Second Floor:
Two generous sized bedrooms share a full bathroom outfitted with brand new lush white towels. The master bedroom has a queen size Tempur-Pedic mattress, SMART TV with access to Amazon Prime, HULU, and Netflix, and blackout custom window treatments. The second bedroom is best suited for children. There is a set of twin size bunk beds, a full size crib, and a toddler bed to accommodate your little ones needs. An easel, some books, and toys allow you to leave the excess "stuff" back home. Built into the top and bottom of the staircase are pull across safety gates.

A washer and dryer are located in the basement.

The neighborhood feels very safe but is still close enough to major roads, offering a very convenient location. Bring the whole family, including your pets to this home in the woods with a fenced yard for Fido and lots of room for fun! Our home is 1 mile from the commuter rail to Boston, MA and 2 miles to Concord, famous for Thoreau's Walden Pond (6.5 miles). Lots of conservation land nearby and off leash dog areas as well as a Children's Museum(Discovery Museum).
Our house has a 30 foot deck and firepit and is surrounded by forest on 3 sides.

Adjacent to this property is a train crossing. You may hear the signals going down but the train does not blow at this crossing. Very light sleepers are recommended to bring a white noise machine or use an app, especially in months that windows may be open.

Come vacation in luxury in a recently renovated finished basement all to your self! You have your own entrance and no shared spaces! The main bedroom has a full size fridge, microwave, cooktop & cozy queen size bed. There is heat and AC, pots and pans to cook with, and in 2nd bedroom/living area, a pull out sofa that sleeps up to two. The house is in a safe, suburban, upscale area only 35 minutes from Boston (outside rush hour). There is a grocery store, pharmacy and restaurants nearby.

Other things to note
We do have a young child upstairs who you may hear from time to time but she sleeps 9-11 hours through the night.

Throw pillows smelt like old feet on one side and lysol on the other. Rugs in room were dirty and not moved to clean under or vacuumed. Bring your own water for the "water" from the fridge as stated is just a half filled pitcher."

Hotel shaped in Arrow, with all Rooms overlooking the Pool. Unique Conner rooms, and shaped in a triangle settings, with overlooking swimming pool in the middle from the corridors and hallways from each floor.

The Space:
In this space you have parking at your own private entrance. There is an outdoor patio with table and chairs. The bedroom holds one queen bed and one twin bed. There is a living room with couch, tv, kitchenette, table and chairs. The large music room bedroom, living room and kitchenette are on the same level as the entrance, and the bathroom is one step up. The shower is on the smaller size, 30” x30”. The suite contains full-sized refrigerator, microwave, keurig coffee setup, and a table and chairs. There is a kitchen sink and prep counter, dishwasher, and multi-oven on counter. There are some high windows in the entryway. There is a large window and french door in the oversized bedroom. Note: the glass has a blur coating for privacy.

The whole bedroom is a “room in a room” acoustic space. Curved panels on ceiling, sound absorbing panels, no parallel walls. Electric guitar and amp are here. Bring your own instrument. Just no drums or bass please. Stunning professional sound quality.

The space is close to everything (Starbucks, train, historic sites). Easy parking, and very quiet and private inside.
There is also a queen airbed in the closet if needed.

Chickadee Landing is a spacious (991 sq ft), fully furnished renovated 1 bedroom apartment tucked away in a lovely residential neighborhood in historic Lexington MA. Comfortable and private, it features a separate entrance, full kitchen with all new appliances and granite countertops, workspace for a home office and ample off street parking. The apartment is located on the garden level (we live on the second floor). Whether you are on an extended business trip, or just looking for a place to stay a while, Chickadee Landing offers a wonderful home base.

The Space:

Enter through the side gate on Cottage Lane to your private area. There is a patio with a table and chairs, and a hammock in season. Watch Concord’s Main Street drive, bike, and walk by as you read one of Concord's many local authors.

The space itself is one large room with a queen modern wood bed frame and mattress, marble breakfast table with 2 chairs, leather settee, small smart tv, bookshelf, and clothes-hanging closet. There is a kitchenette with microwave, half refrigerator, Keurig, and kettle. There is an en suite bathroom with sink, toilet, and a zero-step shower with bench. The room itself is sparse without much additional decoration in order to keep the allergens low. There are minimal rugs and upholstery and there are window shades and simple curtains for privacy.

The value of this unit is its convenient location. This is the perfect place for travelers without a car. You can walk around Concord or head into Cambridge or Boston via commuter rail. The unit is a block away from Concord's Commuter Rail and depot district, .25 miles to Concord's beautiful library, and .4 miles to downtown Concord Center and all of the wonderful shopping and historic locations that offers. We are also 2 miles away from Walden Pond.

Mattress and pillows are covered with anti-allergen covers and there are no pets permitted in the room. Contact us about running our advanced air filter before you arrive or renting it during your stay for an additional fee.

Additionally, this unit has a one-step entrance, a low bed that is easy to get in and out of and has a roll-in shower with a bench seat and many handrails. We are looking to go to a zero-step entrance when we can. If you need more room by the bed for an assistive device, please let us know and we may be able to move the bookshelf in advance. It is quite sturdy and could also be used as a support.

Notes: Here I will address some comments from previous guests.
1) Please note that there is a cleaning fee clearly listed in the extra charges section.
2) Please note that the higher cost of this unit is due to its location. This isn't a glamorous unit, but it is neatly pulled together and has its own heat and air conditioner, separate entrance, full bath, fridge, microwave, coffeemaker, outside patio, parking, and you can WALK TO EVERYTHING. If you want to spend less and you don't need the proximity that this unit offers, you may want to rent elsewhere.
3) There are no blackout curtains, and there is a high window with no blinds. If you have trouble sleeping with daylight you should bring eyepatches.
4) If the wifi is acting up, there is a direct wire plug-in in the room. So if you have important work to do it is a good idea to bring your own cord.
5) I do not have a second mattress or cot available for the room. There is only the one queen bed.
6) There is a washer dryer and it is important to use only a VERY SMALL amount of detergent and keep the lint trap clean so the machines don’t get damaged (Miele).

You are welcome to use the whole fenced front corner of the yard and patio outside your door. The rest of the property is private for the other airbnb (“Cottage Room B”) and for the owners.

The Neighborhood:
Downtown Concord, MA is THE quintessential adorable historic New England town. Head out the door and turn right down Main Street to get to most of the amenities.
The Depot area, which is even closer, hosts Starbucks, Dunkin Donuts, Cumberland Farms, two asian restaurants, Karma and Chang An, and one of the best restaurants in town, 80 Thoreau.
There are two markets within walking distance (Concord Provisions and Crosby's Market), as well as an Italian Market (Farfalle). There also lots of great stores, such as ATA Cycle where you can rent a bike, Albright Art, Revolutionary Concord, clothing stores, a hardware store, and more.

Getting Around:
The MBTA Commuter rail’s Concord Station is steps from this unit. The Fitchburg lines stops in Lincoln, Belmont, Waltham, and other metro west locations before going on to Porter Square in Cambridge and then North Station in Boston. There is a great MBTA app called mTicket that shows schedules and allows pre-purchase of tickets. It also shows schedule delays and alerts.
Uber and Lyft are also active in the area.
If you bring your bike you can leave it in my shed during your stay.

We have a few ducks that waddle around the front and back yard quacking and being ridiculous little creatures. They are afraid of people and run away. We sell the eggs at Debra’s Natural Gourmet in West Concord. A short fence separates them from your corner of the yard. Ducks love peas, so feel free to feed them peas or vegetables (no citrus or bread, please).

We also have a homemade Little Free Library on the corner of the property! LFL Charter # 106194.

You have access to the entire 1st floor apartment which is a spacious 2 bedroom, 1 bathroom unit with an enclosed sunroom/porch, in our owner occupied 2-family house. The house is a well-maintained older home with character and charm, beautiful hardwood floors and other vintage details. The master bedroom has a queen sized bed, large closet and a desk, while the second bedroom is a flexible room with lots of natural light, and can be used as an office or a bedroom (or both)! There is a desk and a queen sized murphy bed, which allows guests to fold the bed completely away and use the room however you prefer. The living room has comfortable seating, Smart TV, and a record player to enjoy music on vinyl. You also have access to dedicated laundry in the basement (washer and dryer) as well as the shared backyard space with a fire pit and propane gas bbq grill. Just let us know if you would like to use either, and we can get you set up.

Maynard is a walkable and bikeable residential town with a downtown area. We are located just one block away from Mill & Main, a large brick & beam office park, and a 5 minute walk to downtown Maynard. Downtown Maynard boasts many conveniences and amenities, such as restaurants, a brewery, boutique shops and even an independent movie theatre! There are also basic necesities like a pharmacy, convenience store and Anytime Fitness. The Assabet River Rail Trail is a bike path that runs right through Maynard, connecting it to neighboring towns, conservation land with hiking trails, commuter rail stations, and more. By car, we are less than a 5 minute drive to the Assabet Coop Market with groceries, fresh produce and local finds and also a 5 minute drive to Maynard Crossing @ Digital Way, a shopping center that hosts a mix of specialty brands and restaurants, such as Market Basket, 110 Grill, and Planet Fitness/F45/Cycle Bar. RESERVATION POLICIES:

1 - Door codes are always shared at 4 PM. The check-in time frame is from 4 PM-11 PM, anytime after that would be considered a violation of our rules, this timeframe allows us to help if needed during our working hours(8AM-12AM).
2 - Early check-in, Late check-out, and Early bag drop are subject to availability
3 - Door codes will not be shared if the incidentals deposit of $400 and registration are still pending.
4 - Deposit is released 3-7days after the original check-out date,
5 - All complaints must be notified after 30 mins of check-in.
6 - All departures must be reported immediately in a very clear way to us after for calendar availability to others and issue resolution for you, it is recommended to send an alteration request if needed, this helps you to get the unspent nights back while we get the calendar available again, we can then check the spent nights.
7 - All reservation changes must be done before the checkout time each day (10 AM), changes can not be done after 10 AM as per the app configuration, we can not override this.
8 - If you need an early departure, please submit an alteration request so it can easily be approved.
9 - No courtesy refunds are provided.
10 - If you happen to request a full refund for any circumstance please be ready for Immediate check-out, be sure to alternate the reservation for an early departure so we can approve the unspent nights that were supposed to be non-refundable, so we then might consider another courtesy for the spent night if applicable.
12 - If you want me to coordinate any amenities, please let me know 24 hours in advance (4 PM-12 AM) so my team can deliver or resolve on-site the next day.
13 - Extra cleanings in case of Issues or courtesies should be arranged 24 hours in advance and before 10 AM each day.

11 - INCIDENTAL DEPOSITS POLICY: Amount of the Incidentals fee hold after booking: $400. As an API software connected Host, we are entitled to ask for a preventive fee in case of damages with the usage of a 3rd party. Airbnb's policy, see here: https://www.airbnb.com/help/article/140 In situations where the damages exceed the amount of the deposit, we will utilize the resolution center to address the liability for these damages. Through this process, Airbnb may either charge the cost to your card or apply AirCover for resolution.
12 - REGISTRATION POLICY
Registration is a mandatory step after booking, requiring the submission of IDs for all guests under the reservation. and even will ask you to scan your credit card. - It's crucial to complete both (Deposit and registration) accurately; failure to do so will result in your reservation termination with no refund.

Check-in is any time after 4 PM.
Check-out is at 10 AM. Please note that a late Check-out without authorization will lead to a night-rate cost penalty, that could be deducted from your security deposit.
Parties are fully prohibited. QUIET TIME FROM 10 PM TO 6 AM.
$300 penalty for smoking on the property. You will also be dismissed from your rental without a refund.
$250 penalty if noise level, parties, or other obscene behavior requires a police callout. You will also be dismissed from the property without a refund.
$100 Penalty for leaving trash outside the entrance to your property. Once your trash cans are full, please deposit trash in the large trash cans located at the building entrance.

Please do not throw trash or paper towels or toilet paper in the toilet to avoid clogging. Please use the trash can :)
Damage to the interior of the property or common areas will result in a pro-rated auto-chargeback from your booking account
On checkout please turn off the lights, the A/C unit, water, and gas/stove, and lock the door behind you

Penalties will automatically be withdrawn from your security deposit and/or your booking account.

Relax in a private 4 seasons retreat. Explore 3000 acres of wildlife preserve that surrounds this modern Bauhaus designed by Walter Gropius. The house is laid out so there is plenty of light and room for everyone to have their own space or be all together to have fun. Walking and cross country ski trails right from the backdoor. Close to many historic and natural attractions. Shopping Centers 5 min. away and Boston is 30 min. by car. The neighborhood is picturesque and safe.

Activities: Ping pong, pickle ball, basket ball hoop, bocce , badminton, spikeball. Swimming pool and bikes, kayaks, canoe, bbq grill.

Some winter equipment that we have are snow shoes, cross country skis and ice skates. There is plenty of safe ice skating around here.
