Beautiful four bedroom, three full bathroom home constructed in 2016 conveniently located in a quiet new development in Woodland, California. Less than 15 minutes to Sacramento International Airport (SMF), the University of California, Davis Campus (UC Davis), and many local attractions; within driving distances to Sacramento, Napa Valley wine country, and San Francisco. Nearby Costco/Target/Panda Express/Starbucks etc.

THE SPACE

Our open-floor-plan home provides a spacious master suite with a king bed, a large soaker tub, a glass-enclosed shower, and a double vanity set. It also includes a junior and well-separated master bedroom with a glass-enclosed shower. There are two additional bedrooms, each with a large closet, nightstands, and queen-sized bed. Hangars are provided in all closets.

The fully equipped kitchen features granite countertops, an oversized island, breakfast goodies, and a wooden dining table that seats eight people comfortably with extended leaves.

The living room features an oversized comfortable sectional, 4K HD Roku TV with HBO Max, and Optic fiber high-speed internet/wifi.

You also have a laundry room with a large-sized washer/dryer and a big garage.

Our pool house is conveniently located in the country and is a separate from our main house. It is located in our gated backyard with views of the pool, this is how it got its name “ the Poolhouse Retreat” It is a private 12x12 foot room with a cloud queen mattress, soft sheets, bamboo pillows, duvet, nice soft towels and all the amenities you should need. The detached shower/restroom is private for pool-house guests only during their stay. As we're water conscious we use a twice sink in the bathroom. We provide use of the outside kitchen if you want a full size sink. We provide robes and slip on shoes for you comfort to travel back and forth. Inc: mini fridge, microwave, single brew coffee maker. This beautiful home has 4 bedrooms - a Master Suite with a King size bed and a queen size air mattress and 3 bedrooms with queen size beds - and 3 full bathrooms. Guests will have access to a full kitchen, equipped with all your kitchen essentials. It is important for all guests to be aware that this house is in a new developing area, so expect construction. Guests will not be given access to the garage, but can park vehicles on the driveway or on the street.

Three bedroom house that comfortably sleeps 6, could fit in 10. We are in south woodland, a quick 15 min drive to Davis, 15 min drive to Sacramento Airport and only 0.4 miles to Woodland Memorial Hospital.

We have a spacious yard with a pergola and a gas BBQ. Absolutely no parties or loud gatherings.

Casa Eldorado is an older but freshly updated house. It was pretty much taken down to the studs a few years ago. Brand new appliances, remodeled bathrooms, new flooring and fresh paint everywhere.

We want to be extremely upfront with you on how we're handling Covid. Regarding your private suite we are increasing our sanitary efforts on our already thorough cleaning process, so the suite should be very sterile when you arrive.

As for our house, which is attached to your suite, we practice similar sanitizing efforts as well as frequently washing our hands. We do however host a bible study twice a week, so there are visitors coming and going quite often throughout the week.

You have your own entrance to the suite and technically would never have to interact or see anyone who comes and goes into our house, but we do share the same ventilation ducts so the air in the home is circulated between spaces (yours and ours).

Backyard with pool and a hot tub (for our guests). Hot tub is normally not heated. If you would like we can run and heat the hottub for you for an extra fee of 40$ for 2 hours which will give you 1 hour in winter and 1.5 hours in summer time of use. Just ask.

The space
Our studio has its own keyless entry, a comfortable queen bed, kitchenette that includes a mini size refrigerator, microwave, single k cup coffee maker with complimentary coffee & tea. The bathroom is like you’d find in NY. It’s small, but better than no private bathroom. We only had 1/2 inch leftover, so it cozy!

This unit was originally built in 1952. In 2018 we decided to split the building and convert it into 2 studio units. The neighboring unit is furished with a full kitchen.

The backyard is available to enjoy a swim during season or a football or baseball game on the outside TV. Enjoy a cocktail, glass of wine by the fire or sit and enjoy the beautiful sunset and star filled skies.

We live on the property in the main house and are always excited to meet our guests, were always available if needed.

As we live on site and have multiple units on this property, we like to have guests reserve the pool. This allows guests to have privacy as well as us as homeowners. The outside kitchen area is our private space, however we do have a guest area that includes table under a pergola and a BBQ with utensils. This space is located in the backyard by the pool. PETS
This is not a pet friendly home unfortunately because of the carpeted areas. It is very difficult to remove pet hair between bookings. Bringing an unauthorized pet will lead to a $250 excess cleaning fee.

SECURITY
There will be no parties, pow-wows or gatherings in this home. Any unauthorized guests are not allowed. All communication must come to the hosts.

This home is monitored by audio/visual through cameras on the exterior of the home. There is a smart sensor as well within the home to monitor noise/smoke/CO2 toxicity levels.

If guests are found to be in violation of any house rules with any cut off communication, there will be a security team deployed to the home to escort all guests out. This will come with a $1000 fee on top of any damages that would likely be charged. Strict $500 fee for any smoking anywhere on the property, inside or outside.

We sincerely appreciate all of our guests and do not see this happening, but we have been hosts for a while and some have a knack for breaking rules even though they are clearly stated.

FIRE PIT
Use of the fire pit with adult supervision. Ensure all knobs are turned to off once complete.

SMOKING
Strict $500 fee for any smoking anywhere on the property, inside or outside. It is the lead booking adult's responsibility to ensure this is followed. Toxicity reports are pulled and will be billed to the lead booking adult.

PARKING
Guests will have access to the driveway. Ensure no cars are blocking sidewalks/walkways in the neighborhood. Also, no parking on small street curbs. Please ensure all cars are adequately parked so it doesn’t become “the Air Bnb” home in the neighborhood with a bad rap. We love our neighbors and want to ensure their homeownership experience is not affected negatively in any way.

TRASH
If a large gathering creates excess trash within a one week time period. There will be a $100 excess trash charge. We really don't anticipate this happening. We have some guests that do a great job breaking down their boxes and some guests don't, which fills up the bins very quickly. We encourage all guests to be respectful of the space so the house doesn’t fill up with excess trash. This will be assessed during check out.

ETIQUETTE
No shoes are allowed inside the house, this keeps the property in great condition for the owners.

The space
Our Woodland neighborhood is safe with friendly neighbors. This updated property provides a very comfortable living area with privacy.

The step-free master suite is one big room with a queen-sized bed, fresh linens, pillows and blankets. An extra blanket is in the storage ottoman at the foot of the bed, and extra pillows are in a bin on the closet organizer. The living room is within the master suite bedroom and includes the living room furniture and a designated workspace.

With special permission strictly from the host, an additional person may stay and sleep only on a host-provided temporary bed at an additional fee of $20/night. Only special arrangements will be honored.

We provide black-out curtains, a designated work space with a desk and chair, upholstered chair and ottoman, small oak table and chair, wall mounted TV, ceiling fan, and a closet organizer with shelves and hangers to keep your clothing and personal items.

The nice sized bathroom has a shower with handheld shower-head, and vanity with a large lighted mirror. Equipped with large sized absorbent towels and washcloths, hair dryer, and personal care amenities.

The kitchenette is equipped with a microwave, large mini frig with freezer, coffee pot, electric kettle, silverware, 0dishes, drink ware, microwaveable containers, etc.

Parking is on site - a reserved spot on the double wide driveway. The unit entrance door is behind the gate, off the well-lit patio.

The unit is well maintained with exceptional cleanliness.

There are security cameras on site.

Laundry facilities are available nearby.
