I do neet to inform you that the house just south of the rental is being rebuilt, and thus there is construction noise from about 8am to 4:30pm. The noisiest part, demolition, is over, but I can not predict what comes with each day. If you expect to do things during the day, it is not a problem.

The private 1 bedroom unit is very clean and has granite counter tops, fully tiled shower, landscaped private backyard, large dedicated parking spot right in-front, and Air Conditioning which is unusual for most rentals in the area.

Located in a quiet area it has a completely private backyard and entrance from the house it is attached to. It is only 2 blocks from famous Moonlight Beach, and 4 blocks old-town Encinitas. Encinitas is considered by many as one of the true gem beach areas in the county, providing many niche eating and shopping options.

Amenities include a queen sized bed, stone floor, and the entertainment system includes a 50 inch flat screen TV with access to see and record on DVR all local and standard cable channels, plus Netflix. Sit in your private backyard and have a meal the patio table.

Moonlight is one of the most popular beaches in North County San Diego, with facilities that include restrooms, showers, volleyball courts, fire pits, beach rentals , children’s playground, and even a great snack bar! If you want a more secluded beach, just walk about 100 yards north or south on the beach.

Walk into downtown Old Encinitas and eat at one of the many great restaurants or shop at the small unique shops.

The unit has complete set of dishes, linens, towels, beach chairs, umbrella, and wifi. Also has private washer and dryer. Drip coffee maker with filters.

There is no bath tub, so for small children, it may not be a great place.

We are dog-friendly. The unit is best suited for small to mid-size dogs.

We are a beach oriented family, so a foam surfboard, boogie boards, and chairs are available. We are also located in a quiet residential neighborhood with long time respected neighbors, so please honor quiet time 10pm-8am. And of course, this is a non smoking house, inside and out.
Having lived here in this location since 1980 we probably can answer any questions about Encinitas and we are happy to help you find whatever interest you, from restaurants, to nature and entertainment.

Tucked away among gorgeous homes in an incredible neighborhood. The Tree House is 600 sq feet, newly remodeled and beautifully decorated. The Guest house is privately situated above the main house. It has it’s own stairway access, is very private and quietly located at the end of a private driveway consisting of only 3 other homes.

Leucadia is a funky beach town and this unit is super close to the waves and all the people watching action on the 101. Also just a quick hop onto I-5 and lots of grocery stores, etc. including Lazy Acres, one of my favorites! The unit was immaculate and as represented in photos. It was well-equipped and provided extras like shampoo/conditioner/body wash as well as beach toys. The owner is very friendly and responsive and lives onsite with her family. It's a very safe area and I was able to open windows at night and take in the ocean breeze. Would definitely recommend to anyone looking to explore that part of San Diego County!"

Our cottage is ideally located well west of Highway 101, in a quiet neighborhood with little traffic, one block away from Stone Steps Beach in Encinitas. It is walking distance to coffee shops, many local restaurants ranging from fine dining to bistros and ethnic foods. In addition to its many eateries and shopping, Encinitas is famous for its surf breaks. Beacons Beach, Swamis, and Pontos surf breaks are within a couple miles. The local Farmers Market is held only two blocks away.

Our cottage is cute, clean, and cool with brand new air conditioning, and comfortably sleeps 1-6 people. Very few beach cottages have Ac and we don't often need it but it is there when you do! There are 2 bedrooms, one with a beautiful bamboo king and all organic cotton mattress, and one with twin over full bunk. There is also a large sectional sofa that is also comfortable to sleep on. The bathroom is recently remodeled , plus a hot water outside shower, and large lovely tropical patio. Wifi and flat screen tv in living room. The garage is stocked with beach toys, boogie boards and beach chairs. Several of the local kids are available for impromptu surf lessons.

- Exterior surveillance cameras are recording video 24/7. One camera is positioned above the garage, while another is on the side of the house, monitoring the front gate and a small section of the side patio (not directed at the patio table).
- A separate apartment is situated above the detached garage, with its own private entrance, patio, and parking space. There are no shared areas. The tenant parks on the side of the driveway, while you have access to the garage for parking.
- This home is near the train tracks so you will occasionally hear the train horns.

CANCELLATION POLICY
- A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
- Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
- Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.

PARTIES & OVER OCCUPANCY POLICY
If the guest violates any of our rules regarding noise, parties, or over occupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.

Located in charming Leucadia (a section of Encinitas, California), this very private vacation rental consists of a living room with comfortable queen-sized sofa sleeper and a closet, a nicely appointed bedroom and a beautiful bathroom, plus outdoor living areas and an OUTDOOR kitchen that have features our guests love.

From the living room, there are French doors that open to the only kitchen, which is OUTDOORS. There is also a door to a hallway that separates the living room, the bedroom and the bathroom, so both areas have complete privacy. The bedroom has French doors that open to the outdoor kitchen, too, so both the kitchen and living room with sofa bed can be separately accessed to and from the outdoor living and kitchen areas.

The outdoor kitchen is mostly "covered." This kitchen is well-equipped for almost any kind of cooking method: frying, baking, broiling, grilling, microwaving, crock-potting or doing things stovetop.

The outdoor, flagstone living area is bordered by flowers and artificial grass, frequented by hummingbirds and has an outdoor fireplace with hearth.

Your spaces are part of a residence and have a separate entrance. There are no stairs, except for the ones to your ocean-view deck. It is private and apart from the owners' quarters.

Enjoy warming around, lounging and dining by the fireplace with a outdoor wicker sectional and cushions. Or go up to your ocean-view deck and enjoy the sunset, work at the table or read a book. The kitchen counter area is all under cover, as is the granite breakfast bar that runs parallel to it. Dice at the counter, pour something from the refrigerator, scoop something from the freezer and serve at the bar. (Also next to the kitchen, there is a warm water rinse-off shower for after the beach!)

PETS ARE ALLOWED BUT MUST BE WELL-BEHAVED. If they have separation anxiety which results in howling, barking, chewing, wetting, etc they cannot be left alone for more than one half hour. Thank you!

They are both very conscientious about giving their guests privacy. We hardly saw them unless we needed something and then they were immediately available. The apartment is small but the space is efficient. There was plenty of storage space for our things (2 large closets and lots of empty drawers). I appreciated that the bathroom was roomy with a nice shower/tub combo and lots of counter space. The outdoor space is big enough to have friends over and was our favorite place to hang out with our pets. The outdoor kitchen had everything we needed to make our meals. It was a treat to have access to the extra upstairs balcony with a dining table for 4 and a fantastic view of the sunsets. A friend came to stay with us for a weekend and said that the pull out sofa was very comfortable. If you are looking for a comfortable place to stay with great access to two surf beaches we highly recommend Bob and Sheryl's place."

Although attached (by a shared wall) to a custom home, our studio is very private with it's own entrance and private patio, perfect for, "SOCIAL ISOLATING". Our studio has a queen size Tempur-Pedic mattress, full bath with tub and kitchenette. It also has a fully enclosed patio, for your private outdoor enjoyment.

The small village of Encinitas has many great shops and restaurants all within walking distance. Our studio is just two houses from the water with wonderful beaches that are a short walk away. There is opportunity for great surfing, swimming, and stretches of beach for beach combing and long walks. The quiet neighborhood beach, 'Stonesteps' is 1 block to the north and the active 'Moonlight Beach' is 3 blocks to the south with volleyball courts, beach rentals and a snack bar.

Very simply furnished. Clean and crisp with feather pillows, white curtains, and high thread count cotton sheets. Walking distance to great restaurants.

The space
Bathroom with two sinks is shared by other guests. Kitchen downstairs and laundry room upstairs with Bosch appliances. Please only use a teaspoon of liquid detergent for the washer because this machine is so high tech, more will damage the inner pieces.

There is one bike available for shared guest use. There is a city bikeshare program as well as bikes you can rent just blocks away.

Please use baby wipes at front door to remove sand from the bottom of your feet after walking on the beach. Thank you!

Please do not use hose in the entryway to wash your feet before coming into the house. Instead, there is an outside hot shower on the side of the house guests like to use. Go through side gate and you will find the shower. The gate is on the south end of the house.

If you use single use plastic, try to limit your use when you stay here. Our city has banned single use plastic. Please use indoor recycle containers located in the kitchen but for larger cardboard boxes and plastic trash, use the large bins located outside on the left side of the house.

Guest access
Upstairs and downstairs bathrooms. Clean kitchen, living room with fireplace, and another room which is a meditation room. The back yard includes fountain and organic strawberries. Dining table out front and in back yard. In front, there is a view of a peach tree( neon pink flowers in April and ripening peaches June, July, and August), lemon tree, avocado tree, three gardenias, and a yellow flowering Sweet Shade Tree.

Guests usually are enjoying Encinitas out and about. Am available to answer questions and make their stay most comfortable. Since I also live here, guests are treated like family. Like my guests very much!

Parking
There are two parking spaces in the garage (please contact owner in advance to coordinate access). There are also two additional parking spaces on the driveway.

The space
This is a shared house experience - our guests have a private sun-room which is a wonderful sitting room and dining area. Sleeping areas include the Lotus Room Master Suite and the sunroom. The downstairs bathroom is newly remodeled and private to our guests. We only host one group at a time. Our personal space is upstairs. Everyone shares the kitchen, a great place to gather. This setting is perfect for families and friends. Two dining venues, one indoor and one outdoor offer social and relaxing meal settings. BBQ on the front patio for guest use.

Guest access
Most of the downstairs is open to our guests including your private sunroom with dining and living areas, an outdoor dining table on the backyard patio and another outdoor sitting area for quiet relaxation. The kitchen is shared with us.
We have a safe and quiet neighborhood with a swimming pool, tennis courts and beautiful green belts for walking. The pool will require a key, which we can provide for you as our guests.

During your stay
We LOVE to hang out in the kitchen while cooking and eating, and this feature has become #1 hallmark in our Airbnb (maybe the loaner surfboards are up there too in popularity). Our shared kitchen has offered the gift of social interaction with our guests of all ages. We do live in the house, occupying the upstairs rooms and sharing the kitchen, but the layout of the house offers lots of privacy for our guests to mingle while we are also present. We love to have others in our home and hope you will come and join us. We have hosted more than 250 families and friend groups from around the world and have learned just how much sharing is the right amount for each group.

Other things to note
Listing shows that our price is for 2 guests in one bed, but we will allow 3 guests total. The house is not set up for more than 3 adults. An extra fee of $25/person is collected for more than 2 guests.
We have a very friendly Australian Shepard. We cannot permit a dog guest at this time.
In the pricing there is a 10% management fee, which goes to the city of Encinitas as tourism tax.
