside. No smoking also includes vaping devices, e-cigarettes, vape pens, hookahs, cigars, incense and candles. This goes for patios and outside or around the building too. If evidence of smoking is found, a $500 fine will be assessed.
8. Occasional social drinking is permitted as long as all current guests in the house are over 21 years of age. If drinking becomes a problem with a guest, or others complain about him/her being a nuisance, guests will be asked to vacate property immediately at their own expense. No other drugs, including medical Marijuana in any form or presentation will be tolerated inside of our home.9. Act Appropriately. You will be sharing the house with other people. Respect their privacy and belongings. Shared spaces are for everyone to feel comfortable and welcomed into. We have zero tolerance for harassment, bullying and aggressive behavior. Be kind to one another :)
10. Our home is a weapon-free home; guests are NOT allowed to bring weapons including guns or ammunition.
11. Do not bring your own furniture or move any of the existing furniture. All rooms and shared spaces are completely furnished.
12. Do NOT hang lights, pictures, posters or anything else that may damage our walls or pull the paint off from walls and doors.
13. Clothing is required in common areas at all times. Please, never come out of your room or bathroom wearing only underwear.
14. Cleaning: KITCHEN. Please do your dishes and clean up all surfaces in the kitchen after yourself immediately after cooking and enjoying your food. Do not go anywhere else while you are cooking. Never leave the stove or oven on unattended. Before finishing with your cleaning, please make sure that the entire kitchen is as clean as it was before you used it. There is nothing to be left in the countertops. It's very important for us to welcome all of our guests into a clean and comfortable home. NO food waste is to be tossed into the kitchen sink or disposal. Hand dry your own dishes so dish washer is always empty. Kitchen garbage container should be emptied every single time anyone cooks animal protein.
BATHROOMS: All bathrooms are assigned and shared, which means we have to be extra cautious and courteous of others. Please pick up your dirty laundry after using the bathroom, collect any strands of loose hair that may have fallen off after combing or brushing hair, wipe off countertops after shaving, flush toilets, turn on exhaust fans while showering to prevent moisture build up, and just help maintain an overall clean bathroom for everyone to use.**PLEASE BE AWARE**. We do terminate reservations of guests who fail to clean up their mess and leave it for others to pick up. Don’t be an inconsiderate housemate. Teamwork makes the dream work, and a clean house makes everyone happy!
CUTTING HAIR: Please do not cut your hair in your room or bathroom. If you wish to cut your own hair, do so OUTSIDE in an area that can be swept up and cleaned easily.
GARBAGE: Throwing away garbage will be everyone’s responsibility. Trash from guest’s rooms should be thrown away in the big garbage bin outside of the house and not in the kitchen bin. Also, it’s important that outdoor recycling trash bins are moved to the curbside pick-up area for weekly city collection. See Tempe’s Recycling Rules on our main fridge for detailed instructions on how to properly recycle. No foam, No organic matter in the recycling blue bin.
HYGIENE: Poor Personal Hygiene and offensive body odor will be grounds for the termination of your stay.
PIVATE ROOMS: Private rooms should be cleaned and vacuumed no less than once a month.
SHARED ROOMS: When in a shared room, your personal shared room area should always be well kept and tidy-up. The entire shared environment should be cleaned no less than once a month.
15. Quiet Hours 10pm-8am, daily. All noise should be kept to a minimum between the hours, unless there is an approved and scheduled activity for everyone in the house. Keep in mind that we all have different schedules and we must completely respect quiet time every day. Noise should remain low or at minimum during normal hours since we always have guests that work from home or may have school on line and cannot have excessive noise. NO yelling or loud singing while inside the property. If you are gaming or using TV at later hours you must have your earphones and not be loud at any time.
16. Our home is not a hotel or motel. This is a shared home. No Sex Please. This is an awkward rule, but it helps everyone feel comfortable. Please do not invite people into your room for sex, not a good idea! We have had to ask people to leave our Airbnb before for breaking this rule. Please don’t risk your reservation for a silly rule break. Get a hotel if it’s urgent!
17. Damages exceeding the security deposit amount ($300) will be billed to the guest and reported to Airbnb if it applies. It is your personal responsibility to report any damages noted in your room right after your arrival. Please take a simple photo of each considerable furniture or wall damage at your arrival. Any damage not initially noted and considered to be extreme and beyond normal wear and tear will be deducted from your deposit.
18. SECURITY CAMERA DISCLOSURE: There are security cameras outside our home. Outdoor cameras point towards the front door, driveway, pool and backyard entrances. All cameras are easily identifiable and in an open location. Recording occurs 24/7. Footage may be reviewed in case of an emergency or suspicion of house rules being broken. Please limit your personal requests for us to review camera footage for emergencies or urgent concerns only since reviewing footage does take a considerable amount of time. Thank you!

1. All amenities, including the pool, are for registered guests only.
Visitors of guests are NOT allowed or permitted in any of those areas.
2. Alcoholic beverages are prohibited in the pool area.
3. There is no running, diving or horse playing around the pool. There are no lifeguards on duty at any time. You are always responsible for your actions and safety.
4. Appropriate attire like shorts or a swimming suit is required at the swimming pool.

Welcome to my hostel. It is a charming 3 bedroom 2 bathroom home located close to the airport, ASU and Arizona Mills Mall. Get a good nights rest, then go to the base of the mountain, rent a horse and ride through the desert like a cowboy/girl, or hike one of the many mountain trails. You can also head to downtown Tempe, ASU, Scottsdale, or Phoenix to take in the sights and culture, (all are a 20 minute or less car ride!). See the heading "The Space" below on how the rooms are set up.

The space
This is a 3 Bedroom, 2 Bath, humble hostel/home in southern Tempe/Phoenix made in 1977, in a quiet family oriented neighborhood. (All rooms and bathrooms are SHARED and CO-ED, or mixed-sex in this Hostel.)

You have booked Twin Bed C2 (SINGLE TWIN) in room C (Last room @ end of hall.)which accommodates no more than 4 people in the room. Room C contains its own shared bathroom among guests, but may be used by people in room A&B in bathroom emergencies, just as people in C can use the bathroom for A&B in the hallway during bathroom emergencies. Room A&B accommodate two people each if you wish to upgrade and not share with so many. If you would like to save and stay in Room C and C2 is not available, don't forget, it accommodates 4, so checkout the other 3 listing with the remaining 3 beds in C called C1(SINGLE TWIN),C3(BOTTOM BUNK) ,C4(TOP BUNK BED)

Room C has side tables for each bed & walk in closet w/ a lockable bins inside, blow dryers, irons, and ironing boards. You will have outlets near all beds to charge your devices, and wifi is on each room door, a well as in the common area & in your itinerary. Both bathrooms will be equipped with body wash, shampoo/conditioner, hand soap, disinfectant wipes to clean your space, and disinfectant spray. (If we are accidentally out let us know to restock asap!) Towel,wash cloth, and bath matt will be on each bed. We also have sound cancelling ear buds for your convenience. (Please read and follow house rules by not leaving your property in bathrooms, and cleaning after yourself!

Guest access
Guests may use most common areas (Kitchen, Dining Room, Front & Back Patio. Garage is off limits as they are being occupied by manager and Host, DO NOT ENTER. Stove, oven, and laundry are off limits to all guests. It is a privileged to be able to cook in my home now after so many have cooked and left disasters, so if you are a long term guest (2+weeks), I am okay with you cooking as long as you clean immediately after your mess when cooking. If I see you are unable to do that, I will have to ask you to no longer cook in my home. All guests may use the microwave, toaster, coffee maker, and kettle. I do supply regular sugar, coffee, and powdered creamer for your convenience. I just ask guests to please wash your dishes and clean any spills, and not leave coffee to spoil in the pot.

During your stay
I am available between 1pm to 7pm, however guests are welcome to text message my phone for a quick response, call my phone for emergencies at any time or by ringing my doorbell for my room which is straight ahead from the entrance. Finally, message me through Airbnb for less critical messages. I try to answer within 24 hours depending on the time of day the message is sent.

Other things to note
WARNING/DISCLAIMER: Please note that you agreed at booking that you understand and will FOLLOW HOUSE RULES, & that this is a DISCOUNTED CO-ED HOSTEL in which, although we clean daily and it's very calm and quiet, there is still the potential for mess and noise from rude guests. You are getting a good deal but be realistic that its a humble home, and you are coexisting with other people! So please respect the rules, each other, and clean after yourselves so prices can stay low for all of us that are struggling and need a comfy bed, clean home, and roof over our head! If someone is being rude, NOTIFY ME BY CELLPHONE OR TELL EDDISON MY LIVE IN MANAGER RIGHT AWAY SO WE CAN TAKE ACTION! CALL, DON'T TEXT AT NIGHT! I cant wake from a text if there is an emergency. (I consider loud people disturbing guests an emergency by the way!) Guests in the past have reflected the actions of others on us and our airbnb without any regard to what the reality of a hostel is, which is unfair, especially when they made no attempt to let us know so we can remind rude guests, warn them, and ask the person to leave if necessary. (FYI, been informed by avid hostel goers, I have the cleanest Hostel they have ever been to, even more expensive ones! So lets keep putting our parts in so we can make it through this difficult economic time, and to keep that statement true every day!)

-Please read how your room is set up, rooms A and B are shared by two, and room C with its separate bathroom is shared by 4. If you don't wish to be in the cheaper room with 4 beds, do not book in room C1-C4.

-If you snore, that has the potential to disturb guests at night and may end up in me asking you to leave sadly as it is breaking quiet time rules, affecting the stay and sleep of many others. So please, I must dissuade you from booking if you snore, a private room would be best elsewhere so as to not create issues and anger among all my guests. Or I also recommend buying devices sold over the counter to help decrease snoring if it works for you.

-Also, curtains and accent pillows have changed to black in room C, and music themes in A&B, the photos will reflect that before end of January 2023, I am only waiting to take new photos as soon as all my stays are over, and I can close for 3 days in order to update. I ask kindly to give us patience and not score us badly as the room is still exactly the same, just a more unisex/music theme curtains and accent pillows. I appreciate it.

The private bedroom is 13 feet by 13 feet. Polished concrete floors in rooms. The living area is spacious. I am bringing in artwork to hang on the walls. We have a nice private Atrium Patio.

Neighborhood is quite and safe. Tempe Marketplace, ASU, Botanical Gardens, MIM, are a quick drive. SCNM is 1/3 mile from house. Banner and Mesa Community College are 2 miles away. Downtown Scottsdale, Tempe, and Phoenix are all very close. If you are here for Spring Training the house is only 3 miles from the new Cub Stadium.

Breakfast is not included (I may not be there your entire stay) However, if I am home I usually come up with something edible. Coffee, Tea, Creamer is available. And you are welcome to use the kitchen anytime.


The light rail is .5 miles away. Bus stops are .3 miles away. We are 10 -15 minutes away from downtown Scottsdale, Phoenix, Gilbert, Mesa, and Chandler. ASU and MCC are both less than 3 miles.

If you like to hike, many many hiking trails are close to house, South Mountain, Camelback, and A Mountain. Bike is available to use as well and Tempe, Scottsdale and surrounding areas are very bike and pedestrian.

We love our home, and so will you! It's got a lot of charm and cute design. Located very close to ASU and MCC, this space is great for both students or recent graduates!

A very well kept home, we have a cleaning lady who cleans all common areas 1 x week. All guest are expected to also help keep our home nice and clean, please do not book if you do not value a clean environment.

Our home has 8 private bedrooms + 3 shared bathrooms. A fully stocked kitchen for everyone to use, 2 large refrigerators, and a huge backyard great for relaxing or hanging out by fire pit.

Welcome to the Sonoran Desert! This listing is a private 1 bedroom, 1 bath with shared living room and kitchen space, within the home that the host lives in upstairs. A spacious residence located within a gated neighborhood. The backyard opens up to the Sonoran Desert where cactus, coyotes and other wildlife abound! Pool and hot tub are only a one minute walk from the front door. Convenient grocery and restaurants just one mile away. Hiking, boating and many other activities located nearby.

The space
You will be staying in a private room with a full private bath. The room is just off the main entrance to the home and short distance from the main living room. Other guests are restricted from this area. The bedroom includes a Smart TV and the living room has a Roku. Both have access to Netflix, Youtube and Amazon Prime.
